Today we replaced a 50 gal gas power vent water heater with 75 gallon Rheem pro gas power vent heater , pan ,5 gal expansion tank , also installed Grundfos comfort recirculating pump . We also replaced main water shut off valve , installed 1” propress ball valve , prv and Flo by Meon system.

Diagnosed leak near area we performed work previous visit. We previously installed a new garbage disposal and upon arrival today found other side basket strainer leaking. Appears to be leaking from wear and tear. Replaced leaking basket strainer with new basket strainer and tested for proper operation. No additional leaks found. Cleaned work space.

Camera scope through clean out to inspect the sewer line I used the ridgid see snake to scope the main, sewer line from the clean out, the homeowner is selling the home and needed this inspection done as it was a part of selling the home. The buyers wanted to make sure that the sewer line was cleared from Any tree roots and or breaks in the sewer line. At this time there are no breaks in the inside of the pipe, the clean out cap is broken but can easily be fixed. The tree at the front of the home does not need to but cut down, unless it is a safety risk for the house. There are no found issues with the sewer line at the time of service.

Leak at irrigation box in the front of the home , dug up found main irrigation shut off valve is broken but we turned off with a channel lock , get house water back on . Left area open , customer said may call irrigation repair company for doing this repair

Found house has low water volume due to galvanized water service. Also found leak on kitchen sink faucet. When trying to shut faucet off stop valve started leaking. Replaced water service from water meter to crawl space. Installed new whole house shut off and Prv. Replaced kitchen sink faucet with new Kohler faucet. Installed soap pump and stop valves for kitchen sink faucet as a courtesy.

Hose Bibb leaking upon arrival. Customer stated she is just now using her hose Bibb since the winter and she noticed water coming from behind it. After looking informed customer her hose Bibb cracked on the backside and is spraying out water when it’s turned on. Informed customer she had a freeze proof hose Bibb and we could go back with that style or replace it with a traditional style while adding a shutoff. Customer stated she wanted to go with the regular one due to the price being cheaper. Gave customer estimate, customer approved estimate. Installed new hose Bibb with a new quarter turn ball valve and labeled ball valve in crawlspace. Due to the size hole that they drilled when the house was built I had to caulk the inside of the brick to fill in the gap. Informed customer not to use hose Bibb for a minimum of 24 hours to allow caulk to sit up and dry. Turned water back on to check for leaks and found no leaks. Call for shower dripping, slow draining tub, and slow draining kitchen sink. Arrived and met with Mary. Mary states that the three handle hallway shower drips a little, and also drips from the hot side handle. The tub drains slow, and the kitchen drains a little slow sometimes. Inspection findings: We went with Mary to the basement to locate and identify the main water shut off. This shut off serves an entire building and requires 48 hour notice to shut down. Water heater is a Bradford white electric unit with no signs of wear. Kitchen sink does drain slow when debris catching strainer is in sink drain, but flows freely without it. Tub drain switch appears to be activating ok, and not obstruction waste and overflow. Cast iron drain and brass waste and overflow are likely holding on to hair and debris. Call for several issues and a customer service concern.\Arrived and met with Anna on site. She stated the following concerns: Previous visit with Eric Valdezwas handled poorly. Eric mistakenly repaired the incorrect p trap for a shower drain problem. HE then promised to refund or credit that fee on a return trip that was not scheduled or completed. The garage/apartment behind the home has several concerns. Leaks and burst pipes in two locations), and a sewer escape in the ceiling. Ms. Anna walked me through the home, basement, apartment and garage, and back entertainment area. Inspection revealed the following: At least three large holes burst from frozen weather. Two near the shut off, one near the hose. -Sewer escape under tub, likely secondary symptom of backup on sewer line. Break by p trap, and crumbling pipe between final fitting and main termination. -Water heater has three possible leak locations, an inoperable gas control valve, and no thermal expansion tank. Customer wanted a quote for reverse osmosis system under sink. Will be install installing system on shelving in basement underneath kitchen area. Customer will be getting other quote before making final decision.

