Installed customer requested water heater. Heater we installed was REHP80 Rinnai water heater. Removed old heater and installed new heater with new valve, 4.5gal thermal expansion tank/bracket, drip pan, and condensate pump. Secured water lines to wall and reconnected wiring. Informed customer about swapping door for better air to water heater and installing vent into wall to access air from garage. After install, briefly went over operation of heater and setting. Checked all areas of work for leaks and proper function. Heater was beginning to heat when leaving.

Customer needing her p trap taken apart to see if her earrings were in the trap upon arrival. Customer stated she dropped two earrings down the sink drain. Informed customer we could take apart the trap to see if we could find them. Gave customer estimate, customer approved estimate. Took apart p trap and was able to find one of the earrings. Cleaned the p trap completely and put it back together. Tested p trap for a leak. No leak found

Client called us out to check out a few plumbing issues in the home that is about to be listed for sale. There were a few different issues we addressed. The home had 4 different water pressure reducing valves for different sections of the home. This is not normal or correct. Water pressure was high on one side and not on the other side of home. We cut out those unnecessary pressure reducing valves and then piped the pipes back together. We added a new 1” pressure reducing valve and new ball valve shutoff in crawlspace area. We also added 2 isolation ball valves on the 3/4” lines running to other sections of home. Other repairs we did was rebuilding a Toto toilet with new fill valve, flapper, and braided supply line due to it not filling as it should. We also replaced a pop up assembly in the basement guest bathroom lavatory sink, and fixed the slinky drain in the car room bathroom. Turned water back on and all good. Returned and installed new 75 gas water heater. Drained and removed the old 40 gallon water heaters. Reinstalled the 75 with a new drip pan, thermal expansion tank, and shutoffs. Tested all work to ensure proper function and no leaks, none were found.

Whole house shut off was an old gate valve that was not turning off. Replaced whole house shut off with new ball. Determined leak was on water service.

Found shower in guest restroom with low volume. Removed shower head and cleaned mineral buildup out. Reinstalled shower head and tested. No other issues at this time.

Today we checked water in basement floor again , we found another leak behind half bath in main floor , we cut few holes found the leak from a copper pipe ( pinhole leak ) , we cut out that section and fixed with new copper pipe and propress fitting , we cleaned job site , this job is not included fix drywall back

Replacement of the laundry sink faucet supply lines For this customer, the supply line for the laundry sink in the basement was leaking the shut off valves for the laundry sink worked. However, the cold supply line was leaking so what I recommended is instead of just replacing one of them we go ahead with the replacement of both of them just so it eliminates the leak factor of if it will happen again the customer said let’s go ahead and do it so that’s exactly what we did today Went ahead and knocked out to supply line replacements for the laundry sink. Water pressure was good 60 psi with the tankless fairly newer at this time. Everything is working properly put all the boxes that we took out of the utility room back in the room so the CUSTOMER didn’t have to, and they are all set.

Customer getting Luke warm water upon arrival. Customer stated after 1 or 2 showers the water goes Luke warm. Looked at customers 2 50 gal electric water heaters and informed customer due to age we would not be able to service them but could replace them. Gave customer estimate to replace both water heaters and rework the piping. Customer also wanted estimate to run two new gas lines. Left customer with both estimates

Replacement of the pressure reducing valve due to the fact that the current one isn’t the greatest material with it being plastic and brass the homeowner wants it be all brass configuration. Customer also has a vent pipe that is goes to nothing and doesn’t connect to any other drainage systems. I recommend to cap the line to prevent a sewer smell. We went ahead and replaced the pressure reducing valve from the zone NR three XL to the Watts 25ABPRV the 1 inch configuration. The main reason why we replaced it is because the customer wanted us to he wanted to all brass rather than brass in plastic so therefore we went ahead with what he wants the customer was already sitting at 60 psi and that is what it sits at now currently there is nothing wrong with the original pressure reducing valve. Returned to install new 1 inch Moen Flo with a new shutoff valve and flush both tanklesses. Installed new 1 inch Moen flo and flushed both tankless. Turned water back on to check for leaks and found no leaks. Helped customer set up Moen app and made sure it was working properly. Fired up both tankless to make sure they were getting hot, both tankless units are working properly. No leaks upon departure

Call for water heater leaking and pressure regulating valve. Arrived and met with Alison. She stated that they had no hot water this morning, and when they checked the water heater there was water on the floor. Removed failed water heater and replaced with a new 40 gallon short water heater. Installed. Drip pan and new thermal expansion tank. New gas shut off valve and drip leg. We replaced the failed pressure regulating valve and installed a new whole house shut off valve. Pressurized and lit unit, set to standard heat.

