After initial inspection, found sewer line had several root intrusions due to a degraded and compressed orangeberg pipe. Due to orangeberg being a very old material consisting of compressed tar paper, jetting/repair work was not possible and we had to replace the line. Old water service was galvanized steel that was heavily rusted and laying directly on top of the sewer line. Damaging the pipe was inevitable and repairing old galvanized is not possible. We dug up the old sewer from the house down to the city cleanout. The city had already replaced the line from the cleanout they installed down under the street. We removed all of the orangeberg and a small section of remaining cast iron in the crawlspace and replaced with pvc, ensuring entire line had proper pitch. Did hydrostatic test on the sewer line to ensure no leaks. Ran a 1.5” pvc sleeve from the meter to inside the crawlspace and installed a new 1” pex water service inside the sleeve. For this customer, we did our annual maintenance visit for them. I took a look at everything to do with water their PVC pipe work all their copper waterlines. The house was built into 2007 took a look at the water heater. The water heater is just put in by another company in 2025 the PRV is fairly new. However, I either see a little bit of condensation or a leak coming off of a mail adapter, which would have to be retrofitted with a new male adapter in a ball valve in order to get that leak to stop if there is a persistent one from everything that I’m seeing in the house, though all the shut off outs are in working order They are all quarter turn shut off valves all poly supply lines. The water pressure is normal not seeing anything out of the ordinary that I would raise an eyebrow too, but everything looks good at this time, There are no issues.

However, the pump in the basement couldn’t have been clogged because there’s no pump in the basement so therefore I took a look at everything and The pumps are outside leading to all four separate tanks. Now we can work on the pump going to the system. However the pump is pumping into the septic system. I don’t believe anything at this time is wrong. Returned today to perform the previously quoted plumbing work on customers water system. They had an old whole home water filter that was leaking in crawlspace. Checked home water pressure and it was just too high at 80 psi. Water filter was 10 yrs old, but more than likely the high water pressure helped cause that leak on the filter. Client decided they just wanted to remove the old leaking water filter and also replace the failed water pressure reducing valve in same area. It was a tight fit to get in there but we were able to get the old water filter and bypass cut out and disposed of, and also replaced the failed water pressure reducing valve with new watts, set to 65 psi, with new ball valve shutoff as well. 

Tested all work. No leaks. 

1 yr warranty on today’s work.

Client called us out due to their drain line backing up on left side of home. After some investigation, I discovered that every bit of the pvc drain work in that section of crawlspace is incorrect. Also was able to see the main sewer line outside is still cast iron pipe. Clients system was only backing up when the new washing machine was ran. This makes sense as there is a blockage, whether it’s roots in the line or a collapsed pipe, and the fixtures that don’t put out a lot of water into drain system will not fill the pipe up and slowly drain through and not cause a backup, but when high volumes of water are put down the system is backs up into the shower. More than likely there is a blockage in the main cast iron line whether out in the yard or still in crawlspace we do not know.

During inspection found kitchen stop valves not working properly, both restroom lavatories stop valves not working properly. Tested water pressure and found that Prv had failed. Water heater was 18 years old and in need of replacement. Replaced stop valves for kitchen sink faucet and dishwasher. Replaced stop valves for master restroom faucet and toilet. Replaced stop valves for guest restroom lavatory faucet. Replaced Prv in crawl space and set to 70 psi. Replaced 40 gallon ng water heater in crawl space with new 40 gallon ng short water heater. Ran 3’ of black gas pipe to replace the old soft copper gas line for water heater.

Came out today to perform our once yearly whole home plumbing inspection client gets with being a Win with Chen Service member. We checked water pressure and it was 95 psi, and we replaced the pressure reducing valve less than a year ago. We went ahead and replaced that failed pressure reducing valve under warranty with new of same model and set to 60 psi. 

Clients thermal expansion tank on the 7 yr old water heater had failed and was no longer doing its job for the plumbing system. With the water heater being 7 yrs old, and life expectancy being 8-10 yrs, it was decided best to replace the water heater which included the new properly supported thermal expansion tank with mount bracket per code, pumped up to match home water pressure of 60 psi. Also added a yellow coated gas flex on the new unit as well as a new pan. 

Client also had a good bit of copper pipe on the cold side under the kitchen sink that was super green and corroded. This line feeds the kitchen sink and the back hose
