HOA approval has been given for project. Call 811 emergency locate for location of underground utilities before excavation can begin. Pump out current septic tank. Crush and fill in existing septic tank. Run drain line to area excavated out for dual pump fiberglass basin with alarm system. Excavate drain line approximately 160+ feet to just past end of property line. Carefully excavate next to manhole and core drill 12 inch hole as low as possible. Install 6 inch piping into manhole and install rubber boot around piping. Install 6 inch PVC cleanout and attach discharge line from pump system. Bed pipe properly according to Georgia plumbing code and tamper down dirt while filling in excavated areas. Price is subject to change due to unforeseen circumstances. Chen plumbing is not responsible for any unmarked utilities in the ground and any landscaping that may be necessary after project is complete. Customer responsible for any tree removal and electrical setup for alarm system.
Repair of leak in ceiling
Conducted annual maintenance on 6-year-old water heater in Alpharetta residence. Drained and flushed tank completely—observed moderate sediment discharge. Inspected anode rod (approximately 40% deteriorated) and recommended replacement within next 12 months. Checked T&P valve functionality—operating correctly. Confirmed gas valve and thermocouple in good working order. Cleaned burner assembly and verified proper flame pattern. Unit is performing efficiently. Provided customer with maintenance schedule documentation for future reference.

Customer had concerns that a repaired American Standard toilet was running post repair. According to customer description, the toilet doesn’t kick on and off intermittently, but runs continuously after use in occasions. After wiggling the trip lever the toilet stops running. This is an indication of a chain getting caught since the motion of the trip lever is still smooth and consistent. Performed a dye test and let dye sit for almost 10 minutes before the toilet was accidentally flushed. In the time, had no dye making it from the tank to the bowl. And since the toilet isn’t just kicking off and on randomly there is no indication that the fill valve is bad. I did recommend toilet replacement if the toilet persistently has issues due to that toilet having a lot of issues centered around the flapper and flush valve historically. Customer stated their water bill is still high. Took a time stamped shot of the meter with before and after readings to show no movement on the meter for almost

Second floor sewer line unclogged with camera , toilet pull and reset
Customer stated that water heater wasn’t working and also that there was corroded spot on heater. Found water heater to be leaking from bottom and also from element. Found water heater was from 2008 and recommended to have water heater replaced. Also check water pressure and pressure was over 100psi. Furnish and installed new three-quarter inch PRV and main house shut off. Also furnish and installed new 50 gallon electric water heater with new thermal expansion tank and bracket and tank shut off. Tested for leaks and no leaks were present at this time. Set water pressure to 60 psi. Office will be reaching out about inspection for water heater. Cleaned up work area. Membership may be canceled at any time.

We cleared toilet and tub drain on upstairs bathroom
Customer wanted estimate for shower replacement and also the water heater check. Check water heater and everything for a heater looks to be up to code and good at this time. Also drain down water heater to flush out the breeze. Turned water back on and tested. No leaks were present at this time. Will send estimate for shower removal.
Diagnosed leaking valve for washing machine box. Give an estimate for approval and completed work. There is no warranty for this job due to polybutylene piping.
Replaced sewage ejection pump in basement. Homeowner had pump replaced, but pump was replaced with sump pump. Pump got clogged with soft tissue paper and clogged up, causing basin to overflow. Replaced pump and check valve, rinsed out basin, sealed lid, tested to ensure proper function it’s no leaks. No further issue at this time.

Customer has leak on a three-quarter inch ball valve will have to shut water off to replace, also customer would like quote on tankless flush and thermal expansion replacement. Cut and replaced Section of pipe to accommodate three-quarter ball valve, pressure up system slowly, Checked for leaks, Work is tested and complete
Replaced garbage disposal with same model insinkerator 1/2 hp. Old disposal was leaking from the base/housing. Could not be repaired. Tested to ensure a leak free installation.
For this job, we worked on installing new 50 gallon Rheem water heater. Pressure regulator was leaking and main shut off, left an estimate for customer to review it.

I found Chen from Google ratings. I called for help at 11 AM on Friday. They booked me for Monday. When I said I had no hot water, they said they would try to find a team that could come in the afternoon. Emails kept me in touch when the found a team and dispatched it. By 5 PM the team arrived. They found and fixed the problem quickly. But since they could not understand why it had happened; they continued to work on the phone with the manufacturer to try to eliminate the possibility that it would recur. Got service within a day. Marcos and his buddy were great. Explained what was going on clearly. Although they found and fixed the problem very quickly, they continued to work with the manufacturer on the phone to try to find out why it had happened so that it wouldn't just come back.

Matthew Craven was assigned by Chen Plumbing to help us with an issue with a faulty basement drain pump. We were impressed with him on his first visit by his professionalism, competence and friendliness. He quickly diagnosed the problem and applied a low cost fix that worked for a few days. When it failed a few days later as he suspected it might, he returned late on Friday afternoon and disassembled the unit completely determining that build up on the internal float mechanism was contacting a part of the tubing preventing the pump from activating resulting in the overflow and leakage around the unit. He meticulously cleaned the internal mechanisms of the pump restoring full operational capability, again at minimal cost to us. We deeply appreciate the level of service and support that Matthew brings to our plumbing problems and especially appreciate his efforts to fix our plumbing problems as quickly as possible and at the lowest cost possible. He is our "go to" plumber from now on! He really is the best of the best!
