Shower constantly dripping upon arrival. Customer stated her husband installed a new shower cartridge but it was still dripping so they bought another shower cartridge and want us to install it. Informed customer there was no warranty on the customer supplied part. Gave customer estimate, customer approved estimate. After pulling out old cartridge rubber seal cut in multiple spots. Installed new customer supplied Moen 1222 cartridge and turned water back on. Sat and watched spout for 10 minutes and shower did not drip. Shower is working properly and no longer dripping upon departure.

Went around house and identified different issues on the plumbing system with the homeowner. Gave quote to move a toilet and replace the cast iron piping to the bathroom with pvc. Did find a serious venting issue with the water heater not having uphill slope among other things. Gave quote options to replace the water heater as current set up will cause carbon monoxide build up in the basement.

Found shower valve constantly dripping. Also fill valve was not operating properly. Replaced Kohler shower cartridge. Replaced fill valve and supply line. Customer did not want to pull toilet to check for base leak.

Found thermal expansion tank leaking from pin hole at top. Replaced thermal expansion tank. Pressurized to 80 psi.

Customer wanting to replace sewer line in front yard upon arrival. Customer stated she had a sewer line crack in the basement and had the pipe down there replaced now she wants to replace the sewer line in the front yard. Informed customer we would need to run a camera to give an accurate estimate. Gave customer estimate, customer stated she is the property manager and needs the home owners approval before doing anything. Customer stated the homeowner was not available to speak right now

Call for hose spigot and for sink not draining. Arrived and met with Mark and Kathryn. They stated that the hose spigot was getting more difficult to turn and would like it replaced. The master bathroom left side sink would drain slow sometimes. Also, kitchen sink pull down didn’t pull back as it should. I inspected the hose spigot and found a tamper proof hydrant on the balcony. There was a hose splitter/adapter on it that has aged. Because the hose spigot/hydrant is functioning, Ms. Kathryn would like to simply purchase a new splitter. I advised that we can likely change the hydrant to a traditional spigot, but would need to verify that it is allowed in this building type, and doesn’t violate any ordinances through the association or invalidate insurances. Return to install tub, spout tested thoroughly. Everything is complete.

Replaced stop valves on both lavatories in upstairs jack and Jill restroom. Rebuilt both upstairs restroom toilet stop valves as a courtesy. Replaced stop valves for main level restroom lavatory and toilet.

Kitchen sink drain leaking, shower dripping, and faucet supply line dripping upon arrival. Customer stated she didn’t know where the leak was coming from. After looking noticed cast iron had a hole in it and that the hot side supply line was dripping. Informed customer we could replace the bad section of cast iron and rework the way the tubular drain was attached to the sink. Also informed customer because of the condition of the faucet it would be best to replace it. With the shower informed customer the cartridge had gone bad and would need to be replaced. Gave customer estimate, customer approved estimate. Cut out bad section of cast iron and replaced it with pvc with new tubular for the sink drains. Added two new stops for the hot side of the sink. Hot and cold supply lines have been replaced. Installed new two handle kitchen faucet. Replaced a delta cartridge in the shower. Turned water back on to check for leaks and found no leaks. Customer reported a leak showing underneath tub area after performing a simple diagnostic test found we cannot recruit issue did see a big crack on tile grout near tub for customer. That spot was likely however we could not be sure at this time. Customer wanted to caulk any large holes near tub, where grout was missing from tile Cocked around trim, and front of tub or leak was likely happening.

Pull toilet. Inspect flange. If flange is broken and needs repair/replacement there will be an additional charge. Reset toilet and test. Customer stated that toilet was leaking every time it was flushed. Flushed toilet and found toilet was leaking around base. Recommended to pull and rest toilet and customer agreed. Pulled toilet and inspected flange and flange was fine. Noticed that there was only half a wax ring. Installed new waxing with new bolts and caps. Reset toilet and tested. Flush toilet multiple times to test for leaks and no leaks were present at this time. Caulked around base of toilet and cleaned up work area.