Removed existing water heater and hauled away. Installed new gas line for water heater and tested. Furnished and install new 50 gallon gas water heater with new tank shut off and thermal expansion tanked. Also installed drip pan under heater. Tested all work and no leaks present at this time. Cleaned up work area. Also was able to adjust Prv for pressure to be below 80 psi.

Return to complete quoted work. Removed failed PRV and installed new valve. Replaced both thermal expansion tanks on the water heaters. Replaced corroded valve for hot water outlet line on water heaters. During this work we also noted that there is rust along the bottom of the water heaters. The internal glass liners are likely ruptured due to high pressure, and I recommend planning on replacement. Corrosion inside the copper waterlines is also already systemic and I’ve reached photos of the inside of the pieces we exposed. I strongly encourage installing a whole house water filter to help reduce corrosion. I also cleaned hair blockage in upstairs bathroom sink as a courtesy.

For this customer they have a 50 gallon gas water heater that has improper venting, the venting goes through the wall and goes right to the outside of the home, through a dryer vent. There is evidence of a back drafting issue more than likely caused by the venting being improper. The 50 gallon will need to be replaced with a tankless and or a power vent water heater if they want to stick to a gas water heater, however if they don’t go with gas they will need to do a electric water heater replacement with a standard electric heater or a hybrid electric heater. The customer advised us to relight the pilot light on the heater, the customer has stated that they will be replacing the water heater with a tankless unit rather than a tank. There is no warranty for a pilot light being relit.

For this customer we got called out because there was no water going to the kitchen sink faucet however there is water going to the surrounding of the house so therefore I knew it was an isolated issue. The customer has a Moen faucet. The faucet is a battery operated faucet, indicating that there has to be something wrong with the batteries and or the solenoid. The faucet was blinking, a yellow light on the top of the faucet, indicating that the batteries remote and that’s what needed to be replaced. However, the customer was gonna go ahead and replace the batteries themselves. It requires 60 batteries in order for the faucet to function properly gave a couple different solutions of what we could do by getting rid of the old faucet and replacing it with a new non-battery operated faucet however, the customer just wants to go ahead and replace the batteries for right now at this time we charged the service fee for coming out to diagnose. Diagnosed additional leaks. Customer spotted small droplet of water on dishwasher supply line and tightened. Tightened supply a little more and no additional leaks found, informed customer to monitor and update us with any questions or issues. Currently undergoing restoration from water damage, left estimate for replacement hoses if issue remains.

Shut off water to building and drain system and old water heater. Cut out and remove old water heater and leaking hoses on top. Install new lowboy electric water heater and Install new shut off valve for water heater and new thermal expansion tank. Test for proper operation and leaks

Performed win with Chen annual plumbing inspection. Found everything to be working properly and no leaks detected. Left future estimates to replace water heater and recirculation pump as well as replace rubber hoses for washing machine.

Found lavatory pop up assembly leaking in hall restroom. Removed pop up assembly and inspected for damage. Found putty was missing in a section. Puttied pop up assembly and reinstalled. Filled lavatory and drained to test pop up assembly. Advised customer that it is not recommended to flush water heater due to age. Checked toilet for leaks. No leaks at this time. Diagnosed leak through ceiling coming from kitchen above. Water was turned off upon arrival. Turned on water and tested thoroughly, found drain fitting loose by disposal vibrations and leaking when turned on, no under leaks detected. Arrived to perform annual inspection of whole house plumbing for Win with Chen membership. Did a thorough evaluation of all of the customers bathrooms, kitchen, bar sink, and laundry area. Also flushed the tank style water heater. Found a toilet in the powder room that needed to be rebuilt and was running. Attempted to tighten a loose faucet, the handle is broken and can’t be tightened, and left quote to replace four sets of supply lines that aren’t steel braided upstairs. Found a loose shower handle in basement bathroom. Reset the handle and tightened the set screw. Also left quote to replace the frost proof in the back that doesn’t flow properly. Made customer aware that we will have to cut the walls and ceiling to determine where the hose bib comes through the wall. Chen Plumbing isn’t responsible for repairs to drywall. Found toilet sitting about five inches away from wall. Customer wants toilet moved closer to wall and replaced with new Kohler toilet in hall restroom. Customer wants a 3/4 horse disposal installed on kitchen sink. Customer has been informed that we do not repair tile or Sheetrock. Informed customer that there is a chance that tile can crack when drilling through for new toilet drain and we would not be liable if tile cracks. Customer has to have electrical ran for disposal and wants to complete job after electrical has been installed.

Inspection for source of high water bill. Checked all 5 units for leaks. Could not find anything leaking at this time. Checked meter building has 1 meter for all five units. Meter did not reflect any water movement in 10 ten minutes of observation. Also inspected the crawl space for leaks no leaks at this time.
