Discussed and signed up membership with customer
No hot water upon arrival. Customer stated they were only getting Luke warm water around the house. After looking at water heater found it to be 11 years old. Informed customer we would not be able to repair the water heater but we could replace it. Gave customer estimate, customer approved estimate. Installed new Rheem 50 gal electric water heater with new expansion tank, pan, and shutoff valve. Turned water back on to check for leaks found no leaks. Hooked up electrical to water heater fired it up. Water heater is fired up and working properly. No leaks upon departure

Water heater leaking upon arrival. Customer stated he noticed this morning his water heater was leaking. Informed customer when they start to leak they have to be replaced. Gave customer estimate, customer approved estimate. Installed new Rheem 40 gal gas short water heater with new pan, expansion tank, and shutoff valve. Turned water and gas back on to check for leaks. Found no leaks. Fired up water heater. Water heater is working properly and no leaks upon departure.
Shawn initially came out to our office to repair a clogged toilet. After inspection, he noticed some aged pipes and other issues that, if ignored, could be very costly and problematic in the future. Shawn provided us with multiple estimates based on our needs, explained everything thoughtfully and in detail, and we were able to get the rest of our needs taken care of within two days. The entire process was so easy, and every rep that I spoke to was kind and informative. We will definitely be contacting Chen Plumbing for any and all plumbing needs in the future!
Return to complete quoted work. On this visit I removed and replaced the toilet in the men’s restroom in the main building. This included new supply line, wax ring, bolt covers, and removal of the old unit. This was also a comfort height toilet instead of the very low toilet that was in there prior to this. Installed a pressure regulating valve for this side of the property. Due to generations of additions and repairs I placed the prv in the best location in the basement. I did not see any branches or tee offs before this, with the exception of a hose spigot. However, if there are different county lines or branches buried in the ground we can’t identify that. I repaired the leaking galvanized waterline above the hot out side of the water heater. The repair was successful but I still recommend replacing this water heater as soon as possible. Cleaned work spaces and checked all work.
Customer had two bathrooms that weren’t flushing well for two older toilets. Initially spoke with the customer about replacing the toilets with newer, better flushing toilets. Toilet said toilets had been replaced multiple times and hadn’t helped. Customer requested a camera inspection first. Informed customer if the camera inspection doesn’t yield any indication 9f a stoppage the toilets being replaced is the next step.

Cody did a nice job. We’ve worked with him before and I was glad to see him again. Job was completed timely and as needed. My only concern is that with each call we are always asked to reschedule by the main office.

Call for sewer backup. Met with and. Helen and she said both toilets and the tub were draining slow. Inspections revealed standing water at house clean out. Clean out at street side had visible root ball growing up. Returned with hydrojet and jet line and removed all standing roots. Camera shows county side still has root intrusion and will backup again if left unrepaired. After clearing main line by street clean out, I ran camera to verify. When testing plumbing inside there was a residual blockage. Ran camera and jet simultaneously to carefully clear blockage without backspray inside home. Cleaned interior line and verified all fixtures draining. To help Ms. Helen, I also sanitized and cleaned the tub after clearing all interior fixtures I called in on behalf of Ms. Helen to report the mainline break. The sewer and water department said they must send emergency response first, and they’ll assess for repairs. While on site they arrived, but mentioned that they are only responsib
Customer having back up issues upon arrival. Customer stated the toilet downstairs was backing up but has since stopped backing up. Informed customer we could run the camera down the line and locate the issue. Gave customer estimate, customer approved estimate. After running camera found root ball below the porch as well as most of the sewer line was back pitched and there is a crack in the cast iron at the foundation. Gave customer 3 options for replacing just a section of the sewer line, or replacing the whole line.
Call for clogged toilet. Arrived and found men’s restroom toilet clogged. Used auger to clear localized blockage. While inspecting inspection I found that the toilet is incredibly old. The gaskets are in a SEVERELY deteriorated state. The flapper is falling apart. I strongly encourage replacing this toilet before it leaks on to floor. I am proving estimates for a regular toilet, and for a pressure assist. The women’s restroom has a pressure assist toilet already. During this work I noted that water was coming out forcefully from faucets. I went to basement to check water pressure at the water heater. Water pressure is approximately 72psi, 12pm on weekday. Water heater is 24 years old and developing a leak on old galvanized waterline on hot outlet. I recommend replacing this water heater immediately, as it is far past its life expectancy. Customer needed a kitchen faucet installed, a garbage disposal installed, and a dishwasher installed post kitchen remodel. Customer also needed drains reconnected below as well as a new sink strainer for the second compartment on the sink. Informed customer Chen Plumbing doesn’t do dishwasher installs. Tested all work to ensure proper function and no leaks. None were found. Was unable to get pressure gauge on heater and there was no hose bib for the unit. Confirmed the building is regulated by a community prv.

