Customer called for no water in the home , arrived check the pipe by cut 1” copper line in basement, add tee and hose bib and gauge . Problem is with city side. No water cutting from outside .

Customer had issues with both toilets running intermittently. Offered plumbing inspection, checked pressure and water heater age. After options and approval began minor rebuilds on both toilets. While doing work set up tankless flush to allow for descaling of system. After flush was complete ran water to ensure for leaks and proper function of all work.

For this job came out to do the annual membership visit to make sure everything is working properly as it should nothing too major came up on the report some caulking is missing on some trim fixtures. The house was built in 2018 and has pecks piping throughout the home. They did have a leak, but it was an unrelated plumbing issue. . They did have a leak, but it was a unrelated plumbing issue. It was an HVAC related issue. additionally they have a clean out outside for the city, but I’m unable to locate the CUSTOMER side clean out for where that is located. Furthermore one of the hose bibs for the frostproof handles needs to be rebuilt or replaced. We did not drain the water heater given the age which is eight years old and it’s never been flushed before so I highly recommended. We did not flush out the water heater due to that factor.

Call for leaking shower head. Arrived and met with Ms. Kathy. She states that the shower head has been dripping. Mr. Bird is able to stop the drip when turning it on fully, then shutting it off. Inspection and observations: Shower is in the master bathroom. It appears to be from the kohler memoirs stately collection. Can replicate leak. Calcium and magnesium build up noted at shower head. Checked water pressure. An old gauge was on the mainline, but wasnt working. Tested at eater heater and found fluxtuons. Highest reading exceeded 80psi at 88psi. Pressure regulating valve manufactured early 2002. Waterline has had repair done o. It. Main line going out if the basement towards meter is galvanized. It transitions briefly to PVC, then to copper. Line splits in main house badement (presumably to feed pool/guest house). 1 inch mainline splits to 3/4 for main house, one inch to back. Water heaters are from May of 2024. Thermal expansion tank bladder intact. Recirc pump on these

Came out to do annual inspection. Flushed Both water heaters. Rebuilt faucet in master bathroom. Replaced frost proof on right side of home. Removed hair from a lavatory drain in upstairs guest bathroom and restored normal flow. Did whole home inspection. Left quote to install Flo by Moen and replace all of the supply lines in the home with braided steel supply lines. No further issue at this time.

Customer stated that he needs gas regulator valve installed because he needs a 2lb gas meter installed for pool heater. Will send customer quote to have gas regulator installed.

Minor toilet rebuild hallway bathroom Dig up and replace hose Bibb in the back yard and affix to the wall This customer, they had a running toilet in the hallway bathroom due to an old fill valve and flapper recommended to replace the full valve in the flapper so there would be no more leaks going on on the inside of the tank to go along with that the hose bib in the backyard tied off off of the irrigation system the irrigation system gets turned off in the winter. There was a leak from a frostproof hose bib that was improperly installed so there for the recommendation was to dig up the frostproof hose bib and fix it to the wall with the drop your 90 so that is exactly what we did dug up a section of the dirt to access the PVC pipe below glued on a fitting following that installed pro press connections in order to properly get everything fixed right following that we have fixed the drop your 90 to the wall and thread it on the new hose bib Once complete. Arrived to give free flush for water heater. We installed a year ago as a part of installation deal. Flushed water heater filled water heater back up and connected back electrical to heater offered customer membership in order to continue an annual flushing.

Customer stated that there was a leak coming through window that was under gutter drains. Tested all drains on patio and found that 2 drains weren’t draining properly. Used shop vac to clean out drains and then tested by running water through. Now drains are draining as it should.

Left estimate to run new gas line to bbq area in back yard with new shut off valves and also an estimate to repair shower drain

Customer called us out for a leaking faucet in master bathroom, after initial evaluation, we determined the faucets were loose in master bathroom also in kitchen sink, as well as the rest of the house gave estimates and options to rectify issues. Customer would like time to think about it.

Returned to install new water heater, customer supplied vanity, raise shower arm to 82 inches, and replace 40 ft section of cast iron in the crawlspace. Installed new water heater, pan, expansion tank, and a new shutoff valve. Installed new customer supplied vanity with customer supplied widespread faucet. Raised the old shower arm to customers height preference of 82 inches. Replaced 40 ft section of 3 inch cast iron for the kitchen and laundry drain in the crawlspace. Removed old 3 handle trim so customer could send them off to get steel plated. Turned water back on to check for leaks and found no leaks. Fired up water heater. Everything is working properly and no leaks upon departure. We will return next Monday to install the rest of the customer supplied parts that are getting delivered Friday which includes, the kitchen faucet, tub drain and over flow, p trap for the vanity, and the new tub spout.

Cut drywall in basement wall and ceiling, replaced a front hose bib , screwed drywall back .

Run auger in shower drain in master bathroom and remove all build up. Test shower drain for proper operation and clean work space Shower is draining very well. Kitchen faucet has low pressure. Diagnosed issue to be with sprayer head. Recommend replacing sprayer head kitchen faucet is not old.

Customer has dripping faucet in downstairs bathroom. Ordered parts and will return when parts arrive.

Customer stated that there was a leak on the waterline. Found a leak on 1 inch irrigation line going through foundation wall near pool area. Gave customer options on repair. Landscapers went ahead and removed bush. Dug down to access pipe. Replaced section of 1 inch PVC through foundation wall. Tested and no leaks were present at this time. Cleaned up work area. Landscapers will return to plant bush back.

Found 1” pvc fip cracked. Removed cracked pvc fip and transitioned pvc irrigation line to 1” Pex and tied back into copper water service. Turned water back on. Tested and left in good working order. No warranty on bandage repair.

Home is being sold. Currently being inspected. Would like camera inspection of sewer line. Seller has to approve estimate for camera inspection before proceeding with work

Replaced a toilet with special 10 “ western elongated toilet , fixed broken pvc pipe with new flange , filled hole with concrete. Set toilet with new wax ring

Checked leak behind refrigerator, found a leak where flex hose connected to box , replaced a hose with new one ,no more leaks at this time

Major toilet rebuild for master bathroom Service stop replacement For this job the upstairs master toilet needs a major toilet rebuild, additionally the shut off valve doesn’t close all the way. Will need to replace the service stop valve and the toilet and install new parts for the preexisting toilet. Customer needs to get in contact with hoa. Gate valve at the meter needs to be shut off completely to make necessary repairs, since the meter is after the gate valve if would be the hoa responsibility to replace the valve in order to completely turn off the water. The white triangle is constantly spinning when the valve is closed enough.

Customer had questions regarding installing a shower valve that was ordered to replace the shower valve in the master bedroom. Cautioned customer for online brands for shower valves due to difficulty in finding parts in the future, difficulty repairing, or the brand no longer being in business to get parts. Informed customer the customer provided shower price given will apply to the current shower valves due they have, or any single handle valve needed to replace the current valve. Also gave an option to repair.

Cut drywall behind fridge Install ice maker box Run water line down through the down the ceiling and the wall and connect into the cold water supply Had to cut open a second of drywall behind the refrigerator in the laundry room and drill down to enter the basement to feed a half inch pecks line into the basement following that there was a water filter that had open door already on it so instead of slicing into the copper pipe did a three-quarter by half tea and inserted the new piece of PA into the system Once completed. There are no leaks customers all set to use their icemaker and waterline as they wish it’s gonna take a few hours to create that ice as of right now they are all set.
