Use snake to attempt to clear out blockage in laundry line. This will be the first step. Customer stated that laundry drain was backing up. Ran cycle and almost immediately drained backed up . Recommended running a snake through drain and customer agreed . Ran snake through wash machine drain about 25 feet out. Afterwards ran multiple cycles and also put lots of water through drain and didn’t notice any more backing up. Cleaned up work area. Chen plumbing doesn’t warranty drain cleaning

Replaced a 3” toilet flapper

Call for leak from shower head. Arrived and inspected shower head. Ms. Tariq states that the drip has started about 1 week ago, and has gotten worse. They have been in the home approximately one year. I checked the water pressure at the water heater, and found pressure to read at ~55psi at 1pm. While checking pressure, I noticed that there were rust and leak signs on the side of the water heater. I checked this out and found no active leak. It appears that the leak was likely from a previous thermal expansion tank. The pressure regulating valve has been replaced within the last year. My findings lead me to believe that the pressure regulating valve has been bad for some time (Ms. Tariq states that it was covered over behind finished drywall). With a bad pressure regulating valve, the prior thermal expansion tank above the water heater failed, and at some point after the bladder ruptured it rusted through and leaks for a significant amount of time (based on rust deposits on top of

Price is to furnish and install a new wall hung toilet and reconnect to the existing carrier and flush valve with a new wax ring. Auger urinal as a starting point, and replace vacuum breaker in leaking Sloan flush valve. *if there are any issues with the carrier then additional pricing will have to be given to correctly and safely mount the new toilet **additional pricing will need to be given to pull the clogged urinal is augering doesn’t work Summary of Work: Replaced wall mounted toilet that was leaking from the bottom in the back warehouse women’s restroom. Old toilet was cracked and couldn’t be safely reset. Was able to set the new toilet and stop the leak from the carrier. If any future leaks occur there may need to be modifications to the carrier. Replaced vaccum breaker on leaking Sloan valve at front men’s warehouse restroom. Augured men’s urinal to allow flushing in rear men’s restroom. Tested all work to ensure proper function and no leaks. None were found.

Located valve for the ice and opened it as it was closed. Replaced filters for the whole house filtration. Left quote to flush the tankless water heaters.

Call for leaking bathroom faucet. Arrived and spoke with Ms. Tracey. She states that the faucet was dripping, and she replaced the hot and cold stems with new brass stems. After, the faucet dripping was significantly reduced, but not completely. I evaluated the plumbing system and found the following: Pressure regulating valve has failed. Pressure reads over 90psi at ~9am. Prv manufactured 2002. Water heater is from 2004, electric. Copper waterlines throughout. Shut off valves are old multi turn style valves. Rubber and scale buildup in aerator. Replaced pressure regulating valve and shut off for main waterline. Removed failing end stop shut off valves for faucet (right side master), and installed two new quarter turn valves. Cleaned debris from both stems, and a small amount from aerator. Left side aerator already clean. Pressurized system and checked for function and leaks. Discussed all work with Ms. Tracey, cleaned all work spaces.

Customer supplied PRV, copper repair, adjust faucet deck height, minor black iron repair for grill. Customer supplied PRV was missing the gasket. Homeowner left to get new gasket and said he could install and turn the water back on so we didnt have to wait around.

Cut out about 30 feet of old cast-iron pipe and replace with PVC. Also under kitchen sink drill new hole to bring new pipe up and cap off old pipe. Rework under kitchen sink and install Studer vent. Cut out section of cast-iron and replaced with PVC and also reworked under kitchen sink. Tested by running lots of water through pipe and no leaks were present at this time. Cleaned up work area.

Customer had a leaking garbage disposal and a leak under cabinet in the backyard grilling area. The disposal was replaced. Tested to ensure proper function and no leaks. The drain in the backyard was eaten by rats. The drain is hooked into the French drain system improperly with a drain hose and a fernco with no trap. No coreect options for repairs can be given at this time for the leaking drain that would meet code requirements.

Customer had a usual water usage of around 700 gallons. Water bill for October was around 2400 gallons. Observed the water meter at the curb and recorded under static pressure for 60 seconds and had no water pass through the meter. Checked all three toilets and the t&p and nothing was running. Informed customer before any additional diagnostics are done, that the city should inspect the meter read. Ran a faucet to confirm the meter was registering flow and it is. If we need to return after we can perform further diagnostics. Water heater is almost 10 years old. Replacement by summon of next year is recommended.

Customer had a broken aqua piston on the master bathrooms toilet. This was the only toilet that hasn’t been rebuilt. Rebuilt the toilet and tested for proper function and no leaks. None were found. House pressure at 50 psi.

Returned and swapped existing 50 gallon power vent water heater for another 50 gallon power vent water heater. Reconnected the existing gas, water, vent, and t&p line. Tested all work to ensure proper function and no leaks. Customer had water under cabinets in the kitchen. Opened the bottom cover for the dishwasher and found a leak on the diswasher. Recommended Reliable Restoration to inspect how much water is under the cabinets.

