Customer had a frost proof hose bib that was leaking in the wall in the backyard. Upon inspection, noted to customer that the angle of the drill was back sloped. This is an issue because this doesn’t allow for the hose bib to drain and has greater risk of freeze breaks. The customer didn’t want any additional cut on either side of the wall. Obtained permission from customer to straighten the cut out to at least get the drill point to more level. The previous installed had done a square cut in the siding so it was more prominent when the drill mark was leveled. Also flushed customers tankless water heater. Pointed out failed thermal that wasn’t strapped properly and can lead to pipe breaks. Customer declined work on the replacement of the thermal expansion tank at this time.

Customer called us originally for garbage disposal unit not working properly. Also customer wanted quote for new kitchen faucet wall on site after thorough diagnostic check. We also found the thermal expansion tank to be full of water and not properly strapped. Presented customer with options for repair. Customer agreed on all options of repair. Furnish and installed new kitchen faucet and half horsepower garbage disposal, as well as replaced and properly strapped thermal expansion tank. All work has been tested and is working as intended upon departure.

Customer complaining of sewer smell upon arrival. Customer stated her tenant downstairs says the sewer smell is bad. After looking noticed sewage ejection pump just humming but not pumping out, informed customer the pump had gone bad and would need to be replaced. Gave customer estimate, customer approved estimate. Installed new pump and connected the discharge and vent line back. Plugged pump up and it pumped the entire pit back out. Tested the pump 3 more times and it worked properly. Pump is working and no leaks upon departure

Did membership inspection. Everything looked good except for tmp started to drip during flush and also that tmp line wasn’t up to code. Replaced tmp valve and brought tmp line up to code. Tested and no leaks present. Also found that gas line for heater is copper. Everything else tested fine. Cleaned up work area.

Removed existing water heater and hauled away. Cut and cap old water and gas lines. On exterior of home furnished and installed new Navian 240a2 tankless water heater. In crawlspace rework water and gas lines. Installed crossover tee at furthest fixture. Also replaced service valve where crossover tee is installed and stated to customer to keep an eye on it because line coming out of wall is galvanized. Tested and everything is working as it should and no leaks present. Sealed all penetrations and cleaned up work area.

Customer had a leaking 3 inch cast line going from the crawlspace into the unfinished basement area. Gave customer options to replace the line. Customer also wanted pricing to replace the rest of the cast. Tested all work to ensure proper function and no leaks. None were found.

Customer called us out for standalone tub was leaking from base. Ran tub for a few seconds and water started leaking from base. Stated to customer that unfortunately we do not pull and reset standalone tubs. Also found that pressure was above 80 psi and recommended to have pressure issue addressed.

Customer called us out because gas company stated that there was a gas leak somewhere inside home. Stated that we will need to do gas leak detection, and customer agreed. Went ahead and turned gas on back to home and tested all gas joints and pipe. Wasn’t able to locate gas leak. Also the only gas appliance in home is the water heater, and the water heater has a copper gas line that goes through foundation wall/into the slab, which where the leak may be located. Gave customer recommendations as far as next steps. Also water heater is 10 years old. If customer proceeds with any work we will be able to credit back part of today’s charge. Shut gas off to home.

Camera sewer service and found several points of root intrusion. Replaced sewer service from tail out to side walk. Put clean out at house and sidewalk. Replaced water service into crawl space with new 1” Pex pipe. Tested and left everything in good working order. Inspection on 6/23/26.

Retuned to replaced cast iron main and branch lines. Installed new 3 inch pvc and tied onto both bathrooms. Also tied onto kitchen and washer drain lines. Installed new toilet flanges and reinstalled toilets. No leaks at departure. Drains are draining properly at departure.

Checked water pressure, flow and clarity. Customer is having multi function filtration system installed.

Replaced a bad sewerage ejector pump , new ball valve and check valve combo installed, tested and working good , signed membership with customer

Customer believed they had leak from water heater. Spoke with landlord upon arrival about issue and inspected water heater. Found several issues with water heater and installation errors. Went in crawlspace to further inspect issue found on gas line. While in crawlspace also noticed issues with cast-iron drain line coming from kitchen. Return back to heater shut off valve and noticed leak stops on meter after valve is shut off. Spoke with landlord to give options for repair/replacements of these item. After approval, Rerouted waterlines, and gas line using small existing penetration from crawlspace to mechanical room where work was located. Removing lines from slab and routing along wall in mechanical room to eliminate leak. After work was complete check for leaks and proper function of all work. Rerouting location was approved by Customer.

Returned due to sewer line backing up again. Informed customer we will need to run jetter through roof and clean out. Customer approved. Cleared blockage. Blockage was build up grease. No issues at departure.

