Returned to cut out section of cast iron and replace with pvc. Cut out 6 ft section of cast iron and added new pvc wye with a clean out cap. Flushed toilets and ran sinks/tubs to check for leaks. Found no leaks. Broken section of cast iron has been replaced and is now working properly. Informed customer if he plans to keep the house, i would recommend replacing the rest of the cast iron due to the age and the cast iron getting thin. No leaks upon departure

Call for annual maintenance visit and inspection. Arrived and met with Ms. Candice. I discussed the process for our inspection and maintenance visit, as well as Luther benefits of the membership. We performed a thorough inspection of all plumbing systems and performed water heater flush. History of home: 25 year old home. Candice has lived here since. 2017. Water heater replaced shortly after she moved in. Water line has had. Repair, and then a total replacement. Pressure regulating valve less than five years old. Kitchen, laundry, powder room, water heater on first floor. Master bathroom on second floor. Water heater is electric. Gas service to home enters on right side. Waterlines are cpvc throughout home. Inspection findings: Universal to home: compression shut off valves for toilets nd fixtures instead of solvent weld stops. Poly supply lines, sometimes pushing on pipe. Customer stated that water heater was leaking how leaking for. Also, customer shut off valves for water heater, but valves weren’t holding. Arrived and shut water off at meter. Gave customer options for repairs. Also contacted provision. At this time, customer didn’t want to proceed with any work.

Homeowner had a 1” pvc pipe coming up out of the ground with a hose bib on it. The pipe snapped off and was flooding outside when I arrived. Gave multiple options to repair it and customer elected to just cap off the pipe. Allowed adequate time for glue to cure before testing. Confirmed no leaks on repair and buried the pipe. No further issue at this time. Meter was having problems with not registering any flow. We notified the homeowner and recommended she have the county come out to repair/replace the meter.

Water coming up at side walk between meter that is in sidewalk and service customer shut off in grass. Customer does not want to proceed at this time.

HOA shut water off to building. Removed old water heater and hauled away. Furnished and installed new 40 gallon electric water heater with new thermal expansion tank with bracket. Also installed new water heater shut off valve and flood stop. HOA turned water back on and we tested work. No leaks were present at this time. Bleed all air out of hot water lines and turned on heater. Also customer will need to install outlet or put batteries in the flood stop. Cleaned up work area.

Customer needing customer supplied cartridge installed, an angle stop replaced and one toilet rebuilt upon arrival. Customer stated he got the parts from Kohler for the cartridge, but also noticed the downstairs toilet running constantly, and the supply stop for the shop sink dripping. Informed customer we could install the cartridge, replace the stop, and rebuild the toilet. Gave customer estimate, customer approved estimate. Installed new customer supplied shower cartridge, replaced the angle stop downstairs and replaced the fill valve, flapper and supply line in the toilet downstairs. Turned water back on to check for leaks and found no leaks. Tested to be sure the shower had hot and cold water. We did notice the shop sink basket strainer and tubular dripping, customer stated he would try to fix that himself. All work is completed and working properly upon departure. Returning this Monday to replace 50 gallon gas water heater. Transitioned from CPVC to copper and installed two new ball valves to replace old CPVC ball valves. After to install was complete ram water to remove air from lines and checked for leaks and proper function. Explain to customer about Undermount sink and suggested to have countertop company come reinstall.

Customer had electric work done yesterday. Today they had no hot water. Customer already had electric panel checked. I checked the elements to ensure both had continuity and were properly ground to themselves and the tank. No issues were found with the elements. Gave customer price to replace faulty thermostats and restored hot water to the home. Tested all work to ensure proper function. No issues found.

Diagnosed toilet not flushing well and struggling to flush. Found fill valve not working consistently and fill clip to fill bowl was missing. Replaced fill valve and set hose clip properly. Tested toilet and toilet is flushing well. Upstairs shower is not getting hot enough, will need to replace pressure balancing cartridge from Perrin and Rowe. Customer will get new replacement through warranty. Left estimate to replace part once arrives

Found outside pool house shower constantly running.Replacing delta cartridge with new delta cartridge on outside. Tested and left in good working order.

