Replaced a washing machine cut off valve

Return to complete quoted work as discussed. Two way cleanout installed in front yard, allowing access to home, and to mainline in yard. Camera inspection backward in to house not possible due to wye fitting. Camera inspection of mainline reveals that the mainline transitions from cast iron to terracotta within only a few feet of the cleanout. Lines were jetted and cleared as much as possible. A significant clog was found where line passes from under the foundation (wye fitting with street 45 to home). See previous days invoice for additional notes and discussions. All work complete, main lines and fixtures flushing and running fine.

Leak in ceiling upon arrival. Customer stated now that they are almost fully moved in they want to address the leak in the basement. Informed customer we would need to cut open the ceiling to find the leak. After opening ceiling, found glue joint from abs to pvc leaking. Informed customer the the leaking was coming from this glue joint and that the toilet in the master bathroom is what is connected to the line. Informed customer we would need to open the ceiling more and cut out a 6 ft section of pvc in order to resolve the issue due to how close all the fittings are in the ceiling. Gave customer estimate, customer stated they are planning to remodel that bathroom and will just not use that toilet for now since the master bath has two toilets.

Return to complete scheduled work (Rebuild 4 toilets, and replace the shut off valves for each) Short summary: All four toilets upstairs have had tank rebuilds. This includes new: Shut off valves, steel braided supply lines, fill valves, flush valve, gaskets, flappers, and chain. New tank tot bowl hardware. All four bathrooms had new shut off valves installed with no issue. After all work was complete, i checked each shut off valve, each tank to bowl connection, checked for water during normal flush and held flush. No issues found. Air bled from lines as much as possible. During the visit i notice a gas smell, but it is coming from the left side lantern box above the garage. There is a small window broken that allows the wind to blow out the flame. Ryan is aware of this already. I discussed home filtration briefly, including that two side by side units would be required due to home size to prevent water pressure drop.

Customer had small stain on ceiling coming from small leak in shower area. Found multiple areas of missing grout in shower and shower wall after evaluation gave customer options for repairs/replacements. Customer was pretty confident with origin of issue and was just looking for an opinion found pressure to be high and addressed with Customer.

Dug up 3-4 feet deep outside the home , fixed copper water pipe leak , installed new copper line thru wall inside 1” pvc sleeve , installed new GE whole house water filter with shut off valves / bypass , new water shut off valve for hose bib , toilet and new western elongated ADA toilet supply and installed, discussed and sign up membership with Mr. Clancy today .

Customer needed camera of sewer for home under contract. After through evaluation of home found a few additional items. Gave customer options for repairs/replacement. Pulled toilet to camera line found small section of cast iron inside home. Suggest to remove sections to prevent future issues. Set toilet back after scope. Suggested to install cleanout tee in garage area if customer does not want to preform excavation for exterior cleanout. Also suggested to replace PRV due to higher pressure and water heater being 14 years old (past life expectancy). Later found thermal expansion tank to be ruptured. Checked area of work for leaks and proper function.

Checked problem with furnace , found fan switch was off , turned on and is working now

This job the customer had a bib that went turned on it would leak rather go in the repair route of trying to fix the old hose bib. I recommended just go ahead and replace it with a brand new one so that is exactly what we did we replaced the hose bib with a brand new one the shut off valve behind. It also needed to be replaced so we cut all all that out. They had the pipe coming in from three-quarter down to half inch so I reduced it up a little bit higher installed a new ball valve so you can turn it off in the winter time. For that I installed the new three-quarter hose bib. There’s no leak after installation. There was a really big hole in the cement from the prior hose bib so I use this much cock as I could to clear that hole so no bugs and critters get inside. I used clear caulking for the installation comes on as WHITE goes clear after a couple hours Was no way to secure the hose bib to the wall based off of how the brick is would have to chip the brick out in order to properly s

Customer had called because his downstairs neighbor had a water mark on her ceiling. Customer was potential concerned about a water heater leak. Inspected the heater and found no signs of leaking from the body of the heater. The heater is right around 10 years old and had several aspects that were done improperly in the install. The water heater drip pan is shattered, the drain for the pan goes nowhere, the thermal expansion tank isn’t strapped properly, and the t&p discharges to the floor. Strongly recommended replacement at this time. Customer declined work for the time being. Checked up customer water meter and saw no movement on the domestic system. Found a disconnected condensate trap that is likely the source of any water escaping into the floor and ceiling. Glued the pipe back as a courtesy to the customer. Call for sewer back up. Arrived and met one tenant (Alex) Alex states that the sewer has backed up and the adjacent unit has the same problem. He showed me a video of sewage entering the crawlspace under the home. I inspected both units and found symptoms consistent with main line backup. Crawlspace inspection revealed sewage all over the floor in several spots from seepage and old sewer lines. The right side unit (As seen facing the house from the street) has had a wax ring failure and the subfloor is very damaged. Sewage has also spilled from here. Cast iron line exits the house, and it appears to be cast iron in the yard as well. I dug up a section in front yard to show me that at least a couple feet are cast iron here. Due to the severely deteriorated state of the cast iron my recommendations were as follows: Absolute resolution: Replace cast iron sewer lines inside crawlspace, and in front yard High priority task: Install cleanout to allow hydrojetting, jet line and camer

For this customer, they had a toilet that was constantly running, so therefore I recommended we go ahead and replace the inside parts of the toilet so therefore we replaced the fill valve the flapper and the handle and the reason why we had to replace the handle it kept sticking so I went with a universal crown one to ensure that there would be no issues I adjusted it to the proper levels and got it all situated once installed there are no leaks customer is all set to use there toilet.

