Came out to complete work from estimate. Upon arrival found home to be backed up inside. Running any fixture causes hall bathroom to start gurgling and bubbling. Left estimate to resolve back up and leaks. Home is currently backed up, suspect issue to be outside before clean out going into home. Dig up near outside clean out in front yard. Install 2 way clean out and connect pvc to cast iron properly with correct fitting. Pack underneath pipe and cover up dirt. Snake line if needed to clean home stoppage. Also included in price is previous work estimate to replace tub drain due to leak and to replace pressure regulator. Also install 2 new toilets and replace flange if needed. Test all work for proper operation. Clean work area. For stoppage found lots of wipes. Recommend not using wipes. Drain is open and good flow.

Found kitchen sink drain leaking. Reworked kitchen sink drain in cabinet with new disposal end outlet and p-trap. Filled sink and let drain to test. Left work order.

Commercial water heater trouble shooting , quoted repair and replacement

Found two sharkbite stop valve in the main level bathroom sink , All bathrooms, Master bathroom two sinks with plastic supply nuts connected to stop valve , find faulty expansion tank We quoted expansion tank m water heater 50 and 75 gal , stop valve and supply line replacement

Inspector failed the plumbing inspection because the customer is required to have hammer arrestees on the washing machine box, and three frost proof hose bibs in the home. Gave customer price to replace the two existing hose bibs with frost proof hose bibs and install a new frost proof hose hose bib on the side of the house. Will have to cut drywall to access plumbing. Chen Plumbing isn’t responsible for repairs to drywall. Replaced the shutoffs for the washing machine box as a courtesy since that was touched in our original visit. Tested all work to ensure proper function and no leaks. Texted photos to Tim Chen to forward to inspector. Inspector will not have to make another in person visit to the home for plumbing. Installed studor vent in open wall with rear access so no box is needed for the vent with the test cap. Drained water in system, removed test plug, and installed a new cleanout cap.

Performed annual inspection. Flushed water heater. Found right side hose bib handle broken. Replaced hose bib on right side of house with new hose bib. Tested and left in good working order.

Kitchen sink draining slow. Took apart tubular parts underneath kitchen sink and cleaned all debris. Filled sink and drained multiple times. Sink is draining well and no leaks below.

Returned after inspection to backfill trench, and all areas of work to rough grade. Cleaned up all debris and set back fence fences. Went over conditions with Customer for Customer’s approval. Informed customer about responsibility for concrete. Left portion of dirt in sidewalk area accessible to company putting back concrete.

Call for leak under sink Arrived and met with Anthony and Mrs. Smith. They stated that they noticed water in the garage and found a wet spot in the ceiling. After checking they found water under the kitchen sink. Inspection findings: Mr. And Mr.s Smith moved in to the home approximately 5-6 years ago. There was a kitchen remodel shortly before they purchased the house, but they are unsure of exact details. Home was built in 2002. I inspected under sink and found a single basin sink. With a new garbage disposal, with dishwasher drained in to disposal. Single trap, and vented via air admittance valve. I ran some water and found that the disposal has come loose from mounting bracket, and the lower trap nut was slightly loose. Seam around sink basin looks good, no separation or missing silicone. Air admittance valve may need to be replaced, as i noticed some hesitancy on drainage.20 year old shut off valves, multi turn style on copper pipes. Kraus single handle faucet. There is evidence

Came out to perform work as quoted. Replaced entire 3” branch line servicing the kitchen/dishwasher. Replaced section of the 4” mainline. Rerouted kitchen drain down through the base of the cabinet. Tested to ensure proper function and a leak free installation. Camera’d the mainline out of the house. We only got the camera to 10-15’ from the house before we hit a pool of water being held up in the pipe that I believe may be due to a root intrusion base on the proximity to the very large tree in the front yard. Left estimate to install a two way cleanout and jet the line.

Customer had 6 inch terra-cotta sewer line, broken and separated in yard. Gave quote to replace line with 4 inch PVC all the way to city tap. City came out to install 6 inch clean out at tap and clear line of roots. After city work was done excavated from house to tap in order to install new sewer line. Cut area of sidewalk. Also used existing 6 inch terra-cotta as sleeving to tunnel under retaining wall. Also replaced majority of water service that was removed during excavation. After installing sewer and waterline, checked all areas of work for leaks and proper drainage function. Bedded sewer line and checked various points for proper pitch. Sewer line is ready for inspection. after inspection, will return to backfill trench to rough grade. Not responsible for the put back of concrete for sidewalk. Ran water inside home to check for proper drainage. Make connections to existing line for home and tap with proper connection methods and concrete two in case fittings. Also installed 4 in

Found pump constantly running. Removed check valve and found it full of plastic food wrapper, floss sticks and lent/strings. Cleaned debris out of check valve and reconnected everything. Cycled multiple times to test.

