We fixed clogged bathroom sink drain in the back of the home today , remove d p trap , snaked line inside walk with cable snake , cleaned line and tested , drains well now ,
Performed win with Chen annual plumbing inspection. Upon inspection found toilet will need replacing or rebuild in future time. Left estimates. All other plumbing components working well and found no leaks

Could not find anything leaking upon arrival. Notice stop valves for lavatory were in bad shape. Also faucet needed to be replaced. Replace hot/cold stop valves, faucet, p-trap and supply lines. Ran water to test. Filled lavatory several times to test. No other issues at this time.
Customer had a water heater in the crawlspace leaking. Customer had a lowboy gas water heater. Informed customer these are no longer manufactured. Gave customer option for a tankless install or an electric lowboy install. Informed customer cost of lowboy doesn’t include the electrician cost to connect the power to the unit since no electric hookups are in the crawlspace. Also informed customer that there would likely be discoloration or air in the line because no one was home at the time of job completion to bleed the air from the lines in the home. Freeze copper pipe busted inside wall , we opened wall 3 feet by 1 feet replaced section copper with 1/2 uponor pex A pipe , not include drywall repair work.
Water leak upon arrival. Customer stated we had previously came out and could not find the active leak. Customer has now narrowed down the location of the leak to behind the kitchen cabinets Gave customer estimate to replace hose Bibb behind the kitchen cabinet and adding a ball valve under the sink. Also left customer estimate to replace water heater and bring it up to code with a new expansion tank, ball valve, and pan.

Customer got unknown leak from somewhere got water under the kitchen LVT floor , possibly leak is from the neighbors plumbing , suggest customer get hold with neighbor check on their site first , left water off as before by customer requested

Returned to install ordered Kohler bidet on water closet in hall bath by the front of the home. Noted to customer that a toilet bolt was broken. Pulled and reset the toilet, installed the bidet, and tested to ensure proper function and no leaks. None were found.
Client called us out due to their sister that has Alzheimer’s flushing something down her toilet causing it to be clogged up. Was able to get my Milwaukee m12 battery powered toilet auger, pass it through the toilet into the drain line 6’, and was able to clear whatever was clogging the toilet up. Flushed toilet a few times and it is functioning as it should be. No warranty on toilet auger. Home water pressure good at 70 psi.
Customer having pressure issues and hose Bibb leaking upon arrival. Customer stated when he runs the kitchen sink and uses another fixture the pressure drops significantly. After running 2 fixtures and having my pressure gauge hooked up the pressure went from 75 to 30 psi. Informed customer we could replace the PRV and whole house shutoff. Informed customer we could replace the hose Bibb outside as well. Gave customer estimate, customer approved estimate. Installed new PRV and new whole home shutoff valve, also installed new hose Bibb. Turned water back on to check for leaks and set the pressure. Found no leaks. After turning water back on to hose Bibb with a gate valve customer had shutoff, the gate valve had a slow drip. Informed customer that I could tighten the packing nut to see if that would fix the issue, tightened up packing nut and valve no longer has slow drip. Informed customer to keep an eye on it. Set pressure to 60 psi. No leaks upon departure and hose Bibb is working pro
For this homeowner we came out to find a leak, the leak is allegedly coming from the bathroom sink drain on the lateral line, since this is a condo they have an hoa and they have shared walls, in order for us to further diagnose a possible leak we would have to start opening walls to find this leak. However I believe the sound the tenant is hearing is a factor of the water dropping down from the lateral line and going into the main drainage system, they are on the second floor of the building. The slip joint nut had a small leak going into the wall tube, so I tightened that for them and I couldn’t hear or smell a leak at this time. The hoa may need to be involved to further investigate other units. At this time there isn’t anything that I can do. Was not able to check water pressure due to not having individual main shut off valves. The water heater looks new but didn’t take a photo.

