Customer had the trim removed to the shower upon arrival. We inspected the parts and found the plastic grooves inside the handle were sheered. This is an old grohe shower valve that has been discontinued. Shower itself is still functioning if you turn the stem of the cartridge. Customer elected to just turn the stem with a wrench until he can contact grohe and see if they still make that plastic part. He also inquired about a very slow drip on the kitchen faucet. Gave him a quote to rebuild the faucet. He elected to go get the parts and repair it himself.

Performed win with Chen annual plumbing inspection and performed win with Chen tankless flush

Customer stated that they were having a higher water bill than normal. Inspected in crawlspace also looked at water meters and all toilets in building. Didn’t find any active water leaks, or any toilets that were running. Only toilet of concern is on bottom floor in back. Also found that one water meter is digital and the other one is not which also can be a cause for a higher water bill. Also found that both water heaters are from 2016 and coming up to the end of their life expectancy. Will send estimate to replace both water heaters.

Water heater not working, toilet rocking and hose Bibb needing to be replaced upon arrival. Customer stated the they currently have no hot water, the toilet downstairs rocks back and forth and the hose Bibb in the garage needs to be replaced because it looks old. Informed customer we could replace the water heater and pull and reset the toilet with a new wax ring and check to make sure the flange is not cracked. We could not do the hose Bibb due to not being able to shut the cold water off to the house without contacting hoa to set up a time. Gave customer estimate, customer approved estimate. Pulled toilet and inspected flange, flange was not broken. Installed new wax ring, Johnny bolts and caulked the toilet down, please allow 24 hours before using. Installed new water heater, expansion tank, pan and a new shutoff valve on the hot side for future use. Turned water on to the both the toilet and the new water heater to inspect for leaks. No leaks were found. Toilet is no longer rocking

Customer had an old tub spout with an old sized diverter. She wanted to just replace the tub spout and gave us approval. Pipe inside the wall was very loose so we elected to cut the old one off so that we could hold the pipe steady with a wrench while twisting the tub spout off. Put plumbers putty in the tile penetration. Installed diverter and tested to ensure proper function. No further issue at this time.

Found water pressure at 110 psi. Replaced main house shut off and Prv in crawl space. Set pressure to 63 psi with new Prv.

Completed annual home protection plan inspection. Did thorough evaluation of home and filled out form as accurately as possible. Addressed a few minor issues with customer and gave options for repairs/replacements.

Replaced hall restroom toilet flange. Installed new 14” rough toilet in hall restroom. Installed new 3/4 horse disposal on right side of sink. Installed new end outlet on kitchen sink. The left basket strainer was not worked on. Ran water in kitchen sink and flushed toilet several times to test.

Run snake through tub drain and clear stoppage. If any additional work is needed there will be an additional charge. Customer stated that tub was backing up. Also customer meter that handy man ran snake through and couldn’t get stoppage cleared. Customer agreed for us to go ahead and run snake. Ran snake through tub drain multiple times and pulled back hair. Afterwards tested tub drain and now tub is drain as it should. Chen plumbing doesn't warranty drain cleaning. Also tested every other drain in home and everything seems to be draining properly. Cleaned up work area.

Customer had various repairs needed. After thorough evaluation, also found water heater needing flush. Gave customer options for repairs. Cleaned wall mount shower with body spray set up to improve pressure. Repaired left sink’s pop up allowing for proper function. Attempted right sink but stopper broken resulting in replacing pop up assembly. In downstairs, repaired malfunctioning diverter for tub shower. Also adjusted pop-up for proper function. In bathroom across hall cleared debris from shower head to improve pressure. In mini bathroom on main floor, made small repair to fix drip on pop-up assembly gasket. While preforming work, set up heater and flushed heater while other work was being done. After all repairs checked for leaks and proper function. Also tighten fixture we worked on prior to this visit.

Replace cartridge and trim for daughter tub and shower valve.

Performed water heater inspection and checked water pressure. Everything is working properly and pressure is 50psi. Recommended membership for heater flush. Left estimate for win with Chen membership.

Checked toilet overflow issue and quoted a water heater replacement with a 75 gal gas power vent water heater .

Customer has a very high water bill took a look at all. The toilets in the home and toilets are constantly running. However, the water heater is not necessarily bad. The water heater is from 2024. However, the temperature and pressure relief keeps popping off indicating high water bill the water pressure is at 90 pounds gotta replace pressure reducing valve replace the temperature and pressure relief line and valve re-pipe the water heater so it’s up to code in addition to that the thermal expansion tank also needs to be replaced. Quoted the job for what needs to be done. TENANT is going to reach out to the landlord. See when we get the job scheduled.

