Upon arrival customer stated a faucet was only working on the hot side, a toilet was not getting water, and the kitchen faucet is leaking from the sprayer. I informed the customer we would have to replace the faucet due to where it is leaking. The water was turned off to the toilet. I turned it back on and made sure the toilet was working properly. Last I went to go find the stops for the faucet and I found that the gate valve for the cold side of the faucet was turned off. I turned it back on and made sure everything was working properly.

Client called us out due to master bathroom tub/shower drain not draining properly. Removed the overflow plate and put small chain snake down the drain. Took a few passes but was able to get the tub drain flowing more as it should. 

Checked water pressure on home and it was very high at 110 psi, safe range is 50-79 psi. Also, the 50 gal nat gas water heaters thermal expansion tank has failed due to the high water pressure and also has a couple large rust spots on it. Highly recommend these two issues be addressed asap, gave estimates for that work. 

No warranty on drain cleaning.

Pressure on system was volatile causing pressure changes when multiple fixtures were being used and thermal expansion tank was completely full and compromised. Detached all connections, removed thread tape, and tightened properly with compression gasket. No leaks detected once reworking connections.

Remove existing water heater and haul away. Furnish and install new 50 gallon lowboy electric water heater with new tank shut off and new thermal expansion. Also install new unit main water shut off valve. Chen membership is $19.95 month and may be canceled at anytime.

Client called us out today due to there being a leak into main floor living room from above. Client said we had been out in the past and investigated but could not find what was leaking. Client found over time by happen stance that the leak was coming from the upstairs sons bathroom shower, from a small gap between the tub spout and the wall. We caulked that gap to prevent future water intrusion, and also caulked around the trim plate for extra precaution. Advised customer to give it about 12 hours before use. Charged card on file per customer.

Customer had 2 inch pvc line between water heater and hvac unit backing up and flooding the basement. Attempted to run drain cleaning equipment through the line. Tried many times with various heads and methods to clear it. Kept getting stuck at the 10-12 foot mark. Line is full of water so it’s hard to pull anything back, but pulled back what appeared to be dirt on the line one (picture attached). Was able to restore some flow when water is introduced in the system after cleaning and didn’t have a full backup, but it started to. This will likely only allow temporary flow and the recommended work at the bottom needs to be done as soon as possible. Cleaned Ptrap under kitchen sink as a courtesy item. Recommendations: Have a certified hvac technician tie in the upstairs condensate going into the drain into one of the two condensate pumps by the hvac unit by the drain. Then run flexible tubing for each pump to the mop sink across the utility area in the wine room.

Customer stated that there was water coming from front of washing machine. Stated to customer normally if there’s an issue on the plumbing side, it would come from the standpipe behind in the wall of the washer versus through the front door. Gave customer quote for basic diagnostics and at this time customer wants to go with an appliance guy first. If we have to return for same issue we will credit back $49

Client called us out due to hallway bathroom toilet running. We tested the water pressure on home, and it is 95 psi, safe range is 50-80 psi. Client does not have a pressure reducing valve on the home, will leave estimate to install one per code. Also, the water heater is a 2015 model nat gas, and the bladder in the thermal expansion tank on it, has failed. Client decided to just address the running toilet issue today. We replaced the fill valve in that running toilet, and tested. Toilet seems to be functioning properly with no leaks. This repair is NO WARRANTY DUE TO 95 PSI ON HOME, AND FAILED THERMAL EXPANSION TANK, BOTH OF WHICH CAN CAUSE THIS RUNNING TOILET ISSUE. Will email the other estimates to client with today’s invoice.

Master shower heads clogged with limescale build up. Customer already had ordered two replacements and they’re already on the way. Master shower both shower heads have low pressure. All other shower heads upstairs same floor having no pressure issues. Removed both shower heads and verified water pressure was fine. Replacing the shower head reintroduced the issue. Removed flow restrictor for time being until customer gets new shower heads in the mail. Water pressure tested at 75-80 psi. Not a PRV issue.

Customer stated that water pressure was high and also water heater was leaking. Found water heater TMP was just kicking off And also heater was 11 years old. Recommended to customer to have PRV and water heater replaced. Furnished and installed new 50 gallon gas water heater and also furnish and installed new three-quarter inch PRV. Installed AAV in attic to troubleshoot venting issue in master bath. Issue persists and requires further investigation to address.

Disassembled and reassembled lavatory pop up and p-trap beneath bathroom lavatory. Previous assembly was done in such a way that drain leaked from lift-rod nut attached to stopper. During disassembly, plumber cut drain piping for better fit and reassembled with new sealing material at all necessary points on drain.

Upon arrival rank sink for several minutes and pulled up the floor drain. Flushed toilet 6+ times and saw no movement in the floor drain and no bubbling or backing up in the toilet. Noted that there was waste in the floor drain, which is an indication of the backup that occurred the previous day. Poured water down the floor drain and confirmed flow. Ran more water and flushed the toilet more and all water is draining properly. Gave customer option for camera inspection. Customer declined at this time.

Gas line to pool heater was making meter make weird noises. After evaluating the meter all the way to the pool heater found that the line is ran and three-quarter track pipe and for customer the line needs to be at least an inch and a quarter when it’s running at the link that’s at. Customers previous line was ran at 162 feet and three-quarter gave customer estimate to run new gas line from meter all the way to pool heater customer customer approved estimate. Installed new inch and a quarter. Gas line tested system. Unit is working and fired up with no leaks or issues. Meter is also not making any noise. Had pool heater fired up for 5 to 10 minutes to make sure nothing happened. System is running with no issues.
