The home dose not have a prv so one needs to be installed. Also a big concern with the water pipes is that every fitting is a shark bite. The cast iron is in okay condition and there a small amount left in the crawl space. Also the agent suggested a flo by moen. I left estimates for all the work. The customer is planning on closing on the on the 20th and will have us out then to do the work.

Homeowner states that the basement sump pump wasn’t working and it overflowed which triggered the water alarm and homeowner attempted to reset the pump but was unsuccessful and called us to fix the issue. Upon arrival homeowner greeted me in driveway and showed me to the basement area and had already pull out part of an animal the got sucked in the pump. I gave homeowner some solutions and she opted for a pull and reset which I did and the pump would trip the GFCI outlet every time and homeowner then agreed to replace the sump pump. Once it was opened I could smell a strange odor but couldn’t locate and checked the p trap to ensure it had water in the sink as well as the tub. Suggested to the homeowner to cut the drywall behind the p trap in the vanity and they agreed to it. I cut out a large rectangular piece of drywall and removed it and took video and used a CO2 sensor to test for any leaks but was unsuccessful. Showed homeowner both pictures and videos and explained that there was no smell or any marks to indicate that there was a leak and finally checked the attic. Eric was on time, went to end of crawl space, took photos, offered options to redirect flow of sump pump outflow. I didn’t choose any of the options, but it set my mind at ease about water flowing from crawlspace. I decided to address the source of the water entering the crawlspace another day.
Khoa was pleasant to deal with and did a great job. One of the reasons I continue to use your services.

Dawson and his assistant did an excellent job managing my kitchen sink issue. I have an old home with numerous issues and they navigated each new pitfall and busted fitting as they went. They were thorough running the water for a long time and rechecking the crawlspace over and over to make sure there were no more leaks or issues. I'm extremely happy with their service, they didn't rush and truly made it feel like they cared to fix ALL the issues and not "bandaid" anything to rush to the next job. THANK YOU!
Hey Tiffany, thank you for taking the time to leave this review. We are glad Dawson and his assistant were able to work through everything and make sure the job was done properly. Older homes definitely bring their own surprises, but we’re always happy to take the extra time to get it right. We appreciate you having us out.
Great job as always - I have been very confident with the results every time Tim Chen Plumbing comes out!
Matthew was awesome. Did a very thorough investigation and gave me an honest opinion of my situation, which I ultimately decided to put off until a larger renovation. Money well spent to know what my options are. And didn't try to sell me a bunch of BS I don't need. So many of these service providers suck when they expand their businesses - but Tim's new employees annd techs are carrying on his high standards and awesome customer service.
I love a technician that is super responsive and very informative. He was great at giving us all the information we needed to get beyond our due diligence. Thank you for the exceptional service and we will be using you again in the future.
The proposed repair beyond the clogged toilet was absurd - we’ll just buy a new toilet for half the cost.
They were not the cheapest, because their service is premium work. I’m happy I chose them.
