Installed new water heater, pan, shutoff valve, expansion tank, and a re ran new t&p line in cpvc. Installed new basket strainer for the kitchen sink. Front two offices by the front entrance for suite A had saturated carpet near the windows. After doing a general inspection we found there was a frost proof hose bib coming out the front of the building on the second office that was open ever so slightly. Frost proof Hose bib has a freeze break on the stem inside the concrete block wall that was leaking into the wall and office floors. Shutting the hose bib completely stopped the leak. We opened the wall inside the office to confirm. Pipe is encased in concrete and will have to be chipped out to be replaced. Isolation valve for the hose bib is 20’ up in the air in the warehouse above the drop down ceiling of the offices. Came out for a possible leak in the ceiling. We arrived and met with homeowner. He directed us to the living room and laundry room. There is a slight discoloration to the drywall along the seems of one of the sheets of drywall. Customer said the leak only occurred on Wednesday which was a day where we were getting very heavy rain all day. There were access panels to the ceiling where we could look above the drywall and confirmed there was no plumbing in the ceiling where the leak occurred. Where the leak occurred there is also not a bathroom above it, only a section of the roof. Believe the leak is the result from either the siding or roof allowing water to seep through in some place. Recommended he have a roofer come out to check. We left a quote for the water heater as it is 11 years old.

For this customer, we did their annual plumbing visit today and took a look at a few different things inside of the home. All of the supply lines in the house are all the poly supply lines recommended to swap them all out for braided steel supply lines. The customer wanted to add a water heater shut off valve for the cold side however, they were a little concerned that it wouldn’t turn off the water heater so we added a secondary shut off valve to the hot side to shut off valves on the water heater took a look underneath the sink in the kitchen of the basement and I had noticed that they had a tubular P-trap with a flex line going straight through the floor, which was no good because it also had tape covering it to secure to place so I recommended we do it the right way out of Studer vent following that at a T and plummet correctly in PVC with all glue joints in a new trap once we did all that properly there are no leaks. The customer is all set put a new discussion on the bottom of it

Additionally took a look at the water pressure on both the front and the back hose bibs to see what was going on with that the water pressure was reading at 100 psi on both hose bibs so therefore, I recommended to replace the pressure reducing valve. The pressure reducing valve has a drip coming from the Not at the bottom of the pressure reducing valve of the pressure reducing valve needs to be changed out for a new one. Additionally, the thermal expansion tank is full of water so I recommended to replace that as well. At this time the customer needs to talk with their spouse to see when they would like to do the work.

Leak not on anything to do with the home. Homeowner has a separate meter for his irrigation system. Somewhere on the 10 different zones in his very large yard, the irrigation system is leaking at a rate of .15 gpm. We offered leak detection in an attempt to locate the leak, but customer elected to just pay the $50 water bill for the meantime. Locating leak will be very difficult due to how small it is and how large the yard is. Homeowner is not aware of where all the zones are located as the system is over 20 years old at this point.

Highly recommend Shawn Bush with Chen Plumbing! Shawn arrived within the time period provided and came fully prepared to tackle the drainage issues we were having with two of our sinks. When he ran into some unexpected "unknowns" during the job, he didn't skip a beat. I'm not sure about pricing since they came to save an emergency situation in my master bathroom. There were other issues technician addressed and fixed as needed for a reasonable cost I assume. The work was clean and two techs spent several updating my plumbing issues. Definitely worth the money since I'll save water and other plumbing fixtures in the long run.
