Opened ceiling, replaced tub waste overflow assembly, add p trap and some water line pipe replaced

Call for hose spigot concerns. Arrived and met with Ms. Kathy on site. She discussed concerns with hose spigots not working. Kathy showed us a spigot on the basement exterior wall, near the basement door. No water was coming out of this at all. The second spigot was behind the pool house, near pool filters. Kathy and her husband, Mike, have lived in this home for almost twenty years. The home is approximately 0-70 years old, but has had significant remodel and construction work done over its lifetime. I verified with Kathy the concerns, and began diagnostic evaluation. Inspection and diagnostic findings: Water pressure read inconsistent. During first read it jumped from low 40’s psi, to above 60psi. Due to this, as well as a mention about low pressure from Kathy and Mike, we performed a 20 minute pressure test. Highest read at this time was over 84psi. When water was used there was significant hydraulic jump. Findings consistent with failing pressure regulating valve. PRV was later

Customer called us out to hydro jet and camera inspect sewer line so full condition of piping could be evaluated, as previous work performed did not allow visibility through the entire line. Customer was informed prior to work. The sewer line replacement would likely be needed due to condition of piping. Presented option to hydro jet and camera inspect line, and customer approved. After approximately three hours of hydro jetting , major root infiltration were found at the transition from the exiting 4 inch PVC into the 6 inch terra-cotta main sewer line inspection revealed heavy root intrusion at nearly every joint throughout an estimated 20 foot section of terra-cotta piping. Due to the severity of the intrusion and condition of line, equipment could not safely pass beyond the area of a previous repair without high risk of equipment loss or damage. Customer was informed of findings and providing an estimate to excavate and expose affected section for further repair/replacement

Found 2” pvc 90 separated from pipe and cracked. Replaced 2” pvc 90 and short section of PVC pipe. There is no warranty on repair. Tested for leaks and left in good working order.

Gave water heater estimate and customer approved. Schedule for Monday.

Customer had a broken cap on a Kohler aqua piston toilet that was installed by Chen in 2021. Customer also had a saddle valve issue for ice maker line going to refrigerator. Customer only wanted the valve removed, didn’t want a new line ran. Removed the saddle valve and repaired the aqua piston as a courtesy to customer. Tested all work to ensure proper function and no leaks, none were found.

Diagnosed leak in floor in downstairs of home. Turned water back on to home and checked for leaks. No leaks detected throughout home. Home is currently being renovated. Checked meter, meter is 0.00 and not detecting any leaks. Recommend leaving water on and if leak returns to take pictures and call national leak detection National leak detection 4045791188 left estimate for new pressure regulator, currently water pressure is slightly over 80psi.

Pull toilet and run camera to inspect sewer/drain line. Pulled toilet on main floor and ran camera to inspect drain/sewer line. Was only able to get out about 90 feet. Drain line/sewer line goes from cast-iron to concrete. Cast-iron and concrete are not in the worst condition but also not in the best condition. Both pipes have wear on them and in the future will need to be replaced. Inspected flange and found that it was broken. Replaced flange and reset toilet. Tested and no leaks were present at this time. Caulked around base of toilet and cleaned up work area.

Customer had a frost proof hose bib by the garage that had snapped off and blocked flow to the fixture. Removed the stem to c on firm the issue. Cautioned customer that the wall is too shallow for a frost proof hose bib and the old one was sticking out of the wall. Informed customer the new one would stick out also. Customer understood and agreed. Installed a new frost proof hose bib into a secured drop el already installed in the wall. Resecured the drop el with new screws and sealed the hose bib going through the wall, tested work to ensure proper function and no leaks. None were found.

Call for ongoing unresolved hot water recirculation issues. arrived and met with Chip on site. He discussed his experiences and troubleshooting with the recirculation pump. Due to the circumstances and history, i will briefly consolidate the work history i have access to, along with notes from Chip, and findings today. Home has two water heaters. One serves a zone in the basement, which includes kitchen and powder room. Another is located in the garage away from this zone (ASSUMPTION: Zone is isolated correctly, as no history of crossover is present, and visible lines in the basement do not indicate mixed zones).Water heaters are both Bradford white power vent units. Adequate gas volume and pressure, no exhaust failures or leaks identified. Units are cycling correctly. Water lines are copper throughout (ASSUMPTION: Lines are painted, and i wasn’t able to verify main from meter to crawl space is copper. Fixed a broken toilet handle with heavy duty side mount chrome handle

Inspected home plumbing. Stop valves are push/pull valves with built on supply lines. Water heater and Prv are less than 1 year old. Everything is flowing properly. Flushed water heater at time of inspection.

