Came out to this CUSTOMER‘s house to do a maintenance scheduled service went throughout the house and took a look around. Everything was looking good. Took a look at one of the showers and the Moen cartridge is a little stiff with a handle turning. I recommended to keep an eye on it and potentially end up replacing the cartridge at some point in addition to that everything else looks good. We had installed the water heater last year. The customer opted out on flushing the heater. He wasn’t interested on flushing it so therefore we did not provide that service along with doing a scope of the sewer line because there wasn’t an accessible clean out that I could source so therefore we did not do the scope report. At this time, the customer has no further issues or any issues at all.

Replaced a toilet with customer supplied for upstairs hall bathroom, credited back last repair for tank rebuild charge .

Install customer provided burner assembly for water heater. Customer stated that water heater went out and that burner and we needed to be replaced. Customer had new burner assembly already. Gave customer estimate to install. Customer provided burner assembly and customer agreed. Went ahead and removed old burner assembly and installed new one. Tested all connections for leaks and no leaks were present at this time. Also got water heater back on and running. Tested pressure to home and pressure was above 100 psi. Recommended to customer have PRV replaced and will send estimate to do so. Also, water heater is 8 years old. Also, there’s no warranty on customer provided parts.

Customer had a hose bib with multiple leaks. The highest point of leak was from a failed sharkbite towards the ceiling. Made customer aware that cutting of drywall would need to occur and that Chen Plumbing isn’t responsible for the repairs. Customer understood the drywall agreement as stated. Repaired the leaking section of copper, replaced the hose bib, and installed a functional shutoff. Tested all work to ensure proper function and no leaks. None were found. Recommended having Provision Restoration inspect the water damage in the wall.

Call for leak in yard. Met with Tom and he advised that the county utility service has been out and said the leak is on the property side. I dug down and exposed main and irrigation tee. I found a gas pipe black iron 90 transitioning to pvc leaking. Removed the leak in section and installed pex pipe to relieve tension on line. Pressurized system and checked for leaks. Meter is locked out and home is pressurized, lines clear of air. I recommend contacting the water service provider for. Bill adjustment if water overage is significant.

We arrived today , water was off in the street for the entire building, we turned on the water investigated issure , found water pipe is busted inside wall between the kitchen and bathroom, we opened large area wall , replace busted pipe with new copper pipe to bathroom sink . Water is back on , no further leaks at this time.

Customer has a water bill that has incrementally gone from around 50 a month to around 180 a month. Arrived and determined there is a leak on the water service by shutting off the inside shutoffs and noting that the meter is still moving. It is a very small leak (less than a tenth of a gallon per minute). Recommended calling National Leak Detection. (404) 579-1188. Once located we can return to find the leak for the starting price quoted in the ticket. Home was built in 2001 so the likelihood of it having unrepairable pipe is extremely low.

Replaced water heater in the garage. Installed new water heater on a stand per code as the old tank was not on a stand. After lighting the new water heater, we found it was back drafting. Went on roof and found the vent cap was only held on with tape and no screws. Vent cap had slid down over the vent and was obstructing the exhaust. Reinstalled the vent cap correctly. No further issue at this time.

Customer has a sink in lab with knee pedals with a leaking cold pedal. Pressure from the water is kicking the stem out and causing a leak. Sourced the repair part for it and gave customer valve replacement option. Customer approved work and wanted to hold off on us ordering the part until facilities team could be contacted. Customer will call office to greenlight us ordering the part. Informed customer part will take 7-10 days to receive the part.

Customer called us out because she noticed water coming from crack in driveway. Shut off water at street for both her unit and also neighbors in 3239. Wasn’t able to tell if leak slowed down or not. Stated to customer that we will need to cut section of driveway and make repair on water pipe and customer agreed. Went ahead and started cutting and water started spraying. Shut off water for neighbor unit and leaked stoped. Stated to customer that the leak is on unit 3239 line. Got in contact with owner for unit 3239 and he agreed to pay $4,050. Since leak is on irrigation and is servicing multiple areas HOA agreed that they will be responsible for repair. Gave an addition quote to HOA of $3500 to cut about 10 feet of concrete and replace piping and also pour back concrete. HOA agreed so we went ahead and cut concrete. Replaced section of pipe that was in driveway and sleeved it to be below driveway. Tested for leaks and no leaks were present at this time. Will need to return tomorrow to

Fixed a toilet handle issue

Customer called us out today to get a gate valve replaced with a ball valve, the customer had a leak coming from the gate valve it had froze and customer wanted us to take care of it. So therefore I cut the old gate valve out and installed a new 1/4 ball valve requested by the homeowner. Once installed turned on the water and there are no leaks. Customer had the pressure reducing valve replaced sometime recently by another plumber so therefore the pressure went down to 60. At this time there are no further issues.

