Came out today and reinstalled the customers dishwasher, after some water damage remediation was finished. Drilled new holes through cabinet for water line and drain line. Connected water line to shutoff and connected the drain for dishwasher to the inlet on the garbage disposal. Secured dishwasher to top piece of wood and leveled. All operating as it should be. BILL TO RELIABLE.
Returned to retrieve the old cast iron drain pipes we cut out last night.
Client called us out today due to there being a leak that shows up on kitchen floor when kitchen fixtures were used. The waste arm in the wall was cast iron and copper and rest of home is still cast iron drains. Instead of pulling dishwasher and cutting the wall open, we left the old drain line abandoned in the wall, then drilled new 2” hole through bottom of cabinet and fed new 2” drain pipe through. Added new tee and studor vent up top, and below we cut out the few cast iron fittings right below the kitchen, and reconnected with new pvc properly supported and pitched. Once all connections were made, we tested our work with no issues. The old cast iron pipe was full of cast sludge, which will eventually start to cause issues in the home. Recommend jetting the line, and worst case replacing the line with pvc. 1 yr warranty
Came out for an issue with the sewage ejector that we previously replaced the float switch for back in may. This was not the problem today. 2” pvc make on the discharge side of the isolating ball valve had cracked. Pump was kicking on and spraying out of the broken fittings, flooding the box the backflow and valve were in, flowing back into the sewage pump basin and triggering the pump to kick on again and repeat the cycle over and over again. We notified managment of our findings and received approval to jackhammer up the box and repipe the outlet line. After removing the basin lid and pumping the sewage out of it, we found a massive root ball had grown into the basin and was surrounding the pump. When I was out here previously 7 months ago, there were no roots inside the basin. They grew through the gasket for the inlet pipe. We notified managment of our findings and received approval for additional work to jackhammer out more of the concrete and repair where the roots were getting i

Call for water heater estimate. Arrived spoke with Adam and Emily. They are concerned with the age of the water heater, and while discussing this they also expressed frustration with how often they run out of hot water. We discussed the benefits of a tankless model water heater, and have decided to replace the existing unit with a Navien Tankless. Removed old atmospheric draft water heater and installed new Navien tankless water heater. During this process we also removed some copper gas line and replaced with new gas line, as well as replacing a gas shut off valve. We additionally found a leaking valve body on the copper waterline that was previously obstructed by the old water heater. We replaced this section of pipe as a courtesy while installing the new water heater. New water heater installed without issue, and is fully functional.
Second time having Cody come out. He's incredibly thorough and honest. I highly recommend him and will specifically ask for him in future projects.
Customer had a small amount of water showing up incrementally under garbage disposal. Disposal is a 3/4 disposal with stainless blades and platform. The water is leaking from the bracket for the disposal. It wasn’t even hand tight. Tightened the mounting bracket back and the leak stopped. Disposal isn’t showing obvious signs of heavy wear or rusting. Customer’s water heater is over 12 years old. Spoke with customer about replacement options. Customer declined work at this time for the heater. Replacement due to the relative age is strongly recommended before the risk of damage from a leak increases.
Customer had leak on polybutylene water service. Suggested to replace line due to material being outlawed in 90s. Also found TET to be bad and improperly secured. Replaced thermal expansion tank with bracket secured to wall. Also ran new 1” water service and tied back in with new ball valve in crawlspace. In addition, added personal shut off after meter inside new irrigation box. Back filled trench to rough grade to allow for natural settling of dirt. Checked all work for leaks and proper function.

Auger toilet
Customer had soft blockage in toilet. Augered toilet to fix isssue. Flushed toilet to ensure toilet was functioning properly. Also dropped trap and cleared debris from pop up assembly to attempt to fix slow drainage in vanity sink. Drainage barely improved moved to running machine into drain line to better clear slow drainage issue. Explain to customer about cast-iron and conditions of old cast-iron piping after running machine flushed sink several times to check for proper drainage function, checked all areas of work for leaks
Finish proposed scope of work, found everything to be working as intended as well as thoroughly tested for any leaks. Everything is working as intended.
Customer had water off to home due to leak on service shutoff for upstairs toilet. Customer stated water in toilet is also running. Replaced the straight stop and replaced the fill valve, supply line, and flapper for the toilet. Attempted to check pressure before realizing the water was off. Made customer aware that the pressure can be checked after the repair. Made customer aware that the house pressure is 110 psi and that is an unsafe pressure to have. Customer wanted to wait on recommended repairs for a new prv and installing a thermal expansion tank above the water heater. Customer understood the work performed today carries no warranty due to the unsafe pressure in the home.
Came out for a leak in the yard. Located leak on a 1” blue polybutelene water service. Notified homeowner these pipes cannot be repaired and must be replaced. Received approval to replace the water service. Trenched from meter to house. Drilled new penetration. Bored under the sidewalk. Installed new PRV and shut off valve. Installed another ball valve inside a round valve box at the meter.
Customer is in the due diligence period for buying the property. Got customer approval to pull a toilet and run a camera. Camera made it about 50 feet into the yard before it could no longer be pushed. Observed channeling in the cast as well as pipe deterioration. Made notes of this and pulled camera back and attached inspection video. Left price to cut in a cleanout and perform jetting and camera work to price full line replacement. Left price to replace cast in the crawlspace as well as a price for water heater replacement due to age of existing heater.
Cap off dishwasher plumbing in crawl space , relocate water and drain to under the kitchen sink , remove old dishwasher and installed new dishwasher

