Customer had a steam unit that was a sub-contract installation by us several years ago. Steam unit hasn’t worked since June. Inspected the unit and confirmed that the water is on to the unit and that there’s power to the control. Both water and electrical appear to be working properly. When unit is turned on the control panel works, but there’s no steam generated. Told the customer it’s likely due to an internal mechanism but we don’t service the unit itself. We only to install and confirm the plumbing is on going to it. Recommended having the manufacturer have someone look at it. Custer has a Rinnai tankless unit that needed service. Flushed the unit properly and flushed excess from the unit after to ensure the system is purged.

Customer has a toilet making bubbling noises. Upon inspection, flushed toilet many times and Rand lavatory sink in half bath in basement where the issue was occurring. Was unable to recreate the problem. Returned to the main floor and opened the kitchen, bar sink, and lavatory faucets. Ran the tub on the second floor in son’s bathroom. Inspected the toilet downstairs and recreated the bubbling, which is a symptom of a partial stoppage. Upon returning upstairs to turn water off, saw water level for bar sink filling. Ran to turn it off as the water started to overflow. Found the the undermounted sink wasn’t caulked properly to stop water from leaking under the countertop and found that the strainer (picture attached) wasn’t allowing water to flow through the drain properly. Cleaned the water up topically from under the cabinets and the water that made it on the floor. Made customer aware of the issues with the sink not being caulked and the strainer impeding flow. Gave pricing to fix roc
Found leak on first visit on galvanized service line inside foundation wall. Showed video to homeowner of the leak. Received approval to replace line. Pulled permit and had utilities marked. Trenched from meter to house. Drilled new hole through foundation. Ran new 1” black poly service line from meter to house. Added shut off valve in front of meter. Added shut off valve and PRV in crawlspace. Added strap onto existing piping inside crawlspace that was unsupported before. Pressurized and tested to ensure a leak free installation. No further issue at this time. Some galvanized piping still present inside the crawlspace and up into the walls of the bathroom and kitchen. No sign of any other leaks anywhere after fully pressurizing the home. 5 year warranty on water service from meter to where we tied in inside the crawlspace. Thank you for choosing Chen Plumbing!

Plumbing
Came out originally for leak detection. Could not locate leak. We ended up attempting to dig up water service. Found it actually 180’d back last the meter box and went under the driveway and that is where it was leaking. Notified homeowner who elected to replace the water service. Pulled permit and ran new water service across yard. Hand dug entire thing to avoid breaking irrigation or hitting any utilities. Located water service going through foundation wall. Tied in outside foundation wall. Tied back into irrigation system by the meter. Bedded entire pipe in sand as the yard was very rocky. Buried service line 16” deep the entire way. Pressurized and tested to ensure a leak free installation. Water service no longer leaking. No further issue at this time. 5 year warranty from meter to connection point outside of the foundation wall.
Replaced shower cartridges in hallway bathroom
Various repairs
Customer had two 40 gas water heaters in series, one from 2009, one from 2018. Both had flooded in the crawlspace after sump pump failed due to power outage. Inspected the heaters and found them to still be wet in the bottom even after a week. Made customer aware that manufacturer recommendation for a flooded heater is only replacement. Customer only has a 3 bed, 2 bath house so two 40 gallons aren’t necessary by code. Customer requested that only one heater be installed if that is the requirement by code because their jacuzzi tub isn’t used as anything but a tub. Cut out and drained both of the old heaters. Installed a new 40 gallon gas water heater and connected to existing vent, water, and gas lines. Capped the old gas and vent line accordingly. Found a 6 inch tee on the venting that is starting to corrode. Put tape over corrosion as a temporary safety measure and gave pricing for repair. Lit the new water heater and tested to ensure proper function and no leaks. None were found.
Cpcv repair
Fixed three running toilets
Customer had staining on living room ceiling below what appeared to be the toilet. Started by pulling skirted Kohler toilet. Found what appeared to be water coming from flange attachment. Pulled the toilet mount from flange and found that the flooring had been built up level with the flange and was leaking because the wax ring couldn’t compress. Cut ceiling below and informed customer before cutting that drywall repair isn’t a service that we offer. Cut 3 inch pvc and worked pvc back through floor to a new flange. Mounted flange to floor with four points of contact. Set toilet back and tested with many flushes to ensure no more water leaks were visible. None were found at this time. Recaulked the toilet and let customer know to wait 24 hours to let caulk dry before allowing the floor to get wet.
