All of the fixtures were customer supplied, we will come back tomorrow install the toilet when the customer gets it

Remove existing water heater and haul away. Furnish and install new 50 gallon gas water heater with new tank shut off and new thermal expansion tank with bracket. Also install drip pan under heater. Remove old water, heater and furnish and install new 50 gallon gas water heater. Installed new thermal expansion tank with a bracket. Tested and at this time, there was no water or gas leaks. Set water heater to 120° and there should be hot water in about 30 to 45 minutes. Cleaned up work area.

Client called us out due to a leak on a cpvc water line that is running along the base of the wall in the women’s bathroom and around to the other fixtures in the building. It was cracked on a 45 offset and slowly dripping down. We turned water off and cut out that leaking section and some more pipe and adapted to Pex a. Put line back in Pex a water pipe and restrapped to the wall as it was. Turned water back on and tested, no leaks. Unable to check water pressure.

Removed existing water heater and hauled away. Furnished and installed Navien 240a2 tankless water heater. Rework gas line to get proper sizing. Reworked both hot and cold water lines. Also install installed new main house shut off and PRV. Tested all work and no leaks were present at this time. Will need to return tomorrow to install crossover tee and cap old water heater vent.

Shower cartridge in hallway bathroom replacement For this customer we are replacing a few things in the home on Sunday, however customer called us out today to get a toilet replaced, so we went through a couple of different solutions. And the customer will be supply the materials for 5e toilet and fault replacements. However we will be replaced a Moen shower cartridge in the guest hall way bathroom. And our home owner signed up for the membership. Water pressure is normal range and his water heater is brand new condition.

30 day credit on todays invoice towards repipe. Came out for a high water bill. Confirmed customer has leak of 2 gallons per minute. Home has polybutylene pipe running under the slab and has leaks in the past that had replaced. We isolated the leak down to a 3/4” polybutylene line that feeds water to the upstairs bathrooms. We added an isolation valve in behind the washing machine that the homeowner can open and close as leaked to mitigate the leak. Left quote to repipe the hot and cold lines back to the upstairs bathrooms. Will require significant drywall removal due to the direction the joists are running. Additional option available to replace the remaining hot line and cold line to the kitchen sink to prevent ever running into this issue again. That option will be added on to the existing estimate for a total price of $5000. Left water off at the valve behind the washing machine for the time being.

Shut off water to home and drain system. Cut out and remove old gate valve shut off and install new ball valve for outside faucet. Test for proper operation

Show customer how to properly operate hose bib shut off valve. Stated that wind valve is in line with pipe means it’s on and when it’s not in line with pipe means it’s off. Also hose bib has proper water flow.

Call for leak in yard. Arrived and met with James. He states that a leak was noticed yesterday in the yard near the water meter. Inspection shows a tee off nearby for irrigation. I discussed possible costs depending on pipe size and James elected to move forward with digging up and exposing line. Once exposed I found a pvc compression fitting leaking. I also found a schedule 80 pvc female with a threaded copper male. I removed both connections. I also removed tension off of the waterline by offsetting pipe. Pressurized and checked for leaks. Water pressure static at approximately 60psi. Water heater is a gas AO smith unit from 2018. Ms. Caymen also mentioned that the bill spiked around fall some time, and I believe it’s possible that the leak may have been developing at this time. I recommend contacting the water service provider for a bill adjustment now that the leaks have been resolved.

Cut Sheetrock and replace hose bib. Cut out section of sheet rock where hose bib was located. Replace section of piping and installed new shut off valve and hose Spicket. Tested all work and no leaks were present at this time. Sealed around Spicket on the outside and cleaned up work area.

Shut off water to ice maker line under sink, 1/4 turn shut off. Drain line and remove old copper ice maker line. Install new 1/4” inline shut off valve and install new stainless steel braided supply line. Test for proper operation. Informed customer where secondary shut off for ice maker is under the kitchen sink in case of any emergencies.

Customer had a Kohler toilet that had a bad flapper as well as an extremely slow fill valve. Made customer aware that whether we repair or replace, that the stop may also need to be changed if it has broken apart on the washer and either isn’t holding or is clogged up. Also left price to replace the water heater because the unit is almost 10 years old and spoke with customer about pricing for when it crosses that 10 years old threshold for the age of the heater.

