Replace both waste flange and overflow. Install new gaskets as well. Previously caulked around shower trim and told customer to test to see if it’s still leaks. Customer stated that shower started leaking yesterday. Found that water was coming from overflow. Stated to customer that best option will be able to replace waste and overflow gaskets and trim pieces and customer agreed. Went ahead and install installed new parts. Tested and no leaks were present at this time. Cleaned up work area.

Replaced about 25 to 30 feet 3” cast iron pipe to pvc in crawl space , correct section bad pitched pipe , replaced a old 50 gal gas water heater with new heater , pan , expansion tank installed

Today we replaced about 18 inches 4” single wall vent pipe on top of the water heater that had a hole in it , old pipe hole was plugged by a bolts and red fire caulk , customer want us remove that section pipe and install new pipe which is what we did today , after install customer light the water heater and set temperature at customer desired temperature.

For this customer we are quoting a partial cast on re-pipe for two toilets, laboratory and re-piping couple galvanized waterlines sent all the information over to the contractor that is contracting the job for him to take a look at it. Since no one was here, I had locked up the house didn’t lock the door, but I did close everything up recommended to re-pipe the waterlines and CVC to keep it all in one pipe at this time it is an estimate to get the cast-iron toilet flange for both toilet toilets, redo the shower stall line redo a couple of wise and all in PVC and then cut it out a certain point of the stack and do it in hard pipe PVC. The cast-iron goes into the cement underneath the floor somewhere where we don’t have access to that part contractor will let us know when they’ll work will be done.

Diagnosed washing machine not draining properly and bubbles coming out of drain. Snaked drain to clear any obstruction and also adjusted discharge line to have air vent. Tested washing machine thoroughly and found no issues and no bubbling. Left estimate for new water heater options and also signed up with win with Chen membership.

Customer initially called for pooling water in front of an inside of crawlspace. After a thorough evaluation, we found a hole in the cast-iron white fitting servicing, the first floor and second floor vanity sink drain lines. Customer approved, initial repair, including required sheet rock removal, sheet rock repair was excluded While on site, customer also approved installation of a new PRV and enrollment and membership program. During testing, an additional leak will discovered on a prior repair completed by another company. We provided options, and the customer approve replacement of that repair along with rerouting the laundry drain line away from the AC system. Return the following day to complete all approved work. All repairs are thoroughly tested, everything is working as intended at this time

Customer called us for water pulling in crawlspace. After our initial evaluation. We found a rotted out section of cast-iron gave customer options for repair. Customer wanted repair and PRV done at the same time. Will return tomorrow to complete scheduled work.

Replaced a old solder joint with new propress fitting

Clogged kitchen sink drain , pipe was not installed correctly and undersized as well , replaced pipe from kitchen to crawl space with 2” pvc thru floor, new p trap and AAV , also replaced a water filter cartridge as courtesy no charge This job is 2 years warranty

Leak through plastic tapped on tile wall, tile is not fixed yet

Customer stated that both shower were leaking down to floor below. Stated to customer that we will need to cut Sheetrock to access plumbing to see what is leaking and customer agreed. Went ahead and cut Sheetrock in 3 three places. For one tub found tub had big crack in middle which caused water to leak to floor below. For other shower found that leak was coming from trim pieces from shower so went ahead and Recaulked. Stated to customer not to use shower with crack in it and to also wait about 12 hours before using other shower to give caulk time to dry. Also contacted provision and they will be coming out later today to look at water damage. Cleaned up work area. Chen plumbing isn’t responsible for sheet rock repair. Also water heater is from 2016 and recommend to customer to have it replaced due to age and it’s coming up to the end of its life expectancy. Also water pressure is right under 80 psi and Prv valve will need to be found and replaced.

