Client called us out today to give an estimate on running a new gas line for a new fire logs set she is planning on getting. We ran the new gas line from the small manifold in the garage on other side of home, and in the basement strapped to the ceiling we ran about 50’ of 1/2” trac pipe gas pipe to the far wall, and drilled a hole down into the basement through the brick bottom on fireplace. We had to chisel out small bit of concrete block below which is not affecting anything, to get new gas line up. Added gas shutoff below floor then ran black iron nipple up through the floor per code. Capped that 1/2” line and turned gas back on. Tested for leaks, there are none. Client will let us know when she is ready to have the gas logs installed and hooked up. Left estimate for that. Checked water pressure and it was actually a little low around 40 psi. The water heater is 6 yrs old, and has heavy heavy corrosion on the cold side copper line. I have been using Chen Plumbing for many years - for both my personal residents and investment properties. Tim and his technicians have always been great to work with.
Replaced toilet and flange for toilet on main floor. When I pulled toilet I realized someone had attempted to replace the flange previously with a flange spacer that they caulked to the top of the pipe. This seal was slowly leaking and to be properly repaired. Remove the spacer ring and chipped out the remained of the original flange from the inside of the pipe. Installed new flange and secured into the subfloor. Set new toilet and tested to ensure proper function and a leak free installation. Left quote to replace expansion tank/water heater. Expansion tank has a ruptured bladder. Recommended just replacing water heater as expansion tank is included in the replacement service and the water heater is from 2014 and at the end of its expected life span. Water pressure was in the normal range. No further issue at this time.
Cut ceiling in basement found copper pinhole leak , fixed , also found leak from master shower pan. .
Customer noticed a gas leak inside the dryer laundry room. I spray the gas line with soap and find that there is a small leak on the gas cut off valve. I replaced the valve and kept it off. The contractor will install the dryer later.
Replaced ice maker box behind fridge. Old valve had broken inoperable handle. Tried shutting water off at meter and was unable to. Had to shut it iff from inside the house. No further issue at this time.
Came out for possible back up. Arrived and ran water in downstairs bathroom. Water started backing up into the tub as it had previously. Would back up if any water was used inside the house. Found cleanout behind the house. Customer said they have never had any issues until they recently had a fence put in. Ran camera and almost immediately hit the blockage. Was able to punch a hole through it and get it to start draining. Lots of dirt visible in camera. Dug up the spot and found the sewer line was completely broken and disconnected. Will require excavating the area and cutting out the broken section to repair it. Left quote for the repair. Homeowner would like to contact her insurance company first. Sewer line will continue to back up in the meantime.
Install customer provided shower valve and trim. Install customer provided shower valve and shower trim with new waste and overflow. Tested all connections and no leaks were present at this time. Caulked around trim and will need 12 hours for dry time before use. Cleaned up work area. Also will leave estimate for thermal expansion tank due to it leaning and no supported properly.
Customer stated that toilet wasn’t filling and also lavatory pop up wasn’t working. Gave customer quote for repairs needed and customer agreed. Replaced fill valve and flapper. Tested and toilet is now working fine but toilet has small leak from base of toilet. At this time customer didn’t want to address leak at base of toilet. Also replaced pop up assembly and tested. No leaks were present. Cleaned up work area.
Replaced upstairs hall bathroom lavatory faucet. Pulled toilet downstairs to replace old wax ring that was leaking, found there was no flange and the toilet bolts were installed inside the concrete and heavily rusted out. Notified homeowner and received approval to install a flange. Did minor rebuild on the tank. Left quote for water heater as it is 9 years old. No further issue at this time.
Customer has leak coming from shower upstairs cut access below to see drain. Ran water to attempt to re-create leak. No leak on drain. Ran shower pan test and found water leaking out of subfloor from below. Not responsible for repair on ceiling.
Client called us out due to the gas company coming and shutting off the gas at the meter, due to many leaks on the gas system throughout the home, and also some code issues as well. All of the gas piping on exterior of the home had been completely rusted out, due to the previous installer not spraying them with gray spray paint to help protect the pipe from rusting and the elements. All the piping by the gas meter and to the pool heater was all replaced with proper fittings and a shutoff within 6’ of the pool heater for it. We also added proper pipe supports anchored to the home and concrete ground. At the back by the pool, client had 2 grills and was removing one of them, and the gas piping for the other grill was also completely rusted and was also not properly installed as it did not have a sediment trap per code. Built bridge over hole in crawlspace. Tarred off area and cut out cast iron from stack all the way to far side of crawlspace. Found the washing machine drain was already stubbed into crawlspace with pvc. Let customer know we could leave that alone and I would knock off $500. Removed toilet flange and kitchen sink plumbing. Porcelain on toilet cracked when we were removing it. Going to bring replacement toilet tomorrow. Returning tomorrow to run new pvc drains. Returned and installed all new pvc drains. Capped off vent for kitchen sink on roof. Braced kitchen sink with 2x4 as it was about to fall off of countertop. Raised subfloor under toilet and installed new flange. Ran water on every fixture to ensure proper drainage and a leak free install. Confirmed proper pitch on every section of pipe. No further issue at this time.
Property management states that the tenant is having trouble with the toilet located below the first floor that it keeps leaking and won’t stop from the base. Upon arrival tenant greeted me and showed me the toilet and she had turned off the water at the angel stop and I turned it on to see where the water was coming from. I could see water dripping from the bolts and when flushed water would come from underneath the toilet. I also did my inspection and found that the PRV wasn’t working properly losing 35+ psi when usuing any one fixture for water and the GWH is 12+ years old. I called the property management and she answered and opted to replace both the PRV and install a new toilet. I removed the old PRV and install a new model with a new ball valve and once it was pressed it works properly no leaks or issues. Will be back tomorrow to replace toilet.
I returned today to install the new water service. I dug two holes one at the meter and one at the house. Then i trenched the the two holes together. When I went to shoot the bore the trencher got stuck due to how bad the yard was saturated I was able to get the trencher unstuck but had to hand dig everything due to not being able to use trencher because of how wet the yard was from the leak. After I dug everything up I ran the pipe. I connected everything and tested to insure there were no leaks. I also installed a new meter box for the ball valve and back filled everything.