Fixed a gas leak just under the cook top and discovered more leak under the Slab , customer is checking with her insurance company first see if any coverage to help with this job , we replaced flex pipe and removed all the sharkbite fitting , installed new expansion tank and connected water heater exhaust pipe properly

Quoted new water , sewer service line , full cast iron repipe and copper pipe leak repair

Customer stated that three handle shower valve was dripping. Stated to customer that it would be better to replace then repair and customer agreed. Went ahead and cut out all three handle shower valve. Wanted to originally install single handle shower valve, but with cover plate tub spout will be touching and won’t make proper seal so decided to go back with three handle shower valve. Installed new three handle shower valve and tested. No leaks were present at this time caulked around trim and cleaned up work area. Chen plumbing won’t be responsible for sheet rock repair.

Assessed leaking cast iron pipes and gave different price ranges to do partial/full cast iron repipe. Left options for other misc plumbing work the homeowners inquired about. Dispatch fee to be credited back if scheduled within 30 days from initial visit.

Call for toilet running. Arrived and met with Ms. Jane. She states that an upstairs hallway toilet sometimes refills. She is aware of the issue, as she has American standard champion toilets throughout the home. I inspected the toilet and found that the symptoms and condition are consistent with a known problem. The American standard flush seals often go bad prematurely. However, I also found that the tank to bowl hardware is in very poor shape. Water pressure is perfect at 50psi. I discussed concerns and findings with Ms. Jane. While attempting to locate replacement parts we found that there are no locally available parts. The American standard flush valve for these toilets are listed as obsolete as of last year, and findings parts is getting harder to accomplish. Jane agreed to rebuild the entire toilet, and I let her know we will contact her as soon as the part arrives to schedule a good time to install.

Return to property for water intrusion on first floor following prior blockage service. Upon arrival, remove the toilet for further inspection found existing toilet flange had been previously replaced and compromise, which was not visible / noticed during the initial visit. we furnished and installed a new toilet flange and 4 x 3 90 and reset toilet with a proper seal, toilet was flushed a minimum of 20 times to verify operation and to check for leaks. No active leaks were found at time of testing also everything is draining properly. Water mitigation company had already open affected sheet rock areas prior to arrival so no property damage was not noted. Work has been thoroughly tested and complete.

Remove old tub shower tub shoe and overflow plate that is currently not working properly and remove all old components. Install new tub shower lift and turn as well as new overflow plate. Test for proper operation

Came to property per inspector request for the inspection. Waited until 10:45 AM for the inspector for an 8-9 AM appointment time and the inspector didn’t arrive by that time. Had to leave for when appointment is rescheduled.

Replaced total about 60 feet of 2” and 3” cast iron sewer pipe in crawl space for kitchen and washing machine , we upgrade washing machine drain from 2 inches to 3 inches , we also opened drywall behind washing machine drain, replaced old cast iron p trap , tee and stand pipe with pvc pipe , we don’t fix drywall back . We also did an electric water heater total rebuild with both new top and bottom thermostat and heating elements. Also we fixed wobbly toilet upstairs with shim and caulking as courtesy no charge

Toilets not flush well because it’s type , discussed to owner need replacement

Customer had roughed in a new bathroom for his basement in the home. Customer attempted to pull a permit with the city and the city informed customer he needed a plumbing inspection first. Customer approved price of $150 for plumbing inspection. Chen Plumbing can not sign off on the plumbing at this time for the stated reasons: 1. The pump basin cannot be vented off of a studor vent. The vent needs to direct vent. 2. There must be a shutoff installed in the discharge line for the sewage ejection pump 3. There is a running trap in the crawlspace. The laundry room cannot share a trap with the shower. Each line must be individually trapped on their own line. 4. There is no venting for the fixtures in the bathroom or the laundry room. The shower, toilet, and lavatory faucets must be vented properly and not just off of the sewage ejection pump with studor vent. 5. The incorrect glue was used for prv fittings. 6. The water lines were undersized by running multiple fixtures off of a 1/2 inch
