Customer had a gas smell near the outdoor grill on the back patio. Customer had shut off the gas to stop the smell. This is indicative that the leak is after the shutoff. Bubble tested the suspected area and found a leak on the 1/2 x 3/8 bell reducer. Removed the bell reducer, sanded and painted the fitting, and installed a new stop with a new 3/8 close quarters black iron fitting to the speedy adapter. Painted all new parts. After the weather resistant paint dried, performed another bubble tested and found no other affected areas of exposed gas pipe.

Came out today to put the kitchen back together as the countertop guys had finished. We installed the new customer supplied kitchen faucet, added new shutoffs below for the dishwasher and the kitchen faucet, on the new uponor pex a water piping. Reinstalled the Recirc tee with new supply lines. Installed new basket strainer on left hand side of sink, and installed new badger 3/4 hp garbage disposal with new mounting bracket and drain pieces. We moved the location of the ptrap from below the floor in crawlspace up to where it should be, which is under the sink. We also added a studor vent or air admittance valve (vent) under the sink. 

We also cut out the unused 2nd ptrap below the floor in crawlspace and capped that line.

Received approval to replace the water heater and PRV. Replaced water heater, expansion tank, PRV, and garbage disposal. Turned water back on for testing. All repairs were leak free. We found the original pvc ball valve to the house was leaking out of the handle. Homeowner was able to contact HOA members and locate where his curb stop is in the neighborhood flower bed, as his meter is located in the crawlspace. We confirmed which curb stop shut off his house. Refrained the house and replace the pvc main valve with a brass ball valve. Waited adequate time for glue to cure before pressure testing. No further issue at this time. 1 year warranty on all repairs, 2 year labor warranty on the water heater installation.

Met with property manager Andres and discussed issue. They noticed water leak in ceiling below bathroom, and discovered water leaking from shower arm in bathroom upstairs. Cut the drywall behind and cut out the old shower el. Found that the previous shower arm was cross threaded and broken into the drop el. The threads are salvageable on the shower arm. The threads broke due to too much thread tape being used and all of the weight of the shower arm sitting on only a couple of threads. Replaced the shower el and rethreaded the shower arm properly into the drop el. Tested work to ensure proper function and no leaks. None were found. Arrived to find a Navien NFC-200 leaking from water adjustment valve. Unit is approximately four years old. PRV is functioning, and is less than five years old (watts LF25aub). When investigating we found many other issues that need to be corrected.

No indication of county inspection or permitting, and no posted fire marshall inspection. Condensation line has brass fittings, with one leaking on site during a heat cycle. The condensate ejects outside the home, and is not equipped with a ph neutralizer. The temperature and pressure relief valves tie in together and do not discharge separately. The thermal expansion tanks are both supported by pipe only and the 2.1 gallon tank has a ruptured bladder, and rust/corrosion near threaded port. Gas line reduces from 1 inch, and gain from 3/4 to half inch, before improperly increasing back to 3/4 inch. Galvanized gas line outside is not protected as required, and has visible signs of rust.

Call for leak at Navien water heater. Arrived to find a Navien NFC-200 leaking from water adjustment valve. Unit is approximately four years old. PRV is functioning, and is less than five years old (watts LF25aub). When investigating we found many other issues that need to be corrected. No indication of county inspection or permitting, and no posted fire marshall inspection. Condensation line has brass fittings, with one leaking on site during a heat cycle. The condensate ejects outside the home, and is not equipped with a ph neutralizer. The temperature and pressure relief valves tie in together and do not discharge separately. Upon arrival I was greeted by homeowners and they showed me the kitchen faucet and stated that it was really old and just wanted a new one. They agreed to a basic faucet replacement and I had to make a supply run for a new kitchen faucet. Once I returned I showed the homeowners the new faucet which they loved and I turned off the water to the home and removed the old fixture. It took me a lot longer due to it literally disintegrating and not coming off so I had cut it into pieces until it came off. Tim was just who we needed on a Saturday when one of our small water pipes was leaking under our kitchen sink. He came as soon as he was available, fixed the leak; replaced some old pipes, and saw that our garbage disposal had a small leak and replaced it.

He agreed to repair it properly from below and I began by removing the old flange and the fernco that was used and I had to drain the water using a bucket which got full. Once it was cleared I cut the pvc back and had to chip out some mortar that was used to hold the old flange so I could remove it. Then I used a husky band and a new 3 inch elbow and a new flange that sat at floor level. Once it was all connected and enough time passed for the glue to cure I replaced the toilet with a new wax ring and closet bolts and flushed it several times to ensure it was draining properly. It works properly no leaks or issues and it has a pitch going out. Cau
