Customer called for no hot water , I add it a shut off valve under the navien heater recirculating port, tested got hot water on , but plumbing system may still have some issues with the piping , may need come back check again if problem happens again .

Upon arrival inspected leak near toilet. Found toilet to be secured and found leak coming from tank to bowl area and from the rusted bolts. Shut off water to toilet and removed toilet tank. Installed new flush valve, new fill valve, new flapper, new toilet tank to bowl bolts and gaskets as well as new toilet supply line. Tested for proper operation. Found no additional leaks after work completed.

In downstairs men’s room to far right, water dripping from flush valve connection to stop valve leaking at a steady pace causing flooding in the bathroom. Shut off water to valve. Tighten all plumbing components and test. If this does not resolve issue the next step will be to replace valve. Upon work, shut off water and tighten all connections well. Turned on water and tested thoroughly. No leaks found after work completed. Mopped bathroom floor.

Call for hot water in toilets. Arrived and met with Ryan, he filled us in on some history of the water heater, home remodels, and plumbing. Today the toilets are filling with hot water and Ryan is concerned with the seals failing. Inspection findings: Tankless is an older Navien 250 A model. Ryan has had recirc settings on prior to this, and it caused issues. They tried again recently and the issues returned. Waterlines are copper lines primarily, and under the slab. I tested the lines and toilet to verify there were no crossed lines and found no symptoms that make me believe there are crossed lines. Pressure regulating valve was replaced in the last couple years. Crossover tee in furthest bathroom in the back. I adjusted the valve inside the tankless, and reset dip switch number two. I verified with navien support that no other settings were required to be changed on this model. Inspected each toilet. No backups occurring. Toilet has some organic growth occurring in each toilet that comes back even after he cleans the toilet. Looked in the tanks and found there’s organic growth occurring inside the tanks that just keeps reintroducing the growth back into the toilet recommended he just clean each tank out. House doesn’t have a filtration system, so it’s not due to stagnant water without any chlorine. Water pressure tested in the normal range. House is only 5 years old.

Customer couldn’t locate the outdoor hose bib that wasn’t functioning properly. Customer showed me the indoor hose bib that wasn’t working. The indoor hose bib is leaking at the base and needs replacement. Saw no indication of a shutoff to isolate the valve and cause the reduced flow. Replacement of the valve is the first step. Also left price for a new water heater because it is almost to the recommended replacement age of 10 years, and there are safety issues with the unstrapped thermal on plastic pipe, as well as a pvc drain line for the drip pan. This is not an approved piping material due to the low melting point of pvc.

Performed win with Chen annual plumbing inspection. Found 3/4 pop up assemblies for lavatory faucets not functional, also found 2 tub/showers missing lift and turns. Checked pressure and water heater. Pressure is okay but recommend replacing water heater. Left estimates for all work needed to address all plumbing issues found.

Diagnosed leak issue near downstairs bathroom toilet. Tested toilet multiple times and found no issues or leaks. Tested bidet and found small leak. Left estimate for toilet rebuild or replacement as well as pressure regulator and water heater replacement options.

Call for no hot water in home. Arrived and met with Glen and Jordan. Glen owns the home, and Jordan is visiting from out of state. The home is used 4-6 times a year, approximately a week or two at a time. The water gets shut off before they leave out of state. Inspection revealed the following: Main water inside the home is copper. Gate valve was turned off. I checked water heater and found another gate valve in the closed position. It is not in heat condition, but still functional. The thermal expansion tank has a ruptured bladder. Toilet in the bathroom above water heater (back of home) was running. When I opened the lid I found another gate valve old Kohler with tank internals in poor shape. The fill valve is in terrible condition and barely working. When inspecting water heater with Glen, we could also hear sediment percolating on the bottom. With the unit being ten years old, and the expansion tank being ruptured, it would be prudent to consider replacing this unit. I turned

Customer stated that they experienced whole house back up. Upon arrival, customer stated that stoppage has cleared itself. Ran water in both bathrooms and also flushed toilets multiple times. Didn’t notice any signs of backing up inside the home and also heard water running through front yard clean out. Stated to customer that a camera inspection is recommended to make sure issue will not keep on reoccurring. At this time, customer didn’t want to proceed with camera inspection because currently everything is flowing properly and also trying to contact their landlord so they can pay for half. Also checked water heater. Customer stated that water heater was installed about two months ago. Stated to customer that water heater vent isn’t properly installed and is dangerous. Customer stated they will contact previous company to come back and fix. Will leave estimates for camera inspection.

Replaced old galvanize water service line from water meter to crawl space , we trenched with Vermeer trencher and installed 1” black poly line to crawl space and connected to existing 3/4 “ copper pipe , we add a shut off valve with access box next to water meter.

