Came out for leaking expansion tank. Water heater is 20 years old. Homeowner is closing on their house and selling. Just wanted to swap out the leaking tank. Water pressure tested in the normal range at 40 psi. We cut out the leaking expansion tank and installed a new tank in a mounting bracket. Secured the bracket onto the wall framing. Turned water on and tested to ensure a leak free install. No further issue at this time.

Came out for a sewage ejection pump I installed just over a year ago that was having issues. Customer said the smell inside the room gets very bad. Previous lid had missing or split gaskets, and had originally been installed by another company using spray foam to cover the gaps in the lid. We removed the piping and old lid and installed a new one with brand new gaskets. Installed new hardware to secure the lid firmly to the basin. Tested to ensure proper function and a smell free install.

Customer wanted to get quote on heater replace water heater that is 23 years old. Left estimates for new heater replacement and also an option to install customer supplied heater

Upon arrival, customer stated he is having a leak come from irrigation. Customer also stated he does not use irrigation. Found ball valve, ball valve leaks when turned on. Customer stated he just wants to leave irrigation off. After inspection found home water pressure to be sitting at 110 psi informed customer PRV has failed and will need to be replaced. Provide provided customer estimate to replace PRV. Customer denied estimates at this time.

Returned to repair leak in slab in kitchen. Cut section in concrete and jack hammered to access water line. Found pinhole in 3/4 copper line. Cut out pin hole and installed new copper 3/4 copper line. No leaks at departure. Backfilled and poured new concrete.

For this customer, they have a electric water heater in the garage the that is apparently causing the temperature to spike and cost steam in the showers in the faucet however, upon arrival, the customer had turned the water heater off, so there was no hot water being currently heated. Additionally, we turned that water heater back on and check the temperature. It did not go past 107 Fahrenheit. I checked the thermostat and the top and the bottom to see what the ohms are reading and it was reading anywhere from 12 to 15 which is normal range. So therefore what I’d recommended to do is replace the both upper and lower thermostat elements to knock out both reasons for why the temperature has spiked following that replace the temperature under pressure relief line due to a fact of a small drip coming from threaded connection and to flush out the water heater to get all the sediment buildup out of the tank. Water pressure is at 70 psi this is an estimate only at this time.

Customer called us out for a mainline stoppage. After our initial evaluation. We determine the stoppage to be located. Inside on the branch line gave customer options to unclog line. Customer approved, pulled toilet and ran sewer. Clearing equipment was able to clear clog. Hog was most likely paper towels that were flushed down toilet no other issues reported at this time. All work has been tested and completed toilet has been reset flushed multiple times to confirm no leaks Customer was informed of water damage near baseboards, reset toilet per customers request chen plumbing is not responsible for any resulting damage and or issues in that area

Quoted slab leak detection and repair work today

Upon arrival, customer has recently purchased home. Customer has concerns after receiving inspection report. Provided customer with estimates to repair/replace all issues. Customer states she will look over estimates and get back with us after move in.

Customer had a shower dripping upstairs as well as a drainage issue with his dishwasher. Inspected the piping below and noted the back porch of the pipe. Strongly suggested reworking the pipe coming out of the wall and reworking all pipe below the sink and tying dishwasher drain into the garbage disposal. Left price to repair delta shower valve. Sending customer both quotes and payment options per customer request.

Replaced a toilet for master bath with a western elongated ADA , flange was broken , we fixed with spanner flange both side before we installed toilet

We fixed a cracked 3/4 “ black poly water line leak after water meter near the sidewalk today , dug up and replaced a section of pipe . One year warranty

Fixed 1” blue poly line busted leak in the yard with heavy duty brass fitting

Came out for no water pressure. Arrived and tested all the faucets in the house. Everything was working normally. Tested water pressure at the water heater. Pressure tested in the normal range. Tenant stated that his neighbor said they were also having issues with no water on the same day as them. I believe someone from the county had to repair a water main in the area and had to shut off the water to repair something temporarily. All water was flowing normally when we were on site. We checked the fixtures with the tenant present to confirm. Water heater is from 2014. Life expectancy on a water heater is 8-12 years which this tank is at the max on. The gas control valve has a flashing red light indicating that the gas control valve has issues going on. The expansion tank also has a ruptured bladder. We left quote to replace the tank.

Customer wanted a quote for water service replacement gave Customer multiple options for repair/replacement and option of directional bore. Customer will call back with the decision after looking at quotes

Checked wet grass area in front of home , found a irrigation control box below grass and water is continuing leak out from top of the control head , called customer explained, customer need call lawn irrigation company to make repair .

Camera main sewer line through clean out (preventive maintenance) For this customer they called us out for a repeat back ups in the toilet in ten main level, so I recommend to camera the drain line for clean out to see what was happening down there. Additionally we recommend to go ahead clean out the drain line with the jetting machine to get the pipe nice and clean so therefore we can get better results of the condition of the pipe. I gave different estimates to remedy the issues that need of repair or replace. Additionally we cleaned all the way to the city sewer, there was a little bit of debris stuck to the walls from, over the years. No grease found in the pipes. Line is clean but there are 3 bellies, at this time estimates have been provided. Took at look at the water pressure, water pressure read a little low between 40-45 psi. The prvs are set to 50 from manufacturer. Recommend to replace the main shut off valve and the pressure regulator and get the pressure back to 55-65ps

Fill spout for jacuzzi tub arrived. Installed spout and checked work and cleaned up work area

Water pooling in yard upon arrival, customer stated he noticed water in one area of the yard. After looking at the water meter it was not spinning indicating it had no leak. When doing my inspection noticed sewer line could potentially go in that direction to meet the city’s tap, customer stated his wife said that sometimes when they would flush you could hear a gurgle. Informed customer the sewer line could possibly be broken allowing water to escape and roots to come in to cause blockages. Informed customer we could run the camera through the cleanout in the basement to see if there was any issues. Gave customer estimate, customer approved estimate. Ran camera all the way out to the city tap and found no issues. Informed customer to see if once the rain all stops the yard drys up.

Meter not spinning. Small wet patch reported by customer approx 10’ from the meter. It was pouring rain when we came out. No way to diagnose such a small amount of water when it’s raining this hard. Called customer over service titan and told him to call us back out once the rain has stopped for a couple of days.

Customer stated that shower that we repaired wasn’t getting hot enough and would only stay warm. Pulled the handle off of cartridge and adjusted cartridge to the max hottest temperature. Tested and now shower is getting hot to customer liking. Put handle back on. Chen plumbing won’t be responsible for any scolding.

Quoted basement plumbing fix up work

This customer installed a brand new 50 gallon tall electric water heater in the garage. The customer had poly B and in order for us to get everything squared away we adapted to Pex a piping, did the transition fittings from the type of pipe that was needed I had a small drip on one of the packs a to probably be connections so therefore cut it out and redid it addition to that we strap the new thermal smash tank on the side of the water heater for proper installation copper 18 inches tied back the TMP installed the electrical and once complete there are no leaks . Gonna reach back out to the customer to see about doing the PEX manifold.

Home owner is ordering new tub spout for jacuzzi tub. Will come back to complete work when part is on hand

Warranty: Diagnosed stove not getting any gas flow. Yesterday Chen replaced heater and took care of water in gas line issue. Customer states that water from the stove line area was not removed. Disconnected gas line to stove and opened valve. Pipe was full of water. Used shop vac and removed all water from gas line. Reconnected and tested for leaks, and tested stove for proper operation. Working well and no leaks detected.