Customer called us out with the complaint of garbage disposal, not working after visual, inspecting and doing voltage test determine garbage disposal and more than likely burned out for customer. That replacement was the only option customer approved replacement. Furnished and installed half horsepower garbage disposal thoroughly checked all connections for any leaks. Everything is working as expected upon departure.

Recall for moen Flo not functioning. Recalibrated and set up moen Flo with John, ensuring app was functioning and unit was operational. John also asked about a faucet head that was leaking. I recommend contacting Kohler, as this part is under Kohler lifetime warranty. Checked for leaks from upstairs shower, but was unable to identify any issue. We can cut drywall in closet to perform visual inspection if desired, but no leaks or issues found at this time.

Customer has water leaking from tank on a 6 year old water heater. Checked house pressure in the mid 80s and gave customer quote for a new 40 gallon gas water heater with a new prv. Customer had questions and concerns that I addressed on site. Informed customer of the risks of an active leak. Offered same day service and customer declined.

Customer had a 8 year old AO Smith water heater that had recently had vent work done. Customer was continuously getting a flame loss on the unit. Informed customer that it could be a FV sensors or the gas control valve. Recommended replacement due to the heater being at the minimum threshold for replacement. Installed a new heater with a new thermal expansion tank, ball valve, and drip pan. Tested all work to ensure proper function and no leaks. None were found.

Customer had a bidet to install as well as a broken aqua piston on Kohler toilet in the primary bath. Replaced the central component of the aqua piston, the fill valve, flapper, and supply line. Installed customer supplied bidet. There is no warranty on customer supplied materials. Mounted the remote higher where customer requested to make it difficult for her toddler to accidentally reach. Tested all work to ensure proper function and no leaks. None were found.

Call for no hot water after recent vent work. Mr. English states that water heater shut off and continues to shut off after relighting since work was complete. He called AO smith and they advised that the gap around the draft hood was part of the problem. The gap in question is part of the double wall vent. He stated AO smith also states that the problem here is the draft hood, and stated that it must be a specific model of draft hood. I replaced draft hood with another model draft hood and lit water heater. It went out after a few minutes and tripped the FV switch. Mr. English states that he has had to press the block button each time to reset before the unit would light. Water heater is from 2018. Two years ago the vent was attached directly to the top of the water heater when contractors were performing roof repairs. Two days ago I installed a draft hood. We did not turn the unit off or otherwise adjust any settings. I attempted to perform fv reset via dial control reset and c

Line to hose bib next to water heater froze. Was able to shut the water off at the valve. Cannot get to pipe to repair without removing water heater. Water heater is from 2011.

Tighten the bolts on the bidet seat, once complete no further issues, left estimate for toilet replacements.

No warranty to freeze damage or for high pressure! Solder join in ball valve froze and broke apart. Caused a lot of drywall to come down in the garage. We cut out leaking valve and repipe section. Tested to ensure proper function and a leak free installation. Water pressure to home is 135 psi. Left quote to replace water heater and PRV.

Gas tank water heater in basement is leaking. Left quote for tank or tankless water heater install.

Call for water pouring from ceiling in master bedroom. Arrived and met with John. He stated that the water has been off approximately two hours after they discovered water pouring through ceiling in the master bedroom. Water has saturated basement, and walls and floor in master bedroom. When I cut drywall, I found two half inch copper pipes have frozen and burst in the ceiling. Cut out both burst sections and replaced with new pipe. I also installed a Moen Flo automatic leak detection device on the main line in the basement. I left the unit unplugged, and ready for set up. App info and serial number card left with John. I wrote some notes for questions during setup on the back of one of these cards. Cleaned work space and recommended reliable restoration be contacted for assistance with restorative work.

Adjusted water heater exhaust vent to accommodate the draft hood. Existing draft hood was not installed after roof damage and reconstruction. Lifted exhaust and verified exhaust line in attic. Installed new draft hood and verified unit is heating and exhausting properly. Price adjusted as vent work in attic was not required.

Customer had a large amount of water backup into utility room. Neither bathroom group was draining properly. Ran camera from pvc cleanout in the utility room. Camera wouldn’t push past about 30 feet out. Found a cleanout in parking lot by front door. Ran camera a cleared soft tissue stoppage a few feet in front of the cleanout. The whole building drained. Ran camera further out and found that there is a slight negative separation in what appears to the concrete pipe about 30 feet away from the cleanout. This isn’t where the stoppage occurred, but if any future stoppages occur, then more permanent solutions for the health of the buildings drains may need to be explored. Water is draining properly now. Ran multiple fixtures to ensure flow from camera in the front Cleanout.
