Toilet slowly leaking into bowl. Confirmed with dye test. We replaced flapper, tank continuing to leak. Removed tank and replaced the flush valve. Still continuing to leak. Service by Shane was excellent, professional and prompt however the company is pricey. I was charged $176 for a simple fix on my garbage disposal that should have been less than $100. Next time I will use YouTube to figure it out.

Came out to address issues with multiple toilets, and give quote for the water heater. Master bathroom toilet was leaking from the bottom, pulled and reset toilet and found the tank bolts were so rusted that it broke just by moving the tank slightly. Received approval to also do major tank rebuild. Guest bathroom toilet was running constantly. Received approval for minor rebuild. While working in toilet we realized it was shifting back and forth. Received approval to pull the toilet and inspect the flange. Found the left side of the flange was broken. Recurve approval to replace the flange. Carefully chipped out old flange and installed new one. Installed new bolts and wax ring. Replaced inside components of the tank. Downstairs toilet was rocking due to the type of type it was sitting in. We shimmed the toilet at no charge. No warranty on tank parts due to house pressure being at 90 psi. Left quote for PRV, water heater, and Flo by Moen flood device.

When looking through history I have found call history consistent with chronic backups. Try to tighten the packing nut and see if that fixes the leak or we could go in the crawlspace cut a section of the pipe out and run a new hose bib line up and over and out to essentially install a brand new hose bib with the drop your 90 so it’s more accessible however I recommended trying the tightening of the packing up first before digging into the replacement and that is exactly what we did and there’s no further leak of the packing nut. Reconnected the hose and there’s no further issues at this time. The water pressure is at 75 psi a little bit higher, but it’s OK and then the water heater is from 2019. At this time. There are no further problems.

I dug down approximately 4-5 feet and found a nearly totally severed blue poly line. Main line is 1 inch blue poly, which is a known defective pipe material. However, I believe this rupture has occurred due to the entry angle and tension on the main line. I cut out bad section, drilled new hole in foundation at correct angle. New waterline was sleeved and water proof concrete applied to new penetration and old waterline penetration. New main shut off installed and lowered to be more accessible. Pressure regulating valve was nearly 30 years old. Although pressure read fine during last visit, I believe this was. False read due to ruptured waterline. We replaced prv to protect home from further issues.

Assessed scope of work, performed repair, and completed the work with review of all outside and indoor fixtures. Excavation area required a shrub to be replanted and the site was left tidy. Call for water main leak.

Arrived and met with Ms. Karen and William. Karen noticed loud noise, and subsequently water pooling in basement. Upon investigating they found water pooling inside a shut off valve box for the irrigation. Water service provider states that water use spiked on the 23rd of this month.

I dug down and found a break on an offset for 1 inch pvc line. PVC was installed in the middle of copper for the later addition of an irrigation system. Irrigation is no longer used due to an unlocated leak. Concrete was poured and in the way of the waterline, and pvc was flexed. Break was consistent with  pressure from tension on line. I removed the pvc together and replaced with type L 1 inch copper. Irrigation discontinued at the request of Ms. Karen. Line is located approximately 3 feet deep, directly below hose spigot.

Filter housing not coming loose upon arrival. Customer stated they’ve had multiple people attempt to get the housing off but no one can get it loose. Gave customer estimate for us to get the housing loose and install the customer supplied filter. Customer chose just for us to get the housing loose and she was going to have the tenants instill the new filters and O-rings for the new filter. Gave customer estimate just to remove housing. Customer approved estimate. Removed housing and left the filter apart for the tenants to install the new filter. The housing is no longer stuck upon departure.

For this customer, they had a supply line burst on the toilet in the guest hallway. Bathroom is a ranch style home so as soon as the toilet supply line kicked on, it flooded the entire house for majority of it. I’m not sure the extent of the damage due to the fact that I was not the first one here I just went ahead and replaced the supply line on the toilet but not only did I replace the supply line. I had to replace the fill valve due to the fact that the fill valve had cracked when the supply line was on it once I replaced the pressure reducing valve. There are no further leaks inside the house got the pressure down to 60 pounds rather than 110 the water heater I would make a correction to it either replace it or bring it up to code. The water heater is from 2016 so it is coming to end of life soon but the way that the thermal expansion tank is mounted. It is mounted via a Sharkbite T on pecks piping I recommend to re-pipe it in copper due to the fact that it may fail at some point i

We wanted to have our fireplace fixed for the holidays. We called Chen plumbing. The guys came out and looked over the fireplace, gas line and the crawlspace. Chase went over what they found and explained our options. The guys did the work requested and Chase went over their work, showing me the results. They were great! Dug up line and found 1 inch pvc leaking at a coupling due to not being glued fully in the coupling. Informed customer we would cut that section out and replace it. Gave customer estimate.