Customer had a garbage disposal that was leaking and jammed. Attempted to check house pressure but didn’t have access to the boiler drain at the water heater so the pressure couldn’t be safely checked. The water heater is only a few years old and it looks like the PRV was replaced around the same time. Replaced the leaking disposal and tested all work to ensure proper function and no leaks. None were found. Customer had water around base of kitchen faucet. Saw no obvious leaking when testing, but could potentially be a secondary leak present.

Customer called for no hot water , I add it a shut off valve under the navien heater recirculating port, tested got hot water on , but plumbing system may still have some issues with the piping , may need come back check again if problem happens again .

Upon arrival inspected leak near toilet. Found toilet to be secured and found leak coming from tank to bowl area and from the rusted bolts. Shut off water to toilet and removed toilet tank. Installed new flush valve, new fill valve, new flapper, new toilet tank to bowl bolts and gaskets as well as new toilet supply line. Tested for proper operation. Found no additional leaks after work completed.

In downstairs men’s room to far right, water dripping from flush valve connection to stop valve leaking at a steady pace causing flooding in the bathroom. Shut off water to valve. Tighten all plumbing components and test. If this does not resolve issue the next step will be to replace valve. Upon work, shut off water and tighten all connections well. Turned on water and tested thoroughly. No leaks found after work completed. Mopped bathroom floor.

Call for hot water in toilets. Arrived and met with Ryan, he filled us in on some history of the water heater, home remodels, and plumbing. Today the toilets are filling with hot water and Ryan is concerned with the seals failing. Inspection findings: Tankless is an older Navien 250 A model. Ryan has had recirc settings on prior to this, and it caused issues. They tried again recently and the issues returned. Waterlines are copper lines primarily, and under the slab. I tested the lines and toilet to verify there were no crossed lines and found no symptoms that make me believe there are crossed lines. Pressure regulating valve was replaced in the last couple years. Crossover tee in furthest bathroom in the back. I adjusted the valve inside the tankless, and reset dip switch number two. I verified with navien support that no other settings were required to be changed on this model. The hallway toilet seal was ok, but the fill valve has failed and is allowing toilet to constantly overf

Inspected each toilet. No backups occurring. Toilet has some organic growth occurring in each toilet that comes back even after he cleans the toilet. Looked in the tanks and found there’s organic growth occurring inside the tanks that just keeps reintroducing the growth back into the toilet recommended he just clean each tank out. House doesn’t have a filtration system, so it’s not due to stagnant water without any chlorine. Water pressure tested in the normal range. House is only 5 years old.

Customer couldn’t locate the outdoor hose bib that wasn’t functioning properly. Customer showed me the indoor hose bib that wasn’t working. The indoor hose bib is leaking at the base and needs replacement. Saw no indication of a shutoff to isolate the valve and cause the reduced flow. Replacement of the valve is the first step. Also left price for a new water heater because it is almost to the recommended replacement age of 10 years, and there are safety issues with the unstrapped thermal on plastic pipe, as well as a pvc drain line for the drip pan. This is not an approved piping material due to the low melting point of pvc.

Performed win with Chen annual plumbing inspection. Found 3/4 pop up assemblies for lavatory faucets not functional, also found 2 tub/showers missing lift and turns. Checked pressure and water heater. Pressure is okay but recommend replacing water heater. Left estimates for all work needed to address all plumbing issues found.

Diagnosed leak issue near downstairs bathroom toilet. Tested toilet multiple times and found no issues or leaks. Tested bidet and found small leak. Left estimate for toilet rebuild or replacement as well as pressure regulator and water heater replacement options.

Call for no hot water in home. Arrived and met with Glen and Jordan. Glen owns the home, and Jordan is visiting from out of state. The home is used 4-6 times a year, approximately a week or two at a time. The water gets shut off before they leave out of state. Inspection revealed the following: Main water inside the home is copper. Gate valve was turned off. I checked water heater and found another gate valve in the closed position. It is not in heat condition, but still functional. The thermal expansion tank has a ruptured bladder. Toilet in the bathroom above water heater (back of home) was running. When I opened the lid I found another gate valve old Kohler with tank internals in poor shape. The fill valve is in terrible condition and barely working. When inspecting water heater with Glen, we could also hear sediment percolating on the bottom. With the unit being ten years old, and the expansion tank being ruptured, it would be prudent to consider replacing this unit. I turned
