Toilet in the kitchen bathroom was leaking from the bottom when flushed on a wall hung toilet. We received approval to pull/reset the toilet with a new gasket. Removed the bolts and removed the toilet from the wall. Cleaned up the flange and installed a new gasket. Reinstalled the toilet on the wall. Flushed over 30 times to ensure we no longer saw any water coming from the base of the toilet. No further issues at this time.

Came out for a shower with no pressure. Was directed to hall bathroom shower which we confirmed had almost zero flow coming out of the spout. We confirmed the other fixtures in the home did have normal flow. Checked water pressure, found it was at 50 psi. Tenant stated the shower used to be okay but gradually got worse and worse on pressure until it was eventually just a dribble coming out of the spout. We contacted Marty and got approval to replace the cartridge. We also showed him a 40’ section of cast iron in the crawlspace that needs to be replaced as it is rusting through in multiple sections. After receiving approval for the cartridge, we left and purchased the correct part. Returned and removed the old cartridge and installed the new one. Replaced a toilet with Kohler memoirs elongated ada , replaced basement bathroom sink faucet with Kohler faucet

Error code 10 recommend to go into the unit and inspect the unit to see if the fan motor is bad however if we start to dig into the unit and we can not put the fan motor out due the seals breaking the unit will need to be swapped out, gave different estimates to what we can do, home owner is looking over the home warranty before proceeding with the replacement. In order to further diagnose the issue, we will need to charge, To further diagnose it.

Came out for a possible clogged toilet. Arrived and went to the Perot building where I met maintenance staff. He directed me to the 4th floor for units 404, 407, and 408. They stated that no one has been in these units in months, and they had just come up here to make sure everything was working because they’re having guests come soon. We flushed every toilet multiple times and found no issues. Water was coming out discolored from the tank due to sitting stagnant for months and there was some air trapped in the water supply system that was kicking up sediment. Every toilet flushing with no issues. Examined the tank of every toilet on the 4th floor. Every toilet is almost brand new in appearance. We gave quote to pull a toilet and camera the line to ensure no other issues but maintenance elected to hold off at this time as everything was flushing normally. No further issue at this time.

Return to complete quoted work. Today we replaced a toilet seat in the powder room bathroom. Replaced an air admittance valve under kitchen sink. When testing I saw no further signs of backups or slow drainage. However, if that symptom presents again please contact us and we can assess the drainline, as sometimes a bad vent can lead to slow backups. Installed a Moen Flo automatic leak detection and shut off valve. I helped Ms. Tracy set up the unit. Removed leaking gas line and replaced with tracpipe from shut off to hvac unit in basement. No further gas leaks found. Notes for insurance provider: We have installed a Moen Flo automatic leak detection and shut off device. This unit has been correctly installed and calibrated, and is active.

Customer needed water heater replacement. After thorough evaluation, found pressure to also be high at 105 psi. Gave options for replacement on heater and PRV. After agreement, install installed Rheem 50 gallon gas, water heater and new PRV in crawlspace. Turned on water and checked for leaks and proper function. Pressure is now set at 60 psi. Informed customer about potential airlines after running water to remove as much air as possible.

Gave customer estimate to install in line whole home filter, and installing new condensate pump and running the line outside.

Rough in drain for service sink in basement next to new washing machine. Connected water for washer and dryer. Ran water for service sink. Tested and left in good working order.

For this customer, the main complaint was the shower drain in the basement was clogged anytime that you’d run water. It would just back up so therefore, I took a look at it rent some water to see what would happen and yes, it backed up the customer had tried to use their snake, Little household one from the hardware store. I knew that one wasn’t gonna work so I recommended that we use a foot shaft to clean and clear that pipe the pipes underneath. The ground are all cast-iron from what I can see majority of the house has been re-piped and PVC, but the basement drain lines are all cast-iron. Additionally, we were able to snake it with the flex shaft and clean and clear everything that was inside of it. The black sludge that came out of it is just part of the age of the pipe and the buildup that it creates over the time the red snake in the photo has chains on the end of it, which is able to grab and pull whatever the issue is, I was able to clean and clear the piping thoroughly with the

Diagnosed toilet shifted while working in bathroom. Toilet is back in original position. Flushed toilet multiple times and tested with towel at base for dampness. After thorough testing No water found at base and toilet is secured well to floor. Looked in room below bathroom and did not notice any spots on ceiling. Did not find any issues with toilet at this time. Left estimate to pull and reset toilet if issue occurs

Expansion tank suddenly ruptured causing water damage upon arrival. Customer stated this morning they heard water and found out the expansion tank had busted. Informed customer with them have two water heaters it would be best to have 2 2.5 gal expansion tanks to support both tanks. Gave customer estimate, customer approved estimate. Installed 2 new expansion tanks one on each water heater. Recommend customer start thinking about replacing PRV due to it being a shark bite PRV, but at this time it was working properly. Augered master bath toilet as a courtesy due to it flushing slowly. Water is turned back on and everything is working properly. No leaks upon departure. Provision will be in contact.

Cusomter had a few toilet issues. After thorough evaluation, found pressure to be good. Gave options for repair on master toilet and few additional options for repair/replacement for hall bath. After repair on master bath, checked for leaks and proper function.

Installed customer supplied Toto Drake toilet with new bidet in upstairs bathroom. Installed the remote in a vertical position since the bracket was already there from the previous position. Showed customer and customer preferred a horizontal orientation. Set to customer request. Tested all work to ensure proper function and no leaks. None were found.

Warranty call for fixing a running toilet with a brush nickel tank level , checked a basement bathroom sink faucet , will check on parts quote repair or replacement.

Call for annual inspection and to check several smaller items. Met with Ms. Tracey. We performed an annual inspection and discussed automatic leak detection and shut off valves, disposal not draining consistently, and a toilet seat in the powder room. Inspected all water, sewer, and gas lines that were accessible. Found a gas leak on the flex line near generac manifold. Toilet in upstairs bathroom could use a rebuild sooner than later, and a gas leak outside on the utility side of the meter. When discussing findings with Ms. Tracey, she would like to have us return and install the Moen Flo, fix the gas leak, and install a new toilet seat. We will return Thursday to complete work. Customer needed line extended and supply ran to connect to new stove. Gave options to replace stop and rework piping to fit new stove set up. After rework, connected stove and checked for leaks and proper function.

Returned and replaced Delta cartridge. Tested work to ensure proper function and no leaks. None were found.

Bidet install Install the bidet for the CUSTOMER in his master bathroom. He had a skirted elongated American Standard toilet. We were unsure if the bidet that he had purchased was gonna fit however, since it did, we were able to install it professionally and leak free at this time. There are no leaks of the customer supplied Toto bidet. Customer had an outlet installed by an electrician recently after the installation of the bidet there are no leaks customers all set water heater has been swapped out recently by us with an electric, the water heater is a hybrid water pressure is at 65 pounds

Lavatory and kitchen sink faucet has been replaced. The tub in guest restroom has traditional 3 handle valve and master has 2 handle. The basement restroom has a single lever valve. Water heater is 16 years old estimate given.

Returned to cut out section of cast iron and replace with pvc. Cut out 6 ft section of cast iron and added new pvc wye with a clean out cap. Flushed toilets and ran sinks/tubs to check for leaks. Found no leaks. Broken section of cast iron has been replaced and is now working properly. Informed customer if he plans to keep the house, i would recommend replacing the rest of the cast iron due to the age and the cast iron getting thin. No leaks upon departure
