Customer had sewage coming up from around 4 inch cast-iron drain line going into slab of house indicating some forms of separation in piping. Ran camera to find part of cast-iron rotted out and in poor condition. approximately 40 feet away from stack in basement, found blockage causing back up in home then machine from same access point was but was unable to clear. went and got Jetter then ran Jetter into drain line from 4 inch clean out outside in the front of house. Was able to clear blockage but swells and quarter pipe of water still remain for large portion of drain line run. explained to customer about condition of pipe and few replacement/repair options.

Customer had two 50 gas water heaters in parallel. The left heater didn’t have a lit pilot. Both heaters had a manufacturer date of 01/2014. Informed customer prior to any diagnostic or attempts to relight that due to the age of the heater, replacement is recommended. Customer approved work to replace both heaters with two new pans, new shutoffs, and a large thermal expansion tank. Had a gate valves above the existing pump start leaking, replaced as a courtesy. Informed customer that typically pump replacement is recommended to replace at the same time as the heaters. However, pump seemed to be in good working order and had no heavy signs of rusting or corrosion. Informed customer that if any issues happen further down the road with the pump that options can be given for repair or replacement. Tested all work performed to ensure proper function and no leaks. Call for broken hose spigot pipes. Arrived and met with Ms. Sherry and Chris. They expressed frustration and concerns about the back hose spigots leaking and bursting many times over the last couple years. There was also trash and debris left after a water heater installation in January. Inspection findings: Home is split in to two houses on top with on large basement. Utilities occupy shared space in basement. Front hose spigots fine. Rear hose spigots both had ruptured lines. I found fittings completely separated, and a burst pipe on one copper line. Siding in bad shape with large gaps between pieces. I cleaned all debris from around the water heater. This included a bunch of old hvac stuff as well. Installed two new hose spigots and plumbed in with pex b instead of copper to help provide extra relief should a freeze event occur. Found lavatories drain clogged. Snake drain to clear blockage. Found washing machine clogged. Snaked with 25’ cable to clear blockage. Filled an dumped washing machine to test. If problem continues recommend jetting drain from roof vent.

Replaced concentric tankless rinnai in crawlspace with the updated model. Cut out the underground PRV outside the crawlspace, and replaced the PRV inside the crawlspace. Set water pressure to 68 psi. This did improve the customers issue with low water pressure inside the home. Confirmed new unit was working correctly and leak free. Had customer feel the hot water at the kitchen and the master bathroom shower to verify the temperature was in a desirable range. No further issue at this time.

Customer had water service leak in yard 10ft past meter. Dug down and found 1” leak on sch 20 PVC. Explained to customer about age and pipe. Gave options to repair water service. Cut out section and repaired with new pvc. Waited for glue to dry for hour and checked for leaks and proper function. Honored 3/4 price that was given up front.

Client called us out due to a leak on their 10 yr old 50gal marathon electric water heater. I determined the leak was coming from the vacuum relief valve just above the cold water inlet of the water heater. Did not see any more leaks on the unit. We repiped the cold side of the water heater with all new fittings, new vacuum relief valve, and new properly supported thermal expansion tank, pumped up to match home pressure. After all work was complete fill tank back up and got air out. Put the electrical disconnect back in and powered on the water heater. No more leaks, everything seems to be working as it should be. 1 yr warranty

Remove existing water heater and haul away. Furnish and install new 50 gallon electric water heater with new thermal expansion tank with bracket and new tank shut off. Also installed drip pan under heater. Did quoted work and tested. No leaks were present at this time. There should be hot water in about 45 minutes. Also house found that kitchen faucet leaks, went on on the cold side. Recommended to customer to have kitchen faucet replaced will estimate to do so. Cleaned up work area.

