Called out today due to an issue with an upstairs bathroom tub/shower valve that was making a knocking noise when turned to hot all the way. It was an old American standard about 20 yrs old. Checked water pressure and it was 100 psi which is higher than safe range of 50-79 psi. High water pressure will cause just about any issue one can have on the plumbing System. First, we replaced the failed pressure reducing valve with new of same model, and installed new ball valve shutoff for customers reliable use in future. We also replaced the shower cartridge, but after turning water back on to test, it did not fix the issue. Client ordered new tub/shower valve and trim and we went and picked it up, then returned to cut the Sheetrock behind and install it. After installation of valve and trim and after testing, cleaned up our mess and caulked around the new trim. Call for cold water always being hot. I arrived and met with Mr. And Mrs. Young. Mr. Young states that the cold water is always hot at nearly every fixture. When testing fixtures I found that most of them were extremely hot on the hot and cold side. In September of 2025 Chen plumbing performed some work, which included replacing a water heater, and the addition of a recirculating pump. The pump was installed with a crossover tee in the master bathroom. Pump is functioning correctly. Difficulties in assessing issue: Spray foam is sprayed throughout home. The home is also old enough to that there have been many repairs and changes, and I am unable to see everything. Customer had a main stoppage on her sewer line in the yard. Attempted to run camera first and was unable to obtain visibility due to the nature of the blockage. Ran a sewer machine to cut out the roots. Reinspected the line with the camera and found a large root intrusion at the tap. Recommended digging and repair the section and installing a cleanout for the city to inspect where a utility went through the 6 inch line further down. Installed a popper for the cleanout in the meantime.

Call for kitchen sink backup. Ms. Paula states that they had an issue recently with the dishwasher and the disposal. The disposal had debris (described as popsicle stick bits, or slivers of wood). Shortly after Ms. Paula found suds and bubbles in the dishwasher in the bottom. An appliance repair person helped clean and cycle it, and no further issues were identified. The sink was draining fine today, but Ms. Paula was concerned and wanted us to look at it. Inspection findings: double basin sink, dedicated p trap for EFT side, and right side has disposal and dishwasher on one trip. Drains are pvc, and pvc persists in basement for 20-25 feet before transitioning to cast iron. I ran water in sink for several minutes. Disposal is working. Filled sink up and drained, then filled both sinks halfway and drained simultaneously. Studor vent present under sink, and main vent within ten feet in basement. Customer called us out due to a leaking valve at the washing machine, box and requested the dishwasher be unhooked to allow an electrician to pull it at a later date. Options were provided to replace both valves at the washing machine box and customer then approved. Customer was informed that sheet rock would need to be cut to complete the repair and acknowledge that sheet rock repair is not included. We replaced both washing machine box. Dishwasher was safely unhooked with no issues ,existing two way stop that fed dishwasher was removed and one-way stop was added to restore water to sink. All work was thoroughly tested. System is functioning properly at this time.

Call for water heater estimate. Arrived and met with Ms. Jackie. She is getting ready to sell the home and would like estimates for the water heater replacement. I inspected the water heater and found it to be. 40 gallon gas unit. There are several existing issues (which will be addressed with the new installation). They are: thermal expansion tank is waterlogged and pushing down on hot out pipes, it is also unsecured and held on only by sharkbite fittings. The exhaust vent is rusted and unsecured in some places. Shut off valve does not feel like it will function adequately. Pressure regulating valve is located behind the water heater and has a stamped date indicating it is over 40 years old. When checking the main building shut off I found an antiquated pressure regulating valve here as well. Sewer smell upon arrival. Customer stated he had a rat chew through the Sheetrock and found an uncapped vent line in the basement. Customer put a cap on the sewer line. Informed customer we could run a smoke test to make sure no other lines were uncapped. Gave customer estimate, customer declined

Return to install whole house water filtration system. Rerouted waterlines to accommodate halo h2 zero carbon whole house water filtration system. Installed system with redundant bypass assembly near filter. I have walked through how to bypass, and what to expect with the filter. During this trip I also replaced the thermal expansion tank, installed a mounting bracket, and adjusted waterlines to accommodate tank bracket. Ms. Lila has joined our maintenance program, and I have performed her annual flush today as part of that maintenance plan. While flushing I had to reconfigure the hot out line, as it was installed in such a way that made it impossible to attach flush hoses. I replaced the condensate drain line, which had two brass fittings installed. New line is all plastic as required for this unit, While on site I also pointed out a dripping hvac exhaust line. Unit was replaced yesterday, and Ms. Lila has contacted the hvac company to return and correct the issue. No other issues

Customer had another company out and they opened the ceiling but couldn’t find the leak. Client called us out due to their master bathroom toilet handle being broken off. It was just an old and corroded toilet handle. We installed new chrome toilet handle then tested. Client is satisfied. 1 yr warranty

Called out today due to customer having a burst copper pipe in garage. It was on the line feeding that back hose connection. We got that 3’ section of copper cut out, added ball valve shutoff then repaired the leak and turned water to home back on with new ball valve shutoff. Turned ball valve on to test, and heard spraying. Our repair was fine but below there was a tee for the irrigation line to tie into that was pvc and had split further down. Client doesn’t use and said to cap it. Home water pressure perfect at 55 psi.

Leak in yard upon arrival. Customer stated he noticed water coming out of the crack in his driveway. After digging up at meter found 3/4 copper line. Informed customer we could repair the line by busting up the driveway or we could replace the entire line with a new 1 inch line. Gave customer estimates, customer declined estimate at this time

Replaced 3 inch p trap and ran water for 5 minutes down it to check for leaks. No leaks upon departure. Set drain below the floor because the superintendent is replacing the tile with vinyl.

Customer had air continuing to come out randomly from her fixtures. We returned and found the previous water heater piping was crossed even though at first glance all of the piping looked correct. We cut out the lines and crossed them to the correct orientation. No further issue.

Customer contacted us due to leak in the water heater area. Upon arrival, we identified active leak at the temperature and pressure relief discharge line .after evaluation, water pressure was tested and found to be extremely high at approximately 130 psi. Due to the unsafe pressure levels and the age of the existing 50 gallon water heater, we recommend installing two pressure reducing valves to properly regulate incoming water pressure. We also recommend replacing the existing water heater, correcting improperly, installed thermal expansion tank piping, and reworking associated piping as needed to prevent future leaks and to facilitate maintenance in the future.
