I cannot recommend Chen Plumbing more! Eric Turner was sent out to take care of our job and his customer service and expertise are second to none. He walked us through the problems we were having and took care of everything in a timely manner. He was also able to replace another part for us that hadn’t been updated in possibly 20 years! For all your plumbing needs look no further than Chen Plumbing!

Redo dishwasher line to code , install and new valve under the sink
Returned and replaced customers water heater with new 50 gallon gas water heater. Installed a new pan and new thermal expansion tank. Reconnected to existing water and vent lines. Installed a new gas supply to the new heater. Customer had concerns about water that was dripping down a drain pipe when it rained heavily the previous day. Inspected the pipe and observed that it appears to be a vtr pipe. Customer stated the leak can’t be recreated by running any water and only seemed to appear during the rain. Recommended having a roofer inspect the boots for any roof penetrations for the plumbing.

New water line and filter
Customer had a dripping noise in the garage area. The garage area is unfinished and has access below the subfloor. Customer said it had a metallic sound when dripping and only when the shower is run. However the area pointed out as having the sound isn’t near drain lines. Made sure there were no active leaks and saw no signs of new water leaking through the floor or pipes. Informed customer it was likely due to expansion or contraction in the pipes and the hot water made the pipes shift. House pressure is in a safe range of 70 psi. Customer had questions regarding the caulking around the tub. Made customer aware that we don’t do that kind of work, but recommended a tub and tile company to see if it needed grout or caulk. Customer had questions regarding staining on the subfloor below the shower and possible structural integrity questions for the subfloor. Made customer aware that those questions are outside the purview of plumbing, but recommended David with Reliable Restoration to ins
For this job, cleared tub drain with hand auger for customer at no charge.

Get cut out drain piping on one and a half inch PVC directly next to half-inch CPVC line. Use glue and primer to attach new one and a half half inch male fitting.
Customer had new tub valve for upstairs tub/shower to be installed. Customer also wanted the tub shoe and overflow plate replaced. Made customer aware that with tubs that have original plumbing that occasionally the tub shoe or drain can break. This occurred when removing the old drain and the waste arm broke at the threads. Adjusted the pricing after customer approval to replace the waste and overflow. Tested all work to ensure proper function and no leaks. Made customer aware that pricing doesn’t include drywall repair. We will attempt to cut out a solid piece and screw it back in. The upstairs cut was able to be put back, but the basement cut had sustained water damage and came out in pieces. Taped plastic over the opening until a proper repair can be made. 50 dollar coupon applied to job that customer had in counter.
Water leak showing up in basement. Issue is located under laundry room. Had Christian run washing machine. Soon as it went to drain water started coming through the ceiling in basement. Gave customer estimate to replace washing machine box and standp trap. After opening up wall found cast iron cracked on stack where p-trap enters sewer. Informed customer we would need to replace section there and below ceiling. Customer approved estimate. We will return tomorrow with restoration company to finish work. Returned to install new pvc, washing machine box. Tested all systems, system is draining with no leaks or issues

Add two water shut off valves for outdoor shower and hose bib so can get water back on , repair leak is not included

Replace Prv, main valve , expansion tank
For this job, I worked on installing new gas connection for future use of small generator.
Returned to install new PRV. Installed new 3/4 PRV in crawlspace. Tested system no leaks or issues on PRV. Set pressure to 60 psi. Made sure air was out of the lines.

Cleared main line blockage with toilet pull and reset , camera found major roots problem in multiple area , no warranty Quote customer for clean out install and jetting
mr. chen told me the problem an fixed it
Water filter needs to be changed. Customer stated she tried to change filter and it started leaking. Plastic push connections shooting water out. Informed customer i would need to remove filter system and redo fitting. Gave customer estimate customer approved estimate. Installed new filter and connections. Tested system, system is working with no leaks or issues. I tested pressure, pressure is reading 91 psi. Gave customer estimate, customer is going to talk with her mom who is in Japan and will let us know when to replace prv
Check water heater , remove water from old vent pipe , add screw to overflow plate , replaced water heater vb
Customer had front and rear hose bib that had suffered freeze damage and couldn’t be shut off fully. Recommended removing drywall inside and replacing the hose bibs from inside because there is improper material (galvanized) on the front hose bib and the hose bib in the back is coming out entirely too far. Customer declined having the drywall cut and replacing the hose bibs properly. Made customer aware that the hose bibs can be replaced from the outside, but since there is improper material and no way to mount the new hose bibs flush to the wall that it will be counted as a temporary fix and carries no warranty on work or connections. This is due to reasons stated above. Tested the back line for the old gas grill and disconnected the joint. Found that gas had been shut off to the line and there is no risk of gas leaking. It is customer responsibility to properly insulate the hose bibs since they are coming too far out of the wall.
Customer wanted stub out in fireplace for gas longs to be placed. Gave price to perform the work. Made customer aware that gas to fireplace is currently on and working. Lit fireplace to ensure function. Some of the ports will need cleaning. Made customer aware that it is possible to get gas log for current setup without additional gas work. Customer will see if ordered logs can be returned and call us if he would like work done that was quoted. Made customer aware that due to age of water heater replacement is recommended. Left quote so customer has idea of water heater replacement cost.

Camera’d mainline from cleanout a. Blockage is a city issue.

Installed cast iron x pvc flange and installed customer supplied toilet . Also capped of 1/2 cas line that was feeding fireplace in main floor living room

Rerouted broken/leaking kitchen drain down through base of cabinet and tied back into the ABS in the crawlspace. Installed new 3/4 hp disposal. Replaced the stop valves to the kitchen sink for free. Installed customer supplied kitchen faucet and inline filter. Replaced leaking PRV, leaking expansion tank in crawlspace, and installed shut off valve as old gate valve did not work. Set new water pressure and expansion tank to 70 psi. Removed dishwasher and replaced drain and supply, drilled cabinet and routed drain and supply under kitchen sink where it was previously routed down into the crawlspace. No further issue at this time.
Juan was sent to our house to look at a leaking pipe. He returned the next day to repair it (not an emergency). He did a fantastic job explaining everything and the price was fair.

Victor found the leak quickly and also determined that our water pressure was low. After 10 years in this house, it’s great to have great water pressure. And no more leaks at the water meter connection!
Chen plumbing as a company it is easy to work with. The technician, Dawson, found a hard to find leak, and was able to solve the problem in about 30 minutes. He was helpful and very nice. Also, the price was very reasonable. We plan to use them again in the future as needed. Great work, great people, great prices!
