Toilet slowly leaking into bowl. Confirmed with dye test. We replaced flapper, tank continuing to leak. Removed tank and replaced the flush valve. Still continuing to leak. Believe there is a hairline crack in the porcelain causing it to leak. Returning Friday to do other estimates and offered to replace toilet for free if customer purchase the toilet they want.

Customer needed a certificate of compliance form completed. Took a look at all plumbing fixtures and found that all fixtures are up to the water conserving code. Also found that customer has high water pressure at 120psi and that thermal expansion tank has failed. Will send estimate.

Came out to address issues with multiple toilets, and give quote for the water heater. Master bathroom toilet was leaking from the bottom, pulled and reset toilet and found the tank bolts were so rusted that it broke just by moving the tank slightly. Received approval to also do major tank rebuild. Guest bathroom toilet was running constantly. Received approval for minor rebuild. While working in toilet we realized it was shifting back and forth. Received approval to pull the toilet and inspect the flange. Found the left side of the flange was broken. Recurve approval to replace the flange. Carefully chipped out old flange and installed new one. Installed new bolts and wax ring. Replaced inside components of the tank. Downstairs toilet was rocking due to the type of type it was sitting in. We shimmed the toilet at no charge. No warranty on tank parts due to house pressure being at 90 psi. Left quote for PRV, water heater, and Flo by Moen flood device.

For this job, I worked on getting the garbage disposal in the kitchen sink unjammed due to the fact that a shot glass was poured down it causing the issue. The customer tried to do it himself and take off the trap. There is a little bit of water that is sitting in the cabinet. I recommended to dry it up with some towels in the shop and that is exactly what we did took some pictures just in case the water heater is brand new along with the pressure. Pressure is fine on the home. Furthermore, the house is brand new so there’s not really many problems. This was just user error, but that’s all right. There’s no sink blockage ran the water to verify garbage disposal works just fine.

Tenant stated that she was getting no hot water in her bathroom. Customer stated that there was hot water, but it’ll go cold and back to hot. Tested and found that there was hot water, but it took 3 to 5 minutes to get there. Also stated to customer that there was a check valve on heater that may need to be replaced in customer agreed. Replace check valve and tested. No leaks were present at this time. In same bathroom ran water and there was hot water coming out constantly for about 15 minutes. Also tenant asked for us to replace some showerhead so we went ahead and did that and charge $175 to do so. Cleaned up work area. Also found mixing valve on first floor in bedroom bathroom and tested for cross connection. At this time, there was no cross connection.

Call for repeat sewer backup. Arrived and Mr. Koch (Ms. Caroline’s father). He expressed states that the sewer line has backed up and caused water and sewage to spill back through the ceiling. This is a repeat of a recent occurrence with similar results. When looking through history I have found call history consistent with chronic backups. Renovations have been completed this year, including removing a jetted tub and replacing shower in master bathroom. Previous blockage had construction debris in line. Today’s blockage was a soft tissue blockage at the end of the master bathroom group, at the junction of the master and guest bathroom connection. I have attached video inspections to this invoice. No other contributing factors found. No sign of wipes or feminine hygiene products, or other indicators of misuse. We are returning tomorrow to provide an estimate to correct sewer lines where possible.

Phyllis CUSTOMER their packing nut on their back hose bib was leaking, so therefore I gave a couple different solutions. Try to tighten the packing nut and see if that fixes the leak or we could go in the crawlspace cut a section of the pipe out and run a new hose bib line up and over and out to essentially install a brand new hose bib with the drop your 90 so it’s more accessible however I recommended trying the tightening of the packing up first before digging into the replacement and that is exactly what we did and there’s no further leak of the packing nut. Reconnected the hose and there’s no further issues at this time. The water pressure is at 75 psi a little bit higher, but it’s OK and then the water heater is from 2019. At this time. There are no further problems.

Gas leak search and repair in back apt behind stove

Call for water main leak near house. Arrived and spoke with Mr. Keith. We were out several days ago to repair a break on the irrigation line. Today there is a leak from near the house. I dug down approximately 4-5 feet and found a nearly totally severed blue poly line. Main line is 1 inch blue poly, which is a known defective pipe material. However, I believe this rupture has occurred due to the entry angle and tension on the main line. I cut out bad section, drilled new hole in foundation at correct angle. New waterline was sleeved and water proof concrete applied to new penetration and old waterline penetration. New main shut off installed and lowered to be more accessible. Pressure regulating valve was nearly 30 years old. Although pressure read fine during last visit, I believe this was. False read due to ruptured waterline. Call for water main leak. Arrived and met with Ms. Karen and William. Karen noticed loud noise, and subsequently water pooling in basement. Upon investigating they found water pooling inside a shut off valve box for the irrigation. Water service provider states that water use spiked on the 23rd of this month. I dug down and found a break on an offset for 1 inch pvc line. PVC was installed in the middle of copper for the later addition of an irrigation system. Irrigation is no longer used due to an unlocated leak. Concrete was poured and in the way of the waterline, and pvc was flexed. Break was consistent with pressure from tension on line. I removed the pvc together and replaced with type L 1 inch copper. Irrigation discontinued at the request of Ms. Karen. Line is located approximately 3 feet deep, directly below hose spigot. Filter housing not coming loose upon arrival. Customer stated they’ve had multiple people attempt to get the housing off but no one can get it loose. Gave customer estimate for us to get the housing loose and install the customer supplied filter. Customer chose just for us to get the housing loose and she was going to have the tenants instill the new filters and O-rings for the new filter. Gave customer estimate just to remove housing. Customer approved estimate. Removed housing and left the filter apart for the tenants to install the new filter. The housing is no longer stuck upon departure.

