Call for leaking water heaters. Arrived and met with Ms. Kiv and Mr. Phey . They stated that they discovered leaking water heaters this morning. Inspection revealed the water heater on the right had two leaks, one internal tank rupture and a second at the t&p valve. Left water heater had a dripping t&p valve. Pressure regulating valve is only approximately two years old. Thermal expansion tank bladder has ruptured. Copper waterlines have significant corrosion throughout. Replaced both water heaters, and ran in parallel instead of in a series. New thermal expansion tanks, drip pans, gas shut off valve and lines. I turned on each unit, and discussed how to adjust them. How to shut off water. I also installed a new shut off valve on the home as a courtesy, as the gate valve was not working all the way and there were concerns about being able to shut the water off when traveling. I cleaned all work spaced and ensured both water heaters were functioning. Bled air from lines on all
Client called us out due to provision finding a leak behind the wall on the pressure regulator when they removed the Sheetrock from the water damage that occurred. Also behind there were the water lines for the laundry box and shutoffs, the front hose connection, and the tie in to go to the rest of the home. Client did not want any possibility of water damage occurring there again, and there was some heavy rusting on the laundry box as well as the shutoffs for the whole house and that front hose connection were not accessible for use. We moved the lines a little bit so that client could have an access panel put in to the left of the washing machine in the Sheetrock wall, so those shutoffs and that pressure reducing valve are serviceable in future. We replaced the front hose connection from outside to inside, adding a ball valve shutoff per code. We added new pex A shutoff for the whole house and also a new watts pressure reducing valve with the pressure set right at 60 psi. Mounted the
We did minor walkthrough of the house and confirmed she has a leak under the slab on a polybutylene line. We gave quote options to repair/reroute the water lines. Customer is not in a position at this time to move forward with either option.
Came out to assess a leaking water heater. Water heater is from 2009 with slow leak coming out of the base of the tank. Water pressure tested at 130 psi. Gave different quote options for the water heater as it is only a 50 gallon tank, and the home has 3 bathrooms and 5 people living inside the home. Customer always has a toilet upstairs he would like to have replaced and already has the toilet on hand. Customer has other quotes and would like to take the weekend to decide on the different options.

For this customer, they had a back up in their drain line about a month ago and water was coming up from the wax seal however, since that month ago issue, they’ve been using the toilet consistently and hasn’t noticed any water leaking down to the floor below in addition to that. However, was gathering quotes to get the toilet pulled and reset also took a look at his water heater his water heater from 2006 recommended a replacement on that due to the age and so he doesn’t have to deal with the flood again anytime soon, however I recommended to not pull the toilet considering that there hasn’t been any issues nor to the fact that there hasn’t been anything wrong for the past month did not check water pressure hose turned off and the water was too old this time I don’t believe that there are any issues other than the water heater replacement that is needed
Customer had soft tissue blockage suddenly overflowing toilet in downstairs basement bathroom. In order to fix issue , pulled toilet and ran machine all the way to manhole to clear. camera line afterwards to ensure stoppage was no longer present. Reset toilet and checked for leaks and proper drainage function. Toilet may need to be removed again for further cleaning work. will address issues at hand with landlord. Customer had a dripping hose bib on the front of the home. Attempted to repair, but the brass was in poor condition and couldn’t be repaired. Cut drywall and replaced the hose bib. Tested all work to ensure proper function and no leaks. None were found.
Replaced a old 17 years old 40 gal gas water heater with a Rheem 40 gas tank , new water shut off valve , pan , expansion tank , also replaced main water shut off and Prv , set pressure at 60 psi , discussed and signed up membership with customer today .
Returned and installed customer supplied insta hot water dispenser. The job had already been collected for, so the customer has a 0 dollar balance on the job as of this visit. Tested all work to ensure proper function and no leaks. None were found at this time. Customer had concerns about 7nit spitting on initial setup. Troubleshot the manual and confirmed that is normal operation when unit is starting up for initial setup when boiling the water.

