Call for toilet running. Arrived and met with Ms. Jane. She states that an upstairs hallway toilet sometimes refills. She is aware of the issue, as she has American standard champion toilets throughout the home. I inspected the toilet and found that the symptoms and condition are consistent with a known problem. The American standard flush seals often go bad prematurely. However, I also found that the tank to bowl hardware is in very poor shape. Water pressure is perfect at 50psi. I discussed concerns and findings with Ms. Jane. While attempting to locate replacement parts we found that there are no locally available parts. The American standard flush valve for these toilets are listed as obsolete as of last year, and findings parts is getting harder to accomplish. Jane agreed to rebuild the entire toilet, and I let her know we will contact her as soon as the part arrives to schedule a good time to install.

Return to property for water intrusion on first floor following prior blockage service. Upon arrival, remove the toilet for further inspection found existing toilet flange had been previously replaced and compromise, which was not visible / noticed during the initial visit. we furnished and installed a new toilet flange and 4 x 3 90 and reset toilet with a proper seal, toilet was flushed a minimum of 20 times to verify operation and to check for leaks. No active leaks were found at time of testing also everything is draining properly. Water mitigation company had already open affected sheet rock areas prior to arrival so no property damage was not noted. Work has been thoroughly tested and complete.

Remove old tub shower tub shoe and overflow plate that is currently not working properly and remove all old components. Install new tub shower lift and turn as well as new overflow plate. Test for proper operation

Came to property per inspector request for the inspection. Waited until 10:45 AM for the inspector for an 8-9 AM appointment time and the inspector didn’t arrive by that time. Had to leave for when appointment is rescheduled.

Replaced total about 60 feet of 2” and 3” cast iron sewer pipe in crawl space for kitchen and washing machine , we upgrade washing machine drain from 2 inches to 3 inches , we also opened drywall behind washing machine drain, replaced old cast iron p trap , tee and stand pipe with pvc pipe , we don’t fix drywall back . We also did an electric water heater total rebuild with both new top and bottom thermostat and heating elements. Also we fixed wobbly toilet upstairs with shim and caulking as courtesy no charge

Toilets not flush well because it’s type , discussed to owner need replacement

Customer had roughed in a new bathroom for his basement in the home. Customer attempted to pull a permit with the city and the city informed customer he needed a plumbing inspection first. Customer approved price of $150 for plumbing inspection. Chen Plumbing can not sign off on the plumbing at this time for the stated reasons: 1. The pump basin cannot be vented off of a studor vent. The vent needs to direct vent. 2. There must be a shutoff installed in the discharge line for the sewage ejection pump 3. There is a running trap in the crawlspace. The laundry room cannot share a trap with the shower. Each line must be individually trapped on their own line. 4. There is no venting for the fixtures in the bathroom or the laundry room. The shower, toilet, and lavatory faucets must be vented properly and not just off of the sewage ejection pump with studor vent. 5. The incorrect glue was used for prv fittings. 6. The water lines were undersized by running multiple fixtures off of a 1/2 inch

Main line back up for both customer restroom, snaked from toilet opening , cleared main line blockage , did camera inspection, found old cast iron sewer line under the slab with belly , clogged with wipe , paper towel or female product possibly , no warranty

Today we fixed a washing machine back up to floor drain issue , we determined problem is with old cast iron drain pipe clogged for washing machine and kitchen together , we replaced cast iron pipe under the washing machine in garage level ceiling, tested washing machine twice with water spinning out no issues , this job we have two years warranty .

Customer had old water heater needing replacement due to not heating properly. Gave Customer options for repair and scheduled to do the work the following day. Return the following day to remove old heater and install new Rheem 50 gallon electric heater. After installation checked for leaks and proper function of heater showed Customer small hole in ceiling above heater from old heater install.

Upon arrival customer stated they had a high water bill. Shut off water inside the home and the meter was still spinning informed customer the leak was outside and gave him an estimate to replace water service and boring the water service. Customer approved estimate replaced water service with pex and had the bore team shoot the bore and added a new ball valve after the meter and inside the home. Rebuilt toilet as courtesy. Turned water on filled up house meter is reading 0.00 flow upon departure.

Customer wanted a quote for water heater. Will return tomorrow to install heater.

Remove toilet, move toilet flange 37” to other side of bathroom, replace waste and overflow to tub, , cut drywall, reroute copper waterlines up into wall, tie back into existing cast iron vent, tie back in to existing cast iron line 5’ past the bathroom. $800 discount if hvac venting is removed for us to have proper access to the piping. Will run camera to assess underground cast iron once toilet is removed. Performed work as quoted. Replaced waste and overflow, repipe section of cast iron and hauled away old cast iron. Moved toilet to new location. Rerouted waterlines into the wall, and ran new piping for the toilet supply in the new location.

Diagnosed dishwasher not draining properly. Tested thoroughly and found no issues with draining. Left estimate to rework drain and tie dishwasher into disposal. And to snake kitchen line if needed.

Customer needed camera and sewer line for city to determine if there was work to be fixed on city side of sewer system. Clarified with city worker about roots located on city side of system showed worker camera footage. Reset both toilets used to access sewer line checked for leaks and proper function. Will return when work is done from city in order to do sewer line replacement.

Found hot and cold water was backwards. Removed trim and reversed cartridge to correct the issue. Let customer feel water to insure no other issues at this time.

Customer reported wastewater backing up through the master, toilet and shower, causing overflowing to surrounding areas of the home. After a thorough diagnostic evaluation, blockage is located in the master bathroom branch drain line. Toilet was removed to access system, and drain cleaning equipment was run to clear the extraction. Camera inspection revealed flushable wipes, accumulated in a section of piping with a belly/low spot, restricting, proper damage and contributing to the back up event. Drainage was restored, toilet was reset, and the system was thoroughly tested. Customer advised that existing belly in line remains a contributing condition that may cause future issues if not corrected. Attached are two videos of pre-drain cleaning and post drain cleaning showing line was indeed unclogged

Looked at leak in cast iron 4” drain. Will completing clear form customer express dislike like the actions feeling like it was just an up sale tactic. Customer does not want additional estimates for water heater and Prv. Due to not being what was called out for.

Customer wanted a tankless flush recommended a membership due to the age of customer agreed will return next year to ref flush tankless

Shower constantly dripping upon arrival. Customer stated her husband installed a new shower cartridge but it was still dripping so they bought another shower cartridge and want us to install it. Informed customer there was no warranty on the customer supplied part. Gave customer estimate, customer approved estimate. After pulling out old cartridge rubber seal cut in multiple spots. Installed new customer supplied Moen 1222 cartridge and turned water back on. Sat and watched spout for 10 minutes and shower did not drip. Shower is working properly and no longer dripping upon departure.

Went around house and identified different issues on the plumbing system with the homeowner. Gave quote to move a toilet and replace the cast iron piping to the bathroom with pvc. Did find a serious venting issue with the water heater not having uphill slope among other things. Gave quote options to replace the water heater as current set up will cause carbon monoxide build up in the basement.