Toilet blockage upon arrival. Customer stated their down stairs toilet won’t flush. After running water for 10 minutes the toilet began to back up. Informed customer we could pull the toilet and run the camera to locate the blockage. After pulling the toilet and running the camera located blockage outside around 20ft from the customers home. Talked to the hoa and they stated that the hoa has their own plumber coming out to fix the issue. Informed customer to email my invoice to the hoa due to the issue being outside of their home. Line is backed up upon departure

Came out to this home for a stopped up drain in the shower upstairs hanging over the garage. There was a lot of organic matter in the floor drain of the shower. The drain had the grate cover for the shower drain, I had to pry it up followed by lifting it with channel locks. I cleaned all the organic matter from the drain out followed by using my flex shaft to properly clean the walls of the pipe. Once completed the shower drains perfect now. Did not look at the whs, however the water pressure is at 50psi, (normal).

Call for toilet leaking in to ceiling. Arrived and met with Ryan, he stated his children saw water damage in the ceiling. He checked the toilet above and found a tank dripping to the floor. I inspected toilet and found the tank components to all be in a very deteriorated state. The gaskets, flapper, flush valve gasket and fill valve gaskets are all in bad shape. During the inspection we also checked three other toilets and found the. To be consistent with the first toilet. The remaining shut off valves however should be replaced, while the first is a good candidate for a rebuild. The house shut off valve is in working condition, and the pressure regulating valve is in good condition and working correctly. Due to time constraints we are returning tomorrow to perform all repairs.

Found toilet loose at base. Pulled toilet and found flange broken. Replaced flange on 3” pipe. Reset toilet with new wax seal and supply line. Caulked toilet to floor.

Came out to try to help out client by locating their irrigation head in the area we had dug up while replacing the bad section of sewer line out back. Unfortunately, there is no way for us to be able to mark live irrigation lines before digging so most of the time these heads and lines have to be replaced completely. Dug around in the back and in the pine straw beds as well. Moved pine straw back and poked dirt and could not find any other heads to dig up and maybe trace back to that area. Only solution here is to have irrigation guys run new lines for the back yard, unless they can find another head to trace back to tie onto for the other existing heads in back.

Customer had a few customer provided parts to install for different fixtures of home. Gabe options for repair/replacement after evaluating home. Installed hot and cold cartridge for master bath faucet on right. Also replaced sprayer in shower. Last replaced cartridge in bar sink faucet. After work was complete checked for leaks and proper function of fixtures. Gave options for work to be addressed at later date.

Garbage disposal not working upon arrival. Customer stated he dropped a spoon down the disposal and now it’s not working. Informed customer we could attempt to unjam the disposal first. After attempting to remove the spoon and it not coming loose informed customer we would need to replace the disposal. Gave customer estimate to replace with 1/2 hp disposal. Customer approved estimate. Installed new garbage disposal and re hooked up dishwasher line and tubular. Filled up sink and turned disposal on while the sink was draining. No leaks were found. Garbage disposal is working properly and no leaks upon departure.

Came out to do diagnostic for reoccurring issue of randomly getting cold water coming through the master bathroom shower. We ran the shower for a while and did randomly get some colder water coming through than what the temperature control was set to. We confirmed the three bathrooms upstairs are tied in to the same trunk line. Both guest bathrooms upstairs have single handle shower valves with older valves original to the home that have never been repaired. We spent some time trying to identify the valves and look for possible replacement parts but were unable due to no marking indicating the manufacturer. From what I could find on online forums it appears these style valves are no longer being manufactured. We left quote to replace both shower valves and install access panels. Customer has decided to just deal with the issue as it is not a constant issue for the time being.

Call for low water pressure at home that we recently installed halo water filter in. Met and discussed concerns. I cleaned all aerators and found sediment in some. This could have been from the filter, or as a result of turning water on and off to perform repairs with corrosion already present inside the waterlines. In any case, i cleaned all aerators and checked all fixtures. I tested pressure and brought it up from 60psi to 70 psi. I did note that there is still pressure rebound on the lines when fixtures are activated. We have done all required work that is called for to address this issue. If the problem persists, we can come out for a diagnostic window and dig near the meter and assess if a pipe mainline size upgrade is warranted, or replace the pressure regulating valve for the small chance it may be defective. I also sent an email asa. Courtesy to hansgrohe to help the customer get in touch with them.

Client called us out today due to very low pressure at the kitchen faucet. The whole home water pressure is a little low itself at 40 psi, but the kitchen faucet was significantly lower. We replaced the kitchen faucet with new customer supplied single hole faucet. Hooked up connections and tested, no issues.

Customer discovered a septic tank that hasn’t been backfilled in the back yard when having trees removed. Customer was concerned existing plumbing could still be running to the septic tank. Customer had pulled county record showing a conversion happened from septic to sewer. Informed customer that for the county records to indicate that, permits would have to be pulled and an inspection would have occurred for the records to indicate that. It’s almost certain to be abandoned. Gave option to run camera for 100% assurance. Left quote to backfill the septic tank and replace the water heater. Offered 10% discount for same day service and customer declined at this time. No dispatch fee for water heater quotes.

Lower bathroom toilet constantly running Replace the service stop valve in bathroom for toilet Today we did our annual plumbing inspection, everything looked good except for two different toilets, the toilet in back was constantly running indicating that there was an issue with the inside parts, so therefore I recommend to replace the supply line, fill valve and flapper went back to oem flapper Toto. And then the other toilets service stop valve wouldn’t close and or had a minor drip when turned off, so I recommend to replace that valve along with the supply, that is what we completed, there are no leaks present time of service. Additionally during our inspection we couldn’t find a sewer clean out, that is recommended. Additionally when it is time to replace the water heater I recommend going to a tankless rather than a tank style water heater. Just due to the space in the crawl space.
