Call for toilet not flushing.

Mr. Harrison states that the toilet is overflowing, and won’t flush. Water was turned off to unit to stop overflow.

Arrived and used plunger on site to clear localized blockage. Removed failed flapper and installed new two inch flapper, adjusting chain to appropriate level. Toilet is an older Kohler 1.6 gallon flush toilet.

Due to age and condition, toilet should be rebuilt or replaced soon. As other gaskets or components have a risk of failing.

I recommend contacting water service provider to request bill adjustment, as toilet has been silently running for some time.

Call for leak at water heater.

Arrived and spoke with Scott. Inspected water heater and found unit was ruptured from interior tank. Pressure was incredibly high, ~140psi at 4pm. Prv was located in a very difficult to reach position under the water heater.

Install new 50 gallon gas water heater. This includes the additional installation of a shut off valve valve, thermal expansion tank and mounting bracket, and vent correction. A drain pan will be added in and discharge to existing low point in garage.

Pressure regulating valve installed valve will be replaced, and relocated to be accessible for inspection and future repairs. This included more time and material than normally required for a prv replacement.

Shut off valve is labeled for quick access. Unit is lit. I discussed all work with Scott and ensured he is happy with all work completed.

Client called us out today due to the ice maker machine drain spewing out water from what is supposed to be a vent for it to drain. The line had 2 vents for some reason, and the lower one is the culprit, which is logical as it is not supposed to be there since there’s one directly off the top. We capped that additional drain vent on 1/2” pex and client should be good to go.
Also. Resealed hand wash sink strainer and added longer extension tube. Tested no leaks.

Charged card on file, Emailed invoice.

Call for water on basement floor.

Arrived and discussed concern with Ms. Christina. She mentioned noticing a spot on the floor in the basement. She promptly called an hvac company to inspect, as her hvac unit is on the opposite side of the nearest wall. When they were unable to identify source of problem she contacted Chen plumbing.

Upon inspection, the tankless water heater was found to have a burst pipe that resulted in water spilling on to floor, and under unit. Tankless is a Navien, six years old, and no other issues identified. Pressure on home is 50 psi.

Condensation discharge line repiped and installed a ph neutralizer with bypass. New hose spigot installed on front of house.

Tested all work, checked for leaks. Cleaned work site and walked Mr Stern through the work.

Customer had leak that showed up in the ceiling of the dining room. Upstairs toilet stop valve had slow leak out of the stem when open. Toilet also was over 10 years old and wax ring was dry. Received approval to pull toilet and replace stop valve. Tested to ensure a leak free install. She had another small leak showing up in the ceiling on the other side of the dining room, very decorative trim. They’re going to have someone come remove the trim and open the ceiling to inspect for a leak. No sign of a leak from the plumbing above. Will return to inspect once it’s been opened.

Homeowner states that the master bathroom lavatory faucet right side wasn’t working properly didn’t have any water pressure and the other one left side worked properly. Upon arrival homeowner showed me the master bathroom wall mounted faucet it didn’t have any water pressure and would just open with a small stream of water. I did my inspection and didn’t find anything else wrong so I offered homeowner some solutions and she agreed for me to repair it. I took it apart and cleaned the faucet and cartridge and it was the faucet head that had a lot debris in the flow restrictor so I cleaned it out and it had a lot minerals and some blue teflon which covered one of the holes. Once I cleaned it out and added new tape and dope I replaced it and turned the water back on. I turned it on and it works properly no issues or leaks and homeowner is satisfied with the service provided.

Atlanta, GA - Customer stated that there was a leak coming from ceiling in kitchen and that also there is a sewage smell up stairs. Pulled up ceiling tile and found that there was a drip coming from 3in pvc and also from sub floor from above. Upstairs found that toilet was moving and had lots of caulking around it and recommend to have it pulled and reseted. Pulled up toilet and flooring was wet and also that flange was sitting to high off floor and that flange has been repaired. Recommend to have flanged replaced. Replaced flange and secured it at the correct height. Reset toilet and tested. Didn’t notice leaks around base of toilet but downstairs in kitchen there is a drip still coming from 3in PVC. Recommended as next step is to move the soda machine to have better access to see exactly what’s leaking. Potentially drain line may be leaking sewage into kitchen area and recommend to have leak fix asap. Cleaned up work area.