Did gas pressure test , did not found any pipe leak , leak or gas smell may from stove / range itself , let tenant watch for it , turned gas back on and fired up water heater .

For this customer, they had a supply line burst on the toilet in the guest hallway. Bathroom is a ranch style home so as soon as the toilet supply line kicked on, it flooded the entire house for majority of it. I’m not sure the extent of the damage due to the fact that I was not the first one here I just went ahead and replaced the supply line on the toilet but not only did I replace the supply line. I had to replace the fill valve due to the fact that the fill valve had cracked when the supply line was on it once I replaced the pressure reducing valve. There are no further leaks inside the house got the pressure down to 60 pounds rather than 110 the water heater I would make a correction to it either replace it or bring it up to code. The water heater is from 2016 so it is coming to end of life soon but the way that the thermal expansion tank is mounted. Customer had a leak on 1/2 copper hot line in garage ceiling. Cut and repaired the leak on the line for search for concealed leak price. Checked house pressure just over 80 psi and installed a new 1 inch prv. Customer also needed tankless serviced. Flushed the unit. Noticed on startup it coded an error 12 message which is failure to ignite. Noted this to customer. It’s only did it initially and doesn’t pose immediate concern, but if any additional issue happen diagnostics may be necessary to repair or replace components on the gas or ignition system. Replaced leaking widespread faucet upstairs.

Water leak in yard upon arrival. Customer stated he noticed water running from towards the meter down the driveway. Informed customer we could dig up the water line to find the leak. Dug up line and found 1 inch pvc leaking at a coupling due to not being glued fully in the coupling. Informed customer we would cut that section out and replace it. Gave customer estimate. Customer approved estimate. Cut out old section of pvc and added new section. Turned water back on to check our spot repair for a leak and did not find one. Informed customer his meter was still spinning but we had no way to isolate the water just to the front yard due to a gate valve being seized. Informed customer we could replace the gate valve. Customer stated he was going to wait and handle that later. No leaks from our spot repair upon departure

Left customer quotes for a new tankless, faucet installs, stop replacements, drain hookups, and a sanding down the rust and protecting gas line on the exterior of the home. Left customer quotes for all work as stated. Customer has one more estimate before final decision.

Gas line to fire place leaking upon arrival. Customer stated in 2016 the gas company determined there was a leak on the gas line to the fireplace. After locating gas line in crawlspace informed customer we could test for leaks or cap the gas line all together. Customer chose to cap the gas line. Capped gas line in crawlspace and tested for leaks. Gas line is capped and no leaks upon departure.

Water heater leaking upon arrival. Customer stated she didn’t have any hot water to the shower and once she went to look at the water heater she noticed the pan was full. Informed customer we could replace the water heater and add code upgrades. Gave customer estimate. Customer approved estimate. Installed new Rheem 40 gal gas short water heater, new expansion tank, new shutoff. Turned on water and fired up water heater. Found no leaks on gas or water. Water heater is lit and working upon departure

Saddle valve leaking upon arrival. Customer stated they went to get a new fridge installed and the person installing it informed them they would need a new stainless supply line as well as a new stop. Informed customer in order to replace the saddle valve but valves on the cold side would need to be replaced. Gave customer estimate, customer approved estimate. Replaced both valves and ran new supply line to fridge. Hooked up supply lines and tested for leaks. Fridge is getting water and no leaks upon departure

Turned scald device up to allow customer to turn the hot water on fully so they can get the correct temperature and no longer luke warm water.

Customer had a dripping faucet and a broken aqua piston in the upstairs primary bedroom. Informed the powder room there was also a broken aqua piston. Replaced one of two faucets in the upstairs master with an American Standard Rumson faucet. Customer declined replacing the second one to match. Also rebuilt the upstairs primary bathroom toilet. Replaced single part as a courtesy in the powder room. Left a price to rebuild powder room toilet if there are any other issues and left quote for a new heater because the current one is past the age of recommended retirement (10 year median for replacement). Tested all work to ensure proper function and no leaks.

Call for leak inside home. Assessed on site and found that there is a leak on the main line near the foundation. Pressure regulating valve is old as well, and I recommend replacing it. Due to age of home, evidence of prior improper repairs (sharkbite inside, some covered in tar and touching foundation), I recommend replacing waterline from meter to home, as this would remove any unknown risks of prior breaks and repairs, and allow us to replace the pressure regulating valve and shut off valve.
