Very helpful
Fixed dropped master bathroom sink
Invoice for replacing the failed 1” ball valve on copper in crawl space. This valve is an isolation valve, to avoid having to shutoff the entire complex. We cut it out, and replaced with new 1” pro press ball valve and fittings. Discounted the repair a good bit, as we do understand this was an unforeseen repair. Turning the valve on and off is its job and normal standard operation.
Came out today to replace the old and leaking 30 gal nat gas water heater with new AO SMITH thin diameter water heater due to the location of the unit in the laundry room. Added new ball valve shutoff, new properly supported thermal expansion tank, new gas shutoff, and new coated gas flex per code. Capped the pan line, as there is nowhere to run a drain line to. Reconnected the t&p relief line that goes through the floor with cpvc pipe and fittings. Once we got water turned back on, filled up new unit, got all air out then lit the water heater. Everything all good and no leaks. 6 yr manufacture warranty 2 yr parts and labor through us.
Customer had a Rinnai tankless installed outdoors two years ago. The customer experienced an electrical surge recently and had electrical work done. The tankless is running hot to cold all throughout the house. Informed customer that electrical issues are unlikely since there are no error codes. Informed customer the first step is to flush the unit to get rid of unwanted debris buildup that can be affecting unit function. Did a monometer reading. Inh20 reading is in the correct range for the unit. Found no additional cold runs after running hot water for 5 consecutive minutes. Made customer aware that if the issue shows up again it is likely due to a cross connection and diagnosing that will be the next step. Also pointed out that there isn’t a full port gas shutoff and a street 90 restricting the flow of the gas and that can also be a contributing factor.
Customer had both sinks in the master bath draining incredibly slowly. Children’s sink on the opposing wall was backing up into the master sinks. Did a combination of snaking the drain in combination with a drain solvent. Made customer aware that due to the nature of stoppages and the unknown material of pipe in the wall, that there is no warranty on drain cleaning services. All three sinks are draining properly now with no issue.
Quoted work complete. When supply lines were replaced we found that the faucet also has a break in the utility room. Install tankless water heater and dedicated recirculating line (list as misc task on estimate) to master bedroom. Cap and move existing tank water heater out of the way in the crawlspace area, as there is no feasible way to remove the unit. Billy is not happy with the condensate line routing, as he has plans to finish and utilize area inside basement with water heater. Will return to reroute condensate line at no charge when we also return to install garage faucet once ordered.
Remove existing water heater and haul away. Furnish and install new 50 gallon gas water heater with new thermal expansion tank and tank shut off. Also installed drip pan under heater. Also furnish and install new three-quarter inch PRV. Tested and no leaks were present at this time. Set water pressure to about 60 to 65 psi. Cleaned up work area.
Client called us out due to old cast iron sewer piping underground backing up into the home. We have jetted this line 2 times in the last year and a half. We put camera in and got about 35 ft out. Located it in same spot as victor last time underneath the homes back deck, marked with black tape. We proceeded to run the jetter down the same clean out in order to get some relief for client, but still could not get past that same point. Will return Friday with hunter to get a scope and game plan to get this sewer line issue taken care of for good. Will credit back today off of the future repair on sewer line.
Replaced customer supplied kitchen faucet
Came out for kitchen sink not draining. Sink was backing up when water was ran. Checked AAV to make sure it was working fine, no problem. Received approval to snake. Ran flex shaft and tub gun down the line multiple times. Could not clear line. Had to go get bigger mainline flex shaft and come back. Returned and put down tarping and large trashcan under cleanout in basement. Ran mainline flex shaft down drain and had LOTS of grease come out the cleanout and go down the line. Massive chunks of solid grease. We restored flow to the drain and camera’d to ensure no issues. Found that the piping servicing the kitchen sink was replaced in 2012. 20’ run of 3” pipe is completely flat. This allowed grease to build up over 20 years. Left quote to replace the piping. Recommended they treat the drain with a liquid drain cleaner periodically. No further issue at this time.
Upstairs removed two toilets and hauled away. Installed customer supplied toilets and tested. No leaks were present at this time so caulked around bases of toilets. Downstairs kitchen sink there was a leak on basket strainer, so went ahead and replaced basket strainer and tested. No leaks were present. Repaired hose bib in front of the home and tested. No leaks, surprised at this time, but there is no warranty on hose bib repair. Also no warranty on customer supplied parts. Cleaned up work area.
we are called out because water was still running even after the water was turned off when we arrived. We noticed water bubbling up in several spots, which suggested the issue was likely with the counties waterline not the home plumbing. We explained this to the customer and they understood the situation. Could I get water pressure at this time due to bad leak on country side.

