Replaced leaking cast iron pipe in foyer wall. Replaced from hub after leaking pipe all the way down into the basement. Replaced with new pvc piping and correct fittings. Total pipe ~20’. Replaced drain pipe and test for proper operation. In master bathroom upstairs shut off water to old toilet. Removed old toilet. Provided and installed new Kohler toilet. Installed with new wax ring, toilet bolts, and toilet supply line. Tested all work for proper operation. Cleaned work space.

Customer had a couple issues to address. After small plumbing inspection. Noticed pressure to be high and tankless water heater two years of age after options and approval replaced PRV and main valve pressure to 60 psi also installed 12 inch frost freehose bib in the front of home while doing work set up tankless flush, and flushed heater as a part of membership annual flush. as courtesy/discount, replaced toilet stop for kids bath in hall. After work was complete check for leaks and proper function.

Upon arrival, customer stated he has recently purchased a new 1/2 hp garbage disposal. Provided customer estimate to replace garbage disposal. Customer approved estimate. Replaced 1/2 hp garbage disposal. Garbage disposal is working properly at departure. Customers water heater is also leaking. Provided customer with estimate to replace water heater.

Call for toilet backed up. Arrived and met with Randy on site. He states that he recently had an accident that left his glasses somewhat broken. When bending over to flush the master bathroom toilet, the glasses fell off right when the toilet flushed. I attempted a quick inspection and found that the glasses were stuck in the bottom of the trap way. I then pulled the toilet in order to remove the glasses. All components of glasses were retrieved. Reset toilet, new wax ring, and sealed with caulking. I discussed condition of the toilet, age of water heater, and pressure in the home. I recommend replacing the water heater soon as it is at the end of its expected life. Pressure tested slightly low, but no indication of irregular regulation. Prv may be nearing end of life and should be checked again during next visit, or six months at latest. Low water pressure is a common early sign of prv failure. Upon arrival, customer has recently purchased a new stove and needs gas line moved so stove can sit properly. After inspection, notice home water pressure to be 100 psi. Provided customer with estimate to rework gas line and replace PRV with whole home shut off. Customer approved that. Ran new three-quarter black iron gas line. Also installed new gas shut off valve. Replaced shark bite ball valve and PRV with new pro press ball valve and watch 25AUBPRV. No leaks at departure.

Came out for a washing machine box. Customer had an old style box with a cast iron trap. We decided to replace the box, valves, and the standpipe/p trap. Cut out old plumbing and installed new box and drain. Tested to ensure proper function and a leak free install by running washing machine hose down the drain. 1 year warranty.

Call to install valve for ice maker for fridge and to fix slow draining disposal. Arrived and met with Ms. Stephanie and Barr. They’ve been in the home approximately two years. Today they would like to add an ice maker for the garage fridge, and to fix a slow draining disposal issue for the kitchen sink. Inspection findings: Checked fridge in garage. It’s located within 5-10 feet of exposed waterlines near tankless water heater. Pressure tested and safe at 55psi. Pressure regulating valve is only 2-3 years old. Tankless water heater is installed, but has a couple minor issues. One significant problem is the metallic brass fittings installed on the condensate drain line. This needs to be removed and a line ran with corrosive resistant material must be installed. The disposal splash guard is restricted. Replaced a basement sewerage ejector pump as warranty call , charged labor only , pump was damaged with improper use with heavy wipe stuff .

Replaced a busted leaking 6 gal electric water heater , new Rheem 6 gal heater , expansion tank installed, new water shut off valve for toilet installed, Had to wait after 8 pm after business closed .

Customer had few items to look at For repairs/replacements. Check pressure found pressure to be good. Water heater is only two years old. Explain to Customer about flushing water heater also minor repairs to kitchen faucet at no cost tightened handle and unclogged filter for faucet. Will return to install reverse osmosis system replaced cartridge in shower to stop small drip check for leaks and proper function.

