Upon arrival found that water heater had ruptured and leaked into the basement. Checked house pressure to determine if high pressure was also an underlying cause, besides the age and condition of the heater. Found the house pressure to be high at 110 psi. Replace the heater with a new thermal expansion tank, shutoff, and pan. Cut out the old prv and put straight pipe back. Installed new prv with a new shutoff closer to the door and dropped it a little for easier access. Once heater was in found two leaking solder joints. Repaired the solder joints as a courtesy. Recommended replacing the copper from the tees. Attached a quote for copper piping repairs and to install a mop sink in basement with under sink pump with a new washing machine box for a stacked washer/dryer to be installed. Tested work to ensure proper function and no leaks, none were found.

Replaced garbage disposal underneath kitchen sink and gave estimate for replacement of water heaters that are 17 and 22 years old.

Diagnose customer pressure issues in home. Replace three-quarter inch watts PRV in basement ceiling. Adjusted scald guard on Delta single-handed shower faucet for dog washing station. Advise customer of building pressure issues persist with upstairs bathroom to replace cartridge.

Roughed in two shower valves and tested to ensure leak free install.

Customer stated that there was a leak on kitchen faucet and was leaking into basement. Found leak on supply line that’s connected to the faucet side and recommended to customer to have faucet replaced. Will send estimate to install customer provided kitchen faucet. Also water heater is from 2009 and recommend to have it replaced before it leaks. Will also send estimate for water heater replacement. Will credit back $49.

We fixed kitchen sink drain clogged problem , 3” pvc line in basement was completely clogged by grease , fixed with new section of new line , add clean out , snake , camera work , also fixed Leaking disposal with flange

Return to install customer provided toilet. Removed all toilet and installed new customer provided toilet. Found that flange was sitting in too low and customer opted out of getting the flange fixed today. There will be no warranty coverage due to flange. Tessa toilet and no leaks were present at this time. Caulked around base of toilet and cleaned up work area.

Broken and damaged faucet stem by customer attempted repair , had to replaced , cut drywall behind supply and installed Gerber three handle faucet chrome set , not fix drywall back .

Customer needed drain line scope across family room area where demolition of slab will occur. Pulled one toilet and found main trunk line exiting home not crossing around family room area. Pulled another toilet in master bathroom located 4 inch PVC line across slab. Reset both toilets. Recommended homeowner change out pressure reducing valve and likely thermal expansion tank as well. There is no warranty due to high-pressure on system for toilets.

Customer had spot on ceiling beneath master bathroom shower. Customer was unsure if watermarks had been there for a long time or just recently. Cut and diagnosed potential leak and found P-trap for master shower directly on drywall ceiling. Old watermarks coming down both sides of P-trap were evident. Ran shower for approximately 15 minutes with no water coming from slip joint or from shower drain. Advise customer of what would be necessary to replace P-trap. Gave estimate for water heater replacement.

Customer had bathtub that took over 10 minutes to drain. Inspected the tub and gave price to run snake through the overflow because the stop was already off and there was no evidence of topical stoppage. Cautioned customer that drain cleanings carry inherent risk such as recurrent stoppages or pipe damages from snaking. Made customer aware that Chen Plumbing isn’t responsible for either of these possible issues. Pulled hair back with snake on two passes and had a clean snake on the third pass. Tested work to ensure proper flow. Noted to customer the difficulty of pulling the shower valve open. Valve also doesn’t appear to be strapped properly. Left price to replace shower cartridge as a first step to correcting this issue.

Addressed a sewer backup caused by tree roots, using hydro jetting to remove the blockage and protect the line.

Leaking disposal had seized up. Replaced disposal with new 1/2 hp. Tested to ensure a leak free install. Replaced flapper in master bath at no charge. No further issue at this time.

Dug up where water was forming and found pvc line leaking. Gave customer estimate to do a spot repair and to replace line. Customer approved estimate on spot repair. Installed new fittings and made repair on line. Tested system, system is working with no leaks or issues.