For this customer came out to the home and customer had stated that there is water damage to the floors and they believe it is coming from the crawl space. So therefore I took a look in the crawl space and around it, the crawl space is certainly wet underneath however all the plumbing that I can see and hear looks dry. However the customer does have a trail of water from possible rain water entering the crawl space, the boards on the floor appear to be dry however we are not water mitigation specialists so therefore we can’t say it wet. At this time I took a look around the house and can’t come to a solution of where the water is from and or came from. Customer states it’s a few months old however I can not pinpoint the location of a leak. Water pressure is at 40 psi.

Pull toilet and run camera. Reset toilet. Haul away old toilet. Replace flange. Furnish and install new American standard toilet. If any additional work is needed there will be an additional charge Removed toilet and ran camera. Drain line was all clear and everything is flowing as it should. Did find belly in line before pipe leaves home. Also replaced flange and installed new toilet. Tested work and all tested fine with no leaks. Cleaned up work area and caulked around toilet. Customer stated that there was a sewer gas smell. At time of home didn’t notice any smells and stated that sewer gasses could’ve been escaping from under toilet due to bad seal. If smell returns will recommend to do smoke test.

Problem with clogged kitchen sink , it’s old cast iron pipe , we replaced with pvc and bypassed old pipe in the wall , installed new pipe to main line with new p trap and AAV , replaced a sink pop up assembly with brush nickel push type .

Customer stated that there was gas leak in basement and they had gas company come out. On arrival, tested all joints in basement and only found two leaks. Gave customer options on plumbing repairs. Went ahead and in master bathroom installed four new service valves under both lavatory faucets with new supply lines. Also replaced gas shut off valves for water heater, furnace in basement and furnace in attic. Also removed section of black iron piping and replaced with track pipe. Ran gas pressure test and didn’t notice any other gas leaks at this time. Cleaned up work area. Turned water heater back on.

Replaced hot and cold cartridge and seats in springs in master bathroom Roman faucet. Water pressure was in the normal range, no further issue at this time.

Came out for the water heater. Customer got the pilot light to light, just didn’t know about the status light. He was able to get it lit once I explained that part to him. Basement has issues with flooding when the power goes out. I explained we cannot repair/light the water heater once it floods. Left quote to replace the water heater and do a battery back up for the sump pump.

Arrived today for problem with sewer back up for both bathrooms upstairs caused leak to the kitchen ceiling, we removed a toilet in the back bathroom, cleared blockage , we did video camera inspection with Mr. Tony together, we found some back pitched pipe from toilet to the double wye fitting, also we have noticed tenant are flushed wipe down to the toilet . With pipe slightly back pitched, only can flush with toilet paper , we told tenant today not flush wipe down to the toilet anymore .

Customer had a high water pressure in home at around 90 psi. Thermal expansion valve is still working properly. Replaced prv and set house pressure to 60 psi. Tested work to ensure proper function and no leaks.

Customer had a leaking hose bib and a refrigerator with no water. Informed customer that the water line was disconnected under the sink and that the drains were incorrect and the stops needed to be changed due to not having individual stops for each individual line. Also informed customer that the refrigerator needed its own ice maker box. Customer also wanted to removed both bidet sprayers from the two toilets. Gave customer pricing to install an ice maker box, replace the shutoff and hose bib, replace the stops under the kitchen sink, rework the drains for the kitchen sink, and removed the bidet tees and sprayers and replaced the toilet supplies. Performed all work as stated and tested work to ensure proper function and no leaks.

Customer called us out with a drainage issue affecting master bath and guest bath on upstairs level. After doing a thorough evaluation, we found no clog. Likely what happened was a soft tissue stoppage happened and cleared on its own tested system. Extensively to confirm theory system is draining fine at this time while doing our thrower evaluation we’ve discovered water heater to be of age of replacement as well as water pressure to be elevated. I recommend replacing water heater and PRV as soon as possible to avoid any damage to other fixtures. Due to pressure being too high.

Found a small leak p trap under the sink , replaced with a new p trap , no charge

With CUSTOMER, he had to redo the icemaker waterline with new compression angle stop however we had to modify it the customers on a slab and the pipes come in from a really weird angle from the slab so we had to modify the compression angle stops. We replaced the hot and the cold and then we also replaced the icemaker waterline as well. Use the tea with the street 90 to make the drop connection in order to tile onto the waterline connection for the icemaker once complete. There are no leaks from the angle stops. The customer also wanted us to supply and install a brand new faucet so therefore we installed a chrome American standard faucet single hole with the plate Once installed there are no leaks.