This customer came out to reinstall flange and reinstall the toilet however, when we were going to install the toilet, the base of the toilet was cracked so therefore we had to replaced the toilet with a brand new one. CUSTOMER decided to go with the Kohler toilet because that is what he had prior he also went out to the store to pick up a Toto washlet, so it can be installed. I didn’t charge the homeowner for anything for the bidet installation because we went ahead with the toilet replacement and the new flange replacement once installed there are no leaks, caulked the base of the toilet and finished up everything there are no leaks from install
Customer replaced both toilets and hallway. Hauled away old toilet toilets installed to customer supplied Kohler elongated ADA. Noted to customer that one flange was set to low and the other had a pipe that was not glued in the full length of the hub. Both toilets were tested and worked properly informed customer that if there’s any issues with the flange will have to repair or replace. *doesn’t include repairing or replacing damaged flanged
Left quote for water heater. They’re running out of hot water too quickly. She said it didn’t used to be a problem when the tank was new, but has progressively gotten worse. There are 6 people in the home, it’s a 40 gallon water heater from 2018. Believe the tank is wearing out quickly do to the amount of use it gets because there are so many people in the home. Recommended replacing the tank even though it is still working to improve the volume issues and recovery rate of the tank. Very tight install location in the basement.
Left quote to replace drains to the bathroom. Bathroom had the original cast iron drains. Toilet needs to be pulled and reset with new bolts. We recommended just replacing the cast iron to the bathroom as the cast iron is very old and will not be able to be snaked. Cast iron for the tub/sink in the crawlspace is completely back pitched and holding water. Sink backs up almost instantly, indicating build up inside the line in the wall. They are running out of hot water quickly, due to a 13 year old water heater. We left quote options to replace. Gave option to snake the sink but did not recommend as it likely will not work due to the age of the pipe.
Remove existing 50 gallon water heater and furnish and installed new 50 gallon water heater with new thermal expansion tank and tank shut off. Installed drip pan under heater. Did quoted work and tested. No leaks were present at this time. Turned on the hot water heater and there will be hot water in about 40 minutes.
2/10/26: Customer had multiple faucets that were either dripping or leaking from the top. None of the shutoff valves were either holding all the way or were leaking. Per customer request, inspected the shutoffs for the outdoor hose bibs, the shutoffs for all toilets and faucets in the house, as well as the faucets, toilets, and shower valves. The toilet in the powder room on the main floor was recently rebuilt and needed nothing. The upstairs toilet had a toilet with original equipment in the tank that needed replacing. The shower valves are single handle and weren’t leaking. Gave customer price for toilet rebuild, replacing all stops, and replacing a widespread faucet upstairs, the center spread lavatory faucets, and the kitchen faucet. Also gave option to replace 14 year old heater, correct high pressure, and repair leaking section of abs piping. Customer approved all work. Checked for customer said sewer smell issues, nothing wrong with plumbing and did not smell anything today
Customer contacted us regarding ground settling in the area of the previously replaced sewer line. The sewer line was replaced as far as beneath the driveway. At this time. The sewer is functioning properly with no flow issues or defects observed. The settling noticed is due to seasonal weather and freeze/thaw soil conditions, which are normal and unavoidable. No sewer repairs are required at this time. Recommendation is to allow the ground to settle naturally and address the final back filling once warmer conditions return.
Fill valve replacement x2 Supply line x2 This customer, we had to replace the fill valves on these Toto Aquilla toilets, so that’s exactly what we did. The reason why we had to replace the fill valves is due to the fact that they would basically burp trying to fill up. So therefore what we had to do is replace the fill valves, but they were really tight spots so we had to take the tanks of the toilets off because they were skirted toilets with very tight access. Replaced the supply lines and the fill valves did not replace the flappers due to the discount as well because the flush valve is one piece once installed there are no leaks. The customer is all set. The water pressure is normal. Did not take a look at the tankless serial number due to where it was in the crawlspace no further leaks or issues.

