Replaced a faulty Meon 1222 cartridge

Customer had a leaking kitchen faucet and a sink in the kitchen that wasn’t sealed or mounted at all. Made customer aware that I can replace the faucet, and will make an attempt to reseal the sink. But there are no undermount brackets, and the cutout is almost the same size as the sink top. Due to these factors the resealing of the sink may not stay long or even short term. If there are further issues with the sink, a countertop company will need to mount it properly. Tested all work to ensure proper function and no leaks. None were found. Customer will need to let the sink dry for 24-48 hours to fully set.

Customer wanted tank water heater flushed as a part of membership program. Also minor adjustment to valve box height located in yard. Drained tank. Allowed water to flush through tank for 5-10mins with drain open. Redrained then filled tank.

Description of service: Price is to flush tankless unit. Due to age and lack of service history it is ill advised to flush this unit. This flush carries no warranty if the flush causes leaks. Any leaks that occurs during or after the time of flushing will need additional repairs or replacement. Customer stated the water heater had stopped heating fully on some occasions and wasn’t producing fully hot water. Inspected the unit. Determined it was from 2009 and had no service history. Gave customer option to flush as a first step or replace. Customer opted to flush as a first step. Made customer aware that due to age and lack of service history that replacement is recommended and flushing carries certain risks. Customer understood and consented to the flush after the risks of flushing were explained. If any further issues occur with the unit replacement will be necessary. House pressure T 75 psi.

Customer wants to wait for decision. Gave options to clear and check line. System is not currently backed up. Explain to customer that system is subject to change.

Remove shower drain test cap

Provided customer with estimate.

Call for dripping shower. Arrived and found hot side stem and seat has failed, allowing water to drip through spout. Three handle valve has mismatched stems and work from older valve and repairs. Unable to identify and locate replacement stems, and will return with three handle valve. Trim does not match valve. Diverter seals, but doesn’t function. Evidence of drips through stem housing. I believe these have been replaced with similar but incorrect parts, and by replacing them we would be doing a disservice to the customer by knowingly installing components that are likely to fail or not function. Replacement is the best option in this instance.

Customer has a tub running on main floor bathroom from the cold side. Informed customer due to age and condition of the three handle valves, repair can’t be done safely or confidently. Gave pricing to provide and install and oil rubbed bronze valve with cover plate in a matching finish. Customer will call to schedule after the holidays/new year. Wasn’t able to get an accurate pressure reading due to the severity of the water running.

Came out for a leaking expansion tank. Water pressure tested at 100 psi. Front hose bib was leaking constantly. Received approval to replace hose bib and PRV. Customer elected to replace water heater since the expansion tank was included in that service and his water heater was from 2014. Installed new water heater, PRV, and hose bib. Tested to ensure proper function and a leak free installation. No further issue at this time.

Not a recall. Customer stated they smelled gas over by the meter where a shut off valve was installed. We did not install this valve. This was done by the county. We did a repair on opposite side of the house in the crawlspace. We thoroughly bubble tested all of the fittings in the area where we were working and did not find anything. Recommended an air pressure test to check the rest of the house but the customer declined the service. Upon arrival today the gas meter was locked by the gas company. Gave customer a quote to pull a permit and do a pressure test to get the meter unlocked. He wants to call the gas company back first.

Customer has a large puddle water in the yard next to walkway , we noticed water meter is spinning when nobody use water , we dug up the wet area found water service line is still original GLAV pipe , we did full replacement today with 1” black poly pipe in the yard , we add shut off valve with box next to water meter . We also replaced a old main water shut off valve and pressure reducing valve in crawl space

Customer had a loud knocking noise when washing machine was being run. Customer had hammer arresters installed and this didn’t solve the issue. House pressure was at 79 psi with a 30 pound lavatory faucet drop. Thermal expansion tank had failed and had a hole rusted through it. Replaced the prv and the thermal expansion tank with a new bracket. Tested all work to ensure proper function and no leaks, none were found. House pressure now at 60 psi with only a 6 pound lavatory faucet drop. Knocking still persisted. Strapped pipes below and the knocking stopped.

First job install a new hose bib on the front of the house. The customer wanted it to stick out just a little bit more so they don’t have to cut into the wall next time it has to be replaced and or go from the basement to cut it out and do it that way they won’t stick it out just a little bit more recommended to go with a boiler drain style hose bib, male threads on the back end of it with a pro press female adapter at a new vacuum breaker per code, also installed a piece of foam insulation wrapped in tape to insulate the hose also installed some caulk around the hole to ensure that no critter would get inside of the wall. The water pressure on the house is 60 psi normal pressure. The water heater is at end of life, recommend to replace heater age is 20 years old. And it is located in the basement. At this time there are no leaks of the hose Bibb

Finished one bathroom trim with delta brush nickel trim supplied

Customer had sewer line hit by machine breaking 45. Gave options to repair section and camera sewer line to ensure nothing further down line was affected. Found separation/break at tap near SDR clean out. Customer wants to check with city about condition of piping. After repair, checked for leaks and proper function. Back filled area of work back to level customer requested.

Customer had running toilet and broken ear on flush valve gave a few options to fix issues. After major rebuild, checked for leaks and proper function.

Whole house trim work except basement bathroom is existing

Customer had a handyman come to install a toilet in the upstairs primary bedroom and the downstairs powder room. Handyman had already installed the toilet upstairs, but customer had stops built into the supply lines. The handyman was concerned that the supply line wouldn’t reach. Attached the supply line and tested his work as a courtesy. Supply line is at max reach, but doesn’t seem to have any unnecessary tension. Noted two tank to bowl leaks and tightened as a courtesy as well. Installed a new customer provided toilet downstairs. Tested to ensure proper function and no leaks. None were found.

Arrived for a emergency call , back up sewer line to shower and toilet when washing machine is used , we pull and reset toilet , did snake and camera work , cleared blockage , found old cast iron and clay pipe for main line ,.some area is in rough condition with not enough slope caused back up , could happen again . Quoted sewer replacement

Customer had an loosely secured thermal expansion tank above water heater in the garage. Removed the old, failed thermal, and installed a new thermal on a bracket in the garage above the heater. Both the house pressure and the age of the heater are in a safe range.

Customer had hose stuck on hose bib in backyard. Was able to safely remove the existing hose, installed a new hose bib and shutoff. Tested all work to ensure proper function and no leaks, none were found. Recommended replacing the water heater with all necessary code upgrades due to the water heater being 12 years old and past age of recommended retirement. Water heater replacement is recommended at this age to avoid any unnecessary water heater leaks or failures. Shut the hose bib off and drained excess water.

Customer had a knocking sound at night from pipes, a gas smell by the meter, and a gas line that needed to be removed in the crawlspace. The gas leak was on AGL side for a stop and a union. AGL was on site repairing before I left. Removed and capped the soft copper line for the gas stove, and checked house pressure in the normal parameters. Thermal expansion was fine and the house pressure is 70 psi. Tested all work to ensure proper function and no leaks. Relit water heater and set temp to previous setting. AGL was out after I turned gas in and turned it back off for their repair.

Customer waived wanting to do a pressure test after we complete the repair. Chen Plumbing is not responsible for any other gas leaks that may be present. Cut out leaking 90 on 1” trunk line and replaced. Bubble tested to confirm no further issue in that area. Tested other fittings in the vicinity as well.
