Date of Visit: 16 Dec 2025 Reason for Call: Provide estimate for installation of two bidet seats and a reverse osmosis (RO) system. Summary of Discussion and Inspection Arrived on site and discussed the customer's needs in preparation for upcoming visits from her son and daughter. The primary requests were for heated bidet seats and an RO system. Key topics covered: Kitchen Faucet Concerns The homeowner expressed ongoing frustration with the current kitchen faucet, having replaced it multiple times due to durability issues. The spout position is also inconvenient, sitting too far back for easy reach. Took measurements to assist in recommending more ergonomic and longer-lasting faucet options. Checked house water pressure; no underlying issues noted. The pressure reducing valve (PRV) was replaced within the last 1-2 years. Tankless flush , replace and relocate main water shut off valve and Prv , replaced a leaking disposal with insinkerator 3/4 hp disposal

Came out for a high water bill. We isolated service line and found active leak of .28 gpm. No sign of leak in yard or around exterior of home. Gave quote options to repair/replace the water service. Water heater also needs a new expansion tank. Left quote to replace expansion tank/water heater. Homeowner going out of country soon and wants to wait until he returns to decide how he wants to address this issue. Showed him how to turn water off at the meter in the meantime.

Leak search with wall openned behind and nxt to veggie sink , found a leaking water pipe fitting for mop sink faucet , fixed with copper pipe and fitting , replaced leaking fittings under three comp sink with new shut off valve ,new urinal flush valve installed

Replaced some CPVC pipe with copper and propress fitting with ball valve , new 1” mixing valve installed for customer restroom

Customer is selling home and buyers inspector came and found an issue with sewer line. Customer wanted ballpark estimate to fix issue with sewer. Gave customer ball park of $12,100 of start price. We need to start with the camera inspection first in order to give a more accurate quote. Also stated to customer that to jet sewer line is right under $2000. Also tested water heater draft and venting seems to be working properly at this time.

Customer stated that two toilets weren’t flushing properly. There’s no backing up occurring, but diaphragm needs to be replaced. Check pressure to building and pressure was above 80 psi. Recommended to customer have PRV replaced before proceeding with repairs on toilets in order for repairs to be warranty . Will send estimate for repairs needed. If customer agrees to work within 30 days will credit back $149

Customer had a garbage disposal that wasn’t working. Customer has a 3/4 hp disposal in the kitchen that is only 2 years old. Noted no rust and blockages on the blade platform. Found the reset button was tripped. Hit the reset button and restored the disposal to its proper function. Tested and found no additional issues or leaks. Customer also had a bar sink that wasn’t getting cold water. Turned it on and tested several minutes later to make sure it wasn’t turned off due to a leak on the supply line. No leaks were found. Armed both as a courtesy item. Customer’s house pressure is at 65 psi and is in a safe range. When checking the pressure customer stated the Navien tankless unit is a little over 2 years old and hasn’t been serviced. Flushed the unit, cleaned the inlets screens, and cleaned the condensate trap. Tested all work to ensure proper function and no leaks.

Found bidet toilet seat had slow leak on it. Disconnected temporarily and left quote to install new customer supplied toilet seat.

Thermal expansion valve had failed and was leaking water in back porch. Water heater was from 2008. Homeowner decided to replace the water heater as the expansion tank was included in this price. Installed new 50 gallon gas water heater. Tested to ensure proper function and a leak free install. No further issue at this time.

Customer hallway main level toilet is not filling up or feeling very slowly and make a running noise. I replace fill valve and flapper test operation.

Customer stated that electric water heater will fluctuate in water temperature and that sewer ejection pump wasn’t working properly. Ran diagnostics on electric water heater and tested both thermostats and elements. At this time thermostats and both elements were working as they should. Did find that both thermostats were set to different temperatures so adjusted it. Pull through injection pump to inspect and found that pump burnt out. Furnished installed new pump with new check valve and ball valve. Tested and pump is working as it should with no leaks present at this time. Cleaned up work area.

Perform shower pan test will return Friday morning to verify if pan had failed or not. Returned Friday shower pan and or liner has failed , failed 24 hour test. Plumbing connections are good Recommend getting tile contractor to redo

Homeowner called and states that he had a leak in the yard next to the water meter and had it repaired but could hear the pipe banging and water running inside the walls and turned off the water meter. Upon arrival homeowner greeted me in front of driveway and showed me the water meter and I had him turn it back on and we went inside and I could hear the water running inside the wall in laundry room and headed to basement to locate the main water shut off to attempt and see if the leak was inside the home or outside in the yard. Homeowner didn’t know where the whole home shut off was located and I pinpoint it to the bathroom basement ceiling but homeowner refused any cut in ceiling saying that if I couldn’t locate it there was going to be hole there and possibly another hole elsewhere. I explained that I was sure that the water line came in somewhere between the basement bathroom and GWH but homeowner was not convinced so he refused any work. Upon arrival customer stated the toilet in the basement leaks from the base. Customer also stated they had a high water bill. Gave customer estimate to pull and rest the toilet. Customer approved the estimate. I pulled the toilet and replaced the wax ring and rest it and tested it. The toilet in the basement is working properly with no leaks or issues. I turned the water off in the home after inspecting the toilets upstairs due to the fill valves and flappers looking to be in good shape. When I turned the water off in the home and look at the meter and the meter was detecting a leak I informed the customer that they had a leak outside and the best option would be to replace it due to the water line being pvc. I left the customer with two estimates to replace the water line. Customer stated they will have to think on it. Customer had a high water bill and low flow when multiple fixtures are running in the home. This was noted post service for having an irrigation system installed in the yard. His son’s toilet upstairs was leaking so it was turned off. When turned off the tank had completely drained. This indicates a leak at the seal for the flush valve. Replacement or repair was recommended. Customer will have toilet replaced himself. Performed a diagnostic service to test the other four bathrooms. Found a leak in upstairs shower for daughter’s tub/shower valve. Also found a leak on the powder room toilet on the main floor. Checked house pressure to be extremely high at 110 psi. Recommend replacing the prv and failed thermal expansion tank. Finally, found that the first gate valve had been broken in a previous attempt to turn the water on or off to the home. This is likely the cause of low flow with multiple fixtures running in the home. Left estimate for all recommended repairs. Customer was unavailab