Finished jetting, small section of pipe needed to clear all roots

Customer wanted us to look at small leak coming from sealant on Undermount sink to countertop. Will return Monday to do a re-caulking of sink along with other work scheduled for Monday. No issues from previous work.

Pull toilet in customer bathroom and run camera equipment to diagnose why toilet is not flushing well. See if issue is related to blockage or pipe damage or if issue is related to style of toilet. Shut off water to toilet. Remove tank from bowl and disassemble pressure assisted tank. Remove old tank and clean. Install new pressure assisted tank and reassemble together. Reinstall tank to toilet bowl. Test toilet for proper operation. Clean work space.

Replace washers for price fixture shower, three handle valve. Informed customer if issue persists shower valve will need to be replaced entirely

Returning to install customers Rheem 50 gallon gas water heater. Installed new thermal expansion tank shut off valve and pan with new installation. Also replaced PRV and main valve in crawlspace. After work was complete checked for leaks and proper function of all areas of work informed customer about possible air remaining in line. Also replaced washer on back hose bib as courtesy.

Confirmed garbage disposal was getting power but not working. Disposal has a low hum when the power is turned on. Disposal is only 2 years old. Left quote to attempt to Unjam it or replace it if that does not work.

Looked for leak could not find anything leaking. There was water under cabinet on arrival. Could not determine where water came from.

Customer had a water heater that was close to leaking and 20 years old, a dripping tub/shower valve, a leaking check valve for sewer ejection pump, and a mildew smell in the master shower. Replaced the water heater and the ball check combo. Resealed the lid to avoid sewer smells in the basement. Attempted to replace the shower cartridge but the replacement cartridge didn’t have the right head to reattach the handle. Removed the sold work for the shower repair and will return for the quoted price when the part is located and ordered. Tested all work to ensure proper function and no leaks, none were found.

Gave customer estimate to run new gas line from the side of the house to under the grill adding a new shutoff under the grill with a new gas whip.

Returned to install new water heater and replace old laundry box shutoff valves. Installed new Rheem 40 gal gas short water heater, new expansion tank, new pan, new shutoff and reworked the t&p line. Installed two new quarter shutoff valves for the washing machine. Turned water back on to check for leaks and found no leaks. Fired up water heater and set to correct temperature. Water heater is fired up and working properly. Everything is working properly and no leaks upon departure.

Remove section of cast iron and replace with pvc. Drill hole through cabinet and bring up pvc. Cap old drain. Went ahead and cut out old cast-iron kitchen, drain line and replaced with PVC. Cast-iron was packed full of grease. Also drilled hole through cabinet and brought 2 inch PVC through. Reworked drain line under kitchen sink and installed air valve. Capped off all drain under kitchen sink. Tested and no leaks were presented at this time and now everything was draining as it should. Cap dishwasher, drain in crawlspace and cleaned up work area.

Install thermal expansion tank with bracket attach to the water heater. This homeowners water heater is at 10 years old currently, the water heater continues to provide hot water. I am going to recommend the replacement of this heater. Replace it will a pro 50 gallon tall tank. Water pressure is fine right at 65 psi. There are no water leaks at time of service. We replaced the thermal expansion tank due to a leak on the tank itself, following that, the tank was not supported so therefore we needed to support the tank, there wasn’t any studs or wall wood wall nearby so therefore we attached the tank to the tank. Hard piped the heater with copper. At this time there are no leaks and the homeowner has hot water. But I was cleaning up my area from the work that I just done. I had noticed a gas smell coming from a gas pipe a little bit further away from the water heater and I had mentioned it to the customer so therefore I put my gas leak detector and my bubbles and we were able to sour