Customer had a water heater that was over 10 years old. Customer expressed interest in replacement proactively. Gave customer a replacement option with and without membership informed customer prior to install the pan would likely not fit in that small space. Customer approved work and I installed a new water heater, shut off, and thermal expansion tank. Re-sloped the vent line and tested all connections to existing water and gas lines to ensure proper function of no leaks. None were found.
Leak in yard upon arrival. Customer stated dekalb county cut her water off due to a leak. After digging found 1 inch pvc line leaking at a quest fitting. Informed customer we could replace that section of pipe. Gave customer estimate, customer approved estimate. Installed new section of pvc pipe and turned water back on to check for leaks. Found no leaks. No leaks upon departure
This job came back out to the customers home to reconnect the water heater in the crawlspace because the people doing the encapsulation have finished what they were needing to be done so therefore, I set the water heater back into the pan that connected the water lines, reconnecting the gas line and then reconnecting the vent as well used all proper connections once installed there are no leaks the same way it came out was the same way it was put in. There’s no gas or water leak used three screws per joint on every event connection that was taken off. CUSTOMER’s water pressure is at 60 psi. Set the water heater to the temperature of “a” which is indicating 120°F. No further issues at this time.
Called out today due to a pipe gushing water in the back yard, causing the back yard to be flooded. After investigation found the temperature and pressure relief line from the water heater to be the culprit. Water heater was 10+ yrs old and the thermal expansion tank had failed on it, so it was decided best to replace the water heater. Installed new Rheem 50 gal electric water heater up to code in a pan, with new properly supported thermal expansion tank and new shutoff valve. Adapted from cpvc to pex an and piped in the new unit. Turned water back on and tested. No issues. Home water pressure is perfect at 60 psi. Safe range is 50-79 psi. 6 yr manufacturer warranty 1 yr labor
Customer had a water heater that had leaked and had water leaking out under the carpet and walls. Recommended Provision to come out and remediate. Customer scheduled them to come out in the morning. Replaced 40 gas with a 50 gas. Installed a new thermals, drip pan, and shutoff. Tested all work to ensure proper function and no leaks. Informed customer that existing vent goes to a chimney. Recommended having an hvac company inspect the venting.
Dawson was great. Knew immediately what needed to be done. Thoroughly explained what the issue was and how he planned on fixing the problem. We have an older home so repairs aren’t alway easy or straightforward but Dawson was able to resolve the challenges efficiently and with minimal impact. Another good experience with Chen Plumbing. Hoping we don’t need a plumber again anytime soon but, if we do, we will be calling Chen Plumbing.

I had a clog in the kitchen drain line which I isolated to an old 3" pipe. I asked Chen to snake the pipe to break the clog. After accommodating the re-schedule to clear the clog, Tim arrived and insisted to replace the drain pipe, then snake it and replace the perfectly good disposal. $3800. When I asked him to just snake the pipe to clear it, he refused and said I should do it myself or find another plumber. Ridiculous. The next day I DID clear it myself with water pressure and tightened the seal on the disposal. Now all is fine. Tim didn't want to do a simple job for a lower price. This is the second time he has recommended much more expensive work. Last time it was $2500 for digging up pipes when a snake clean out worked fine for $500. I won't use him again.
