Came out to this CUSTOMER‘s house to do a maintenance scheduled service went throughout the house and took a look around. Everything was looking good. Took a look at one of the showers and the Moen cartridge is a little stiff with a handle turning. I recommended to keep an eye on it and potentially end up replacing the cartridge at some point in addition to that everything else looks good. We had installed the water heater last year. The customer opted out on flushing the heater. He wasn’t interested on flushing it so therefore we did not provide that service along with doing a scope of the sewer line because there wasn’t an accessible clean out that I could source so therefore we did not do the scope report. At this time, the customer has no further issues or any issues at all.

I dug down and exposed main and irrigation tee. I found a gas pipe black iron 90 transitioning to pvc leaking. Removed the leak in section and installed pex pipe to relieve tension on line. Pressurized system and checked for leaks. Meter is locked out and home is pressurized, lines clear of air. 

I recommend contacting the water service provider for. Bill adjustment if water overage is significant.

We arrived today , water was off in the street for the entire building, we turned on the water investigated issure , found water pipe is busted inside wall between the kitchen and bathroom, we opened large area wall , replace busted pipe with new copper pipe to bathroom sink .

Stated to customer that we will need to cut section of driveway and make repair on water pipe and customer agreed. Went ahead and started cutting and water started spraying. Shut off water for neighbor unit and leaked stoped. Stated to customer that the leak is on unit 3239 line. Got in contact with owner for unit 3239 and he agreed to pay $4,050. Customer called us out today to get a gate valve replaced with a ball valve, the customer had a leak coming from the gate valve it had froze and customer wanted us to take care of it. So therefore I cut the old gate valve out and installed a new 1/4 ball valve requested by the homeowner. Once installed turned on the water and there are no leaks. Customer had the pressure reducing valve replaced sometime recently by another plumber so therefore the pressure went down to 60. At this time there are no further issues.

That replacement was the only option customer approved replacement. Furnished and installed half horsepower garbage disposal thoroughly checked all connections for any leaks. Everything is working as expected upon departure.

Recall for moen Flo not functioning. Recalibrated and set up moen Flo with John, ensuring app was functioning and unit was operational. John also asked about a faucet head that was leaking. I recommend contacting Kohler, as this part is under Kohler lifetime warranty. Checked for leaks from upstairs shower, but was unable to identify any issue. We can cut drywall in closet to perform visual inspection if desired, but no leaks or issues found at this time.

Call for no hot water after recent vent work.

Mr. English states that water heater shut off and continues to shut off after relighting since work was complete. He called AO smith and they advised that the gap around the draft hood was part of the problem. The gap in question is part of the double wall vent. He stated AO smith also states that the problem here is the draft hood, and stated that it must be a specific model of draft hood.

I replaced draft hood with another model draft hood and lit water heater. It went out after a few minutes and tripped the FV switch. Mr. English states that he has had to press the block button each time to reset before the unit would light. 

Water heater is from 2018. Two years ago the vent was attached directly to the top of the water heater when contractors were performing roof repairs. Two days ago I installed a draft hood. We did not turn the unit off or otherwise adjust any settings.

Customer had a large amount of water backup into utility room. Neither bathroom group was draining properly. Ran camera from pvc cleanout in the utility room. Camera wouldn’t push past about 30 feet out. Found a cleanout in parking lot by front door. Ran camera a cleared soft tissue stoppage a few feet in front of the cleanout. The whole building drained. Ran camera further out and found that there is a slight negative separation in what appears to the concrete pipe about 30 feet away from the cleanout. This isn’t where the stoppage occurred, but if any future stoppages occur, then more permanent solutions for the health of the buildings drains may need to be explored. Water is draining properly now. Ran multiple fixtures to ensure flow from camera in the front Cleanout.

I had three visits from Chen Plumbing. Cody was the first plumber to come over, and Dawson and an assistant came back for the second and third visits. We had to diagnose and fix an underground leak before our insurance would approve the work. Once the repair was approved, Dawson and the assistant returned to complete the job. Both of them were incredibly professional and left our home in better condition than when they arrived. I was pleasantly surprised by how they managed to keep our place clean during their visit, considering the repair was done under our kitchen floor. I am truly grateful to both of them, and they definitely deserve a raise!
