Replaced a cracked toilet ( tank ) with a western elongated toilet , reinstalled bidet seat attachment back .

Found water heater in crawl space leaking. Found water pressure at over 100 psi. Replaced water heater in crawl space with new 50 gallon gas set in new water heater pan and new thermal expansion tank. Replace Prv in crawl space and left pressure at 65 psi. Tested and left everything in good working order.

Came out for a tub that was backing up. Customer directed me to the hall bathroom tub that another technician with Chen Plumbing had snaked 3 months ago. Customer already had the tub stopper removed upon arrival. I ran water in the tub and found it was very slow to drain. Received approval to snake the tub. Ran tub gun down the drain roughly 10’. This appeared to restore flow to the tub which I showed to the homeowner. Reinstalled the tub stopper and trim and tested and found the drain started slowing down again. Removed the tub stopper and the tub once again was draining very slowly. Ran the snake 25’ down the line and could not restore flow to the drain. Tub is now draining very slowly. Explained to the homeowners what was occurring, which they were familiar with as they had to replace their drain in their master tub with us a year ago. Left quote to replace the drain once they are ready. They are unsure at this time when they would like to move forward with the repair work as it is

Customer stated that there was leaking cast iron piping in crawlspace. Found that kitchen and laundry drain line was leaking. Gave customer options on repairs and customer wanted to get all cast iron piping replaced. Went ahead and removed all visible cast iron piping and replaced with pvc. Reworked piping for bathroom groups and also for kitchen. Brought new pipe up under kitchen sink and reworked drain. Also installed studor vent under sink. Tested all work and no leaks present at this time. Cleaned up work area. Will return to install new sewer and water line.

Install a new hose Bibb from the ground Will need to dig and replace pipe in the ground For this customer I had to dig up a hose bib that was coming out of the ground due to it being corroded from the galvanized piping. The galvanized piping went from galvanized to PVC in the ground so I had to dig it up given that there was no space for where the issue lied. I had to go into the fountain in order to fix the issue, considering that I had to go into the fountain everything for me got wet not a big deal I wanted to get the job completed and installed correctly. I gave the the recommendation to do a yard hydrant however, the customer didn’t want to go that route, so therefore we went with the same style of set up that they currently have and replaced. The galvanized with copper piping, went from PVC with a metal adapter to a street 90 to make the connection and the repair that the landscape waiver signed. Customer has a Rinnai tankless unit that was installed around 6 years ago. The tankless has been sounding an alarm with a 70 on the screen every morning. Didn’t see code 70 in the history. Informed the customer that if it is a code 70 and we can replicate its occurrence again, then the PCB will have to be replaced. As an initial step, the unit was flushed since it has no history of service. Cleaned the intake screen for the exhaust and the intake screen for the water. Checked inside the house for any signs of loose wiring or leaks. Made sure customer understood that was a first step and if the issue persists, or additional issues occur, I will give other pricing to diagnose or repair the issues. Replaced prv due to high house pressure. Tested all work to ensure proper function and no leaks.

Use closet auger to remove and clear blockage in the toilet For this customer, they have a Airbnb and one of the guests had clogged the toilet. I looked at all three toilets that were in the house to make sure that it wasn’t a mainline blockage and took a look around the house to find a clean out however I could not find a clean out, but I ran some water and the toilet didn’t bubble or indicate that it would be bubbling. It was pretty gross. It was on the toilet and it was staining the bowl so as a result, I use my closet auger to push the Debris past the toilet, so it would clear the toilet following that it would be able to flush, however, to save the homeowner some money and put new tenants in I clean the toilet and disinfected everything so it looks like it never happened at this time. The customer is all set. The line is cleaning clear Following that flushed a few times to make sure it was clear no further blockage at this point thank you for calling Chen plumbing.

Fix pex pipe behind shower Win with Chen For this customer they had a sudden pipe break behind the wall, as result replaced the section and the water back on. I put in the proper supports that were needed. No leak after install. Checked toilet flush issue , and quoted water heater and expansion tank replacement

Customer called us out for a clog in master bathroom drain line, after doing evaluation we determined the cause to be improper pipe installation gave customer price to re-pipe as well as two unclogged sewer line customer approved both quotes unclogged line and ran water to ensure line was indeed unclogged line is good to go for now. Inform customer not to use master bathroom Until we re-pipe on Wednesday.

Came out for inspection. Flushed water heater. Filled out inspection check list. Found some supply lines that are not leaking that we recommend due to the material used. Master bathroom shower drain is heavily restricted with build up and needs to be snaked. Kitchen sink right side is slow to drain with build up. Left quote to correct this as well. Did not camera sewer line as there’s only a one way cleanout in the driveway that has 3’ of pipe before it hits the 6” city cleanout and drops 15’ deep.

