I did our annual plumbing inspection for this homeowner, took a look at all bathrooms, two fulls, one half. All the shut off valves have been replaced at some point they are all 1/4 turn. Everything in the kitchen is new for the plumbing system, the washing machine box is newer. Water heater is from 2019, we did flush the heater, the t&p has some oxidation and corrosion on the valve itself so I gave an estimate for that, With that in mind the water pressure is normal, major of the home is in good shape in terms of the fixtures and supply, the dwv will need some attention at some point due to the fact that it is cast iron & pvc partially. Recommend to get that repiped in pvc. The water supply is all copper.

Replace shower drain trim. If any additional work is needed there will be an additional charge. Customer stated that he was attempting to replace tub drain piece and it broken off. Attempted to remove broken piece but couldn’t and stated that piping will need to be replaced. So went ahead and remove waste and over and installed new piping. Offsetted drain for proper fitment. Also installed new drain trim pieces in brush nickel. Tested work and all tested fine with no leaks. Cleaned up work area.

Customer wanted price to scope sewer line with camera. Gave customer pricing for both cleanout inspection and pull and reset. Spent around 10 min searching for the cleanout through the landscaping and didn’t see anything evident. Customer was hesitant to pull toilet to run camera until speaking with the owner first about liability for the pull and reset. Waived dispatch fee and spoke with Hunter about checking call logs because customer said he was already given pricing over the phone for the inspection prices. Informed customer if this is the case that we will review the calls.

Did site inspection/ consultation for tub and shower drain issues, quoted waste and overflow replacement work today

Customer reported water, pulling at base of toilet. After consulting with the tenant, we identified a potential blockage. We communicated findings and options to the landlord, who approved pulling the toilet and running the camera inspection. Upon inspection, we found standing water approximately 5 feet downstream from outside cleanout. Camera inspection also shows roots that infiltrated left side of pipe however, main issue is further down line without clearing line, we are unable to determine the underlying issue of the line holding water. customer declined next steps on figuring out what is going on with pipe.(Chen plumbing has identified a drainage issue, recommended a repair, and the customer assumes full responsibility for any future issues, backups, or damages.) we properly reset toilet and flushed approximately 20 times to confirm no leaks work is tested and complete. Call for toilet leaking in basement ceiling. Arrived and met with Ms. Paula. She noticed water stains and wet ceiling tiles in the basement this week, she had guests over this Tuesday and mentioned that on of them said the toilet did feel loose. I inspected the basement ceiling and removed (and disposed of at Ms. Paula’s request) five ceiling tiles affected by sewage. Subfloor showed no moisture or damage, and no sewage remains. Inspected toilet and found left side had incredibly loose bolt with saw marks. Toilet was loose and unsecured. Removed toilet and installed the American standard toilet provided by Ms. Paula. New toilet, wax seal, supply line. Applied silicone to base and advised to please not get wet or apply chemicals for 24 hours. During this work Ms. Paula and I also discussed concerns with copper pipes and the pinholes, water quality, and preparing for a fridge replacement. Customer had a hose bib on the rear of the home that was dripping. Initially gave a quote to replace found that half-inch line went into slab and might make install more difficult and unpredictable for price. Gave customer option to repair instead replaced the hose bib bonnet and tested work to ensure proper function and no leaks. None issues were found.

Customer stated that fridge had low water pressure. Pulled refrigerator out. Tested to see if it was on the incoming side of the waterline and found that coming to the fridge. Water pressure is fine. Stated to customer to replace water filter for refrigerator to see if that fixes issue. Also noticed that customer didn’t have the thermal expansion tank and recommended customer to get one installed. Will send estimate to do so.

Checked garage ceiling wet , appears to be leak might from shower door area , recommend customer use water restoration company

Customer wanted to replace 50 gallon gas water that was located on the third floor of home. Replaced with Rheem 50 gallon gas heater. Did not replace pan used existing pan. After replacement checked for leaks in proper function of heater. Pressure is at 50 psi.

Call for water on floor in kitchen. Inspection revealed that the pressure regulating valve has failed. This failure has led to damage to the following: -Dishwasher, resulting in water damage to floors. -Potfiller connection inside wall, resulting in water damage to floor. -Damage to water heater and thermal expansion tank -left side vanity faucet in master bathroom -right side vanity faucet and shut off valve in master bathroom -Water filtration system has been damaged. -Seized shut off valves for washing machine Due to extent of damage I have recommended reliable restoration be contacted to assist with restorative work. Today we replaced the pressure regulating valve and shut off valve for the home. I am leaving estimates for the work required.

This customer came out to their house because they had a toilet that wasn’t flushing in the toilet only was able to clear it with the 6 foot auger and pushed down whatever was stuck in the toilet following that I used in toilet bowl cleaner to clean the toilet from any debris that was stuck inside of there to make sure it was nice and clean Once finished took a video of it flushing to ensure that it was properly working at this time there are no further issues was not able to check water. Customer also has some widespread faucets that are not installed correctly. I recommend installing brand new ones in case something breaks on trying to revert back to it the proper handles

Call for pump not working in break room. Met with Ms. Marlyn. She states the pump for the break room sink is not functioning, leading to the sink and the dishwasher not draining. Inspection revealed a 3-4 year old liberty ejection pump system has failed. Bypassing did activate pump, but discharge was inconsistent. Power supply appears adequate and consistent. Drain line is approximately 8-10 foot rise, and horizontal run has adequate fall. Vent line is dedicated, not admittance valve. Check valve functioning well. Ms. Marlyn mentioned cleaning bird feeders in the sink, and this was consistent with clumps of bird seed inside pump basin. I replaced unit and advised that mesh strainers may help extend the life expectancy of the pump. While on site I also discussed water heater. A serial number lookup places this water heater at 30 years old. Signs of failure present, and I recommend replacing the unit as soon as possible. No water upon arrival. Customer stated yesterday morning the water would not come out anymore. After checking all shutoff valves found none being turned off. Informed customer that the main line could be frozen or the meter could be faulty. Informed customer we could dig up the main line and cut it to see if the meter was working properly. Gave customer estimate, customer declined estimate

Customer had a leak coming from a 1/4 inch plastic line behind the refrigerator. Due to the age and condition, can’t safely use any push to connect or compression fittings on that line. Gave customer option to cut the wall and run a new line to a new stop. Customer declined work at this time. Customer declined work at this time. Removed dispatch fee.

