This customer they are faucet kitchen sink faucet is leaking so therefore I recommend replacing it with brand new one customer supplied that is exactly what the homeowner is planning on doing. Took a look at the water pressure water pressure is reading at 55 psi they do have a shark bite. PRB recommended get that replaced as well. Additionally, the two water heaters are not piped correctly. Recommend to get those properly pipes as well and or do it when it comes time to replace the water heaters. I couldn’t find a leak from the shower, however wherever we are replacing two angle stops for the dishwasher and the hot line for the faucet and we’re gonna go ahead and replace that faucet as well.
Came out to this customer‘s house to give him an estimate on a new 50 gallon gas water heater the water heater that is currently installed. There is from 2008. The water heater is definitely at end of life so therefore I recommend to get that replaced along with the pressure reducing valve the pressure reducing valves from 2016 is 10 years old However there has been signs of it leaking on the top of the nut so therefore I checked the water pressure and the water pressure red at 80 psi so therefore I recommended you get the pressure reducing valve replaced along with the water heater. Bring that water heater up to code installing a new CSST corrugated stainless steel gas Line. Attach the thermal expansion tank to the cinder block wall. This water heater is currently not leaking. There’s a small drip on the shut off out though very minor. The homeowners are expecting to replace it sometime mid June.
Arrived today with water off for the kitchen faucet , customer bought a new replacement faucet , explained to the customer new faucet only use one hole , old faucet has three holes , we have to use sink hole covers to cover extra holes with some additional charge , customer decide just keep the old faucet handle and spray hose and old soap dispenser as for not left hole open and paying extra , faucet is installed with handle on the Front instead on side as normally because is too close to the old faucet handle since we did not remove it , this is approved by customer. Also cabinet door hinge was very old and loose , disposal looks about to leak , customer just told me replace it later
After confirming the clog in the kitchen and laundry lines, we first attempted to clear them with standard equipment. When that doesn’t succeed, we cut the laundry, drain line and ran equipment directly there to avoid any turns. We didn’t updated pricing for cutting sheet rock behind the laundry vent stack, installing to clean out tee, and adding an access panel. While restored flow, we informed the customer this is temporary, as both lines have backfill that’s significant grease. They understand that no warranty applies.

Diagnosed leaking heater. Found gas heater from 2017 leaking at base. Water pressure is 55psi. Also found vent for heater not to be up to code. Currently vent runs horizontal 15 ft and exits out side of home to exterior. Left estimate to replace current heater with new heater and bring vent up to code.
Customer stated that toilet downstairs was leaking and also lavatory faucet was dripping. Also mentioned that tub up stairs handle was loose on hot side and that tub and toilet weren’t drain properly. Downstairs toilet rebuild toilet completely by replacing fill valve, supply line, and flush valve with toilet handle. Tested and no leaks were present at this time. Attempted to take apart lavatory faucet downstairs to make repair but lavatory faucet is old and has corrosion so wasn’t able to get it apart. Recommended to have lavatory faucet replaced. Upstairs tightened hot side tub handle and ran snake through drain. Pulled back lots of hair. Afterwards tested tub drain and no it’s draining as it should. Ran auger though toilet upstairs as a courtesy to attempt to fix toilet flushing issue. Wasn’t able to resolve issue. Mentioned to customer that there maybe a blockage or the toilet it self is working properly. As far at repairs done today there is a 1 year warranty on parts and labor.