Diagnosed upstairs shower not turning off and handle off issue. Found adapter for shower handle not seating properly and found debris inside handle. Removed debris and reseated handle. Tested for proper operation. Shower is working properly with no leaks

Diagnosed toilet not flushing well. Checked toilet and flushed. Toilet is smart toilet and does not allow enough water through for a good flush. Recommend traditional toilet to resolve issue. Also looked at electric tankless unit on wall near washing machine. Found tankless unit to be undersized and not efficient enough for the space. Recommend going back with tank type unit suspended from ceiling by thread rod.

Today we did sewer video scope work inspected the main sewer line outside between house to the street , we pull and rest the toilet in hallway bathroom, first we noticed a offset flange used for that toilet that can cause the toilet clogged easily. After we ran the camera , we found old clay / concrete sewer line in the yard had multiple area with Roots , we couldn’t not get camera pass 55 feet from toilet ara , this is approximately 10 -20 feet outside the home , this means old sewer line needs repairs or full replacement. We provide quote for repair and replacement today .

In attic found pvc fitting unglued and causing leak into ceiling below. Remove section and replace with new section or pvc piping and new elbow.

Gave estimates to replace water heater and Prv. Customer wants to discuss with wife and call back.

Customer had leaking cartridge in master shower. Shower is only a couple years old. Found pressure to be at 70 psi. Suggested to replace cartridge and PRV to help longevity of new cartridge. While replacing PRV also added three-quarter ball valve in replace of gate valve with more visible location. Removed old cartridge and replaced with new price Pfister cartridge 46–4321. After replacements were done, checked for leaks and proper function.

Customer wanted quotes for a few few items. Will call back with the decision.

Homeowner not present. Had someone meet to review potential issue. Customer stated water was on floor around base of toilet no water present when I arrived flush toilet several times looked around surrounding areas but found no leak. Checked pressure.

Customer wanted quote to camera and cap sewer line in ground.

Looked at everything no issues at this . Recommend replacing multiple turn stop valves due to them being over 20 years old.

In main house on main floor, tested powder, room, kitchen, and also standalone faucet. Everything tested fine. Also in basement looked at water heaters and laundry and everything there was good. Upstairs check three bathrooms. Only issue found was master bath toilet was running so adjusted fill valve in that seemed to have fixed issue. If toilet continues to run will need to rebuild to by replacing fill valve and flapper. Checked guest house and pool house. Everything in there tested fine.

Rebuild delta ball shower cartridge with new parts. Swap out existing Roman tub valve with new customer supplied valve. Test for proper operation. No leaks found after work completed. Customer also has another leak on copper water line going through the floor that was found in crawl space when checking pressure regulator after completion of work. Informed the customer of the leak. Customer will reach out and schedule time for us to come back out and diagnose the leak.

Client called us out due to the toilet handle in upstairs daughter’s bedroom bathroom coming off of the tank. Removed the lid and noticed the nut had been screwed up or made its way off over time. Put nut back on and toilet is operational. The tub in that bathroom was heavily clogged with hair and soap scum. Cleaned that drain and got it flowing.

Customer called us out for multiple plumbing issues at the house, however, when we arrived, customer pointed out of a humid smell behind dish washing machine for customer that we would like to make an exploratory hole to determine what is leaking behind dishwasher. Customer approved found drain line behind sink leaking. We have video of that as well. Inform customer remediation strongly advised customer understood and would like remediation to come out. Also customer noted a leak in crawlspace from three-quarter to three-quarter to half inch T gave price to replace as well and to cap off half-inch line completed work mention above with no issues everything is test tested.

Customer had a leaking water heater. Per customer request left pricing for a tankless install, two 40 gallon gas heaters, and a 75 gallon gas heater.

Replaced water heater in basement. Reworked the vent as the old vent did not have proper pitch. Due to the pitch being incorrect, the b-vent was overheating and caused it to rust through in certain small sections. We covered them up with vent tape and notified the homeowner she would need an hvac company to come repair that section as it’s on the venting for the hvac system. Swapped out the 1/2 hp disposal in the kitchen. Filled sink up and tested to ensure proper function and a leak free install. No further issue at this time.