Call for smell under toilet Met with Chris on site. He stated that the smell occurred yesterday, and was really bad this morning. Everything seems to be flushing fine. Inspected building and restroom. Building restrooms have been relocated at some point in the past. Current restroom has one toilet and one lavatory. Toilet is a residential skirted type toilet, with atypical mounting. Signs of sewage spill around right side. Checked for signs of current backups, and ran sink and flushed toilets constantly over approximately 8-10 minutes. I believe that the toilet sewer line experienced a backup, and the sewage spilled over the wax ring and accumulated under the toilet. These types of toilets are difficult to mount, and can often be installed in a way that compromises the integrity of the wax seal, but won’t show symptoms of leaking until a sewer line backup occurs. I spoke with Tom and Chris. They would like a more traditionally mounted toilet, and one better suited to handle commer
Call for water heater issue. Arrived and found that a recent home inspection has flagged the thermal expansion tank on an electric water heater. Tested pressure on home, pressure read at ~45psi. Pressure regulating valve is working. Removed existing thermal expansion tank. Installed new tank, and mounted as required by code. Pressurized home and ensured no leaks are present. Expansion tank is functioning and installed as required.
Remove old tubular piping as well as rework pipe coming from wall and remove old p trap re-pipe, kitchen sink line with new tubular piping. Performing work mentioned above tested extensively. Everything is working as attended upon departure.
Removed old leaking accordion style P-trap that was currently leaking, reworked and used tubular P-trap, there are multiple code violations underneath the sink, Customer understand this is a temporary repair.
Client called us out to look at 3 different toilets In the home. In the master, client had replaced the fill valve, but it was not set high enough to give enough water to flush the toilet. Adjusted that toilet fill valve and that toilet is good to go. In the hall way upstairs, the toilet was super crooked and way off center. We pulled the toilet up and inspected the toilet flange, surprisingly it was in good shape. With new closet bolts, wax ring, toilet supply line, and china caps we sat the toilet back down and secured it to flange. After testing caulked around the base. In basement bath, the toilets tank to bowl gaskets are starting to decay causing pieces of those washers to show in the bowl. Gave estimates for that issue. 1 yr labor warranty on pull and reset.
Homeowner states that they are looking to turn their wood burning chimney into a natural gas fireplace and called us to provide some solutions. Upon arrival homeowner explained the situation and asked if we could provide some solutions to turn their wood burning chimney into a natural gas fireplace and the access is in the crawl space. Went to the crawl space and did my inspection everything is working properly pressure is 45 psi and I went to the chimney area and the to run a gas line to it would be around 25 ft a new shut off and then homeowner also requested to add a connection to the backyard same side as chimney to hook up a natural gas grill. In total to run new gas trac pipe would be around 35 ft and two shut offs. I did explain that since the chimney is finished I would need to run the new gas line as close as possible to the right side edge of the chimney to avoid making to many holes in the cinder block and I would probably just cut one side off to make the proper connections

Customer had a widespread faucet in unit bathroom that was dripping after manufacturer sent new cartridge for replacement. Checked house pressure to rule out underlying high pressure as a possible cause. House pressure is in a safe range. Noted to customer that heater was manufactured in 2015 and was showing signs of rust on the body. Offered customer to fix faucet leak as a courtesy if done in conjunction with a new heater. Customer accepted. Replaced the heater with a new drip pan, shutoff, and strapped thermal expansion tank. Tested all work to ensure proper function and no leaks, none were found.

Exterior Pressure Reducing Valve (PRV) With Valve Box And ShutOff Valve: Install a new outdoor pressure reducing valve (PRV) along with a new valve box and shutoff valve. The PRV is set to a safe pressure level appropriate for the property’s plumbing system. The installation includes hand digging to place the valve box securely and ensure proper access. All connections are sealed and tested for reliable long-term performance. Ice-Maker Box Installation: New ice-maker box installation with connection to cold water line. Ice-maker box includes a shutoff valve, and service includes cutting open drywall if necessary. Kitchen drain line rework: tie in garbage disposal, drain line to existing kitchen, cap old line for garbage disposal leading into slab. ***Not responsible for Sheetrock repair***
Customer stated that toilet was backed up. Gave customer price to run toilet auger and customer agreed. Ran toilet auger and cleared stoppage. Tested by flushing toilet multiple times and toilet was flushing as it should. Clean bowl of toilet. Chen plumbing doesn’t warranty drain cleaning.
Call for leak at washing machine. Arrived and found old washing machine valves are leaking. Replaced both valves with new valves. While on site I also discussed concerns with home, as Gus just purchased it. Concerns include, pressure regulating valve is very old and pressure read at 78 psi at 6pm. Likely has a galvanized water line, which is reducing flow to home. Water heater is 23 years old.
Call for sump pump inspection. Arrived and discussed concerns with Michael on site. He stated that a sump pump was installed in the basement approximately a year ago, in conjunction with other waterproofing and water diversion efforts. He wants to have the pump and system inspected. While inspecting the pump, I found rocks and debris in the basin. No check valve is present on the discharge line. The pump functions normally, and does not appear to be damaged or dis functional in any way. The basin is intact, no cracks, with the exception of intentionally drilled holes for water. While performing routine check of water pressure I found the pressure to be ~80psi at 9am. The pressure regulating valve is extremely corroded. Thermal expansion tank bladder was ruptured, and rusty water was discharged at air port. There is also extreme corrosion along copper lines. I discussed concerns, risks, and solutions with Michael. He has elected to install the Moen Flo automatic leak detection device

Five star overall, Brylen came out to repair hole in cast iron kitchen sink drain and he suggested also clearing up under sink drain lines, which was done. Looks great! He and the helper cleaned everything up and he presented me with the invoice. Five star overall Five star quality Don’t know about price, I’m not a plumber and I didn’t get other quotes. The office and I had a problem but I think that has been taken care of. The technician needs to be able to print the invoice rather than me trying to read it off an iPad, even on a cloudy day.