Upon arrival customer stated the ice maker leaked water all on to the floor of the kitchen and soaked everything under the island in the kitchen. I found the the drain line had broken off the drain. Which caused all the water to drain on to the floor. The water damaged the floor under the island and also possibly the cabinets
Client called us out today to look at possibly a leak on their main waterline. Upon further inspection, the water meter was not spinning. Therefore there was no leak on their line. We checked the water pressure and it was over 110 psi the safe range for water pressure is 50 to 79psi. Today we replaced the failed pressure reducing valve for the whole home water and added a new ball valve shut off in replacement of the old gate valve. We let the glue drive from the irrigation tie in point for about 30 minutes then turn the water back onto the home. Tested no leaks. Set home water pressure to 60 psi. Also, the thermal expansion tank on the 10 yr old tank nat gas water heater had failed due to the very high water pressure. We gave client the options for replacing just the expansion tank on the old water heater and to replace the whole water heater installed up to code with a 6 yr manufacturer warranty and 2 yr parts and labor from us, which includes the thermal expansion tank. Capped off gas line in back yard and bubble tested exposed piping. Notified homeowner she would need to have gas line pressure tested since it is underground if they ever plan on reconnecting the fireplace. Augered master bathroom toilet and cleared blockage. Customer notified us that she did use plunger in toilet. Not responsible for leaking from wax ring if the wax wing was blown out by the plunger. Rebuilt Toto toilet in upstairs hall bathroom. No further issue at this time.
Returned and installed warranty replacement customer supplied water heater. Ensured a leak free install and proper function. Confirmed no pressure issues inside house. Hauled off old water heater.
Upon arrival customer stated the fill valve was make a high pitched noise and the water level was dropping in the tank. I informed the customer that the fill valve and the flapper would need to be replaced. Gave customer estimate. Customer approved the estimate. I took out the old fill valve and flapper and installed new ones. Tested system and system is working properly with no leaks or issues.
Upstairs guest bathroom toilet had guts previously replaced incorrectly. Customer had problem with toilet running non stop that ran up their water bill. Inspected toilet and found both the flapper and fill valve were improperly installed. Received approval to rebuild toilet. Replaced flapper, fill valve, toilet handle, and the supply line. Tested multiple times to ensure proper function. Water pressure tested in normal range. Customer had the tankless installed recently. Left quote to flush the water heater. No further issue at this time.

Customer had a wet spot on the ceiling near kitchen area in the living room. I cut ceiling drywall about 2‘ x 3‘ and found a pinhole leak on a three-quarter inch copper pipe cold water line. I replaced up to 2 feet of copper pipe and test for operation.
Replaced a washing machine box , relocate and rough in new delta shower valve.

Today we had a leak in basement. Mr. Chen can a week ago and put in new pipe in front yard. It was expensive but the job was good. Today we called again. He was in and out in about an hour and the cost was more than I expected. Very high for work he did. As a good customer I thought he would give a small discount since it’s been so soon since the last leak.
