Price is to furnish and install new 40 gas water heater to replace the leaking 40 gas that is installed. Customer approved work. Replaced the gas line, pan, and water heater. Installed thermal expansion tank since the system didn’t have one. Tested all work to ensure proper function and no leaks. None were found.

Customer had kitchen faucet with low pressure to fixture and small drip coming from toilet tank in upstairs bathroom after throughout, evaluation gave customer options for repair/replacements. After replacement of customer supplied kitchen faucet and customer supplied toilet, checked all areas of work for leaks and proper function.

Diagnosed slow drain. Took apart trap and cleaned hair and build up. Also ran small snake and cleared lavatory drain in hall bathroom. Tested All work and drain has good flow and no leaks. Left estimate for cartridge replacement for same faucet.

Came out for a back up. We have done multiple repairs to this sewer line in the past. Opened the cleanout and found it was holding water. Ran snake and cleared blockage. Camera’d the line and found a root intrusion next to the massive tree in the front yard. Customer elected to jet the line and trim the roots back for the time being. Was able to reduce the root intrusion down to a 30% reduction in pipe size and cut all of the roots out that were covering the bottom of the pipe. Roots were too thick to trim back any further after over 10 attempts to do so at 4000 psi. Left quote to replace the remaining cast iron inside the home and redo the main sewer line down to the city main. Recommended the customer have that large tree removed and then we can come back and reassess the sewer line to quote possible replace around 20’ outside the home to remove the break in the cast iron. Will be difficult to do currently due to proximity of the large tree and the gas service line. Sewer line drops

Customer had a garbage disposal that was leaking. Noted to customer that an S trap was present below the sink and doesn’t meet code requirements for the drain. During safety check found that there was two water heaters in parallel. An electric heater for 1999 and a gas water heater from 2023. Recommendations for customer is to replace the garbage disposal, install proper venting for the kitchen drain, and remove the water heater that is 27 years old. The house is a 3 bath house and 50 gallons heater via a gas water heater is sufficient for the home. Customer approved all work but not the membership. Replaced the garbage disposal and install an air admittance valve. Removed the electric heater in the basement and capped the old lines. Made customer aware that the electric heater didn’t have a dedicated breaker. It was labeled under the two pole breaker for the furnace in the box. Recommended customer have electrician remove the water heater electrical line and install proper wire protec

Customer’s hose bib not working properly and not secure to wall gave options for replacement on hose bib cut out old hose bib installed new hose bib screwed and secured to wall with additional caulking. Waiting for glue to dry check for leaks and proper function.

Diagnosed issue with men’s toilet running, women’s toilet low volume, and clogged urinal. Used snake and cleared drain line for urinal. Working well and draining properly. Rebuilt men’s restroom toilets with new diaphragm and handle rebuild as well as new vacuum breaker. Tested women’s toilet and had good volume, low volume possibly due to running toilet in men’s room behind. Tested all bathrooms thoroughly and no additional issues found.

Call for toilet running constantly. Arrived and met with Noor. She states that the toilet has been running constantly for a while, and they’ve been using the shut off valve to stop it from running. I inspected the toilet and found several components damaged or failing. The fill valve float was broken and missing, and the fill valve wouldn’t shut water off. The flapper and flush valve were both letting water pass in to the toilet. The mount gaskets were disintegrating. The handle was broken. We checked the pressure on the home and noted it at al ost 80psi. The pressure regulating valve is approximately ten years old, and has been adjusted all the way up. Thermal expansion tank bladder intact. No signs of water pressure damage at this time. I did discuss concerns with the water pressure, and what to watch out for. Today Noor elected to rebuild the toilet on the main floor. We removed the tank, replaced all components and reinstalled. We also replaced the supply line with a steel b

The table to bowl bolts were loose on the toilet. Tightened the tank to bowl bolts and secured it. Had customer check to ensure proper function. Cautioned customer about excessive force being applied to the tank and it can cause the porcelain to break.

Water heater quote needed upon arrival. Customer is getting quotes for his water heater. After checking pressure and looking at water heater informed customer his pressure was high due to a failing PRV. Customer stated he would try and lower the pressure. Gave customer estimates to replace PRV and 40 gal gas short water heater and bringing it up to code with a new pan, expansion tank, pan, and shutoff valve.

