Leak in ceiling upon arrival. Customer stated now that they are almost fully moved in they want to address the leak in the basement. Informed customer we would need to cut open the ceiling to find the leak. After opening ceiling, found glue joint from abs to pvc leaking. Informed customer the the leaking was coming from this glue joint and that the toilet in the master bathroom is what is connected to the line. Informed customer we would need to open the ceiling more and cut out a 6 ft section of pvc in order to resolve the issue due to how close all the fittings are in the ceiling. Gave customer estimate, customer stated they are planning to remodel that bathroom and will just not use that toilet for now since the master bath has two toilets.

This job the customer had a bib that went turned on it would leak rather go in the repair route of trying to fix the old hose bib. I recommended just go ahead and replace it with a brand new one so that is exactly what we did we replaced the hose bib with a brand new one the shut off valve behind. It also needed to be replaced so we cut all all that out. They had the pipe coming in from three-quarter down to half inch so I reduced it up a little bit higher installed a new ball valve so you can turn it off in the winter time. For that I installed the new three-quarter hose bib. There’s no leak after installation. There was a really big hole in the cement from the prior hose bib so I use this much cock as I could to clear that hole so no bugs and critters get inside. I used clear caulking for the installation comes on as WHITE goes clear after a couple hours Was no way to secure the hose bib to the wall based off of how the brick is would have to chip the brick out in order to properly s

Arrived and met one tenant (Alex) Alex states that the sewer has backed up and the adjacent unit has the same problem. He showed me a video of sewage entering the crawlspace under the home.

I inspected both units and found symptoms consistent with main line backup.

Crawlspace inspection revealed sewage all over the floor in several spots from seepage and old sewer lines. The right side unit (As seen facing the house from the street) has had a wax ring failure and the subfloor is very damaged. Sewage has also spilled from here. 

Cast iron line exits the house, and it appears to be cast iron in the yard as well. I dug up a section in front yard to show me that at least a couple feet are cast iron here.

Due to the severely deteriorated state of the cast iron my recommendations were as follows: 

Absolute resolution: Replace cast iron sewer lines inside crawlspace, and in front yard

High priority task: Install cleanout to allow hydrojetting, jet line and camer
Call for sewer back up.

Toilet blockage upon arrival. Customer stated their down stairs toilet won’t flush. After running water for 10 minutes the toilet began to back up. Informed customer we could pull the toilet and run the camera to locate the blockage. After pulling the toilet and running the camera located blockage outside around 20ft from the customers home. Talked to the hoa and they stated that the hoa has their own plumber coming out to fix the issue. Informed customer to email my invoice to the hoa due to the issue being outside of their home. Came out to this home for a stopped up drain in the shower upstairs hanging over the garage. There was a lot of organic matter in the floor drain of the shower. The drain had the grate cover for the shower drain, I had to pry it up followed by lifting it with channel locks. I cleaned all the organic matter from the drain out followed by using my flex shaft to properly clean the walls of the pipe. Once completed the shower drains perfect now. Did not look at the whs, however the water pressure is at 50psi, (normal).
Came out to this home for a stopped up drain in the shower upstairs hanging over the garage. There was a lot of organic matter in the floor drain of the shower. The drain had the grate cover for the shower drain, I had to pry it up followed by lifting it with channel locks. I cleaned all the organic matter from the drain out followed by using my flex shaft to properly clean the walls of the pipe. Once completed the shower drains perfect now. Did not look at the whs, however the water pressure is at 50psi, (normal).

Came out to try to help out client by locating their irrigation head in the area we had dug up while replacing the bad section of sewer line out back. Unfortunately, there is no way for us to be able to mark live irrigation lines before digging so most of the time these heads and lines have to be replaced completely. Dug around in the back and in the pine straw beds as well. Moved pine straw back and poked dirt and could not find any other heads to dig up and maybe trace back to that area. Only solution here is to have irrigation guys run new lines for the back yard, unless they can find another head to trace back to tie onto for the other existing heads in back.

Garbage disposal not working upon arrival. Customer stated he dropped a spoon down the disposal and now it’s not working. Informed customer we could attempt to unjam the disposal first. After attempting to remove the spoon and it not coming loose informed customer we would need to replace the disposal. Gave customer estimate to replace with 1/2 hp disposal. Customer approved estimate. Installed new garbage disposal and re hooked up dishwasher line and tubular. Filled up sink and turned disposal on while the sink was draining. No leaks were found. Came out to do diagnostic for reoccurring issue of randomly getting cold water coming through the master bathroom shower. We ran the shower for a while and did randomly get some colder water coming through than what the temperature control was set to. We confirmed the three bathrooms upstairs are tied in to the same trunk line. Both guest bathrooms upstairs have single handle shower valves with older valves original to the home that have never been repaired. We spent some time trying to identify the valves and look for possible replacement parts but were unable due to no marking indicating the manufacturer. From what I could find on online forums it appears these style valves are no longer being manufactured. We left quote to replace both shower valves and install access panels. Customer has decided to just deal with the issue as it is not a constant issue for the time being.

I tested pressure and brought it up from 60psi to 70 psi. I did note that there is still pressure rebound on the lines when fixtures are activated. We have done all required work that is called for to address this issue. If the problem persists, we can come out for a diagnostic window and dig near the meter and assess if a pipe mainline size upgrade is warranted, or replace the pressure regulating valve for the small chance it may be defective.

Customer had pulled county record showing a conversion happened from septic to sewer.