Customer had 11 year old heater and was interested in tankless replacement. Replaced heater with tankless Naiven 240A. Also installed Naiven crossover tee in master bath for recirculation. Made new penetration for vent on new system and capped old vent. After work was complete, checked all areas of work for leaks and proper function.
Installed shut off valve for outside hose bib on right side of house. Replace lift and turn tub drain in hall bathroom. Tested to ensure a leak free install. Left quote for sewage ejection pump and basin lid.
Technician: Shawn (Shawn.bush@chenplumbing.com) Account History: Long-term customer with multiple prior visits by our company Customer Concern Robin contacted us reporting dripping from a couple of faucets and a non-functioning garbage disposal that began shortly after our recent water heater replacement. She was understandably concerned that the new water heater installation may have caused or contributed to these new issues. Findings & Diagnosis Upon arrival, we conducted a thorough inspection of the plumbing system and affected fixtures in this 1925 Atlanta home: Main water service is copper from the city meter into the home (old galvanized piping is present but has been fully abandoned). Pressure-regulating valve (PRV) was replaced by our company in 2024; previous 2010 PRV still on site, confirming normal service life. A properly sized thermal expansion tank was installed by our team during the recent water heater replacement. Water pressure is within normal operating range. Fix
Call for estimates on work in newly purchased home. Discussed concerns with Jamal. Inspection revealed the most immediate issues as the pressure regulating valve, water heater, and two toilets. I have provided an estimate to perform this work.
Call for toilet install. Arrived and spoke with Krista. She states that the hallway bathroom is being remodeled, and they are concerned that the toilet flange may need to be replaced. Krista needs the toilet to be installed immediately. I assessed flange and found that it is a cast iron flange and in good condition. The wax ring still had some paper on it, and no indication that it was making good contact with the old toilet, which I believe is what led to subfloor damage before their remodel. I also noticed a capped hot shut off valve wi5 a drip on it, and a very old cold shut off valve with male threads. Pressure on house is 50 psi (good). Ryan and Krista plan on finishing the bathroom soon, and a Ready have vanity and faucet on site. I installed the new toilet, and left the bottom without caulking as requested. Installed two new quarter turn shut off valves, and left supply lines with faucet in front room.

This visit was to check a water heater leak and install a new water heater. Will continue to use this company for plumbing services.
Return to complete quoted work. Dug up sewer line and waterline in front of house, between house and driveway. Waterline was dug up to install a ball valve, as existing gate valve has a snapped stem and gate does not function. Upon digging, we discovered the main line before the valve is galvanized waterline. After gate valve is copper one inch main pipe. Due to small space and restrictions, I rerouted the waterline to allow the installation of a ball valve, and installed a small box to avoid the valve being buried as the previous valve was. Slowly pressurized main line to pressurize building. Building pressurized over 10-15 minutes. Sewer line was dug up and replaced from near foundation to mainline 3-4 feet deep. We removed an additional section on site because it was so deteriorated that if fell apart during the course of work. New sewer is pvc, and a two way cleanout has been installed. Measurements notes on profile history if required for sewer replacement next year. Dig sit
Customer had smell coming from floor sink that was covered with metal plate and counter top. Cut small hole in bottom of cabinet. Moved out plate. Inserted wing nut to seal floor sink. Put cabinet back to best of ability. Not responsible for any additional cabinet restoration.
Toilet flushometer leaking at the vacuum breaker union. Tried to tighten but it just made the leak worse. Took apart and found the vacuum breaker had a split gasket. We replaced the vacuum breaker. No further issue. Tested multiple times.
Came out for smell coming from upstairs shower. Opened drain and found lots of hair and soap scum building. Bacteria sitting in drain p trap causing odor. Cleaned pipe with wall to wall pipe cleaner and removed all build up. Treated drain with bleach to kill off any remaining bacteria. No further issue at this time.

Came out for high water pressure. Tested and found water pressure was at 132 psi. Received approval to install high pressure and standard double PRV set up, and replace 5 gallon expansion tank. Set new water pressure to 75 psi for regular PRV, 90 psi for high pressure prv. Set expansion tank to 75 psi. Tested to ensure a leak free install. Did have to cut some drywall to make enough space for the prv’s. No further issue at this time.
Client called us out to check out a couple different plumbing issues. The master bath toilet tank was broken, therefore requiring a new toilet. Also, the master bath shower valve was very corroded and old, and a trim piece was missing. We went and picked up the new customer supplied comfort height American standard toilet and came back to install. When old one was pulled up, we discovered the flange was broken. So, we repaired that broken flange with spanner repair flange, then put the new closet bolts and wax seal down. The flange is very unlevel, but we were able to set the new toilet and tighten it down with shims under it to make it sturdy. Also replaced that toilet shutoff valve and supply line. Also installed aftermarket gold handle per request. Caulked around base of toilet leaving the back 1/3 open so leaks will still show instead of being trapped by caulk all around. We also located and purchased a new delta shower valve with gold trim and a pull down shower head per reques

Chen plumbing is the best. First helped with septic to sewer conversation in 2021, wow! Monday I found out I had a crack in my 1972 cast iron pipe that was leaking under the house. They took my call and were there in 40 minutes. Worked all day to replace this old pipe and Y connection. A beast of a job finishing up at 7PM.
