Customer had popping sound coming from 10 year-old water heater. Explain to customer about sediment in tank and reason for popping sounds gave customer options to replace heater. Also found pressure to be at 90 psi along with a bad thermal expansion tank in crawlspace. Give additional options for repairs/replacements on these items. Replaced heater with Rheem 40 gallon gas water heater with new ball valve and Thermal expansion tank. Also relocated thermal expansion tank from crawlspace to laundry room with heater. Installed PRV in crawlspace with new ball valve set pressure to 60. Cap gas line going to light pole in front of house. after work was complete checked all areas for leaks and proper function.

Will return tomorrow morning to do work.

Fixed a slow bathroom sink drain for the back bathroom

Return to install new water heater. Removed old unit, cleaned behind and under. Due to space constraints and restrictions we were unable to place a drip pan. The alterations needed to make it fit would render the drip pan useless. New ball valve installed, thermal expansion tank and mounting bracket installed. New gas sediment trap installed. Unit pressurized and lit. I set one mark below standard at Ms. Pat’s request. Cleaned site and made sure everything was working. I discussed the benefits of our maintenance membership program, and ensured Ms. Pat is happy with all work today. Water to building did not have to be shut down today.

Customer had an electric tankless that was not getting the water up to the adequate temperature. Went through the manual and checked everything the book said for possible issues. Could not restore proper service to the unit. Customer elected to just replace it with a tank. Purchased material and installed new 40 gallon electric tank. Tied back into existing plumbing. Ran new t&p through the crawlspace and out of the side of the home. Tested to ensure a leak free installation. Customer is going to have an electrician come out to remove the wiring from the old unit and run power to the new water heater. We bled all the air out of the tank so it will be ready to power on as soon as the electrical is connected. No further issue at this time.

Replaced a leaking disposal with 3/4 hp insinkerator disposal

Call to provide estimate for water heater replacement. Arrived and met with Pat. She has a 15 year old gas 40 gallon water heater. The new water heater will need a thermal expansion tank and mounting bracket, shut off valve if possible, drip pan, T&P drain line, and new sediment trap gas assembly. Estimate has been provided.

Left quote for new sewer line customer approved

Customer has a water line that was piped into the hot for the fridge and needs to be piped on the cold waterline and it needs to be repipe for the hot and cold water lines. The three handle valve needs to be either rebuild and or replaced to a single handle valve with a cover plate. Customer paid $49 cash. For the service fee. Water heater is new and water pressure is 45 psi. Customer will reach back out on what they would like to do.

Replaced water heater with new 50 gallon gas water heater. Installed new shut off valve, PRV, and Flo device. Secured piping into the foundation wall. Tested to ensure proper function and a leak free install. Will be returning to install toilet once customer has purchased the toilet of their choosing.

Arrived today , customer and Tim both heard running water sound underground by the water meter , turned off shut off in crawl space , noticed meter still moving , determined leak is outside with polyurethane piping , we installed new 1” black poly pipe today with shut off valve with access box after meter outside.

Remove shower cartridge install new one. Customer stated that tub was draining slowly so I remove tub stopper, and stated to customer to just put a hair catcher there. Also customer stated that shower was not getting hot so recommended customer replaced cartridge and customer agreed. Went ahead and installed new cartridge and tested and now shower is working as it should. Caulked around trim of shower and will need 12 hours to dry before use.

Toilet slowly leaking into bowl. Confirmed with dye test. We replaced flapper, tank continuing to leak. Removed tank and replaced the flush valve. Still continuing to leak. Believe there is a hairline crack in the porcelain causing it to leak. Returning Friday to do other estimates and offered to replace toilet for free if customer purchase the toilet they want.

Customer needed a certificate of compliance form completed. Took a look at all plumbing fixtures and found that all fixtures are up to the water conserving code. Also found that customer has high water pressure at 120psi and that thermal expansion tank has failed. Will send estimate.

Came out to address issues with multiple toilets, and give quote for the water heater. Master bathroom toilet was leaking from the bottom, pulled and reset toilet and found the tank bolts were so rusted that it broke just by moving the tank slightly. Received approval to also do major tank rebuild. Guest bathroom toilet was running constantly. Received approval for minor rebuild. While working in toilet we realized it was shifting back and forth. Received approval to pull the toilet and inspect the flange. Found the left side of the flange was broken. Recurve approval to replace the flange. Carefully chipped out old flange and installed new one. Installed new bolts and wax ring. Replaced inside components of the tank. Downstairs toilet was rocking due to the type of type it was sitting in. We shimmed the toilet at no charge. No warranty on tank parts due to house pressure being at 90 psi. Left quote for PRV, water heater, and Flo by Moen flood device.

For this job, I worked on getting the garbage disposal in the kitchen sink unjammed due to the fact that a shot glass was poured down it causing the issue. The customer tried to do it himself and take off the trap. There is a little bit of water that is sitting in the cabinet. I recommended to dry it up with some towels in the shop and that is exactly what we did took some pictures just in case the water heater is brand new along with the pressure. Pressure is fine on the home. Furthermore, the house is brand new so there’s not really many problems. This was just user error, but that’s all right. There’s no sink blockage ran the water to verify garbage disposal works just fine.

Tenant stated that she was getting no hot water in her bathroom. Customer stated that there was hot water, but it’ll go cold and back to hot. Tested and found that there was hot water, but it took 3 to 5 minutes to get there. Also stated to customer that there was a check valve on heater that may need to be replaced in customer agreed. Replace check valve and tested. No leaks were present at this time. In same bathroom ran water and there was hot water coming out constantly for about 15 minutes. Also tenant asked for us to replace some showerhead so we went ahead and did that and charge $175 to do so. Cleaned up work area. Also found mixing valve on first floor in bedroom bathroom and tested for cross connection. At this time, there was no cross connection.

Call for repeat sewer backup. Arrived and Mr. Koch (Ms. Caroline’s father). He expressed states that the sewer line has backed up and caused water and sewage to spill back through the ceiling. This is a repeat of a recent occurrence with similar results. When looking through history I have found call history consistent with chronic backups. Renovations have been completed this year, including removing a jetted tub and replacing shower in master bathroom. Previous blockage had construction debris in line. Today’s blockage was a soft tissue blockage at the end of the master bathroom group, at the junction of the master and guest bathroom connection. I have attached video inspections to this invoice. No other contributing factors found. No sign of wipes or feminine hygiene products, or other indicators of misuse. We are returning tomorrow to provide an estimate to correct sewer lines where possible.
