Informed customer with the water heater being 20 years old we could not repair but we could replace the water heater. Gave customer estimate and customer declined. Informed customer we could do a ao smith or Rheem water heater for a bottom dollar price of $2200. Customer asked if we would do a Bradford white for that price. Informed customer we would not
Replace water service quoted by Tim Chen. Installed 1 inch pex line from meter to copper coming out of foundation wall. Reconnected irrigation to mainline with new valve in place. backfilled trench to rough grade. Marked all areas where irrigation was hit per landscaping waiver. After connections were made turned on water to check for leaks and proper function.

Upon arrival, customer has Rinnai tankless water heater throwing error code 11. Informed customer error code 11 typically indicates failure to ignite. Customer approved estimate for diagnostic. Remove flame sensors, cleaned flame sensors, and reinstalled flame sensors. Relit tankless, tankless is lit and working properly at departure. No leaks at departure. Informed customer if error code 11 returns, we will have to replace igniter.
This customer I came out to their home to figure out if they have a low water pressure issue in the home. The water pressure is reading at 55 psi and when a drop test is performed the pressure drops down to 50 psi that is indicating that the pressure reducing valve is working properly. In addition to that the customer has two water heaters. The first water heater is a tankless water heater in the upstairs that water heater powers, the right side of the home and then there is a tank of water heater in the basement that powers the left side of the home. Additionally, I can’t find an issue with anywhere that is low water pressure. The pressure on the house seems fairly normal now the tankless did throw an error code. However, it has disappeared and wasn’t there when I was on site. It is a ream water heater so there could be a problem potentially a clog in the Inlet filter however it is under warranty through reliable. Customer looking for quote on gas line. Checked crawlspace for accurate quote. Offered plumbing inspection, unable to access heater. Pressure is at 70PSI.
Diagnosed toilet not flushing. Upon arrival noticed bag like item in bowl. Removed dropped item and tested toilet for proper operation. Toilet is flushing and working properly. Internals in toilet are in decent shape. Home was recently repiped by Chen plumbing recently and heater is newer. Water pressure is at 55psi.
Call for shower temperature adjustment knob stuck. Arrived and met with Dean and Ms. Jane. They explained that the guest bathroom shower handle wouldn’t adjust the temperature. We inspected the shower system and found the following: Grohe shower valve installed during remodel work approximately ten years ago. The posi temp handle was slightly loose and not making contact with the splines of the stem. I tightened the set screw and the knob actively engages the temperature control stem now. We also noticed water spilling from the toilet due to a fallen fill valve hose. I reattached and showed to Dean and Ms. Jane. Pressure was approximately 68psi on a weekday at ~noon. Prv was adjusted to 65 intentionally. While on site, we discussed common issues facing this area. Specifically we discussed copper pipe, water quality, and ways to combat the pinhole leaks.
Found water to lavatory and kitchen faucet turned off. Turned water back on as courtesy. Customer wants to think about Prv replacement.
Customer originally called us out for a mysterious leak above bathroom group, after an initial diagnostic evaluation we determine the issue to be a clogged 2 inch drain line 3 HVAC units condensation lines dumped into line, causing buildup pipe was also improperly, pitched leading to more issues, presented customer option to snake line to clear .Customer approved recommended work performed recommended work and was able to clear line for the time being , customer understands that this issue is likely to happen again until proper pitch is restored on pipe
Located cleanout that was buried under pine straw and dirt. Ran camera down the drain and inspected and located the rest of the sewer. Updated quote to reflect the final scope of work.
Will credit service of &464.62 back towards additional work if scheduled within 30 days of 6/10/26. Came out for standing water in the sewer line. Met onsite with the realtor. He gave us approval to camera the sewer line form a test tee in the crawlspace. We got the camera 67’ down the line from our access point. We found the first 35’ of the drain has a severe belly in it from the foundation wall out into the yard. There is another smaller belly inside the crawlspace on the last 25’ of the drain running down towards the foundation wall. Will need to replace approx 60’ of drain to restore proper flow. Could not get the camera further down the line. There is an additional 50’ of pipe down to the road that I do not know the status of at this time. Will have to add a cleanout in to access that section of pipe or camera it while we are replacing the section with the belly. Water pressure tested at approx. 90 psi inside the home. Max pressure is 80 psi per code. Water heater is from 2017.
Return to go over hose Bibb shut off valves and locations . I discussed each of the three hose spigots, and demonstrated how to use each isolation valve during our walk through to show each one. I made sure to check with Shirley and ensure she has been happy with all other work, and to make sure there were no other questions or concerns.

Customer had hole in 2” drain line in basement being covered by pre cut fernco that began to leak. Offered thorough evaluation, Customer wanted currently issue addressed. Gave options and began repair. Cut out section of 2” ABS and replaced with PVC section along with glue joint fittings. After connections were made checked for leaks and cleaned up area.

Opened ceiling in living room where stain area , did not find any pluming pipe leak today , leak appears to be from when shower on water leak at fitting hose and water splash to floor down the ceiling below
Return today to reconvene and provide final assessment for leak repair. Brief history of this job: Called last week for high water bill. Performed assessment and determined a slab leak was present, and would require leak detection or repipe to correct. Leak detection was unable to locate leak without significant damage and construction to home. Today Tim Chen and myself reassessed the entire repipe process to help determine if we could provide an estimate with a lower cost. We determined that we could reduce the cost partially, and also agreed to provide some new fixtures at no cost to help quality of life in the home. Ms. Sherley was accompanied by her son, Mr. Jeff, and we discussed our findings and proposed course of action with them today. After answering questions and discussing scope of work, Ms. Sherley has agreed to have us out then following week. Her daughter will be present with her at this time as a family member and care giver. We have left our cards and contact info
Diagnosed leaking faucet. Leak is due to age wear and cartridges need to be replaced. Shut off water and removed handles. Attempted to remove cartridge locking nut, could not remove and did not want to do any damage to faucet. Recommend customer to replace faucet. Customer did not want to do any other work at this time. Says price is too high.
Chen Plumbing rescheduled 3 times, and when the technician finally arrived he wasn’t thorough and the estimate provided was extremely high just for a very few minor upgrades. We were rather disappointed.

Started with a simple clogged shower drain and an aging hot water system. Due to the plumber's thorough checks, discovered that our pressure relief valve had failed. The tub/shower drain was cleared with little issue. The PRV was installed. We knew we needed a new hot water heater. Anthony was able to get that done same day. We moved forward with replacing the hot water heater and moving our gas shut off valve to make it possible to reach. Anthony was very professional and explained every step of the process.

He showed up on time and cleaned up his mess, including repairing the yard when he was done. He also thoroughly investigated and explained the issues and fixes to us ahead of time.
