Excavate approximately 10 feet down from cleanout, replace section of pipe that is broken and then after excavation has been complete we will jet line to ensure rest of the line is clear as well as scope line to ensure line is in good working order as well as add a two way cleanout to facilitate maintenance 17-19 mainline repair and replacement. we were called out to address a broken cleanout located approximately 10 feet deep during excavation. We discovered an additional issue with the mainline exiting the house. We presented the customer with repair options and they chose to proceed with both the cleanout replacement and the main line repair work performed excavated to access and replaced the broken cleanout. Call for leaking dishwasher stop valve. Arrived and spoke with Mr. Brennan. He has the main house, and an additional tiny house in the back. The tiny house had a new dishwasher installed and the shut off valve developed a leak. Assessment shows that the shut off valve is old, and corrosion present along this section of pipe. I attempted to check water pressure, but hose spigots are winterized, and the water heater is incredibly old and has a plastic twist port. Also found loose p trap nut, and tightened to prevent continued drip from drain. Noticed a third drip spot and found that water has been splashing back along wooden backsplash, and wood appears to not be waterproofed. Recommend handyman address this issue to prevent further damage behind and under sink. I cut away corroded valve and pipe, and installed two dedicated quarter turn shut off valves. Reattached faucet and dishwasher, checked for leaks. With the exception of the water heater, no immediate concerns present in tin

Customer stated that they attempted to repair toilet in master bath and couldn’t get toilet back together and that also toilet im hall bath upstairs would run. Gave customer options for repairs. Went ahead and installed new fill valve, flapper, supply line, and tank to bowl gasket kit for toilet in master bath and also replaced fill valve, flapper, and supply line for hall bath. Tested and now both toilets are working as they should and no leaks are present at this time. Cleaned up work area.

Replaced three water shut off valves for kitchen faucet and dishwasher with new supply line to kitchen faucet

After further investigating issue found bad studor vent in attic space for add-on bathroom. Replaced vent and ran water to ensure problem was gone and system was functioning properly.

Checked two running steling dual flush toilets , Braulio will order more parts and come back install it for no charge

Remove existing toilet and haul away. Furnish and install American standard toilet. Also install new Prv. Furnish installed new PRV and also furnish installed new toilet in basement. Tested PRV and no leaks were present at this time. Set water pressure to about 60 to 65 psi. Also tested a toilet by flushing multiple times. No leaks were present at this time. Caulked around base of toilet. Cleaned up work area.

For this customer, we tried to unjam the garbage disposal due to something getting caught in the garbage disposal. However, the garbage disposal was also near end of life so therefore what I recommended is we go ahead and replace the unit with a half horsepower Badger 5 brand new one. The water heater is close to end of life as well so I recommend replacing that sooner than later and bringing it up to code compliance with that given no work for the water heater will be done today. Water pressure is at 60 pounds per square inch at this time we replaced the garbage disposal and took off a faulty vacuum breaker in the front house hose Bibb.

Customer had a three handle shower valve hat wasn’t diverting completely from the tub to the shower. Informed customer that due to the age and condition repair isn’t recommended as you risk causing additional leaks on the valve, or needing to potentially replace all together. Customer stated that while permanent solutions are eventually the goal, the shower just needs to be functional for the holidays first. Recommended installing a tub spout with a diverter to divert the water so that the valve doesn’t risk being touched and needing to be repaired or replaced additionally. The customer consented to this service. Replaced the tub spout and tightened two packing nuts to temporarily stop handle leaks. If there are any additional issues with the valve replacement is recommended.

Came out for a clogged laundry drain. Arrived and found washing machine drain was a 1.5” pvc drain shoved inside a 2” cast iron pipe going down into the slab. Cast iron was backing up and not draining. Cast iron did not go into the crawlspace. It ran underground and tied into the cast iron mainline somewhere under the deck before connecting to the septic tank. Customer elected to have us install a pump basin next to the washing machine and reroute the drain through the crawlspace and tie into a section of the cast iron. Cut out section of cast iron and installed a pvc tie in. Ran 2” pvc back into the laundry room. Installed pump basin and check valve. Ran new vent out side of house. Stuck garden hose down sat pipe and tested basin through 10 cycles and inspected to ensure proper function and a leak free installation. No further issue at this time. 2 year labor warranty on the piping, 1 year warranty on the pump basin. Thank you for choosing Chen Plumbing!

