The pop up assembly the back was leaking, it was due to the age of the fixture. So therefore I’d recommend to replace the pop up assembly. So that’s exactly what we did. We replaced the pop up assembly. Installed a new chrome pop up. Once the new pop up assembly there are no leaks, reconnected the ptrap and there are no leaks. Water heater is from 2018, from when the home was built, it is original. The water pressure is 80 psi, recommend to get the pressure regulator valve replaced.

Performed smoke test to locate sewer gas leak. Found smoke coming from multiple places in vent. Recommend cutting wall in restroom to locate source of sewer gas leak in wall. Also replace sections of vent pipe that is actively leaking at this time. Gave estimate to repair vent that we know is leaking at this time. Will perform smoke test again after repairing the leaks discovered.

For this customer, they have a leak in the ceiling coming from the toilet line. There looks to be a pinhole leak in the PVC pipe work, unsure of how it happened. However, whenever the toilet is flushed, water leaks out from the line, causing it to drip down to the bottom of the ceiling from my understanding what needs to be fixed is the cluster for the flange following that we would have to run new PVC cut the drywall below even more to connect to the 2 inch lateral line following that we would have to go into the wall next to the window for the 3 inch stack to redo the cluster to make it work properly. The customer wants to wait on doing the work as of right now to see if the insurance company needs to remediation work before beginning. Water pressure is normal.

Upon inspecting, the toilet is not bolted to the floor and is held down with caulking as it is a skirted toilet with no way to access the bolts as there is no access holes in the porcelain. We gave quote to cut the drywall in the ceiling in the garage to assess if it was the toilet or the shower. Left quote to replace the toilet as we will not warranty a toilet installation that we cannot bolt down. Started with a simple clogged shower drain and an aging hot water system. Due to the plumber's thorough checks, discovered that our pressure relief valve had failed. The tub/shower drain was cleared with little issue. The PRV was installed. We knew we needed a new hot water heater. Anthony was able to get that done same day. We moved forward with replacing the hot water heater and moving our gas shut off valve to make it possible to reach. Anthony was very professional and explained every step of the process.

Juan from Chen Plumbing did a great job on replacing our main line. He was very knowledgeable, professional and easy to work with. He showed up on time and cleaned up his mess, including repairing the yard when he was done. He also thoroughly investigated and explained the issues and fixes to us ahead of time. Afterwards he again walked us through what was done, explaining and showing us the changes. He also noticed some issues with our irrigation system and was able to make some small fixes free of charge. This is the 2nd time weve called Chen Plumbing for a big issue on our house. Both times weve been very pleased with the professionalism, responsiveness and knowledge of the plumbers who worked with us. Would definitely recommend them and will call them again if needed in the future.
