Upon arrival customer stated they were getting sewer smell in the kitchen, basement kitchen, and master bedroom. Gave customer estimate to run camera through cleanout. Customer approved estimate. Was able to push a glob of grease all the way out to the city. Informed customer that the studor vent in kitchen would need to be replaced due to not draining properly and allowing sewer smell through. Gave customer estimate to replace the studor vent. Customer approved estimate. Installed new studor and the sink is draining properly with no smell of sewer. Also informed customer that the master shower drain had a lot of hair and hair products stuck in drain to walls and drain grate. Gave customer estimate to run flex shaft to clean the drain. Customer approved estimate. The master shower drain is now draining properly with no hair or hair products in the drain. Tested all systems and all systems are draining working properly.

Found downstairs half bath toilet, not flushing fully. Found fill valve and flapper in working condition. Ran auger to clear soft blockage. Tested with paper approximately 10 times. No leaks or failures at time of service.

Upon arrival customer wanted half the sewer line repiped. I cut out the old cast iron. Installed new 2 in drain for kitchen to a 4 inch by 2 inch wye. Installed new 4 inch by 4 inch wye for the bathrooms on second floor. Installed new 4 inch by 3 inch wye to catch the vent. Also installed new flange and reset toilet with new Jonny bolts and wax ring. Tested system and system is working properly with no leaks or issues.

Homeowner was experiencing fluctuation in the water pressure. found expansion tank was full of water and the PRV is about 11 years old. Replaced PRV with a new full port three-quarter ball valve and replaced expansion tank with mount on side of water heater tested with no leaks or failures at time of service

Found washing machine drain was not keeping up with flow of the washing machine. Found major buildup in 2 inch cast-iron line in the crawlspace cut out approximately 7 feet of 2 inch cast iron and installed a new washing machine box with standpipe and new trap tested machine on drain and spin cycle three times with no back ups at time of service

Installed flush valve and replace Kohler flapper gasket, replace threaded female service stop added new 12 inch metal supply line tested everything is working as intended

Replace kitchen basket, strainers, and redo, tubular work underneath kitchen sink, thoroughly checked for leaks, furnish and install toilet, replace wax ring, toilet bolts, and new supply line. Replace whole house shut off valve and prv Performed work mentioned above thoroughly tested everything for leaks set pressure at 65 psi (Due to the age of the plumbing system, we cannot guarantee that when we pull toilet, the flange will be in good working order if the flange is broken and or installed improperly, we will need to cut and replace this will incur extra charge. However, we will discuss with homeowner before proceeding.)

Customer stated that there was leak coming from tub to living room down below. Cut open Sheetrock to diagnose issue. Didn’t notice any leaking from down below but did find tub diverter and cartridge were leaking. Replace cartridge and diverter and tested. No leaks were present at time of departure and everything was working properly. Cleaned up work area.

Upon arrival customer stated that they were having someone out to look at their grill and just needed to make sure it was getting gas. Gave customer estimate to make sure it was getting gas. Customer approved estimate. Took quick connect off gas line and turned gas on to make sure it was working. It was working properly and informed customer that the ignition sensor was bad and need to be replaced on the grill. Tested connection and connection had no leaks and got the grill to fire up with a lighter. Also left estimate to replace a customer supplied kitchen faucet.

Upon arrival customer stated that clogged drain cleared itself self. Customer still wanted me to check and make sure everything was draining properly. I filled it up and drained it a couple times and everything drained properly. Customer also wanted estimate to replace shower trim out. Also customer wanted an estimate for a new customer supplied toilet. While looking at the water heater noticed the thermal expansion tank as failed and full with water. Left customer with estimate to replace it.

Rearranged dedicated recirculating line and secured new pump. Furnish and install new 4.8 gallon thermal expansion tank and secured. Pressurized system slowly tested for leaks and insured most air was bled out of system and recirculating line.

Upon arrival customer wanted estimate to move washing machine box and add a vanity. We would have to open the floors up in the room were it is going in order to run new drain lines and water lines. Sheetrock would have to be cut to run vents into attic. Would have to go through two closets wall in order to tie into 4 inch sewer line in the basement. Also the water lines would run up the two closet's as well. Customer said he would think about and would call us back.

Ran mechanized snake through wasting overflow to break blockage. Ran water for approximately 10 minutes with no backup occurring whatsoever. There is no warranty on drain clearing.

Upon arrival customer wanted a low flow inspection. Gave customer estimate. Customer approved estimate. I went through the home making sure every fixture and toilet were low flow and everything fixture and toilets were low flow. Informed customer the office would send letter via email within 24 to 48 hours.

Shut down water to home and drain down potable water system. Shut off tankless units and recirculating pump. Cut 3/4 inch line and install Tee fitting and run 1/2 inch line through floor and wall from crawl space to kitchen. Cut drywall, Install ice maker box in wall and secure. Pressurize system slowly and test for leaks.

Upon arrival customer stated the garbage disposal was not draining. Tried running garbage disposal and it would not turn on. Gave customer estimate to replace garbage disposal. Customer approved estimate. Installed new garbage disposal. Tested system and system is working with no leaks.

Plumbing

Customer had another plumber tell him there was a drain stopper/plunger that broke off the rod and was inside the pipe. We ran tiny camera, it wasn’t in there. Found access through a vent into the wall, cut out trap, snaked out line and cleared soap scum build up. Reinstalled trap. Restored service to the tub. No further issue at this time.

Water rapair

Tankless water heater

Upon arrival customer wanted an estimate to replace the electric water heater Customer also wanted estimate to change electric water heater to gas. Customer approved the estimate to replace the electric water heater. Installed new ball valve, new thermal extension tank, new drain pan ,and new 50 gallon water heater. Tested all systems and all systems up and running with no leaks.

Replaced a single unit drinking fountain with new one

Customer stated that shower upstairs in the guest bedroom wasn’t getting hot, but the sink in there was. Diagnosed issue and adjusted the guard on shower cartridge. Tested shower and now shower is getting as hot as the sink. Also took a look at heaters and checked water pressure. Will need to talk to Tim and come up with estimate to replace two water heaters in basement.

Removed old water heater and hauled off heater. Replaced with new 50 gallon gas heater with new full port ball valve, expansion tank, and bracket. Replaced 3/4 PRV in the crawlspace with new full port ball valve for main house water shut off. Tested for leaks, no leaks present at time of departure. Set water pressure to 60psi.