Lavatory faucet and shower dripping upon arrival. Customer stated the faucet and shower have been dripping and it’s gradually got worse so they want it fixed. Informed customer we could replace the two cartridges in the faucet and then replace the cartridge in the single handle shower. Gave customer estimate, customer declined estimate

Call for annual maintenance and inspection visit. Met with Andrea and performed inspection. Water heater was flushed as a courtesy already during our last visit. During inspection the following items and concerns were found: Kitchen sink had a disconnected drain line. I fixed the tubular assembly and corrected the problem. Main level bathroom toilet anti siphon tube was disconnected. Reattached and secured correctly. Main level shower handle loose and should get a Moen handle to replace. Master bathroom toilet rocks. When trying to look under I can see what looks like a blue repair flange. I suggest performing a flange repair, or replacing toilet and doing repair at that time. Master bathroom left side faucet looks like it’s had a leak in the past, it no evidence of any leaks currently. Back left hose spigot is frost proof, but improperly installed. I discussed winterizing this to avoid freeze damage. I have inspected all plumbing and found no other issues. Notes Main le

I recommend to Repair a section of pipe off of water filter, the fittings used were black iron or stainless steal and fittings are starting to rust because those fittings are not designed for potable water, recommend to replace them with brass. Water pressure is normal range, we replaced the Prv along with the water line. In addition to that the water heater is from 2022, no issues there, did not see a Brand name. At this time the customer doesn’t have any complaint nor issues that were talked about time of service.

Came out to give estimate on replacing the remainder of the old cast iron drain pipes in the tight tight crawlspace area. Water pressure good at 70 psi. Waived SF.

Customer had slow draining sink and loose toilet. Gave options for repair/replacements. Customer only wanted to address sink and did not want any additional items looked at in the home. Ran hand machine to clear drain filled drain to check for proper drainage function.

Found toilet in hall restroom running and stop valve leaking. Replaced Kohler flush valve seal, fill valve, supply line, escutcheon and stop valve. Tested and left in good working order. No other issues at this time.

Gave estimate to replace 40 gallon natural gas AO smith water heater in mechanical room with new 50 gallon Bradford water heater. Work to include replacing gas valve and capping gas off. Installing water heater pan and running drain for pan to existing furnace drain. Will replace water heater gate valve with new ball valve.

After initial inspection, found sewer line had several root intrusions due to a degraded and compressed orangeberg pipe. Due to orangeberg being a very old material consisting of compressed tar paper, jetting/repair work was not possible and we had to replace the line. Old water service was galvanized steel that was heavily rusted and laying directly on top of the sewer line. Damaging the pipe was inevitable and repairing old galvanized is not possible. We dug up the old sewer from the house down to the city cleanout. The city had already replaced the line from the cleanout they installed down under the street. We removed all of the orangeberg and a small section of remaining cast iron in the crawlspace and replaced with pvc, ensuring entire line had proper pitch. Did hydrostatic test on the sewer line to ensure no leaks. Ran a 1.5” pvc sleeve from the meter to inside the crawlspace and installed a new 1” pex water service inside the sleeve. Tested to ensure proper flow and a leak free

Customer had a water heater that was leaking. Removed the old heater, installed a new heater, and installed a new thermal expansion tank, shutoff, and drip pan. Tested all work to ensure proper function and no leaks, none were found.

For this customer, we did our annual maintenance visit for them. I took a look at everything to do with water their PVC pipe work all their copper waterlines. The house was built into 2007 took a look at the water heater. The water heater is just put in by another company in 2025 the PRV is fairly new. However, I either see a little bit of condensation or a leak coming off of a mail adapter, which would have to be retrofitted with a new male adapter in a ball valve in order to get that leak to stop if there is a persistent one from everything that I’m seeing in the house, though all the shut off outs are in working order They are all quarter turn shut off valves all poly supply lines. The water pressure is normal not seeing anything out of the ordinary that I would raise an eyebrow too, but everything looks good at this time, There are no issues.
