Call to provide inspection on property. Property is a rental unit, town home style with community shared utilities. A large water bill prompted HOA/management company to direct all owners to have a leak detection and inspection performed to identify any running water or leaks that can be contributing to property water bill, or to verify unit is in good condition. Perform leak inspection on unit to verify that there is no running water or leaks, or anything that may be contributing to high water bill for property management. We only found high water pressure in home , faulty expansion tank and bad shape toilet , we replaced all three items to insured all is in good working condition.

Kitchen faucet leaking out the handle. Customer had new faucet to install, same model. Upstairs toilet had a bad gasket for the flush valve. Confirmed with a dye test. Purchased proprietary part and replaced gasket and fill valve. Re did dye test after installing parts and this corrected the ghost flushes. Replaced pop up on downstairs sink with part customer provided. Tested to ensure proper function and a leak free install.

Came out for issue with clogged toilet and a leaking faucet. Customer elected to replace the faucet. We replaced the faucet and p trap as the old chrome p trap started leaking through a corroded section of the pipe. No charge on the p trap. Augered toilet and hit hard object at the end of the toilet. Could not get it clear. Stop valve for the toilet does not work. Recommended we shut water down to the unit and drain it so we could pull the toilet to auger the toilet from under neath and replace the broken stop valve. Customer elected to leave the toilet non functional for the time being. Left quotes for further repair/replacement work.

Came out for possible leak. We isolated service line by shutting off main valve. Meter continued to slowly keep spinning. Concluded there was a minor leak somewhere on the service line. Due to how small the leak was, it was going to be very difficult to locate the leak under the slab. Customer elected to have us replace the service line. Trenched from meter to side of house, drilled down through slab and ran water service up into garage. Installed new shut off valve and PRV. Ran waterline across attic over garage, reconnected back into existing plumbing going into the slab. Replace both shut off valves going to the hose bibs as they were actively leaking inside the wall. Wrapped all exposed piping with insulation. Pressurized line to ensure a leak free install. Back filled service line outside. No further issue at this time.

Customer had multiple leaks from the body and and hot supply of faucet. Furnished and installed a new faucet. Tested to ensure proper function and no leaks. Noticed a small drip on the basket strainer and noted basket strainer. Double cup strainer wasn’t event tightened. Tightened as a courtesy and informed customer if any leaks occur in future

Install customer supplied, but that would just cold water Installed customer supplied bidet and tested. No leaks were present at this time and toilet was working as it should.

Replaced main water shut off valve , prv and water line repair after water meter

We were called out to address a leak leaking P-trap underneath kitchen sink after we determined what was the issue we gave customer quote customer approved replaced P-trap as well as accompanying extension tube, we did notice that the rough in height for the drain line was too high. Customer understands that for a proper fix the drain line would have to be dropped approximately 8 inches to accommodate the P-trap properly. After work was completed, we thoroughly tested and insured no leaks were present. Everything is working as intended at this time.

the customer reported an exterior leak near the foundation wall upon inspection. We confirmed the source of the leak near foundation and also conducted a thorough check of the plumbing system. We identified that the water heater was at the end of it service of life and recommended replacement which the customer approved we replaced the water heater repaired the foundation area leak and also addressed a minor interior pipe issue involving a pinhole leak in a copper pipe. Came out for water heater pilot light not staying lit. Attempted to light pilot light and was having the same problem. Tested thermocouple and confirmed voltage was in the normal range. Water heater was from 2013. Customer elected to replace the tank. Installed new 50 gallon gas water heater and tested to ensure proper function and a leak free installation. The tenant had an upstairs toilet that wouldn’t flush. Opened the lid and found it was an issue with an incorrectly sized chain for the flapper. Reduced the length so that the toilet flushes properly. Pressure is in a safe range and heater is at the correct age to recommend replacement. Left a quote for a new heater. Called customer and informed him of what was done and what was recommended for the heater.

Checked kitchen back up problem ,quoted repair today

Came out to perform work as quoted. Cut out 30’ drain piping inside the basement. Dug up the first 15’ of drain piping outside. We found there was a cleanout installed that was original to the home. Where 5e cap was coming up to the ground level, there was a slab of concrete poured over it for the hvac condensor. Weight of the concrete pushed down on the pipe over 5e years and cracked the abs and caused a belly under the condensor slab. We replaced pipe coming back through the wall. Installed new two way cleanout by the foundation wall. Backfilled and bedded pipe. Sealed foundation with hydraulic cement. Tested to ensure a leak free installation. No further issue at this time. 2 year warranty on replaced section only. Warranty does not include soft tissue blockages due to flushing too much paper.

Came out for reoccurring back up. Found flat spot on the drain in the basement. Did sewer camera inspection. Pulled toilet on main floor bathroom. Found break in the line under the hvac condensor. Root intrusion in the line was the main culprit causing the back ups, left quote to replace damaged section of the drain line. Customer has to get hvac unit moved before work can be done.

Client called us out due to a water line leak in yard up by the home. It was coming out of a box cover for the irrigation system up right by the home. We turned water off per client request. Recommend they call an irrigation guy to handle repairing that leak. Water is OFF at city meter in yard by road. Charged service fee.

Replaced basement pump was damaged and clogged by wipe

Flushed tankless water heater. Rinsed it clean. Schedule follow up flush for 1 year out.

Came out for leak in the yard. Dug up and found break on pvc bell hub. Cut out damaged section and replaced with pex. Allowed adequate time for glue to cure before testing. Confirmed a leak free repair before backfilling. 1 year warranty on repaired section only.

Came out for high water pressure. She was testing at over 120 psi at the water heater. Water heater was from 2007. Left quote to replace water heater/expansion tank. Unable to locate PRV inside the unit. Only 1 curb stop located in front of the the unit. Not enough room to fit a PRV underground before line goes under the slab. Homeowner going to contact the HOA for more info before deciding. Unit next door also testing high on the water pressure. Believe there may be a communal PRV that has failed if each unit does not have its own PRV.

Replaced a toilet fill valve and installed customer supplied bidet seat

Old water heater from 1977 caught fire in the electrical wiring. Tank had to be replaced. Electrical supply was not connected to code. They used electric dryer connection cord into a three prong outlet meant for a clothes dryer. Notified homeowner this was not to code and we could not reconnect it this way. Recommended she have a licensed electrician come fix the electrical issues and bring it up to code. Piped in the new water heater and installed an expansion tank, set to 75 psi. Tested to ensure a leak free installation and bled the air out. No further issue at this time.
