Client called us out due to their drain line backing up on left side of home. After some investigation, I discovered that every bit of the pvc drain work in that section of crawlspace is incorrect. Also was able to see the main sewer line outside is still cast iron pipe. Clients system was only backing up when the new washing machine was ran. This makes sense as there is a blockage, whether it’s roots in the line or a collapsed pipe, and the fixtures that don’t put out a lot of water into drain system will not fill the pipe up and slowly drain through and not cause a backup, but when high volumes of water are put down the system is backs up into the shower. More than likely there is a blockage in the main cast iron line whether out in the yard or still in crawlspace we do not know.

During inspection found kitchen stop valves not working properly, both restroom lavatories stop valves not working properly. Tested water pressure and found that Prv had failed. Water heater was 18 years old and in need of replacement. Replaced stop valves for kitchen sink faucet and dishwasher. Replaced stop valves for master restroom faucet and toilet. Replaced stop valves for guest restroom lavatory faucet. Replaced Prv in crawl space and set to 70 psi. Replaced 40 gallon ng water heater in crawl space with new 40 gallon ng short water heater. Ran 3’ of black gas pipe to replace the old soft copper gas line for water heater.

Came out today to perform our once yearly whole home plumbing inspection client gets with being a Win with Chen Service member. We checked water pressure and it was 95 psi, and we replaced the pressure reducing valve less than a year ago. We went ahead and replaced that failed pressure reducing valve under warranty with new of same model and set to 60 psi. 

Clients thermal expansion tank on the 7 yr old water heater had failed and was no longer doing its job for the plumbing system. With the water heater being 7 yrs old, and life expectancy being 8-10 yrs, it was decided best to replace the water heater which included the new properly supported thermal expansion tank with mount bracket per code, pumped up to match home water pressure of 60 psi. Also added a yellow coated gas flex on the new unit as well as a new pan. 

Client also had a good bit of copper pipe on the cold side under the kitchen sink that was super green and corroded. This line feeds the kitchen sink and the back hose

Washing machine valves are old gate style valves and leak when used. Must cut wall and replace valves. Checked kitchen, and two bathrooms upstairs as well. 

Today we cut wall at washing machine box, replaced shut off valves. I replaced the wall with a backer and put screws in to hold in place. I cleaned work space and debris.

During the course of the visit, we also found many issues as a result of age in the home. I am going to try to get the maintenance membership inspection scheduled within the next couple weeks in order to thoroughly document all concerns, and to provide a reliable plan on what needs to be addressed. 

As a courtesy, I cleaned a ptrap in the upstairs hallway bathroom.

Returned to install new hose Bibb with a new ball valve. After taking old hose Bibb out there was a 2 inch whole in the brick allowing rain water to come back into the house. We filled the hole in with hydro plug to stop the water and to allow the hose Bibb to sit flush on the wall. Installed new hose Bibb with a new half inch ball valve. Turned water back on to check for leaks, found no leaks. No leaks upon departure. Allow 24 hours for hydro plug to dry before using hose Bibb. Hose Bibb is working properly and no leaks upon departure

As everything else has been replaced with PVC. Video inspection shows good transition and cure. Two cleanouts remain accessible. One near the front porch and one in the yard.

Installed a Halo whole house water filtration system, with a secondary sediment filter. Secondary filter is intended only to catch carbon specks, and does not require maintenance or flushing. Filter was flushed and purged and is ready for use. Halo filter comes with a ten year manufacturers warranty. This filter does not require maintenance or filter changes of any kind.

Back flow stolen upon arrival. Customer stated their back flow device was stolen and the city is allowing them to not have another one installed but they will need a new water service. Informed customer we could replace the water service from the meter to the basement and tie it back into the building. Gave customer estimate. Customer is having to get it approved before starting work. Customer is going to pay dispatch fee online. I emailed the payment link

Andrea states that she recently closed on the home and was informed that the sewer line is only partially replaced, leaving about half of the main as old terracotta pipes. Additionally, she had a few minor issues to check inside the home. 

I performed a camera inspection to check the pipes and found the following:
Home in crawlspace has been mostly repiped, sewer and water. PVC main comes out of crawlspace next to front door (right side as seen from street). There is a 4 inch clean out. Halfway through the yard, towards the property line there is a six inch pvc clean out. Due to root intrusion I can’t determine how far the pvc goes after the six inch clean out. From that clean out there are root intrusions at almost every joint. Trees, power lines, and the road are all limiting factors on replacing the line. I believe re lining is by far the best choice.

Informed customer we could install it once it was on site. After checking pressure found it to be 120 psi and the expansion tank had failed. Informed customer we could replace the PRV, whole home shutoff and the expansion tank. Gave customer estimate, customer approved estimate. Installed new shutoff, PRV and expansion tank. Set water pressure to 60 psi. Turned water back on to house to check for leaks, found no leaks. Pressure is now set at 60 and no leaks upon departure
