Upon arrival homeowner explained the situation and asked if we could provide some solutions to turn their wood burning chimney into a natural gas fireplace and the access is in the crawl space. Went to the crawl space and did my inspection everything is working properly pressure is 45 psi and I went to the chimney area and the to run a gas line to it would be around 25 ft a new shut off and then homeowner also requested to add a connection to the backyard same side as chimney to hook up a natural gas grill. In total to run new gas trac pipe would be around 35 ft and two shut offs. I did explain that since the chimney is finished I would need to run the new gas line as close as possible to the right side edge of the chimney to avoid making to many holes in the cinder block and I would probably just cut one side off to make the proper connections

Checked house pressure to rule out underlying high pressure as a possible cause. House pressure is in a safe range. Noted to customer that heater was manufactured in 2015 and was showing signs of rust on the body. Offered customer to fix faucet leak as a courtesy if done in conjunction with a new heater. Customer accepted. Replaced the heater with a new drip pan, shutoff, and strapped thermal expansion tank. Tested all work to ensure proper function and no leaks, none were found.

Customer stated that toilet was backed up. Gave customer price to run toilet auger and customer agreed. Ran toilet auger and cleared stoppage. Tested by flushing toilet multiple times and toilet was flushing as it should. Clean bowl of toilet. Chen plumbing doesn’t warranty drain cleaning.

Arrived and discussed concerns with Michael on site. He stated that a sump pump was installed in the basement approximately a year ago, in conjunction with other waterproofing and water diversion efforts. He wants to have the pump and system inspected.

While inspecting the pump, I found rocks and debris in the basin. No check valve is present on the discharge line. The pump functions normally, and does not appear to be damaged or dis functional in any way. The basin is intact, no cracks, with the exception of intentionally drilled holes for water. While performing routine check of water pressure I found the pressure to be ~80psi at 9am. The pressure regulating valve is extremely corroded. Thermal expansion tank bladder was ruptured, and rusty water was discharged at air port. There is also extreme corrosion along copper lines.

Upon arrival homeowner explained the situation and took me to the bathroom and then the basement I did my inspection and didn’t find anything else wrong. They ran the tub flushed the toilet and ran the sink and no water was leaking in the basement. Finally they used the the tub shower head and still nothing I explained that the leak could mostly be human error when they used the attachment on the spout where water leaked down the side of the tub and down the basement or it could’ve caused water to spray back inside the spout and then to the basement. I began with the garbage disposal by removing the old leaking model and installed a new badger V 1/2hp with a new collar. Once I was done I moved on to the basement and replaced the expansion tank with a new model pressurized to 75 psi. Customer called for seized up garbage disposal, however, went on site. Customer said he flipped reset switch underneath and when I went to test it garbage disposal worked fine. Everything is working as intended at this time. Did leave an estimate for a kitchen re-pipe to remove old S trap that’s in there now.

Arrived and spoke with Aaron. He stated that last night he noticed what appeared to be water in the ceiling below is master bathroom.

Upon inspection I found a wax ring failure has allowed sewage to leak from toilet. After pulling the toilet, I found that the sewage appears to have made its way between tile and subfloor. Before reinstalling the toilet I recommend having a restoration company out to accurately assess the extent of the damage. I have capped the sewer line at Aaron’s request to assist in floor repairs. Toilet is left on site.

Upon arrival I was greeted by homeowner at door where they showed me to the fridge and I could see that the line was ran from the basement/crawl space without a shut off. I offered a couple of solutions and homeowner opted to just fix it and add a shut off behind the fridge. I began by cutting off the main water and drilled the same hole bigger to then drop in 1/2 pex pipe and used an ice maker angle stop on top. Proceed to crawl space and removed the saddle valve and added a 3/4 tee and then a pex adapter and ran pex pipe over to where I previously stick down the other pipe. I connected them properly and then pressed together the copper pipe and then turned the water back on. No leaks or issues were found and the new angle stop works properly and homeowners are satisfied with the service provided.

Homeowner stated that he ran two short cycles on the washer and it drained fine but then he ran a longer cycle with more water and it started flooding the laundry room so he called us to fix the issue. Upon arrival homeowner greeted me at door and showed me to the laundry room and I could smell sewer odor and homeowner explained the situation. Five star overall, Brylen came out to repair hole in cast iron kitchen sink drain and he suggested also clearing up under sink drain lines, which was done. Looks great! He and the helper cleaned everything up and he presented me with the invoice. Five star overall Five star quality Don’t know about price, I’m not a plumber and I didn’t get other quotes. The office and I had a problem but I think that has been taken care of. The technician needs to be able to print the invoice rather than me trying to read it off an iPad, even on a cloudy day.
