Replaced a three handle tub and shower faucet set with customer supplied

Customer previously approved estimate for replacement of cast-iron drainage system located in unfinished basement and crawlspace areas. Returned on Thursday to begin working and complete approved scope of work. Removed existing cast-iron piping and installed new PVC drainage piping throughout the affected areas, ensuring proper pitch, support and flow. All new piping was securely strapped at appropriate intervals and installed the current standards. As part of the project, we replaced the toilet flanges for both bathroom groups and installed two new toilets along with new fixture service stopped for the toilets. A upon completion, the entire drainage system was thoroughly tested, including-all fixtures, to verify proper operation And drainage performance. Also verified homes pressure regulating valve is functioning properly and maintaining water pressure at approximately 60 psi. Customer has water that was coming up under flooring on slab basement. Informed customer that a basic diagnostic for thermal imaging can be done to determine and hot or cold spots in the flooring. Customer had a hvac company come out, diagnose a clogged condensate that leaked out of a unit with no pan. Made customer aware that is the likely cause, especially since the water is dry now and hasn’t showed back up. Also gave customer pricing to replace the pressure regulating valve due to height pressure in the home as well as replacing the water heater. Informed customer that if the prv is done with the water heater bundling discounts can be applied. Customer opted to just perform the diagnostic to start. Gave customer quote for work as stated below: “Price is to do initial diagnostic only to check for temperature differentiations in the floor to see if there is a potential leak.” Performed the work as stated and found no temperature inconsistencies in the flooring to indicate any leaks

Replaced laundry box as well as kitchen drain line, thoroughly tested and confirmed everything operational upon departure. Everything was working as intended.

Came out for a sewage ejection pump that was not functioning. Arrived and met with homeowner. He directed me to the utility room in the back of the basement where the pump and pit was installed. Pump was removing water but would constantly run when plugged in regardless of the water level. Pump was installed in 2014. Customer elected to replace the pump. Removed the lid and cut out the old pump, check valve, and ball valve. Replaced all three and tested to ensure proper function. Reinstalled the lid and gaskets. While here I also checked the water heater and water pressure. Water heater is from 2020 and is still under warranty until September. Water pressure tested at 94 psi, indicating a failed PRV. Cut out the PRV and installed a new 3/4 watts 25AUB and a new ball valve. Set new water pressure to 78 psi. Expansion tank bladder was still intact upon inspection and did not need to be replaced. He had called us about a leaking P-trap and a pressure relief valve on the water heater going off every once in a while to look at his water pressure and his water pressure was normal range but when you flush the toilet, it drops 25 pounds which is indicating a bad pressure reducing valve so I recommended we replaced the pressure reducing valve since the water heater was from 2012 and recommended just go ahead and replace the unit. So therefore, that is exactly what we did replace the 50 gallon gas water heater with a brand new rain pro water heater additionally installed a new gas line CSST following that we installed a new ball valve

Shut off water to faucet and toilet. Remove vanity with old faucet. And remove toilet. Customer will have floors and walls redone. Clean work space.

Returned to perform work as quoted. Since the Flo by Moen wasn’t quoted on the first visit, went over the no warranty label for customer provided parts and informed the customer that if there is no outlet below, then we will only be able to hook up the plumbing for the Flo. Installed a new 50 gallon low boy water heater, prv, and customer supplied Flo by Moen. Installed a new drip pan, thermal expansion tank, and shutoff with the water heater. Didn’t locate an outlet in the crawlspace. The furnace is hard wired to a switch. Informed customer that an electrician will need to install an outlet. If customer needs assistance to setup the Flo we can return as a courtesy once the electrician finishes their work. Tested all my work to ensure proper function and no leaks. None were found.

Opened ceiling below hallway tub , replaced old cast iron p trap and some horizontal pipe leading to the tub drain , we also installed lift and turn ORB drain trim kit , after installation we tested water with shower for over 7 mins , no more standing water like was before .

Today problem is house main sewer line are backing up to both bathrooms and sewerage in the tub with some leak in the crawl space because of back up , we checked problem found problems is outside in the yard with old orangeburg pipe , we cleared line but because of condition had to replace it all from house to the street , used excavator dug trench installed new 4” line with 4” two way clean out at house and 6” clean out where connected to county tap . Back fill at reasonable grade , we don’t fix grass back .