For this customer, they had a pinhole leak on a T off of the main water supply so I took a look at what needed to be done and what was the best repair route for this customer so therefore, I recommended that we go ahead and cut out the pipe redo it with propress. Went back with all new copper piping and installed correctly. Wasn’t able to check the water pressure since the water is off but once I turn the water back on to test the work, I checked the pressure and the pressure came back at 50 psi being normal the TENANT had turned off the water at the gate valve in the basement however, I did end up, turning off the water in the street due to the fact that if that gate valve did not hold, the water would still be off so therefore to turn the water off at the meter and begin my repair once complete there are no leaks. The previous pipe was tilted up indicating a pinhole on the T joint once installed correctly. There are no leaks in the customer is all set to use their water as they wish

3/4 garbage disposal replacement Minor toilet rebuild Win with Chen membership For this customer, we replaced a three-quarter horsepower disposal in the kitchen, however, the garbage disposal did not need to be replaced. I still recommended due to the fact of the age associated with it. We went back with the same horsepower unit once that unit was installed. There are no leaks. Replaced the basket strainer knocked out the plug for the dishwasher drain line. Additionally, installed the new electrical and plugged it in once complete cleaned up our mess and there was no further issues at that time. Additionally, we did a minor toilet rebuild on the bathroom upstairs in the guest bathroom install a new 2 inch flapper supply line fill valve to complete the project once installed. Call for hose spigot concerns. Arrived and met with Ms. Kathy on site. She discussed concerns with hose spigots not working. Kathy showed us a spigot on the basement exterior wall, near the basement door. No water was coming out of this at all. The second spigot was behind the pool house, near pool filters. Kathy and her husband, Mike, have lived in this home for almost twenty years. The home is approximately 0-70 years old, but has had significant remodel and construction work done over its lifetime. I verified with Kathy the concerns, and began diagnostic evaluation. Inspection and diagnostic findings: Water pressure read inconsistent. During first read it jumped from low 40’s psi, to above 60psi. Due to this, as well as a mention about low pressure from Kathy and Mike, we performed a 20 minute pressure test. Highest read at this time was over 84psi. When water was used there was significant hydraulic jump. Findings consistent with failing pressure regulating valve. PRV was later

Customer called us out to hydro jet and camera inspect sewer line so full condition of piping could be evaluated, as previous work performed did not allow visibility through the entire line. Customer was informed prior to work. The sewer line replacement would likely be needed due to condition of piping. Presented option to hydro jet and camera inspect line, and customer approved. After approximately three hours of hydro jetting , major root infiltration were found at the transition from the exiting 4 inch PVC into the 6 inch terra-cotta main sewer line inspection revealed heavy root intrusion at nearly every joint throughout an estimated 20 foot section of terra-cotta piping. Due to the severity of the intrusion and condition of line, equipment could not safely pass beyond the area of a previous repair without high risk of equipment loss or damage. Customer was informed of findings and providing an estimate to excavate and expose affected section for further repair/replacement

Found 2” pvc 90 separated from pipe and cracked. Replaced 2” pvc 90 and short section of PVC pipe. There is no warranty on repair. Tested for leaks and left in good working order.

Gave water heater estimate and customer approved. Schedule for Monday.

Customer had a broken cap on a Kohler aqua piston toilet that was installed by Chen in 2021. Customer also had a saddle valve issue for ice maker line going to refrigerator. Customer only wanted the valve removed, didn’t want a new line ran. Removed the saddle valve and repaired the aqua piston as a courtesy to customer. Tested all work to ensure proper function and no leaks, none were found.

Diagnosed leak in floor in downstairs of home. Turned water back on to home and checked for leaks. No leaks detected throughout home. Home is currently being renovated. Checked meter, meter is 0.00 and not detecting any leaks. Recommend leaving water on and if leak returns to take pictures and call national leak detection National leak detection 4045791188 left estimate for new pressure regulator, currently water pressure is slightly over 80psi.

Pull toilet and run camera to inspect sewer/drain line. Pulled toilet on main floor and ran camera to inspect drain/sewer line. Was only able to get out about 90 feet. Drain line/sewer line goes from cast-iron to concrete. Cast-iron and concrete are not in the worst condition but also not in the best condition. Both pipes have wear on them and in the future will need to be replaced. Inspected flange and found that it was broken. Replaced flange and reset toilet. Tested and no leaks were present at this time. Caulked around base of toilet and cleaned up work area.

Customer had a frost proof hose bib by the garage that had snapped off and blocked flow to the fixture. Removed the stem to c on firm the issue. Cautioned customer that the wall is too shallow for a frost proof hose bib and the old one was sticking out of the wall. Informed customer the new one would stick out also. Customer understood and agreed. Installed a new frost proof hose bib into a secured drop el already installed in the wall. Resecured the drop el with new screws and sealed the hose bib going through the wall, tested work to ensure proper function and no leaks. None were found.