Install a new gas hook up for a grill. Install a 90 following a close nipple, install a tee, with two new shut off valves With two quick connections Following that I would spray paint the pipes in grey paint For this job, I installed a new gas system for a add on the customer is getting before they had a close nipple and a shut off valve that was broken tied onto a quick connect so therefore, I recommended to do a street 90 with a T following that had a secondary shut off valve so therefore we installed two brand new shut off valves All in half inch brought the tea up so the customer can get the quick connect installed by Ace Hardware wasn’t sure what size the grill quick connect was so therefore I left the 3/8 line on threaded but attached to the black iron in case it is half inch everything is all tightened secure. There are no gas leaks once I was done. I put paper and painters tape on the wall so I wouldn’t get spray paint on it to complete the install use gray rust oleum paint

Shut off water to home and drain system. Remove current regulator reading 93psi. Install new pressure regulator and set pressure to 65psi. In powder room rebuild toilet with new fill valve, flapper, and toilet supply line. Test all work for proper operation. Clean work space

Repaired hose bib on right side of house due to constantly running. No warranty on repair.

Returned and uninstalled the water heater. Capped after the ball valve on the cold line and put a temporary cap on the incoming hot line. Put water heater in laundry closet per customer request. Shut power off to the heater in the breaker box and put safety wire nuts over the electrical connections. This is trip 1 of 2. Will return for quoted price to reinstall the heater.

Customer had a circulating pump making noise. Gave customer option for replacement with membership. Went to supply house to pick up pump installed pump and checked for leaks and proper function.

Customer will Trench 22 foot line install a new dvca backflow with a meter box install back into the meter box For this job, the customer trenched a straight line from the irrigation meter box to the waterline where it splits into the meter box and the main feed for the house. I installed a new dual checked valve assembly in the ground after the water meter for the irrigation system, and I used pecks fittings to make the repair and the install installation. All fittings were crimped properly following that I installed all brass fittings caps. The T going to the irrigation system off the main feed following that I tied everything together once everything is crimped and all put together there are no leaks. The customer is all set to use their irrigation system as they wish at this time they are all set backfilled the irrigation box that I put in the CUSTOMER plans on backfilling the rest of the trench at this time. The job is complete.

Call for unusual sounds from water heater. Arrived and met with Matt, who is the HOA president. He showed us the water heater, which serves all three buildings (13 condominiums in total, across three buildings) Matt explained that there has not been any regular maintenance of the water heater or plumbing system as far as he knows. Water heater is from January of 2021. Inspection revealed the following: Water heater is 100 gallon gas unit, from January 2021. Has recirculation system in place with dedicated return line. Copper pipes throughout. One swing check valve downstream of recirc pump. Pressure tested at 55psi. Prv of unknown age. Audible percolation heard during heating cycle. Thermal expansion tank bladder ruptured. Gas lines on main building exposed and unpainted. I discussed findings and concerns with Matt. Notes for Matt and HOA board members. Upon arrival, customer has leak coming from kitchen cast-iron drain. Found multiple spots of leakage on cast-iron pipe. Customer has PVC in crawlspace. Provided customer estimate to replace cast-iron section and tie onto PVC. Customer approved estimate. Replaced approximately 10 feet of cast-iron with PVC. Tied onto existing vent. Tested system, no leaks at departure. Kitchen is draining properly at departure.

Customer had two running toilet and a dripping faucet. Gave customer multiple options for repairs or replacement. Customer opted to repair both toilets and replace the upstairs faucet. Rebuilt the garage level toilet today and customer wants to hold off on other work due to price concerns. Tested all work to ensure proper function and no leaks. #chenplumbing

Found water for cold side of kitchen sink tied to shower head riser. Found drain for kitchen sink tied to drain going up vertically in to ceiling. Recommend installing a fixture pump and reworking water lines.

Came out for issues with a garbage disposal. Arrived and met with homeowner. She showed me a video of water leaking from the bottom of the disposal when the dishwasher was draining. Disposal was 8 years old. Notified her that water leaking from the base of the unit indicated the housing has rusted through and would need to be replaced. Received approval to replace the garbage disposal. Installed new 1/2 hp disposal and tested to ensure proper function and a leak free install. Added a high loop to the dishwasher drain. No further issue at this time.

Looked at job found basement shower draining slow, basement kitchen sink is leaking from basket strainer connection and found saddle valve that needs to be removed and new stop valve installed.

Got a small leak under the toilet tank , dripped to floor , tightened, no more leaks
