Came out for no water pressure. Arrived and tested all the faucets in the house. Everything was working normally. Tested water pressure at the water heater. Pressure tested in the normal range. Tenant stated that his neighbor said they were also having issues with no water on the same day as them. I believe someone from the county had to repair a water main in the area and had to shut off the water to repair something temporarily. All water was flowing normally when we were on site. We checked the fixtures with the tenant present to confirm. Water heater is from 2014. Life expectancy on a water heater is 8-12 years which this tank is at the max on. The gas control valve has a flashing red light indicating that the gas control valve has issues going on. The expansion tank also has a ruptured bladder. We left quote to replace the tank.

Customer wanted a quote for water service replacement gave Customer multiple options for repair/replacement and option of directional bore. Customer will call back with the decision after looking at quotes

Checked wet grass area in front of home , found a irrigation control box below grass and water is continuing leak out from top of the control head , called customer explained, customer need call lawn irrigation company to make repair .

Camera main sewer line through clean out (preventive maintenance) For this customer they called us out for a repeat back ups in the toilet in ten main level, so I recommend to camera the drain line for clean out to see what was happening down there. Additionally we recommend to go ahead clean out the drain line with the jetting machine to get the pipe nice and clean so therefore we can get better results of the condition of the pipe. I gave different estimates to remedy the issues that need of repair or replace. Additionally we cleaned all the way to the city sewer, there was a little bit of debris stuck to the walls from, over the years. No grease found in the pipes. Line is clean but there are 3 bellies, at this time estimates have been provided. Took at look at the water pressure, water pressure read a little low between 40-45 psi. The prvs are set to 50 from manufacturer. Recommend to replace the main shut off valve and the pressure regulator and get the pressure back to 55-65ps

Fill spout for jacuzzi tub arrived. Installed spout and checked work and cleaned up work area

Water pooling in yard upon arrival, customer stated he noticed water in one area of the yard. After looking at the water meter it was not spinning indicating it had no leak. When doing my inspection noticed sewer line could potentially go in that direction to meet the city’s tap, customer stated his wife said that sometimes when they would flush you could hear a gurgle. Informed customer the sewer line could possibly be broken allowing water to escape and roots to come in to cause blockages. Informed customer we could run the camera through the cleanout in the basement to see if there was any issues. Gave customer estimate, customer approved estimate. Ran camera all the way out to the city tap and found no issues. Informed customer to see if once the rain all stops the yard drys up.

Meter not spinning. Small wet patch reported by customer approx 10’ from the meter. It was pouring rain when we came out. No way to diagnose such a small amount of water when it’s raining this hard. Called customer over service titan and told him to call us back out once the rain has stopped for a couple of days.

Customer stated that shower that we repaired wasn’t getting hot enough and would only stay warm. Pulled the handle off of cartridge and adjusted cartridge to the max hottest temperature. Tested and now shower is getting hot to customer liking. Put handle back on. Chen plumbing won’t be responsible for any scolding.

Quoted basement plumbing fix up work

This customer installed a brand new 50 gallon tall electric water heater in the garage. The customer had poly B and in order for us to get everything squared away we adapted to Pex a piping, did the transition fittings from the type of pipe that was needed I had a small drip on one of the packs a to probably be connections so therefore cut it out and redid it addition to that we strap the new thermal smash tank on the side of the water heater for proper installation copper 18 inches tied back the TMP installed the electrical and once complete there are no leaks . Gonna reach back out to the customer to see about doing the PEX manifold.

Home owner is ordering new tub spout for jacuzzi tub. Will come back to complete work when part is on hand

Warranty: Diagnosed stove not getting any gas flow. Yesterday Chen replaced heater and took care of water in gas line issue. Customer states that water from the stove line area was not removed. Disconnected gas line to stove and opened valve. Pipe was full of water. Used shop vac and removed all water from gas line. Reconnected and tested for leaks, and tested stove for proper operation. Working well and no leaks detected.

Sewage ejection pump not shutting off upon arrival. Customer stated the pump is constantly running so he shut it off. Gave customer two options one to replace the pump and the other to pull the pump and see if the float was working. Customer chose to replace the pump due to the age. Gave customer estimate, customer approved estimate. Cut out old check valve and ball valve and removed old pump. Installed new pump, new check and ball valve and turned system on. Tested pump multiple times to make sure it was working properly. Pump is working properly and has no leaks upon departure.

Came to light water heater as courtesy since meter was not installed when water heater was installed.

Return to complete quoted work. Repaired exposed slab leak in main level bathroom. Poured concrete after reattaching drainline. Attached shower drain and toilet flange. Installed and moved prv and shut off valve. When attempting to relight water heater we found that the gas service has not been connected yet. Installed two customer supplied faucets, and corrected p traps in Jack and Jill bathroom. Connected pex to tub faucet in master bathroom. Reapplied putty to tub drain.

Call was for leak behind wall and leaking down into garage ceiling… drywall had already been cut out. sub-flooring was saturated in and still dripping ( see pictures). Homeowner took me up stairs to show me where the leak was coming from. The was an access door to get to get behind and look and leak is dripping from 3/4 cooper line going to tub spot ( see video). Unfortunately it’s in very tight space that I can’t get to it due to it being on the exterior wall and tub to wall is about 6inch apart. I gave an estimate to cut hole in sub flooring to make an attempt to gain access to do repairs. Home owner is going through insurance and has to get approval for them before work can be done

Replaced a 50 gal gas water heater , prv , a toilet with western elongated ADA toilet , rebuild a Kohler toilet with new fill valve and flapper .

Customer called us out for a leaking shower head. We did a thorough evaluation and determined the cartridge was the issue. We replaced the cartridge and tested our work thoroughly.

Cleared main line blockage with big cable machine from clean out in the front of home , did camera inspection after , found line has large section with belly and possibly with some roots problem , clogged with lots wipe . No warranty

Original issue was water in gas system. Replaced water heater due to potential damage to gas control valve and burner due to water in gas lines. Replaced Prv due to water pressure being at 90 psi when tested. Could not light water heater due to no gas meter at time of service.

Call to assess repair made by contractor in slab. Arrived and met with Ms. Jiwoo and Ms. Sun. They had a contractor performing some repairs and he struck a copper pipe underground, and subsequently attempted a repair. When inspecting the work I found a temporary clamp style repair made on a copper pipe underground the slab. There was also venting/ducting metal tape applied, and I was unable to figure out why the tape was initially applied. Due to the concerns with work being done we performed an evaluation of the home and found several concerns. We were able to locate the shut off and prv, but it is blocked behind the water heater and wall and cannot be accessed. Master bathroom: tub spout is not connected. Drain line is not connected,p trap missing. Faucet is falling off of counter top on right side of vanity. Jack and Jill bathroom has a myriad of drain problems. Tub drain not sealed correct. We spoke at length with Ms. jiwoo and Ms. Sun, and offered advice and options.

Customer has leaking yard gave options for repair/replacement of water service

First customer they have a leaking water heater on the cold side connection inlet is 2003 and the water pressure is high on the house. Water pressure is reading at 110 psi. The customer is gonna need a new water heater. In addition to that the pressure reducing valve needs to be changed out as well. Gave some estimates. He said he needs to talk it over with a family member more than likely will be be doing the work on Sunday however, he just needs to have that conversation with this family members I had offered to do it today however they would like to wait.
