On date, our team was called out to investigate a high water bill concern after conducting a thorough evaluation of the properties plumbing system. We did not initially identify any obviously leaks or issues to ensure no hidden problems were messed. We recommended a more in-depth inspection of water, service, lines, and common leak sources, such as toilet flappers upon further inspection, including crawlspace, check we discovered a pinhole and a three-quarter inch line that had been contributing to the increased water usage. We proceeded to replace the affected section of the line and tested the system thoroughly. Everything is now functioning as intended

Customer had leaky stop. Gave options to replace one or both. Shut off water, drained down system, removed old stops, and installed new ones. Turned back on water and checked for leaks and proper function.

Client called us out today due to the touch less kitchen faucet not working properly. On previous visit, I did notice the battery back for the faucet was being held together by rubber bands, but was working when I left. The battery pack had all fallen apart which is why it wasn’t working. We then found a new kohler single handle kitchen faucet in black finish, then replaced that failed faucet and reconnected back to the water shutoffs. No leaks, operating as it should.

We replaced the old 50 gal nat gas water heater in garage with new Rheem pro series 50 gal nat gas water heater installed up to code with new ball valve shutoff, new properly supported thermal expansion tank, drain on the t&p, and new coated gas flex per code. Once all connections were made turned water back on and tested. No issues, water heater is running as it should. In the kitchen we replaced the failed instant hot water dispenser under the kitchen sink as well as completely reworking the drain for the kitchen sink to bring it up to code with an added studor vent. Put everything together and tested for function and leaks. No issues. Water heater has 6 yr manufacturer warranty and 2 yr parts and labor All other work has 1 yr warranty.

Price is to replace the front and rear hose bibs. The front hose bib will have to be chipped out and mounting it may cause damage to the stone on the front of the home. Chen Plumbing isn’t responsible for repairs to broken stone. Customer had a front hose bib that was hard to access because too much stone was built around it and the rear one was sticking out too far. Replaced the front by chipping out stone and grout. Remounted into the wall and made the threaded adapter more accessible. Replaced the rear hose bib and mounted flush to the wall.

Customer needed CP flush valve replaced due to faulty flush valve in new toilet. Installed part and checked for leaks and proper function. Noted to customer pressure was high.

Shut water off. Remove existing kitchen faucet and furnish and install new one. Customer stated that kitchen faucet was leaking. Recommended to customer to have service valves and kitchen faucet replaced. Tested pressure before starting work and pressure was about 70 psi. Shut water off to unit. Removed old kitchen faucet and furnish installed new one. Also installed one hot and one cold service valve. Turn water back on and tested. On our work, no leaks were present at this time. Found leak on service valve for dishwasher. Tested pressure again and pressure was about 140 psi. Recommend to customer have PRV replaced and service stopped replaced for dishwasher . Will send an estimate to do so. Cleaned up work area. Recommended customer to shut water off for unit when nobody is in until pressure issue is addressed. Do to pressure being so high Chen plumbing can’t warranty work done today until pressure issue is addressed.

Client called us out to look at replacing main floor powder room widespread lavatory faucet with new customer supplied they already had. Client accepted estimate and we proceeded to uninstall the old widespread faucet and pop up assembly. We had to pull the pedestal bottom out just a tad to get room to work under it. Installed the new customer supplied widespread lavatory faucet, and pop up assembly. After some struggle, finally got the new faucet in An acceptable position where it is sturdy. Installed the pop up assembly and pushed the bottom back in to connect the drain pieces. Tested all connections, no leaks. Once fully back in place, we caulked around the base as it was and between the two pedestal pieces. Home water pressure was good at 70 psi. 1 yr labor warranty Invoice includes $50 off coupon.

We replaced one service stop and rebuilt one as well attempted to clean Faucet supply lines restored some pressure. Customer understands heater is likely causing sediment buildup in lines.

Customer had several items to replacing including, new faucet, supply lines, and stops for pedestal sink, new seats and springs for faucet in master, and new delta monitor cartridge for shower upstairs. After work checked all areas for leaks and proper function. While trying to clean filter on aerator from stop debris, aerator separated from faucet. Will need to order new faucet. Also checked with customer about temperature of water. Arrived at later date to correct caulking and install two faucets. One at no cost and other at discounted price. Not responsible for Spout in shower upstairs, spout was installed too far from wall. Needs to be reinstalled more flush to wall.

Replaced a 50 gal electric water heater , pan ,expansion tank with bracket

Client called us out today to give an estimate on running a new gas line for a new fire logs set she is planning on getting. We ran the new gas line from the small manifold in the garage on other side of home, and in the basement strapped to the ceiling we ran about 50’ of 1/2” trac pipe gas pipe to the far wall, and drilled a hole down into the basement through the brick bottom on fireplace. We had to chisel out small bit of concrete block below which is not affecting anything, to get new gas line up. Added gas shutoff below floor then ran black iron nipple up through the floor per code. Capped that 1/2” line and turned gas back on. Tested for leaks, there are none. Client will let us know when she is ready to have the gas logs installed and hooked up. Left estimate for that. Checked water pressure and it was actually a little low around 40 psi. The water heater is 6 yrs old, and has heavy heavy corrosion on the cold side copper line. Replaced toilet and flange for toilet on main floor. When I pulled toilet I realized someone had attempted to replace the flange previously with a flange spacer that they caulked to the top of the pipe. This seal was slowly leaking and to be properly repaired. Remove the spacer ring and chipped out the remained of the original flange from the inside of the pipe. Installed new flange and secured into the subfloor. Set new toilet and tested to ensure proper function and a leak free installation. Left quote to replace expansion tank/water heater. Expansion tank has a ruptured bladder. Recommended just replacing water heater as expansion tank is included in the replacement service and the water heater is from 2014 and at the end of its expected life span. Water pressure was in the normal range. No further issue at this time.