Sewer main line back up , snake with different type machine could not clear because heavy roots problem , located the problem under the driveway, come back Tuesday for repair

Customer had the trim removed to the shower upon arrival. We inspected the parts and found the plastic grooves inside the handle were sheered. This is an old grohe shower valve that has been discontinued. Shower itself is still functioning if you turn the stem of the cartridge. Customer elected to just turn the stem with a wrench until he can contact grohe and see if they still make that plastic part. He also inquired about a very slow drip on the kitchen faucet. Gave him a quote to rebuild the faucet. He elected to go get the parts and repair it himself.

Performed win with Chen annual plumbing inspection and performed win with Chen tankless flush

Customer stated that they were having a higher water bill than normal. Inspected in crawlspace also looked at water meters and all toilets in building. Didn’t find any active water leaks, or any toilets that were running. Only toilet of concern is on bottom floor in back. Also found that one water meter is digital and the other one is not which also can be a cause for a higher water bill. Also found that both water heaters are from 2016 and coming up to the end of their life expectancy. Will send estimate to replace both water heaters.

Water heater not working, toilet rocking and hose Bibb needing to be replaced upon arrival. Customer stated the they currently have no hot water, the toilet downstairs rocks back and forth and the hose Bibb in the garage needs to be replaced because it looks old. Informed customer we could replace the water heater and pull and reset the toilet with a new wax ring and check to make sure the flange is not cracked. We could not do the hose Bibb due to not being able to shut the cold water off to the house without contacting hoa to set up a time. Gave customer estimate, customer approved estimate. Pulled toilet and inspected flange, flange was not broken. Installed new wax ring, Johnny bolts and caulked the toilet down, please allow 24 hours before using. Installed new water heater, expansion tank, pan and a new shutoff valve on the hot side for future use. Turned water on to the both the toilet and the new water heater to inspect for leaks. No leaks were found. Toilet is no longer rocking

Customer had an old tub spout with an old sized diverter. She wanted to just replace the tub spout and gave us approval. Pipe inside the wall was very loose so we elected to cut the old one off so that we could hold the pipe steady with a wrench while twisting the tub spout off. Put plumbers putty in the tile penetration. Installed diverter and tested to ensure proper function. No further issue at this time.

Found water pressure at 110 psi. Replaced main house shut off and Prv in crawl space. Set pressure to 63 psi with new Prv.

Completed annual home protection plan inspection. Did thorough evaluation of home and filled out form as accurately as possible. Addressed a few minor issues with customer and gave options for repairs/replacements.

Replaced hall restroom toilet flange. Installed new 14” rough toilet in hall restroom. Installed new 3/4 horse disposal on right side of sink. Installed new end outlet on kitchen sink. The left basket strainer was not worked on. Ran water in kitchen sink and flushed toilet several times to test.

Run snake through tub drain and clear stoppage. If any additional work is needed there will be an additional charge. Customer stated that tub was backing up. Also customer meter that handy man ran snake through and couldn’t get stoppage cleared. Customer agreed for us to go ahead and run snake. Ran snake through tub drain multiple times and pulled back hair. Afterwards tested tub drain and now tub is drain as it should. Chen plumbing doesn't warranty drain cleaning. Also tested every other drain in home and everything seems to be draining properly. Cleaned up work area.

Customer had various repairs needed. After thorough evaluation, also found water heater needing flush. Gave customer options for repairs. Cleaned wall mount shower with body spray set up to improve pressure. Repaired left sink’s pop up allowing for proper function. Attempted right sink but stopper broken resulting in replacing pop up assembly. In downstairs, repaired malfunctioning diverter for tub shower. Also adjusted pop-up for proper function. In bathroom across hall cleared debris from shower head to improve pressure. In mini bathroom on main floor, made small repair to fix drip on pop-up assembly gasket. While preforming work, set up heater and flushed heater while other work was being done. After all repairs checked for leaks and proper function. Also tighten fixture we worked on prior to this visit.
