Diagnosed multiple issues in home. Electrical failure for outlet. That pump was plugged into. Gave estimate for work necessary to fix gas leak. Left isolation valve in crawlspace off. Shut down water to home and repaired section of copper. That was experiencing electrolysis and causing rust on air ducts. Pressure to home exceeding 100 psi. Strongly recommended PRV replacement. Vent from dryer was completely broken upon arrival. There is no warranty for putting back together.

Shut down water to home and drain down portable water system. Rework main copper line and install new three-quarter inch pressure reducing valve. Some shelving will have to be moved to be able to access waterline. Install new 2.5 gallon thermal expansion tank pumped up to correct pressure. Replace pop-up assembly in hallway bathroom.

Customer had a leak coming from faucet handle and going below the sink. Leak was causing corrosion and faucet replacement was recommended. Installed customer provided kitchen faucet. Noticed a leak in basket strainer and under sink tubing after install. Since leak was noted before performing work, replaced the strainer for the sink because the threads were stripped and adjusted existing piping as a courtesy to the customer. Water heater is 16 years old and in a low point in the crawlspace with no groundwater pump. Left price to install new water heater, pan, drain line, and sump pump. Customer will call next week for scheduling.

Returned and cut out small section of cast. Removed a sock from the drain line and put an off repair piece back. Tested all work to ensure proper function and no leaks. None were found.

Customer had bathroom group backing up. Determined that bathroom group was backed up. Pulled toilet and ran camera and flex shaft to clear the stoppage. After water cleared found a rag stuck in the line right before bathroom group ties into main where the sewer leaves the home. Will return first thing in the morning to cut out small section of cast and replace with pvc to attempt to remove the rag.

Customer had a sewer smell in two upstairs bathrooms, primarily in the master bath. Toilet is secured properly to the floor and inspected the attic to find vent pipe. Found abs pipe for the vent to roof. Hard to access the area because it is behind hvac unit and stepping is obscured by blow in insulation. Found that all three lavatory faucets are s trapped and not vented properly with air admittance valves above. Gave price to rework all three drains and traps below the sinks. Found a drop ceiling tile in the basement that had water staining. Found atmospheric venting running through concrete into the chimney. Vent pipe has rusted through. Recommended calling hvac company to redo the vent line properly. Stressed the importance of containing vent leaks as soon as possible to customer.

Shut down water to home and drain down potable water system. Cut drywall in closet on backside of bathroom to access waterline for toilet. Cut half inch waterline and carefully extract galvanized nipple going through tiled wall. Install half inch copper line going through wall with discussion and new stop valve for toilet. Re-pressurize system and test for leaks. Reconnect existing supply line and fill valve.

Customer had water leaking from shower through the dining room ceiling. Cut open drywall for searching for a concealed leak. Made customer aware that drywall repair is customer’s responsibility. Found signs of water damage around the shower drain where it goes through the floor. The drain itself was leak free and there were no other areas of water damage in the home. This is likely due to a sealing issue around the drain where it goes to the shower or the shower liner itself. Left quotes for other miscellaneous

Customer had tank style water heater that he had questions about maintenance for. Checked age of the heater and it’s 10 years old (2015 manufacture date). Flushing a tank style of that age isn’t recommended to keep the condition as intact as possible. Average lifespan of water heaters that are tank style are 8-12 years. 10 years is the median age for replacement and replacement is recommended proactively at this time. Left quote for water heater replacement. House pressure is in a safe range at 65 psi. Leak by washing machine upon arrival. Customer stated there’s water showing up when she’s running the washing machine. Ran the washing machine through a cycle. Found the drain hose leaking with a hole. Customer said she’ll get a hose and replace it. She then showed me the shower upstairs that was dripping from the handle when the hot water side is on. Could not get the cartridges out and we would need to cut them off. Replace the shower valve. customer approved estimate. Installed new Gerber three handle shower valve tested system no leaks or issues.

Juan, with Chen Plumbing, did a great job installing our new water heater (including bringing it up to current code) and fixing our front faucet cut off valve. He was pleasant, communicated well, patiently answered all our questions, went over everything he did, and made sure we were satisfied with the results (which we were). Very efficient and professional. The area was totally cleaned up, no leftover debris of any kind. It was a very smooth experience and the price was much less than 2 other big name service providers I had gotten quotes from. Will use Chen Plumbing for any future needs.

Dawson Foster and Josh (last name unknown, a second plumber) were wonderful! Very friendly, polite, hung plastic to keep any debris contained in the work area and worked diligently to get the job done in a timely manner. The work requested was extensive as our kitchen was being relocated in a different room. Additionally, our plumbing was cast iron piping in good condition in the vertical runs, but showing age in the horizontal runs. Dawson replaced the horizontal cast iron with PVC, including P-traps, branching, as well as stubbing pipes through the ceiling into 2nd floor bathrooms. He cut and connected the previous copper piping for the sink and dishwasher in the "old" kitchen, moving them to their new location using brand new copper piping and stainless valves. The dishwasher pipe was moved to the same cabinet location & stubbed out of the floor next to the new sink pipes so both can be connected inside the cabinetry. Additionally, Josh removed the cast iron in the upstairs bathrooms and connected the new PVC piping, which required removing both toilets and reseating them upon completion, as well as replacing the pipes to both sinks. A small replacement was required in the tub. Josh also reworked the pipes in the basement with new copper and PVC as needed. The work we needed was extensive and required 1 1/2 days. We were impressed by how clean Josh and Dawson kept the work sites throughout their time here and by how professional/knowledgable they were about what was needed to get the job completed. Additionally, they left all work areas neat and orderly with all tools placed out of the way over night. Except for the new pipes left, we'd never have known they were here. Extremely satisfied and would 100% recommend Chen Plumbing, Dawson & Josh, for having everything that we value when hiring out a service: excellent work completed in a professional manner by truly good people.

We discovered a drip in our intake to the house on Sunday night at 8:30PM. We filled out their online form, heard back within 5 minutes, and two plumbers were here barely 12 hours later. They immediately diagnosed the problem, then also identified two follow-on problems to fix and one error made by the original builders of the home. They were here 5.5 hours and fixed all four issues fantastically. But what really sets them apart is that I casually mentioned a couple little things that have bothered me (a faucet that wasn't installed correctly, an outdoor spigot that leaks): they fixed those as well, without asking and without charging, just because.
