Customer stated they just recently purchased the house and the inspector wants the water heater checked because he didn’t see an expansion tank, upon inspection found an expansion valve. Informed customer that acts as an expansion tank. Noticed the hot side was a flex line, the shutoff was an old gate valve and the pressure to the home was at 85 psi. Informed customer I recommend repiping the water heater with a new shutoff and replacing the PRV and whole home shutoff. Gave customer estimate, customer approved estimate. Installed new ball valve for water heater, new PRV and new whole home shutoff, as well as replaced flex line with hard pipe copper. Replaced t&p valve as a courtesy due to it having slow drip. Turned water back on to check for leaks and set the pressure. No leaks and pressure is at 60 psi upon departure