Customer stated that there was a leak on recirculation pump. Took a look and also tested house, water pressure and found that water pressure was right at 80 psi. Recommended to customer to have recirculation pump replaced and properly installed and as well as replace the PRV and install the thermal expansion tank. Customer agrees, so went ahead and shut water off to home. Remove the existing recirculation pump and furnished install. Installed new one with new check valve and boiler drain. Also furnishing installed new PRV and thermal expansion tank. Turned water back on and tested. Bled all air from system and tested. No leaks were present at this time and set water pressure to about 65 psi. Cleaned up work area.

Replaced a toilet with Kohler cimarron elongated ADA , and a comfort valve under sink

Customer wanted quote for heater and faucet repair.

Dig up outside , installed two way clean out , snake and camera the main line , fixed some bad pitched 4” ABS pipe in crawl space , fixed broken pipe installed new toilet flange and installed customer supplied toilet

Found small gas leak on gas supply line. Tighten line and spray tested area of work for leaks. Explain issue to customer.

Customer had difficulty getting hot water in the home. Had to turn temp up to 140 and still wasn’t getting proper heating. Customer had another company install a prv. Pressure was recorded at almost 150 psi on a previous visit. Recommended installing high pressure and standard prv in series. Replaced tankless from 2009 that had no service history and heavy corrosion in the unit. Set new house pressure to 65 psi and set new temp for heater to 120 after setting system parameters.

Customer had leaking toilet in back bathroom. Replaced fill valve and flapper to fix issues. Flushed toilet to check for leaks and proper function.

Returning tomorrow to do work

Returned to finish hooking up gas connections at the gas meter and at the pool heater in back yard. Hooked up at meter with new shutoff and union. Tested, no leaks. At pool heater we added new 3/4” gas regulator with proper sediment trap and shutoff within 6’ of the appliance per code, then tested. No leaks. Spray painted all gas piping gray to prevent rust per code.

Call for leak after water meter. Arrived and found water flooding from meter box. Dug down and replaced broken fitting and section of pipe. Turned water on and verified no additional leaks showing at the meter. Due to large amount of water loss, I recommend contacting the water service provider for a bill adjustment.

Call for dripping shower and corrosion under bathroom sink. Checked under bathroom sink and found several spots of corrosion. Replaced shut off valve for faucet, and installed dedicated shut off for humidifier line. Replaced corroded copper. Attempted to replace shower valve, but were unable to locate a valve that fit existing trim. Attempted to replace cartridge with correct cartridge but the valve body has significant deterioration and won’t seal. Tub drips still. Provided estimates to replace valve once valve is purchased. I also discussed water filtration for the home, and some concerns with the water heater.

Customer stated that it will take a long time to get hot water and also after a while water will go cold. Found out previously we installed a crossover tee in master bathroom under lavatory faucet set tankless recirculation to external, and also in the settings mode put recirculation always on. Tested and no tankless should be working as it should and should always have hot water.

For this customer, they had a soft tissue blockage in their toilet. Their son had clogged the toilet and went further down the branch line when the homeowner was taking a shower the water rose from the shower and then in one big swoop it all flushed and drained out completely this incident happened on Saturday night of last week. My recommendation would be to pull the toilets in either the master bathroom or the kids bathroom to run a hammer down the sewer line to inspect it to make sure that there are no further issues occurring with the sewer line. They also have the Sewer line in the basement that would need to be replaced at some point from cast-iron to PVC at this time, there are no issues currently the toilets have been flushing like normal since that day at this point in time there’s not really much for me to do recommended water restoration due to the fact of the sewage that came downstairs. More than likely, the sewage came from the freestanding tub that is in the master bathr

Came out today to complete the final portion of the initial work we looked at. In powder room just inside the front door, we installed the new customer supplied delta widespread lavatory faucet on the new vanity. Also reconnected the drain to the new push pop up assembly with new tubular piping and a fernco to adapt to ABS in the wall. We also replaced the hot and cold shutoffs for that faucet with new compression stops. We previously replaced the toilet stop in that bathroom, which we were doing included with this work today at no extra charge. Connected the supply lines and tested for leaks. Faucet is sturdy and there are no leaks. We also hooked up clients outdoor nat gas grill with proper flex line and sediment trap per code, and spread painted gray to prevent rust. The included regulator with the grill crumbled into pieces on the end when we tried to tighten it. Client will order new regulator and we will come back to install for $100 at that time.
