Replace water heater in laundry area due to age. Replace gas line for water heater due a hole in pipe where it penetrated the floor. Added recirculating pump to water heater and installed crossover tee to lavatory in upstairs master restroom.

Returned to cut out cast iron laundry p trap and stand pipe all the way to the stack and replace with new pvc. Cut out old cast iron and replaced it with 2 inch pvc. Ran small sewer machine down the line to make sure there was no further blockages. Ran water for 5 minutes down the line to make sure was clear and no longer leaking. Line no longer is backing up and is flowing properly. No leaks upon departure.

Water heater busted upon arrival. Customer stated stated she woke up this morning to no hot water. After looking found 38 gal low boy busted and leaking in the crawlspace. Informed customer we could replace the water heater but could not repair due to it leaking. Gave customer estimate, customer approved estimate. Installed new 38 gal low boy electric water heat and brought it up to code with a new thermal expansion tank, shutoff, and pan underneath. Turned water back on to check for leaks. Found no leaks. Turned electrical back on and made sure the water heater was fired up. Water heater is fired up and working properly. No leaks upon departure

Customer called us for slow draining drains, and basement bathroom after our thorough evaluation we concluded that line was stopped up gave customer options to run camera and run equipment. Customer approved ran snake down line and found giant hairball. We have pictures confirming what we found. Ran water to confirm drain was fully unstop. Everything is working at time of departure Attached are pictures of what we pulled back and a video showing the drain is clear

Customer had a bathroom group that had backed up on the slab portion of the basement. Pulled toilet and ran camera to clear soft tissue blockage. Noted to customer that there is cast still on the toilet line before it reaches the lined pipe going out of the home. There is a portion of the cast right before it transitions to the lined pipe where there is back slope at a fitting. This causes the water to break when coming through and makes stoppages more likely. Informed customer that if that bathroom group becomes a repeat offender the long term solution is to cut slab and repair the line to eliminate back slope. Tested work to ensure proper function and no leaks. None were found. Chen Plumbing doesn’t warranty stoppages due to age and cinditi9n of the drain pipes. Spoke with customer about house pressure and age of the water heater.

We originally called out for annual inspection with the wind with chin membership, while doing inspection we found that the PRV was old and inaccessible spot along with the shut off, inform customer to replace PRV and to move shut off to a more accessible area. customer agreed well on site. Customer also had HVAC contractor out doing maintenance as well HVAC contractor used hose bib noticed water running behind wall informed customer that hose bid line had likely frozen and is now currently leaking customer approved replacement of hose bib as well. Did pressure drop test and found mainline to be leaking. Customer would also like replacement of main water service line

Call for strange noise in master bathroom, and throughout main level. Arrived and met with Ms. Jane. She expressed concern and frustration with issues with the tankless water heater since the install.she reported that a whooping noise could be heard, and she heard it very loud at night. Inspection findings: water pressure static at 60psi. Pressure regulating valve manufactured date of late 2022. Water main line has been replaced from galvanized to copper. No evidence of buried prv. Copper and pex throughout home. Some fixtures are old and could contribute to crossover or hammer, but the recirc device made a loud screech while we were inspecting. I believe the device is defective. Water heater settings have been adjusted and recirc valve has been adjusted. Replaced with navicirc with grundfos crossover tee. Attempted to replicate water hammer and noise, but could not replicate. I will note that some fixtures are old, and there may be other isolated hammer events that haven’t been no

Checked all lavatory faucets and cleaned aerators. Checked toilets and shower heads. No issues at this time.

Customer had a tenant with Mansfield toilet in upstairs bath that was running. Customer had the stop to the toilet off and a bowl below it because it was leaking. Left price for a toilet rebuild, a service stop replacement for the toilet and a new PRV due to high pressure in the unit. Customer declined work at this time.

Today will start and finish of relining process. Dug down to each end of drain line. cut into access for relining work in crawlspace. Had to remove small portion of cinderblock wall and jackhammer small section of concrete in order to remove 90 located in slab. Also removed remaining cast-iron above ground in crawlspace, along with reworking strapping to make for better pitch. After relining process was complete reviewed work and later ran water to ensure proper drainage function of home. Cut in 4 inch two way clean out outside in second dig spot. After two way was installed backfilled hole to rough grade and set clean out. Cast iron piping is now completely relined all the way to drop for Main.

Pull toilet and inspect flange. Reset toilet and test. If flange is broken and needs to be replaced there will be an additional charge. Customer stated that toilet upstairs was leaking to ceiling below. Gave customer estimate to pull and reset toilet and customer agreed. Went ahead and pulled toilet and found that flange was sitting too low. Installed a spacer ring. Reset toilet and tested. No leaks were present at this time. Caulk around base of toilet. Cleaned up work area.

Returned and installed customer supplied kitchen faucet with side sprayer. Cut out the old gate valves below the sink and installed new supply lines, escutcheons, and stops. Reconnected to the new faucet and tested work to ensure proper function and no leaks. None were found.

Water heater replacement up to code compliance Washing machine valve replacement For this customer we were here doing our annual plumbing inspection, what came up during our inspection is the water heater was from 2006 and needed to be replaced due to the how old it was. The customer didn’t wanna wait until it failed so we went ahead and re-piped it and brought it up to code strap the thermal expansion tank to a stud nearby utilizing the space had to bring the shut off valve a little bit lower the also during the inspection the washing machine hoses along with the washing machine valves were in operable and I recommended we get those replaced got those replaced with some multiturn brass shut off valves with some brand new supply lines. Once everything was installed there are no leaks. Did new gas piping with the new gas flex in addition to that installed all brand new copper piping once the everything was connected properly. Found flush drum center stem broken. Replaced flush drum center stem and flush drum seal on Kohler toilet. Flushed several times to test.
