Homeowner states that they are looking to turn their wood burning chimney into a natural gas fireplace and called us to provide some solutions. Upon arrival homeowner explained the situation and asked if we could provide some solutions to turn their wood burning chimney into a natural gas fireplace and the access is in the crawl space. Went to the crawl space and did my inspection everything is working properly pressure is 45 psi and I went to the chimney area and the to run a gas line to it would be around 25 ft a new shut off and then homeowner also requested to add a connection to the backyard same side as chimney to hook up a natural gas grill. In total to run new gas trac pipe would be around 35 ft and two shut offs. I did explain that since the chimney is finished I would need to run the new gas line as close as possible to the right side edge of the chimney to avoid making to many holes in the cinder block and I would probably just cut one side off to make the proper connections

Customer had a widespread faucet in unit bathroom that was dripping after manufacturer sent new cartridge for replacement. Checked house pressure to rule out underlying high pressure as a possible cause. House pressure is in a safe range. Noted to customer that heater was manufactured in 2015 and was showing signs of rust on the body. Offered customer to fix faucet leak as a courtesy if done in conjunction with a new heater. Customer accepted. Replaced the heater with a new drip pan, shutoff, and strapped thermal expansion tank. Tested all work to ensure proper function and no leaks, none were found.

Customer stated that toilet was backed up. Gave customer price to run toilet auger and customer agreed. Ran toilet auger and cleared stoppage. Tested by flushing toilet multiple times and toilet was flushing as it should. Clean bowl of toilet. Chen plumbing doesn’t warranty drain cleaning.

Call for leak at washing machine. Arrived and found old washing machine valves are leaking. Replaced both valves with new valves. While on site I also discussed concerns with home, as Gus just purchased it. Concerns include, pressure regulating valve is very old and pressure read at 78 psi at 6pm. Likely has a galvanized water line, which is reducing flow to home. Water heater is 23 years old.

Call for sump pump inspection. Arrived and discussed concerns with Michael on site. He stated that a sump pump was installed in the basement approximately a year ago, in conjunction with other waterproofing and water diversion efforts. He wants to have the pump and system inspected. While inspecting the pump, I found rocks and debris in the basin. No check valve is present on the discharge line. The pump functions normally, and does not appear to be damaged or dis functional in any way. The basin is intact, no cracks, with the exception of intentionally drilled holes for water. While performing routine check of water pressure I found the pressure to be ~80psi at 9am. The pressure regulating valve is extremely corroded. Thermal expansion tank bladder was ruptured, and rusty water was discharged at air port. There is also extreme corrosion along copper lines. I discussed concerns, risks, and solutions with Michael. He has elected to install the Moen Flo automatic leak detection device

Homeowner states that they were using the first floor bathroom tub and used an attachment on the spout and when they were done they went to the basement and saw there was water leaking from the ceiling. Upon arrival homeowner explained the situation and took me to the bathroom and then the basement I did my inspection and didn’t find anything else wrong. They ran the tub flushed the toilet and ran the sink and no water was leaking in the basement. Finally they used the the tub shower head and still nothing I explained that the leak could mostly be human error when they used the attachment on the spout where water leaked down the side of the tub and down the basement or it could’ve caused water to spray back inside the spout and then to the basement. I explained that since I couldn’t recreate the leak I recommended using the tub normally without the attachment and call us back if the leak comes back homeowner is understanding and is satisfied with the service provided.

Homeowner states that they had several issues they wanted us to repair when we came out such as 2 leaking hose bibs and a garbage disposal. Upon arrival homeowner greeted me on driveway and explained the situation. He took me to the basement where the GWH is located and main shut off. I did my inspection and found that the PRV was replaced but not the blown expansion tank. I offered some solutions to homeowner and he agreed to fix everything today. I began with the garbage disposal by removing the old leaking model and installed a new badger V 1/2hp with a new collar. Once I was done I moved on to the basement and replaced the expansion tank with a new model pressurized to 75 psi. While I was in the basement I cut the backyard hose bib poly line and attempted to install a new pex pipe but was unsuccessful and will be back with a helper to reinstall the new hose bib. Customer called for seized up garbage disposal, however, went on site. Customer said he flipped reset switch underneath and when I went to test it garbage disposal worked fine. Everything is working as intended at this time. Did leave an estimate for a kitchen re-pipe to remove old S trap that’s in there now.

Customer stated that there was leak under kitchen sink. Found water leaking from basket strainer and recommended to customer to have basket strainer replaced. Removed old strainer and furnished and installed new one. Tested and didn’t notice any more leaks under kitchen sink. Cleaned up work area.

Call for water spot on ceiling in basement. Arrived and spoke with Aaron. He stated that last night he noticed what appeared to be water in the ceiling below is master bathroom. Upon inspection I found a wax ring failure has allowed sewage to leak from toilet. After pulling the toilet, I found that the sewage appears to have made its way between tile and subfloor. Before reinstalling the toilet I recommend having a restoration company out to accurately assess the extent of the damage. I have capped the sewer line at Aaron’s request to assist in floor repairs. Toilet is left on site. Pressure to home is 50psi @10am.