Customer had old tub filler he had removed all of the trim for and bought a new tub filler. Hole he cut in the drywall was too small for us to access the fixture. we were called out to a slow drip on a copper pipe in the customers basement after a thorough evaluation we identified a pinhole leak near an area where a hanger had been installed. We informed the customer and provided a repair estimate which they approved while onsite we also noted that the water heaters were extremely old and that the water pressure was higher than recommended. After reviewing our company service history ,we found that the pressure reducing valve PRV had been replaced less than a year ago. we informed the customer that the PRV was still under warranty and we replaced it at no additional cost adjusting the pressure to a safe level.

We advised the customer that their water heaters were likely due for replacement soon as they were multiple code violations present the customer understood and requested that we send quotes for the water heater replacements via email.

Homeowner states that he recently bought a new toilet for the master bathroom upstairs and cannot get it connected it so he called us to come and fix the issue. Upon arrival I was greeted by homeowner at front door and she showed me to the master bathroom toilet and the connection needed to be fixed. I offered a solution and he agreed so I began by shutting off the water at the meter and removed the old angle stop and installed a 1/2 to 3/4 increase fitting and then installed a ball valve shut off and connected it to the supplied hose from the toilet. Once it was all properly connected I turned on the water and checked the connections and it’s working properly no leaks or issues and homeowner is satisfied with the service provided.

Homeowner states that they had several fixtures they wanted replaced and they supplied all of them. Upon arrival I was greeted by homeowners at door and they explained that they had two toilets two kitchen faucets and a garbage disposal replaced and they supplied all the parts. I offered them a couple of solutions and they agreed to get it everything done today. I began by shutting off the water meter and drained the home to remove both kitchen faucets. I had to cut and remove the faucet in the big sink and the island sink came out a lot easier then I removed the garbage disposal in the big sink and waited for homeowner to drill the new hole for the new faucet. I installed the island faucet and connected the supply lines also supplied by homeowners. Then I moved to the two toilets one located on hallway near kitchen and the second toilet located on right side of house hallway. I removed both toilets and cleaned the flanges and added new closet bolts as well as new wax rings and supply

Call for leak under kitchen sink.

Arrived and discussed concerns with Ms. Alexandra. She stated the water was off to the home, and a leak has caused some damage under the sink. She has been in the home for approximately five years. She has been away from the home during floor repairs recently, and returned to find the water damage.

Before turning water on I found that the small carbon water filter was leaking from a ruptured fitting. I shut water off to filter, and pressurized the home. After pressurizing home I found that the water pressure for the house was 85psi @ 1230pm. Tested at hose spigot and water heater. Pressure regulating valve was manufactured in 2005. Also noted that the thermal expansion tank bladder has ruptured, and was not installed correctly. Ms. Alexandra also asked me to check her master bathroom shower drain, and a faucet in her daughters room. The shower had hair buildup and was already exposed. I removed hair as a courtesy. Call for leak in yard.

Arrived and met with Tyler.

Leak is very evident at side of road, approximately 20-30 feet away from water meter.

Checked both water meter boxes, and the irrigation box. Both meters show no flow going through them. I believe this leak is in the county main line, and have advised Tyler to contact Atlanta water service by calling 311.

I checked the pressure on the house and found it to be 50psi @9am. Pressure regulating valve is manufactured in 2017, and I recommend replacing it by 2027. Water heaters are both in good condition.

No other concerns at this time.

We have been working with Chen on a fairly large plumbing job and couldnt be more pleased with their work and communication. Cody has been our main plumber (with excellent colleagues) and has delivered top quality work. He has also graciously (and patiently) answered all of our questions throughout the entire process. The same can be said for the entire communications team at Chen Plumbing. The reminders via text message and the calls were super helpful. We would recommend Chen Plumbing to others and will use them again in the future.

They took my call and were there in 40 minutes. Worked all day to replace this old pipe and Y connection. A beast of a job finishing up at 7PM. Paid the quoted price, and a nice follow upcall the next day! Chen for the Win!