Found water heater over 9 years old, Prv and shut off was in difficult place to operate. Kitchen faucet and hall restroom lavatory faucet was constantly dripping. Toilet in hall restroom was constantly running. Replaced kitchen faucet and hall restroom lavatory faucet with new faucets. Replaced fill valve in hall restroom toilet. Moved and replaced 3/4 shut off and Prv. Replaced water heater with new 50 gallon ng rheem water heater with new pan and thermal expansion tank. Replaced master shower head with new shower head as a courtesy.

Came out for a mainline back up. We opened cleanout and the sewage erupted up out of the pipe, indicating the issue was outside the home. We received approval to camera/snake the line. Located blockage with the camera, ran sewer machine and cleared the blockage. Ran lots of water to flush the line clear. Ran the camera down and located a large root intrusion. Break in the sewer line is in the middle of a 20’ belly in the pipe. We left quote to replace 30-40’ of sewer line to remove the back pitched/broken pipe. Notified homeowner of our findings. While we were inspecting the drain piping. We found the liner to the master bathroom shower leaking in multiple locations. Home owner recently had his home remodeled. The new shower liner is leaking. We confirmed it was not leaking off of the drain. Water pressure tested in the normal range. No warranty on drain cleaning services.

Customer wants to remodel bathroom. Looked at what customer wanted to do plumbing to see if it was possible. Everything plumbing wise is possible to do. Gave customer ballpark estimate of $3500-$6500 for plumbing work on remodeling job. Let customer know once demo is done give us a call for use to come out and give exact estimates for plumbing work at no charge. Will credit back $49 to work.

customer scheduled Chen Plumbing annual membership inspection. Customer wanted us to look at the front hose bib because it was dripping and the angle stop on a toilet was dripping. Performed the annual inspection and additional recommended replacing the PRV to correct the pressure and reworking the stops and supply lines under the basement kitchen sink due to the age and condition. Customer declined work for the basement stops and Prv. Customer approved work for the hose bib replacement and fixing the gas leak that was found. Made customer aware that any installs on a high pressure system carries no warranty. Also made customer aware that the gas line is run in copper. Copper is not an acceptable gas line material. Recommended having fireplace company look at running the line in the correct material. Customer declined but approved replacing the stop and reseating the copper line to correct the leak. This customer they called us out about a dishwasher that was leaking water from the drain. We do not work on any dishwashers. However, I did just connect the drain tubing with the hose clamp with the flathead screwdriver in charge. Homeowner for anything like that just dispatch fee however we did go through different options. What we can do for him. Their thermal expansion tank is full of water. The pressure reducing valve is bad. There is a pressure gauge on the reducing valve however it does not look like it is working properly. Recommend a replace thermal expansion tank along with the pressure reducing valve, but also more importantly re-pipe the cold side of the water heater due to the fact of how the pipe work is ran. In addition to that the icemaker waterline has a saddle valve on it in order for us to properly connect. Leak in yard upon arrival. Customer stated he’s had a leak for a few months in his yard and now has had it located. After digging up the leak found a 1 inch blue poly line leaking from a pin hole. Informed customer with the line being blue poly it would be best to replace the water service to a pex line. Gave customer estimate, customer approved estimate. Installed new 1 inch pex line with a new ball valve at the meter inside of a circle meter box. Turned water on to check for leaks and found no leaks. Backfilled the yard and left it mounded up so after it rains it will settle properly. No leaks upon departure

Spoke with customer about broken 3 handle Glacier Bay tub and shower valve. Recommended replacement. Also recommending correcting the high pressure, replacing the galvanized water service, and replacing the water heater that is past recommended retirement. Customer declined all work except for replacing the shower valve. Replaced the valve with a single handle shower valve and a cover plate. Made customer aware that we don’t repair tile or drywall. Customer understood. Also no warranty on anything connected to a system with unsafe pressure. Tested all work to ensure proper function and no leaks. Nine were found.

Found dishwasher leaking. Ran new line for dishwasher to under kitchen sink cabinet. Turned water back on and checked for leak. Left in good working order. Did not connect dishwasher due to leaks from dishwasher itself.

Jetted out the cast iron line from the section I cut out on Friday. We restored flow to the line. Camera’d the line to confirm pipe was now draining. No further issue at this time.

Replace tub and over flow trim kit Replace the tub and overflow seal for the bathroom upstairs in the guest bathroom hallway install a new overflow cap and put clear caulking on the top of the overflow cap to fill any gaps or cracks that are inside. Went back with clear water. Pressure is normal at 60 psi, tankless has a problem with the vent line being back pitched allow in compensate to stay in the pipe rather than escape and go to the compensate pump recommended to re-pipe and replace the three and 2 inch PVC pipe in the porch left some estimates for that to be completed as well. Recommended to do a tankless service wash as well.