Customer had a leak of unknown origin in ceiling above garage. Upon arrival, found that a lot of water was in the ceiling, walls, and floors between rooms from the garage, to the kitchen, to the foyer. Large sections of drywall had been cut already to access the plumbing. Immediately noticed a large amount of grey poly present in the home. Found a leak occurring from a tear in the grey poly. Gave customer options to repipe the whole house, or repair just the section with no warranty. No warranty can be given on poly repairs due to the nature and volatility of the pipe. Customer declined whole house repipe and opted for the repair. Reliable Restoration was on site per Braulio. Tested leaking section in garage and confirmed no further leaks were in the area at this time. Customer also wanted us to check the kitchen area but Reliable had already encapsulated it. Informed customer of everything written above.
Call for repeat sewer issues. Ray states that he has had slow draining sewer lines, and the issue in the downstairs bathroom has gotten worse over the last few weeks. Roughly 14 months ago he had some work done to the sewer line outside, but can’t recall when the septic tank was pumped last. One bathroom, kitchen, and laundry on main floor. Second bathroom upstairs. Inspection revealed that the bathroom group and ,ost of the sewer lines have been replaced by pvc. I don’t know if pvc goes all the way to the septic tank or not. Pressure regulating valve is old and should be replaced. Ray declined work today but requested an estimate for this work. I have provided an estimate for the pressure regulating valve. I also recommended that Ray contact a septic tank company to service the tank.
We arrived today found a clogged toilet , this has nothing to do with previous work we did , I replaced this toilet with a new 10 “ rough round western toilet today .
Customer wants to surprise husband with a new bidet by his birthday in the beginning of March. Called Cowan to determine unit price and priced for customer for install. Will add unit cost once ordered to the customers ticket. Customer will still need an electrician to install an outlet by the toilet prior to install. Left quote for new water heater due to age and location of the unit.
Gave quote for water heater and PRV. Customer wanted to wait.
Client called us out due to an upstairs bathroom toilet not flushing properly. Client had rebuilt the toilet and it did not fix the issue. The way it was flushing it definitely seemed like something was stuck in there. Got toilet auger and after a few passes back and forth, pulled out a tooth brush. Flushed toilet after running auger a couple more times and toilet is flushing as it should. No warranty. Home water pressure good at 50 psi, safe range is 50-79 psi.
Client called us out due to their front hose connection feed pipe more than likely freezing and coming apart at a soldered 90 fitting and putting good bit of water in home. We cut out and added new propress ball valve to shutoff in future. Adapted to pex a then ran the rest of the line to the new hose bib, screwed to a mounting plate due to the wood being rotted and hole being too big. Sealed around the hose bib and plate with clear silicone. Tested for leaks, there are none. Insulated the new piping for peace of mind. Home water pressure is perfect at 55 psi. Did not see any issues with the water heater, but it is getting near the end of its lifespan. Included estimate for that old water heater. 1 yr warranty

Customer had a shower valve that was getting change. A copper pipe had twisted in the wall. Customer was quoted book price for single handle shower valve replacement -$150 for the cost of the provided shower valve.

Cody is my kind of plumber. He's more interested with assessing and identifying the problem than looking for ways to milk customers. He listened well during his visit and offered potential solutions to what may have been cause the intermittent sewer smell in the house. Without question, I would highly recommend Chen Plumbing and in particular, Cody! He's the man!
Victor and his assistant were quick to locate the mystery leak and repaired it correctly. They cleaned up incredibly well. It was impressive.

Incredible responsiveness on a Sunday night after 8pm.we came back from SC to a flooded kitchen, basement ceiling tile below saturated wirh water and several on the floor that had broken. Water dripping into the basement kitchen. Crawl space and rec room ' quite the fiasco! Mr Chen came, quickly diagnosed seversl.problems, got right to work, and helped us determine additional resources we would need. Problems were fixed, recommendations made fior more work to prevent the next disaster - all done courteously, patiently and professionally by someone we had never met. I had seen previous recommendations in a local FB group and it was all true. Highly recommended!

Since I got the toilet replaced, I thought there would be more of a discussion on toilet height and efficiency so didn't get a much different one than I had so was disappointed in that. I also had to remind them to check for leaks as that was what the call was for originally. But replacing the toilet was quick.
Answered all of my questions and made me feel very comfortable.
Juan and Dailton did a fast, friendly and effective repair of my 50 year old toilet.
This was my first time using Chen Plumbing and I was very impressed with the customer service and quality of work. Juan replaced two sump pumps for me. He is professional and very knowledgeable. He explained what needed to be done, gave me a fair quote and scheduled an appointment to do the work. He arrived on time for the appointment and ready to work. Juan has a great personality and was a pleasure to work with. If I need plumbing service in the future, I will request Juan.