Checked water pressure found at 140 psi , we installed 1 inch dual high pressure Prv and standard Prv today , set pressure at 60 psi after .

Fixed dropped master bathroom sink

Invoice for replacing the failed 1” ball valve on copper in crawl space. This valve is an isolation valve, to avoid having to shutoff the entire complex. We cut it out, and replaced with new 1” pro press ball valve and fittings. Discounted the repair a good bit, as we do understand this was an unforeseen repair. Turning the valve on and off is its job and normal standard operation.

Came out today to replace the old and leaking 30 gal nat gas water heater with new AO SMITH thin diameter water heater due to the location of the unit in the laundry room. Added new ball valve shutoff, new properly supported thermal expansion tank, new gas shutoff, and new coated gas flex per code. Capped the pan line, as there is nowhere to run a drain line to. Reconnected the t&p relief line that goes through the floor with cpvc pipe and fittings. Once we got water turned back on, filled up new unit, got all air out then lit the water heater. Everything all good and no leaks. 6 yr manufacture warranty 2 yr parts and labor through us.

Customer had a Rinnai tankless installed outdoors two years ago. The customer experienced an electrical surge recently and had electrical work done. The tankless is running hot to cold all throughout the house. Informed customer that electrical issues are unlikely since there are no error codes. Informed customer the first step is to flush the unit to get rid of unwanted debris buildup that can be affecting unit function. Did a monometer reading. Inh20 reading is in the correct range for the unit. Found no additional cold runs after running hot water for 5 consecutive minutes. Made customer aware that if the issue shows up again it is likely due to a cross connection and diagnosing that will be the next step. Also pointed out that there isn’t a full port gas shutoff and a street 90 restricting the flow of the gas and that can also be a contributing factor.

Customer had both sinks in the master bath draining incredibly slowly. Children’s sink on the opposing wall was backing up into the master sinks. Did a combination of snaking the drain in combination with a drain solvent. Made customer aware that due to the nature of stoppages and the unknown material of pipe in the wall, that there is no warranty on drain cleaning services. All three sinks are draining properly now with no issue.

Quoted work complete. When supply lines were replaced we found that the faucet also has a break in the utility room. Install tankless water heater and dedicated recirculating line (list as misc task on estimate) to master bedroom. Cap and move existing tank water heater out of the way in the crawlspace area, as there is no feasible way to remove the unit. Billy is not happy with the condensate line routing, as he has plans to finish and utilize area inside basement with water heater. Will return to reroute condensate line at no charge when we also return to install garage faucet once ordered.

Remove existing water heater and haul away. Furnish and install new 50 gallon gas water heater with new thermal expansion tank and tank shut off. Also installed drip pan under heater. Also furnish and install new three-quarter inch PRV. Tested and no leaks were present at this time. Set water pressure to about 60 to 65 psi. Cleaned up work area.

Client called us out due to old cast iron sewer piping underground backing up into the home. We have jetted this line 2 times in the last year and a half. We put camera in and got about 35 ft out. Located it in same spot as victor last time underneath the homes back deck, marked with black tape. We proceeded to run the jetter down the same clean out in order to get some relief for client, but still could not get past that same point. Will return Friday with hunter to get a scope and game plan to get this sewer line issue taken care of for good. Will credit back today off of the future repair on sewer line.

Replaced customer supplied kitchen faucet

Came out for kitchen sink not draining. Sink was backing up when water was ran. Checked AAV to make sure it was working fine, no problem. Received approval to snake. Ran flex shaft and tub gun down the line multiple times. Could not clear line. Had to go get bigger mainline flex shaft and come back. Returned and put down tarping and large trashcan under cleanout in basement. Ran mainline flex shaft down drain and had LOTS of grease come out the cleanout and go down the line. Massive chunks of solid grease. We restored flow to the drain and camera’d to ensure no issues. Found that the piping servicing the kitchen sink was replaced in 2012. 20’ run of 3” pipe is completely flat. This allowed grease to build up over 20 years. Left quote to replace the piping. Recommended they treat the drain with a liquid drain cleaner periodically. No further issue at this time.

Upstairs removed two toilets and hauled away. Installed customer supplied toilets and tested. No leaks were present at this time so caulked around bases of toilets. Downstairs kitchen sink there was a leak on basket strainer, so went ahead and replaced basket strainer and tested. No leaks were present. Repaired hose bib in front of the home and tested. No leaks, surprised at this time, but there is no warranty on hose bib repair. Also no warranty on customer supplied parts. Cleaned up work area.

we are called out because water was still running even after the water was turned off when we arrived. We noticed water bubbling up in several spots, which suggested the issue was likely with the counties waterline not the home plumbing. We explained this to the customer and they understood the situation. Could I get water pressure at this time due to bad leak on country side.