Call for bathroom sink not draining. Arrived and spoke with Ms. Karen regarding this history of the problem. She states that the vanity is fairly new. Sink has been draining slow for nearly two weeks. They tried plunging it and using an over the counter snake/hair grabber. Plunger shower black debris and dirty water in the sink. Under the home is mostly pvc. I inspected and found a fairly new vanity, plastic tubular p trap which converts to cast iron in the wall. Branch line under home is cast iron vent nd drain hub for vanity, then bathtub connects, then toilet, and shortly after transitions to pvc. Tub and toilet both draining fine. Discussed options with Ms. Karen and began by using small sewer snake to remove debris from line. When using machine I got partial relief, and was able to remove large soft blockage of hair. Ran water for approximately two minutes. Then filled sink, dumped water and ran tub and toilet simultaneously. Ran sink by itself for 8 minutes, and no issues

Customer had stoppage affecting drainage of kitchen sink. Removed ptrap and ran small snake 15’ to clear line. Filled sink to drain test line but noticed water coming out of topside hole in pipe behind escutcheon while draining sink. Leak only appears when large volume of water is drained. Showed customer and explained conditions. Customer wants to wait to address issues. Not responsible for any further issues involved with drain line leak. Line drains properly aside from hole in line.

Homeowners state that they had family over and they used the water on the fridge door and it leaked over night and didn’t have a way to shut it off so they called us to fix the issue. Upon arrival I was greeted by homeowner at door where they showed me to the fridge and I could see that the line was ran from the basement/crawl space without a shut off. I offered a couple of solutions and homeowner opted to just fix it and add a shut off behind the fridge. I began by cutting off the main water and drilled the same hole bigger to then drop in 1/2 pex pipe and used an ice maker angle stop on top. Proceed to crawl space and removed the saddle valve and added a 3/4 tee and then a pex adapter and ran pex pipe over to where I previously stick down the other pipe. I connected them properly and then pressed together the copper pipe and then turned the water back on. No leaks or issues were found and the new angle stop works properly and homeowners are satisfied with the service provided.

Homeowner stated that he ran two short cycles on the washer and it drained fine but then he ran a longer cycle with more water and it started flooding the laundry room so he called us to fix the issue. Upon arrival homeowner greeted me at door and showed me to the laundry room and I could smell sewer odor and homeowner explained the situation. I offered a couple of solutions and he opted to replace the cast iron and install a p trap. I started on first floor and cut the wall and there was no p trap so I removed two 90 2 inch elbows and cut the cast iron lower and installed a sanitary tee 2 inch with a p trap and a studor vent. Once I was done I proceeded to the basement and began removing the cast iron for the laundry line and upon removing it the pipe was full of black sludge that solidified so I ran my flex shaft and removed all the sludge and ran water and it works properly I connected the 2 inch to 3 inch pvc and then tested the connections. Use trencher and trench trench from meter to home. Install new open packs pipe from meter through foundation wall and connect to existing copper in basement. Install new shut off by meter and tye in for irrigation. Cover back soil. Installed water service line and tested. No leaks were present at this time. Cleaned up work area. Irrigation guys will install valve box for ball valve that we teed off for irrigation system.

Customer had a Rheem Professional 50 gallon gas water heater that was installed in 2021. Customer had the tank flushed two years ago. Drained the tank, refilled with fresh water, and relit the pilot light and set temperature back to previous setting. Cautioned customer that the t&p would have to be opened to drain the unit and made customer aware that if the t&p leaks, we can give pricing to replace it. Had customer open tub to drain excess air and debris since customer made me aware that a previous company had stripped a handle on their tub doing this before. Water heater is functioning well and in good health. Recommended replacement date is mid 2031.

Fixed kitchen and washing machine back up problem , replaced all the pipe under the kitchen sink with two separate p traps , snaked main line in crawl space ,clean up sewerage in crawl space , replaced a 3/4 “ pressure reducing valve in crawl space .

Call for leak at water heater. Met with Emily and discussed reason for call. She showed us the water heater, which had an active leak at the boiler drain. Water heater was a Whirlpool 40 gallon gas, from 2007. Copper gas line serving unit. No thermal expansion device present, no drip pan. Water pressure measured at ~60psi @3pm. Prv approximately one year old. Removed old water heater and installed a new Rheem 40 gallon gas unit. This includes a thermal expansion tank, new gas line, a gas shut off valve, and a drip pan. Pressurized unit, checked for function and leaks.

Customer needed PRV replacement, ice maker box, new shut off for dishwasher, new 3/4 gas line ran to stove and section of leaking cast iron removed. Capped old lines for dishwasher and ice maker box. Secured gas line and mounted valve with floor plate. Also put in isolation valve for new gas line. The old section of cast that was removed also removed old drain line hook up for dishwasher. New drain hook up will be through disposal and done by appliance man. After all work was completed, checked for leaks and proper function of all work. Also took a look at sewer line and line willl need full replacement. Will further discuss with customer.