Call for low water pressure and running water meter. Arrived and met with Chris. He states that the meter has been constantly running, and that the water pressure is low. Chris informed me the house is under contract, and is e pecked to close next week. However, the water could not be inspected due to low volume. The buyer is buying as is. I checked the meter and confirmed, as well as the provided usage bill. Inspection inside the vacant home revealed one toilet was not turned off all the way, and has been running. I isolated this toilet by turning off the valve and the meter has stopped running. All three toilets should be replaced. They are older 1.6 bpm toilets and all components severely deteriorated. Customer needed to install roll Roman tub faucet. Removed old faucet and installed new faucet from side panels on each side of tub access was very tight, making for a difficult to reach under tub. After install check for leaks and proper function of faucet.

Leak in yard at meter: Customer had a meter box filling up in his yard and couldn’t turn the meter off. Gave customer a diagnostic price to pump the meter, determine who’s side the leak was on, and get additional information from there. Pumped the meter and determined the leak to be coming from both unions. The recommendation is to have the city come and fix the connections to their meter. Water filtration: The customer had questions regarding filtration for the home. Spoke with customer first about reverse osmosis. The recommendation is to purchase a Cloud reverse osmosis system for install and have a countertop company drill the penetration in the countertop. Also left price for a Halo whole house filter for cleaner water for hand skin and nails. Frost proof hose bib: Customer has a broken frost proof that leaks and won’t shut off. Call for sewage pump system. Arrived and met with Bobby. Inspected rental unit duplex sewage system. When checking everything, pump 2 appears to run constantly and will not shut off regardless of float position. Pump one briefly shut off during initial inspection. Manufacturer recommendations are to replace float switches. However, once float switches are replaced and operating we can perform a complete system diagnostic test if other problems persist. This may include HOA panel board inspection. Mr. Bobby had records showing the exact float switch model required and it has been ordered. I have discussed with Bobby that once the switches arrive and we install them, if issues are still present we will conduct a pump system diagnostic to identify any other problems or repairs needed. Holiday weekend is causing shipping issues, and we will not have verified delivery times until Monday.

Customer stated toilet flushed several times and then didn’t flush. Unsure of the cause because toilet was flushing when I arrived. Spoke with customer that it could be the stop valve. Gave pricing for stop valve in case there are issues with it. But without seeing the symptoms initially or what change can’t say for certain.

Customer had a water heater that was 16 years old. Gave pricing for a new water heater, an option for a recirculation pump, and a price for a new sewage ejection pump that over 20 years old. Customer will call back for scheduling once he is done getting quotes.

Came out for a back up that overflowed inside the home. Homeowner stated that he found the second floor powder room bathroom overflowing when he came downstairs from taking a shower in the master bathroom. Powder room toilet was still full of sewage when we arrived. Customer approved us to pull the toilet in the master bathroom and camera/snake the line. Located the blockage while the line was still backing up. Ran the sewer machine down the drain and cleared the soft tissue blockage. Ran camera back down the line after it drained down to inspect. Found at the bottom of the drain stack that the drain line is back pitched after the master bathroom and powder room connect together. 5 feet down the line the blockage formed due to a flat spot in the drain without proper down hill pitch. Drain will back up again if repair work is not done. Repair work will require opening the drywall ceiling of the garage to replace up to 15’ of pipe to restore proper slope to the drain. Diagnosed pump not working properly. Found check valve failed and not working. Removed old basin lid and pulled pump. Inspected pump and found pump is newer and in good condition. Added weep hole to riser pipe on discharge, did not have one. Replaced basin lid for sewer ejection pump and installed new checkvalve and ball valve combo. Connected discharge and vent and tested for proper operation. No leaks found after work completed and pump working well. Cleaned work space

Description of work as sold: Price is to put together, install, and haul away the old toilet. Price doesn’t include any necessary repairs or replacement of the flange. Returned and removed the old toilet and installed customer supplied bidet and toilet. Tested work to ensure proper function and no leaks. None were found.

Customer stated hot water, not staying hot in master faucet. After running water for 10 minutes like customer stated he did did not find a temperature difference checked all areas of the house for appropriate heat temperature. Took a look at water heater saw no issues. Heater is set to approximately 130°. Inform customer if issue continues will need to look further into pre-existing mixing valve within heater set up.

Customer had no hot water when I arrived. Offered small plumbing inspection also offered repair options to attempt to fix tankless. Flush tankless and checked flame rods. Turn tankless back on code 11 still appeared gave customer option for additional diagnostic to determine issue. Customer wanted to attempt further work on his own.
