Job Locations and Reviews
Came out for a back up occuring inside unit A6. This is not the first time we’ve been out to this location for a back up. Received approval from the tenants to pull the toilet and snake/camera the drain. Ran camera down and located the blockage in the same spot as last time. We ran the sewer snake down the line and cleared the blockage and got it to drain down. Re camera'd the drain and found there is a belly in the spot of the location of where the blockage formed that is in a junction between the two units. Sewer line will need to be dug up in this unit and the other unit to redo the junction and replace an additional 20’ down to the main line. The sewer line from the junction down to the 6” common main drain is back pitched/flat and will need to be replaced to restore proper pitch. Once we got the camera to drop down into the sewer main, we found it was also backed up and not draining. We located another blockage inside the mainline but can not see what it is due to all of the sewag
Customer had a list of issues to be addressed. The issues were listed as follows: 1. Leak from kitchen faucet 2. Water running in powder room toilet 3. Leaking toilet base in Son’s bathroom 4. Had a switch on overflow plate in Son’s bathroom that was no longer holding itself up 5. Had to hold trip lever in master toilet to flush 6. Leaking hose bib in front of home 7. Sewer gas smell in laundry sink To resolve the above issues customer will purchase a kitchen faucet for us to return for quoted price and install. Customer opted to wait on any repairs or replacement for the powder room toilet. In the Son’s bathroom pulled and reset the toilet, ensured a healthy flange, and reset the toilet. Replaced the overflow plate in the same bathroom. Replaced the master bath’s flapper as a courtesy, as well as tightening the tubular beneath the laundry sink and informed customer to run water in it weekly. Informed customer if this doesn’t resolve the issue, a smoke test will have to be performed.
Replacement of the service stop, water doesn’t not turn off and the water leaks from the stop Installation of the customer supplied bidet For this customer, we installed a brand new CUSTOMER supply bidet for their toilet upstairs however, when I went to go turn off the water for the shut off valve, the shut off valve did not stop leaking when fully turned off so therefore, I recommended that we replaced the shut off valve and installed the new bidet and the customer agreed so that is exactly what we did installed a new chrome cover plate new quarter term compression angle stop along with a new 20 inch braided supply line. Once installed, there are no leaks from any of the work that was performed today. Turn the water on/off the inside of the home. Water heater is in good condition electric water heater and the pressure is at 45 psi. CUSTOMER is all set.
Ordered parts after receiving approval for the work. After parts arrived we went and installed them. Swapped the handle and hoses for the flush mechanism on the women’s bathroom left stall power flush toilet. Replaced the handle in the Flushometer for the men’s urinal. Tested to ensure proper function and a leak free installation. No further issue at this time. Flushed the men’s bathroom toilet several more times and toilet was continuing to operate normally just as it was on our initial visit.
Quoted ice maker valve replacement, customer declined service, pay dispatch fee
High water bill upon arrival. Customer stated her water bill last month tripled. After watching meter for 10 minutes, meter did not spin at all. Informed customer we could come in and dye test all the toilets to see if they have a slow leak on the fill valve or flapper. Gave customer estimate, customer approved estimate. Dye tested all 3 toilets and allowed them to sit for 10 minutes, all the toilets showed no signs of losing water in any way. Informed customer that we did not find or see an any leaks and that the meter has not moved since we have been here. Informed customer to contact city/county to make sure their water meter is working properly. No leaks upon departure
Water heater needing to be replaced due to age upon arrival, customer stated the water heater was 20 years old and he would like to replace it. Informed customer we could replace it with a new 50 gal gas tall and add a new expansion tank, pan, and ball valve. Also did a courtesy item on the faucet cold side cartridge, when pulling the cartridge the shutoff valve was not fully working and water got into the wall down to the floor below. Provision came out to dry things up and is scheduling with the homeowner a good day to cut out and replace Sheetrock. Gave customer estimate for the water heater, customer approved estimate. Installed new 50 gal gas tall Rheem water heater, new expansion tank, new pan, new shutoff valve. Turned on water to check cartridge and check for leaks at the water heater, found no leaks present. Water heater is fired up and not leaking upon departure. Customer will have hot water in the next 45 minutes

Snake drain line through pull toilet no clean out available For this customer, the line need to be snaked in order to properly clean and clear the sea line in the house pull the toilet in the hallway half bathroom. The house did not have an accessible clean out, and it wouldn’t helped me anyways because the clog was inside the house. The line look like it was grease inside of the line however I don’t believe it was I think it was just waste from human body. However, I’m unsure I came through the line all the way to the city sewer once it hit the SDR I knew the line was clean and clear. The customer is all set. There are no further issues I installed a new waxing with flange kept the same closet bolts because they look new. Additionally, I disinfected and cleaned my surroundings, but I also put down The shoe drop cloths to set the toilet and drain machine on so I would not scratch the floors at this time the drain line is clean and clear. customer is all set to use their plumbing.