Was unable to get into home due to being locked out with customer.

Customer stated that there was a leak in the ceiling and that water was shut off. Upon arrival found that she was wet in multiple places. Stated to customer that we will have to cut sheet rock in order to find leak. Customer greets went ahead and cut sheet rock in two different places and found pinhole leak on hot water line. Gave customer estimate to make repair and customer agreed. Went ahead and made repair on the hot water line and also made same repair on cold water line as a preventive. Turned water back on and tested, and no more leaks were present at this time. Also, customer mentioned that there is a leak when side sprayer is used in master shower. Shower on to attempt to re-create the leak but at this time couldn’t get leaked to show up. Stated to customer since that ceiling is open use that shower extra heavy to see if we can re-create the leak. Cleaned up work area.

Upon arrival customer stated there was a leak on her whole home shut off valve in crawl space. Verified shut off was leaking and checked pressure reading 38, and informed customer she had shark bite PRV and shut off valve. Gave customer quote to replace PRV and shut off valve and get rid of all shark bite fittings in that area. Customer approved estimate cut out all shark bite from underneath porch and installed new 3/4” PRV and adjusted pressure to 60, and Pex ball valve and re insulated pipes. No leaks and pressure is good upon departure.

Call to provide estimate for continuing sewer repair all the way to manhole. Tim Chen was out Saturday for sewer backup. Discussed findings and concerns with Melanie and Chris. They elected to continue sewer repair through woods. I discussed possible damage to trees, and difficulties we may encounter digging trench. We were given approval t9 begin work. Dug new trench from previously pvc sewer line. Ran new pvc sewer line all the way to sewer manhole. New line was sealed and tested for correct fall along the entire length. Resealed entry to manhole with hydraulic cement. Also replaced drop 90 inside manhole. Cleanout placed near back fence after second 45 degree elbow. Additional cleanout installed within 5-7 feet of manhole in back woods. Dirt backfilled as well as possible.

Flex shaft drain kitchen sink Replace hose Bibb due to a leak Win with Chen For this job I came out to the home and as I was ringing the doorbell I had noticed the hose Bibb was leaking constantly, so the customer and I talked about it and we’d say that se will come back to it. We took a look at the kitchen sink because it was backing up, so therefore I gave a couple of options today. Customer signed off on the estimate and we moved forward with the repairs. I replaced the front hose Bibb with brand new one in the front of the home. Additionally I used the flex shaft to clean the inside of the pipe, the customer had put lettuce down causing the drain to back up. Was able to clean the line out and the sink is flowing again. I also replaced the ptrap because it had gotten all gross. At this time there are no leaks and the customer is a set.

Customer had various items they wanted to address for potential repairs/replacements. After through Evaluation, gave options. Customer is gonna call back with decision

Customer had a sink strainer that suddenly failed and caused drain water to leak between floors. Customer also had an upstairs toilet that needed replacement. Replaced the sink strainer and replaced the toilet. Tested all work to ensure proper function and no leaks.

Customer had small leak on copper line in basement near out of use gate valve. Customer also mentioned hard to turn handles and dripping handles for two handle shower. Gave customer options for repair/replacements. Cut out section of copper and replace with new copper to fix leak. Converted old two handle shower valve to Moen château Positemp shower valve. Cut wall behind shower and small hole in tile in order to install new valve. Explain to Customer about sheet rock and gave option for additional backing to shower valve. Customer said they were going to address it at the same point of time when addressing sheet rock. after repair/replacements, turned on water and checked for leaks and proper function of all items.

Home inspection. Found multiple stop valves not working properly. No other issues at this time.

Water leak and PRV going bad upon arrival. Customer stated he has a slow leak on the main water service and the pressure has been fluctuating. After checking pressure and turning on faucets noticed the pressure dropping over 20 psi, informed customer we could replace the PRV and add a new ball valve and get rid of the old gate valve. Gave customer estimate, customer approved estimate. Installed new ball valve and PRV. Set the new pressure to 65 psi. After turning on 3 fixtures pressure only dropped 5 psi. Customer wants estimate for water service if he was to have the trench dug out and back filled for us. Left customer with those estimates. Customer stated that he had two fixtures and a toilet running, informed customer fixing the PRV may not take care of those issues and we would not be responsible if they continued to drip or run. Customer understood that and still wanted to get the PRV taken care of. Pressure is now at 65 psi and no leaks upon departure.