Customer had kitchen sink reglue and resealed. Reconnected traps to garbage disposal and basket strainer. No leaks after work completed

Water leak upon arrival, customer stated he noticed water dripping in the crawlspace from the toilet. After turning water on to the toilet it began to leak out of the toilet causing water damage. Informed customer the toilet had cracked and that’s where the water was coming from. Informed customer we could replace the toilet or install a customer supplied toilet. Also found a lead flange informed customer we could replace the section of lead as well as cast iron. Gave customer estimate to install customer supplied toilet as well as replacing the flange from the bottom. I collected for pulling the toilet and applied what the customer paid today towards the next repair after provision comes out. Left toilet pulled and provision will be in contact

Water leak upon arrival. Customer stated he noticed water in the garage coming down the wall. After looking and making sure everything in the kitchen was dry went into crawlspace and ran sink and dishwasher. Noticed no leaks and everything was dry in the crawlspace. Went on roof to make sure old vent stack was capped. Found that an animal had broken through the middle of the vent stack, informed customer that this could be the cause of the issue and the cap would need to be replaced. Gave customer estimate, customer declined estimate. Customer chose to go with a membership

Returned to replace Sloan flush valve and replace old 40 gal electric lowboy. Replaced old flush valve and toilet is now working properly. Installed new 38 gal Rheem electric lowboy, new expansion tank, pan, and a new shutoff valve. Left the old ball valve due to the main shutoff valve being really old and not in great condition. Turned water back on to check for leaks and found no leaks. Fired up water heater and made sure it was getting power. Toilet is now flushing and the water heater is now fired up and working properly. No leak upon departure

Commercial toilet not working and water heater leaking upon arrival. After looking at the water heater found it to be rusted out at the bottom. Informed customer we could not repair the water heater but we could replace it. Also informed customer the Sloan valve would need to be rebuilt to make the toilet work properly. Gave customer estimate for both, customer is reaching out to higher ups to get approvals before starting any work.

Double checked work to ensure no leaks were present work is leak free

Came out to quote a water heater and a few other items. Customer had purchased a toilet already they wanted us to install. Upon measuring the toilet we found that it would require a 10” rough in toilet, but the customer had purchased a 12” rough. We took the toilet back to Cowan for the, and exchanged it for a 10” rough in. Returned and installed the toilet. We removed the 12 year old water heater and installed a new Rheem PROG50. Tested to ensure proper function and a leak free install. 1 year warranty on the toilet, 2 year warranty on the labor for the water heater. We increased the water pressure from 50 to 75. Main line clogged for two bathrooms and basement, we removed and reset hallway toilet , cleared blockage , did camera inspection, found old cast iron pipe with some type of wipe or paper towel stuck in it , located in crawl space area before the kitchen line , no warranty . We came back second today replaced approximately 10 feet , we also fixed a broken 4” pvc clean out in the yard , extended little above the ground discussed with customer.

Hose Bibb in the backyard is leaking and the shut off valve in the crawl space is too Replacement of ptrap in the left side bathroom sink For this customer we did our annual preventative maintenance plumbing evaluation. During our thorough evaluation of the plumbing system that our customer’s house took a look at everything and CUSTOMER had one complaint one of a P-trap. In the master bathroom where they would get a weird smell like a sewer smell almost so what I recommended is we just go ahead and replace the trap and see if that changes anything so the smell doesn’t come back so that is exactly what we did replace the P-trap in addition to that During my evaluation I noticed that a hose bib wasn’t properly anchored nor closing all the way, so what I recommended is we install a brand new hose bib because of it leaking and whenever you turn off the shut off valve in the crawlspace the gate valve also leak so I recommended we install new bulb valve along with the hose bib so that is ex

Replaced PRV as water pressure was at 110 psi. New pressure set to 55. Room to increase the pressure once the tank has been replaced. Customer going to call in to replace the water heater once they are ready. Tank has slow leak currently leaking into the crawlspace through the floor.

Customer had a leaking hose bib in rear of home. Noted to customer that hose bib is susceptible to freeze breaks also due to exposed piping out of the wall. Also noted to customer that a frost proof hose bib is recommended to avoid unnecessary freeze breaks. Informed customer that we could install a new frost proof with a new shutoff to bring the hose bib up to code. Per customer request, installed the hose bib offset since it comes out low on the home to allow for easier hose bib access for hoses. Also, recommended a new prv and water heater due to the home lacking a prv and the heater being well past retirement. Customer declined additional work and understands the new work doesn’t carry a warranty due to the high pressure in the home. *Hose will have to be disconnected after every use to avoid freeze breaks.