For this customer, we were called out for water, not being onto the home. I came out to the residence to find out that the waterline to the house has been turned off due to the CUSTOMER the reason it was turned off is a factor of that the waterlines had frozen, causing no water to pass through any of the fixtures, and the customer wanted to take the precaution of making sure nothing explodes in the home because all their waterlines are in the attic, they turned off the water and they wanted a professional to come out to ensure that there’s no issues with the waterlines I couldn’t find any issues. Any leaks with the waterlines in their current state. The customer is all set with that however when I was checking the water pressure on the water heater, I noticed a faint smell of gas so I decided to test it with a bubble solution on the sediment trap is where I was smelling it from and there was a gas leak on the brass nipple of the sediment trap so therefore I recommended we go ahead and

This customer he had a pipe on his water heater tankless outside units. He has two eyes outside. They are from 2007. I strongly recommend he replaced both units due to the fact of how old they are. They are almost 20 years old however they still work would I recommend is to swap them out for either a navien or a Rianni, however, the customer just wanted the pipe fixed at this time the hot and cold cold water lines had popped and split so therefore I installed a new section of pipe on hot and cold lines had to bend back the cover just a tad, the customer was OK with it. I was able to put the screws back for the skirt. In addition to that I reformed the installation of the pipes to ensure that it would not happen again at this time. Water is back on the unit, so is the gas tested the tankless before we had left to ensure that the unit was still working at this time, there are no leaks. Water pressure is at 55 psi

Came out for a high water bill. Met with homeowner who described what was going on. We confirmed there was a leak at the meter. Shut main shut off before the PRV and confirmed the leak stopped, indicating leak was somewhere inside the home. Used leak detection equipment and isolated point of leak to underneath the downstairs bathroom floor. Received approval to jackhammer the slab and dig down to the line. First spot we found the pipe but not the leak. Was getting a strong signal with the leak detection under the vanity. Removed the vanity and jackhammered underneath, no sign of the leak. We realized the signal we were getting with leak detection equipment was due to the leak under the slab spraying onto the drain line which was echoing under the slab and giving false positives. Followed pipe and broke another hole into the slab in front of the toilet. We were able to locate leak on a 3/4 copper water pipe, leak was due to corrosion in the side of the pipe. Water line leaking in crawlspace upon arrival. Customer stated that he could hear the water running in the crawl space. After looking found 3/4 pvc cracked and leaking at a ball valve. Informed customer we could repair the line and add another ball valve. Gave customer estimate, customer approved estimate. Repaired section of pipe and installed a new ball valve. Turned water back on to check for leaks and found no leaks. Left ball valve off because the previous one was off. No leaks upon departure

Leak in yard upon arrival. Customer stated her water bill was extremely high and she had leak detection out to locate it. After digging where they located found 3/4 copper line with a pin hole. Customer also has a pin hole leak in basement. Informed customer we could repair both sections. Gave customer estimate. Customer was getting other bids on the phone when I was giving quote, customer showed me the estimate of 550. Customer declined our estimate

Came out today to continue the drain cleaning from earlier in the week with the big drain chain snake. There was still a good bit of grease in the main line, so using the cleanout under kitchen sink, ran approx 35’ of cable back and forth with the water running and could feel all the grease on the snake. After multiple passes drain should be good to go, as long as no more grease goes down the line. Clients kitchen faucet was low flow on hot side only after we turned water off the other day. I turned water off again because that hot side kitchen shutoff didn’t work all the way, and removed the hot supply line. Found a small screen obstruction stuck in the shutoff. Removed and faucet is flowing like normal. Customer was using the shower one day and had water back up and gurgle. This caused customer to contact the county to inspect the line. County came out multiple times to clear the line. County noted a belly in the line that is one foot off of their responsibility. Customer has had other plumbers mark her line to determine the location. Ran a camera to determine the condition of the line. Located up to 65 feet out from the cleanout and couldn’t get any accurate locations past that due to interference. Found the belly starts 10 feet after the 65 foot mark, and then continued for 13 feet. This appears to end roughly at the curb. Informed customer that pricing would be given to replace that section of the line from roughly where my mark is, up to the curb. Anything past that will be the responsibility of the county.

Client called us out due to their left hand master bathroom lavatory sink drain clogging up and holding water. They tried a hand snake but were unable to get any relief. I ran my small chain snake and also could not get any relief. We got the sewer camera down the line as far as we could, then located it. We found that lavatory on top floor runs all the way down and ties into the system in the basement, just behind the kitchen tie in. We discovered that entire trunk line catching all the upstairs fixtures to be completely full of grease from the kitchen line. We cleaned out a lot of grease out of the line and then used water hose to wash it out further. The line was a lot more clear of grease, but it was still backing up when I had the hose running for a minute. Using my flashlight I could see at the other end of the pipe that it is still caked with grease. Both kitchen and the other fixtures should drain normally, but sooner or later that large amount of grease left on other end of li

Cut ceiling open , replaced a offset flange for top floor hallway toilet , replaced a builders grade toilet with a Kohler elongated toilet with soft close seat , we also fixed slow tub drain , slow master bathroom sink right side for free