Shut off water to home and drained water system. Remove non working flow by moen and install replacement Flo by moen provided by customer. Install and test for proper operation. Left estimate for new water heater, currently 12 years old.
Call for drains not draining well. Arrived and met with Walter. He showed me two bathrooms on the upstairs of a split level home built in the late 1960’s. He states that over the years they’ve had problems with slows drainage, and have had chemical solutions, as well as sewer snakes to clear lines. Hallway bathroom has tub/shower not draining, toilet and vanity both drain. Shower valve leaks from stems and through diverter. Master bathroom has hower in severe state of failure, with cracks in tile, separations, and leaks to subfloor below. Toilet flange is likely broken, closet bolts missing, toilet unsecured. Vanity sink rusted severely near drain and on sides. PVC cleanout in yard. Cast iron throughout home. Alva used main waterline. Water heater is new, and PRV was installed. My recommendations when discussing findings with Walter were as follows: ATA. Minimum, have us use sewer machine to clear drain in tub. This is temporary to get service back to this bathroom. Left quote with onsite manager to repair two toilets. He is going to reach out to the owners then call back in once he has approval.
Shut off water at meter. Remove rpz valve cover box. Disassemble leaking and broken part (check valve leaking due to cracking in cold temp). Replace broken part with new check valve. Test for proper operation and leaks. Also once water turned on went inside of pool house to bleed all air out of water pipes and to check for leaks. No leaks found after work completed.
Call for leak near water meter. Arrived and met with Jim on site. He states that the water utility service left a notice that he had a leak on his side of the meter yesterday. I inspected meter box after draining water. Meter nipple is brass, and appears to transition to a pvc plastic female. Home is ~50-60 years old. I could hear and see spray from the mainline side shooting towards meter box (video attached). Jim mentioned that he has performed a mainline repair on the pvc near the house foundation many years ago. I discussed findings with Jim and advised that there are two options to address the issue. The simple option is to perform a spot repair. This leak may be a result of tension and a plastic female adapter. A spot repair can be performed, and fittings placed to remove tension off of the line if found. Second is a waterline replacement. Jim mentioned no other issues, with the exception of the main repair before, and would not like to pursue this route. Today, Jim mention

Customer had a leak from unknown source under kitchen sink. Determined that an abandoned and uncapped p trap for the old dishwasher connection. Gave customer price to tighten kitchen faucets and cap the trap. Added extension tube for incorrectly cut tubular that wasn’t connected securely. Made customer aware that this courtesy tubular repair is neither a charge nor warrantied. Customer understood. Left price for a new water heater and basket strainer. Existing basket strainer isn’t tightened properly and has a lot of silicone preventing it from being tightened. Told customer we would install the basket strainer as a courtesy if done with the water heater.
Performed win with Chen annual plumbing inspection. Found all major plumbing components have been replaced and upgraded. Pressure is at 55psi. All fixtures are working properly and no leaks found. Recommend hammer arrestors for washing machine and dishwasher.
For this customer we did our annual inspection for the home, they purchased this home last year in April, there are few things that need to be rectified, the water heater needs to be replaced due to it being at end of life, the unit is 15 years old, recommend replacing with either a tankless or tank style unit. The water pressure isn’t high, it’s low. The pressure reducing valve has a leak a the union, in addition to that we did a pressure drop and the pressure went from 45-50 psi down to 35psi, indicating a pressure reducing valve replacement. In addition to that the drain line for the kitchen sink is not pitched correctly. It has a positive pitch going to towards the sink rather than away from it, will cause the line to back up and improper flow. Recommend to get that replaced with pvc and do it correctly. Customer did not have a exterior clean out and did not flush water heater due to age of the unit.

Checked water pressure. The customer showed a video and water was rapidly fluctuating 10 to 15 psi before Prv. Checked that valves were opened.
Septic to sewer conversion , open tank , pump out , crush and fill , installed approximately 100 feet 4” pvc sewer line from back of the home to the front sewer connection, two extra 4’ clean out installed. Grass seed and wheat straw the yard
Remove existing PRV and furnish and install new PRV with new main house shut off valve. Customer stated that shower pressure was low and also that there was a leak under the sink. Took a look at water pressure for home and it was above 80 psi. Recommended to customer have PRV replaced and customer agreed. Went ahead and furnished and install new PRV. Set water pressure to about 65 psi. As for water pressure for shower recommended to customer to have cartridge Replaced to see if that fixes issue. At this time, customer didn’t want us to replace cartridge. Also found that water heater is from 2014 and recommend customer that also have water heater replaced due to age. Will send estimate to replace water heater and cartridge. Also found that thermal expansion tank has failed.
Inspected customer’s home for Chen annual member inspection. Other than minor issues such as a loose faucet on the pedestal sink or a missing pop up, the only large safety issue discovered was extremely high pressure in the home (130 psi). Installed a high pressure prv and a prv and set house pressure to 55 psi. Also left quote for new stops in powder room. They were old enough to not be able to safely test. Per customer request this annual inspection didn’t include the master bath because a whole bathroom remodel is scheduled. Tested all work performed on the prv to ensure proper function and no leaks. None were found.
Came out for a backup in the front bathrooms of the warehouse. All three bathrooms had sewage come up from the toilets. Received approval to,pull a toilet and camera/snake. Removed the toilet and found the drain was holding water. Ran the camera down the line as far as we could and found the blockage was right before the cleanout in the parking lot. They have ongoing issues with the drains in this old building and have had many back ups before. They stopped allowing their employees to flush toilet paper because of this. The cleanout in the parking lot is very old and has a broken test cap to cover the opening of the pipe. Upon inspecting the cleanout we found it full of dirt/grass/sticks/rocks. All this debris had fallen into the pipe and caused the blockage. We brought the sewer machine inside and snaked the line. Was able to clear the blockage and restore flow. The cleanout still has debris in it after vacuuming as much as we could out. Could only push the camera a few feet past the