Diagnosed leak underneath kitchen sink. Water was turned off to faucet upon arrival. Turned on water and tested faucet and sink. Found water leaking from tubular drain pipe below. Found p trap attached to disposal installed improperly. Disassembled current trap and removed. Installed new ptrap in proper orientation and tested for proper operation. Customer was not able to provide any estimates for work that needed to be done solely due to the issue was or if there was an issue, the customer had stated that there was an issue with potentially the dishwasher or the kitchen sink however, I took my moisture meter to the bottom of the cabinet the top of the cabinet all around everything and it’s all dry I couldn’t access the crawlspace due to the crawlspace door being riveted shut in order for me to access it I will have to cut it. The customer said do not worry about going into the crawlspace since I’m not able to do my full plumbing inspection. I’m not able to provide estimates for what is needed to be fixed. Wasn’t able to get a pressure reading we put the water heater in at this time. I did a thorough diagnosis of what I can see.

Call to add hose spigot to back of home. Arrived and met with Tom. He stated that he and his wife would like a hose spigot installed on the back porch for easier access to water. Inspected viability of adding a line. Basement has exposed copper in crawlspace/unfinished utility area. Direct access to drill through exterior wall in to utility space. Water pressure is approximately 70psi. Copper pipes throughout. Discussed options with Tom, and he elected to have a spigot added near the back door. Drilled hole and installed new hose spigot. Resealed with hydraulic cement. Ball valve installed inside. Ran line and connected near water heater. We tested water and cleaned all work spaces. I discussed our maintenance membership with Tom.

Customer has back up in two main bathrooms, inspected crawl space. Cast iron drain is rusted and leaking. Noticed multiple leaking spots on drain line. Also checked clean out, drain is holding no water at clean out. Informed customer we will need to pull toilet and run drain machine through flange. Customer denied any work at this time.

Return to install customer provided shower head and arm. No issues during installation. I also discussed Joel’s future plans to update two four in faucets, and trim in the shower.

Replaced a 40 gal electric low boy heater in crawl space

Call to return and assess complaint of no hot water/inconsistent hot water. Arrived and met with Ms. Suzanne. She expressed that she has had the electrician out, as was recommended after a previous visit. I discussed the history of the issue with Suzanne and read through prior history as well. Summary of history and findings: House is three stories, approximately five years old. Has two 50 gallon electric water heaters and a dedicated recirculating pump and return line. Previous visit showed elements and thermostats were good in both water heaters. Right side unit was not producing hot water. Had electric supply. After my inspection, I found that the recirc line was equipped with swing check valves, and not spring loaded. Isolation tests showed that when ball valve for recirc line was off, water remained consistently hot. When open, hot water was significantly cooler and inconsistent. Rinnai tankless throwing error code 10 upon arrival. Customer stated when running multiple fixtures the tankless will throw error code 10. Ran 3 fixtures and was able to get the tankless to throw the code. Customer informed me the tankless had never been serviced in the 7 years that they had lived in this house but the tankless was 14 years old. Informed customer we would not offer a repair or flush due to the risk of causing a leak and the age of unit. Informed customer we could swap the unit out with one similar. Gave customer estimate, customer declined estimate.

Today’s problem when washing machine draining, water back up to the basement sink , problem is with original old 3” cast iron line under the slab is clogged , we replaced all the remaining cast iron pipe in basement unfinished area and installed 3” pvc clean out , used large sewer snake cleared blockage , after camera inspection we found old cast iron pipe had belly and lots build up because of belly , it will need jetting service. Replaced a delta cartridge, no charge

Returned to install a new 3” sewer clean out in the basement and run jetter to clear out kitchen drain line. Installed new 3” sewer clean out and ran jetter about 46 foot and cleared sewer line. After clearing line ran kitchen sink during the whole cleanup process. Sink never backed up. Everything is running with no issues upon departure

Pressure reducing valve replacement with main shut off valve For this customer we were called out to do a camera inspection of a drain line basement cast stack, however the access for the clean out plug had never been off before more than likely so I recommended going from the roof to camera the line. Additionally we did an inspection of basically the whole home and its plumbing structure, the customer had mentioned that the pressure seemed to be high, we check the pressure and it was at 120psi. So therefore the pressure needs to be under 80 psi per state code. So therefore the recommendation was to replace the Prv with a new one, the customer opted to remove the drywall to access the Prv. Rather than cutting into the wall to replace the shut off valve we added the shut off valve after the pressure regulator valve. Additionally I pointed out key issues with the water heater, as needs to be fixed properly. Once everything was installed there is no leaks customer is all set. Thank you f