Call for leak in ceiling in mudroom. Arrived and met with Ms. Jackie. She states that a leak occurred and her mother found it this morning. They immediately shut the water off and placed a bucket to catch the water. Please see previous invoice history for detailed history. This home is plumbed with faulty waterlines and this is the third instance of water escape and damage. Cut ceiling in mudroom and found failed section of pipe on hot side. Removed and replaced with new pipe. Tested pressure and found it to still be consistent at 55psi. Thermal expansion tank working adequately. No other indication that there is any cause of failure other than faulty pipe. I advised Ms. Jackie that I recommend reliable restoration be dispatched to provide help navigating an insurance claim. Specifically, I recommend asking about the help they can offer after we Repipe the home, as it will require significant drywall repairs, and likely the removal of kitchen cabinets. *** I will credit this rep
Client called us out today due to them having some drain backup issues. Client is on septic and had some work done under garage floor replacing some old cast iron pipe with pvc. When they did that, they added a cleanout in garage floor. We ran the camera down the cleanout all the way to the tank and determined the septic tank is full and needs pumped. The remaining cast iron pipe does look rough with some channeling but not backed up. Checked water pressure and it was high at 120 psi. Safe range is 50-79 psi. We cut out the old pressure regulator and replaced it, moving it further back on the line because the water heater was not regulated before. Added new ball valve and pressure regulator as well as a couple pipe supports. Turned water back on and tested, no leaks. Home pressure is now around 60 psi. 1 yr warranty on pressure regulator.
Returned and did quoted work. Installed customer provided faucet and also rework drain. Also as a courtesy item replace basket strainer and snake through drain. Tested all work and no leaks were presented at this time and sink was draining as it should. Cleaned up work area.
Customer has a 5 year old tankless Rinnai unit in the garage. Customer stated water is taking long to get hot. Checked recirculation pump and it is still working correctly it seems. Customer stated last time this happened that a flush corrected the issue. Customer opted to sign up for a membership and do a tankless flush since it’s included in the membership. Added a service sticker to the unit to track services rendered to the unit moving forward. Cautioned customer that the flushing of a tankless unit can cause leaks that need to be addressed separately. Also made customer aware that flushing the unit is a first step.

Water line leak in the yard upon arrival. Customer stated he noticed water pooling up by the meter. After digging found 3/4 split at a coupling. Informed customer we could repair the broken section of pipe. Gave customer estimate, customer approved estimate. Cut out bad section of pipe and replaced it with new pvc. Turned water on to check for leaks and found none. No leaks upon departure.
Call for leak in guest bathroom ceiling. Arrived and met with customer, and spoke with Ms. Jackie on the phone. This is the second leak within a year that we have repaired. Today I found a leak on the hot water line above the guest bathroom. Line was 3/4 inch red uponor aquapex. This pipe is facing class action lawsuits across the country for defective manufacturing. I cut out the leaking section and installed a new small section of pipe. Covered ceiling holes with plastic. Removed section left on site. Pressure regulating valve has already proactively been replaced. Thermal expansion tank is operating normally. No other factors appear to have contributed to this failure. I encourage Ms. Jackie to consider the following to help address this problem. 1. Complete Repipe of home to remove uponor pipes. This involves a significant amount of drywall cutting. 2. Consider a whole house filter to reduce chlorine and other chemicals in the water to tempt to reduce stress on pipes. 3. Co

Simeon was very courteous knowledgeable and experienced. We do still have a slight drip from the faucet in the tub which Simeon explained that we might have. We will except this until we decide to go to single lever faucet.
Cody arrived with a ready to solve attitude and after diagnosing that a new install versus a repair on my 23 yr old water heater was the way to go, rolled up his sleeves and got to work. As I checked on the work, we had conversation on what was being done and why. He didn't talk over me in a technical manner, but met me on my level on the why and how he was doing what he was doing. It was a great experience.
I've been using Chen Plumbing for over seven years. The work is always excellent. This was as well. A suggestion: when wall board must be cut, offer the customer a choice to seal the hole on their own, or cut the hole a standard size to install an access door. Carry access doors in the truck. Less stressful for the customer, and no issue trying to then find a dependable repair person.

Repair service
All of the above. Job was done professionally but at a price. Expensive. Years ago when business was sole prop replacing a faucet with no complications (customer owned parts) cost was $150. This same job cost us close to $400. Granted it was years ago but cost just a few dollars less than other plumbing companies who do same quality work. We’ll still call them for future plumbing work but just being honest with cost.

When purchasing a new washer/dryer, we discovered a problem with the water connections that had to be repaired before installing the new appliances.
