Came out for a leak. Arrived and met with homeowner. Her electrician was working on wiring up the kitchen. There was a live electrical wire that was wrapped with electrical tape. The wire touched the copper pipe and the electricity arced through the tape and put a hole in the copper pipe. I opened the drywall below and cut out the damaged section of pipe and replaced it with healthy copper. Homeowner also needed the drain and water line stub outs in the master bathroom moved to the left here feet. Also installed the tank on the toilet in the master bathroom. Tested to ensure proper function and a leak free installation. Water pressure tested at 50 psi.
Came out for a leak in the ceiling. Arrived and met with homeowner. He directed me to the ceiling right in front of the front door. Signs of old water stains in the ceiling on the drywall. Customer said they had a back up in the past on that bathroom and had the blockage cleared and the toilet pulled and reset 1 year prior. Customer elected to open the ceiling so we could inspect for the source of the leak. After opening the ceiling we confirmed that the leak was coming from the seal on the bottom of the toilet by flushing toilet several times. We pulled the toilet and found the flange was sitting below the tile and the wax gasket was not touching the toilet. We had to resort to installing an extra thick wax ring to form a proper seal as we are unable to replace the flange without significant cast iron replacement in the ceiling due to the homes builders use a lead bend of the flange with a very short sweep that will not allow modern pvc sittings to fit inside the same amount of space.

Water heater t&p going off upon arrival. Customer stated the water constantly runs out the front from the t&p line. After checking pressure found it to be 95 informed customer the high pressure can cause the t&p to constantly run and could also be the cause for his hose Bibb dripping. Informed customer with the age of his water heater we could not repair the water heater but could replace it. Also informed customer we could the replace the PRV to lower the pressure and install a new ball valve with a new shutoff for it. Gave customer estimate, customer approved estimate. Call for toilets not working. Arrived and met with Ashley (house keeper). She showed me three toilets that had issues. Inspection revealed the following: Office toilet has been worked on, and universal parts were installed that are not compatible with Kohler one piece toilets. Flapper is failing, and handle is catching along tank wall. Guest bathroom toilet with ghost flush shows age on components. Fill valve and flapper are deteriorating. This is a Toto one piece toilet. Daughters bathroom has the wrong fill valve installed, and it’s pushing up on trip lever, causing a constant running toilet. There is also mildew or mold in the tank. When checking pressure I found that the pressure was inconsistent, and read at ~70 psi at around 1030 am on a weekday. When checking pressure pressure I discovered that the tankless water heaters had several significant concerns. The right side has been shut off and discontinued. The left side unit was flashing an error code and I can hear the unit

Call for leak inside wall in bathroom. Arrived and met with Cristy (Ms. Marjory’s daughter). She showed me the issue, which was a drippin pipe inside the wall in the bathroom near the front door. The pipe has a leak, and looks like when repairs were being conducted a board was moved, nd the board had a screw that has very slightly pierced, or caused a drip over time. The toilet shut off valve and copper were Lao severely corroded. When testing the pressure at the water heater I found water pressure extremely low. I believe the prv is behind a fridge in the kitchen. However, recent flood damage and construction have resulted in a lot of furniture and belongings piled in front of this cabinet nd fridge, so I did not have an opportunity to move it. Ms. Cristy does not know where the water comes in to the home, aside from the street mainline. I recommend replacing the leaking section of pipe, as well as the corroded section. Furthermore, I believe the prv may be in late stages of failure

Matthew C. from Chen Plumbing came out today to access my broken bathroom sink (and was extremely kind when explaining that I broke it). He gave us options and recommendations for what to replace it with and what the repair process looks like.
