Came out today to replace the dual Rheem Power vent 50 gal nat gas water heaters that were piped in parallel with a dedicated recirculating line tied in as well. We cut out all the old piping and removed the old water heaters from their stands. We installed our new pans with the drains ran to same spot they were before. Sat both of the brand new Rheem pro series 50 gal nat gas power vent water heaters, then proceeded to pipe the new units in series. We added new ball valve on cold side inlet, new check valve, and new 5.0 gal thermal expansion tank, instead of previous configuration of two 2.5 gal tanks. Properly supported the new expansion tank with a mounting bracket mounted to outer shell of water heater, per code. Ran the hot side of heater 1 into cold side of heater 2 with a ball valve in the middle. Customer had water in surrounding area of shower. Cut wall behind shower and found water leaking from loose drain and small leak on 1/2 copper. Attempted to make drain repair from above but unable to repair drain. Needed to demo lower section of shower in order to pull up shower. Removed faulty drain. The tenant noticed there is water bubbling in her garage ceiling. I did an all-around inspection on all the bathroom and washing machines above the garage. I did not find anything that is visibly leaking or actively leaking above the surface. I cut into the ceiling in the garage to find where the leak is coming from. There is not really any sign of moisture or wetness the insulation. The only thing that I see is some water stain mark on the sheet rock. I checked the washing machines valve on the hot side. It is have a small steady leak on the valve itself. The master bathroom shower handle is a little loose And also the tenant point out that the kitchen faucet sprayer hose have a rupture on it. The office toilet is continuously running, fill valve set too high

Client called us out today to address a rocking and leaking toilet in the basement bathroom. Home is from the 70’s and has cast iron pipes, with some new pvc mixed in. We checked water pressure and it was over 140 psi, with the safe range being 50-79 psi. 

We pulled up that basement bathroom toilet and the old flange came up with it. Got a new twist and set pvc toilet flange, then secured it to the concrete with tapcons. Added new closet bolts, new wax ring, and also new toilet shutoff and supply line. Tested for leaks, there are none. Caulked around base of toilet and advised client to give til tomorrow for use. 

To correct the water pressure issue, we replaced the old and failed pressure reducing valve with a new watts 25aub with also adding a new ball valve shutoff before it. 

Due to the very high pressure, the thermal expansion tank on the 3 yr old water heater had failed, we also replaced that failed thermal expansion tank with new. 
Tested all connections, there are no leaks.

Price is to replace the kitchen line through the floor. Will remove trap below the floor bring a new line into the cabinet, and installed customer supplied a new studor vent and trap.

Customer had noticed water running from under sink cabinets when a large volume of water was dumped through the sink. Opened the sink and found two disconnected sections of tubular pipe. There was no trap and no venting present upon inspection. Found a running trap in crawlspace below. Gave customer price to properly bring 2 inch pvc from the crawlspace below and bring into cabinet with new trap and studor vent to have the line vent properly. Tested all work to ensure proper function and no leaks. Customer’s water heater is past recommended age for replacement. Wrote a quote for water heater replacement.

Will remove trap below the floor bring a new line into the cabinet, and installed customer supplied a new studor vent and trap. 10/3/25 Customer had noticed water running from under sink cabinets when a large volume of water was dumped through the sink. Opened the sink and found two disconnected sections of tubular pipe. There was no trap and no venting present upon inspection. Found a running trap in crawlspace below. Replace the thermal expansion tank, reworked piping under kitchen sink with an AAV and new trap, and installed customer supplied toilet. Smelled a gas smell in the kitchen and located the gas leak at the flared connection for the kitchen island gas cooktop. Tightened the line as a courtesy. Client called us out due to one of their young children flushing something down the toilet right off the kitchen. We removed that toilet and layed it down. Was unable to push it out, and grabbed long needle nose pliers and was able to grab it and pull it out. It being green face paint. Toilet now unclogged and flowing. Noticed toilet flange was a little bit low, so we added an extra wax ring, then sat the toilet back down with new bolts and wax and new supply line as well. Once steadied we tested then caulked around the base of the toilet in white.

Clients son was able to determine it was the cold line feeding 1 of the many additions to the home. After a good bit of diagnostics, we were able to discover the leak to be on the feed line running to outside old drinking fountain located by the pool. There was water coming from one of the compression fittings exposed, and very possibly was also leaking beneath the ground, which is why water was getting into the crawlspace area and the sump pump was spitting out a lot of water. We turned water back off, then cut that pipe leading outside to water fountain. Capped the feed end, and the end going out of the foundation to help prevent any further water or bug intrusion. Turned water back on and tested, no more leaks.