Diagnosed high water bill. Checked inside and outside home for any signs of leaks. No leaks detected. Water line coming into home is cpvc line. Cpvc is very brittle when it gets older. Suspect water service line has a break. Could not confirm water service leak due to meter not turning on. Recommend calling water shed department and have them inspect and or repair meter to get reading. Also left estimate for water service line replacement.
We had a shower leaking onto the ceiling of the floor below. Cody arrived and listened, then started to explain how he was going to diagnose our problem. He was logical and he explained very well. I really appreciated that he didn’t give up until we knew where this water was coming from!
Left quote to replace a 40 gallon electric lowboy in the crawlspace. Replacement is going to require cutting out the framing for the door to the crawlspace to make enough room to get the old tank out and the new tank in. Customer getting multiple quotes at this time before making a decision. Water pressure tested in the normal range.
Performed win with Chen annual plumbing inspection. Everything in home is working well and no leaks. Home has recently been repiped with new drain and water lines. Pressure is at 60 psi and water heater is new. Left estimate to replace service stops for fixtures with built in supply lines.
Call for estimate on hose spigot and to correct squealing faucet. Arrived and met with Kyle and Clay. Kyle wanted info on checking a hose spigot, or adding one to the front of the house. Also, Clay’s faucet hot side makes a loud noise when it’s being used. Before beginning i checked in about our recent work with the gas lines. Both the grill and the stove have been functioning consistently and correctly, and no issues since our final repair. Today we flushed water heaters and performed an annual inspection. NOTES FOR KYLE/CLAY: Master bathroom faucet: Rebuild or replace. Faucet appears to be a Storm Living Columbia Bridge (P0549). Check for hot side cartridge replacement options. Alternatively, purchase new faucets and replace. Hose Spigot: Spoke with Kyle about the several options to install new hose spigots, and structural limitations. Kyle would like to wait on installing new hose spigots at this time. Contact handyman about top floor shower to see if a tile repair. Or other
Customer had leak coming from ceiling with master bath shower above. After throrough evaluation found pressure to be good also informed customer about tankless flush maintenance. Gave options for repairs/maintenance. Cut ceiling and ran water through drain then preformed shower pan test by plugging drain allowing water to fill pan. Leak formed in ceiling coming directly from subfloor. Explained to customer about shower pan conditions and no put back of sheet rock. Cleaned area after work was completed
Customer had a water heater that needed to be flushed. Gave customer the free membership flush option as well as the promotional flush option. Tested the thermal expansion tank as well as the pressure. Both are working and in a safe range. Flushed the tank and refilled with fresh water. Ensure heater was relit properly. Customer will have a tank of hot water again in about an hour.
Toilet in the kitchen bathroom was leaking from the bottom when flushed on a wall hung toilet. We received approval to pull/reset the toilet with a new gasket. Removed the bolts and removed the toilet from the wall. Cleaned up the flange and installed a new gasket. Reinstalled the toilet on the wall. Flushed over 30 times to ensure we no longer saw any water coming from the base of the toilet. No further issues at this time.
Came out for a shower with no pressure. Was directed to hall bathroom shower which we confirmed had almost zero flow coming out of the spout. We confirmed the other fixtures in the home did have normal flow. Checked water pressure, found it was at 50 psi. Tenant stated the shower used to be okay but gradually got worse and worse on pressure until it was eventually just a dribble coming out of the spout. We contacted Marty and got approval to replace the cartridge. We also showed him a 40’ section of cast iron in the crawlspace that needs to be replaced as it is rusting through in multiple sections. After receiving approval for the cartridge, we left and purchased the correct part. Returned and removed the old cartridge and installed the new one. Water was now flowing but the temperature on the faucet was flipped. We realized the waterlines that were installed to the valve were flipped. We removed the cartridge and installed it in the reverse orientation and now water is coming out to t

Error code 10 recommend to go into the unit and inspect the unit to see if the fan motor is bad however if we start to dig into the unit and we can not put the fan motor out due the seals breaking the unit will need to be swapped out, gave different estimates to what we can do, home owner is looking over the home warranty before proceeding with the replacement. In order to further diagnose the issue, we will need to charge, To further diagnose it.
Came out for a possible clogged toilet. Arrived and went to the Perot building where I met maintenance staff. He directed me to the 4th floor for units 404, 407, and 408. They stated that no one has been in these units in months, and they had just come up here to make sure everything was working because they’re having guests come soon. We flushed every toilet multiple times and found no issues. Water was coming out discolored from the tank due to sitting stagnant for months and there was some air trapped in the water supply system that was kicking up sediment. Every toilet flushing with no issues. Examined the tank of every toilet on the 4th floor. Every toilet is almost brand new in appearance. We gave quote to pull a toilet and camera the line to ensure no other issues but maintenance elected to hold off at this time as everything was flushing normally. No further issue at this time.
Return to complete quoted work. Today we replaced a toilet seat in the powder room bathroom. Replaced an air admittance valve under kitchen sink. When testing I saw no further signs of backups or slow drainage. However, if that symptom presents again please contact us and we can assess the drainline, as sometimes a bad vent can lead to slow backups. Installed a Moen Flo automatic leak detection and shut off valve. I helped Ms. Tracy set up the unit. Removed leaking gas line and replaced with tracpipe from shut off to hvac unit in basement. No further gas leaks found. Notes for insurance provider: We have installed a Moen Flo automatic leak detection and shut off device. This unit has been correctly installed and calibrated, and is active.
Customer needed water heater replacement. After thorough evaluation, found pressure to also be high at 105 psi. Gave options for replacement on heater and PRV. After agreement, install installed Rheem 50 gallon gas, water heater and new PRV in crawlspace. Turned on water and checked for leaks and proper function. Pressure is now set at 60 psi. Informed customer about potential airlines after running water to remove as much air as possible.

For this customer, the main complaint was the shower drain in the basement was clogged anytime that you’d run water. It would just back up so therefore, I took a look at it rent some water to see what would happen and yes, it backed up the customer had tried to use their snake, Little household one from the hardware store. I knew that one wasn’t gonna work so I recommended that we use a foot shaft to clean and clear that pipe the pipes underneath. The ground are all cast-iron from what I can see majority of the house has been re-piped and PVC, but the basement drain lines are all cast-iron. Additionally, we were able to snake it with the flex shaft and clean and clear everything that was inside of it. The black sludge that came out of it is just part of the age of the pipe and the buildup that it creates over the time the red snake in the photo has chains on the end of it, which is able to grab and pull whatever the issue is, I was able to clean and clear the piping thoroughly with the