Customer wanting sewer line camera ran to make sure there were no issues on a house he is buying, informed customer we could run the camera from the sewer line out front to the city’s tap. Gave customer estimate customer approved estimate. Ran camera 45 ft out to the city’s tap. At 9 ft outside the house the sewer line transitions from pvc to an old concrete sewer line. I did not see any issues with the sewer line, has proper flow and no root intrusion. Sewer line is flowing and working properly upon departure

Customer had toilet on second floor in boys bathroom stopped up, ran water and surrounding areas to ensure that toilet was only issued drain. After thorough evaluation, also found pressure to be high. Gave Customer options for repair/replacements. Current woman at home only able to approve for clearing toilet unable to get homeowner on phone.

Customer has diverter on tub leaking through hand sprayer. Removed spout in attempt to repair washer/rubbers on faucet due to part not being on hand. Unable to do repair will need to access from below and have correct parts available. Will return once Customer has parts ordered.

Diagnosed sewer ejection pump not working. Found pump to be nearly 15 years old. Pulled old pump and found no weep hole and also found check valve had failed and lodged flap shut possibly causing pump failure. Installed new zoller sewer ejection pump with new piping and weep hole as well as new check valve. Tested pump and everything is working properly with no leaks. As courtesy replaced washer in backyard hose faucet. Signed up for win with Chen.

Hose Bibb repair For this customer, he had a Silcock that wanted to be repaired rather than replaced he didn’t want to disturb the drywall in his basement so therefore we attempted to do a repair today on his Silcock. Once the repair was initiated, the repair is complete and there are no leaks. I took a video before and after showing where the leak was present and there is no further leak at this time the water pressure is at 60 psi, additionally took a look at his water heaters Home Depot had installed both units. Additionally, I had mentioned the win with Chen membership and how he should become a member with us to get that plan started. He said he had to talk it over with the spouse at this time. The repair is complete and there are no leaks. I also had mentioned to the weird connection below PRV on the main service line out one from Black Polly to a flow control to CPVC back in copper recommended at some point to convert it to black poly to just copper due to the fact that cpvc g

Price is to furnish and install new 40 gas water heater to replace the leaking 40 gas that is installed. Customer approved work. Replaced the gas line, pan, and water heater. Installed thermal expansion tank since the system didn’t have one. Tested all work to ensure proper function and no leaks. None were found.

Customer had kitchen faucet with low pressure to fixture and small drip coming from toilet tank in upstairs bathroom after throughout, evaluation gave customer options for repair/replacements. After replacement of customer supplied kitchen faucet and customer supplied toilet, checked all areas of work for leaks and proper function.

Diagnosed slow drain. Took apart trap and cleaned hair and build up. Also ran small snake and cleared lavatory drain in hall bathroom. Tested All work and drain has good flow and no leaks. Left estimate for cartridge replacement for same faucet.

Came out for a back up. We have done multiple repairs to this sewer line in the past. Opened the cleanout and found it was holding water. Ran snake and cleared blockage. Camera’d the line and found a root intrusion next to the massive tree in the front yard. Customer elected to jet the line and trim the roots back for the time being. Was able to reduce the root intrusion down to a 30% reduction in pipe size and cut all of the roots out that were covering the bottom of the pipe. Roots were too thick to trim back any further after over 10 attempts to do so at 4000 psi. Left quote to replace the remaining cast iron inside the home and redo the main sewer line down to the city main. Recommended the customer have that large tree removed and then we can come back and reassess the sewer line to quote possible replace around 20’ outside the home to remove the break in the cast iron. Will be difficult to do currently due to proximity of the large tree and the gas service line. Sewer line drops

Customer had a garbage disposal that was leaking. Noted to customer that an S trap was present below the sink and doesn’t meet code requirements for the drain. During safety check found that there was two water heaters in parallel. An electric heater for 1999 and a gas water heater from 2023. Recommendations for customer is to replace the garbage disposal, install proper venting for the kitchen drain, and remove the water heater that is 27 years old. The house is a 3 bath house and 50 gallons heater via a gas water heater is sufficient for the home. Customer approved all work but not the membership. Replaced the garbage disposal and install an air admittance valve. Removed the electric heater in the basement and capped the old lines. Made customer aware that the electric heater didn’t have a dedicated breaker. It was labeled under the two pole breaker for the furnace in the box.
