Customer wanted to address a few issues in home. Gave options for replacement/repair. Also found additional items causing issues while evaluating home. Minor rebuild on toilet next to kitchen. Replace kitchen faucet with customer provided faucet. Rebuilt woodford wall hydrant on second floor. Also found pressure to be high and TET to be bad in garage addition to house. Replaced PRV and thermal expansion tank to fix issue. Also addressed concern for leak coming through main PRV. Did a minor leak investigation of toilets but was unable to find source. Customer will address issue at later date. After work was complete, checked for leaks and proper function.

Water heater t&p going off upon arrival. Customer stated the water constantly runs out the front from the t&p line. After checking pressure found it to be 95 informed customer the high pressure can cause the t&p to constantly run and could also be the cause for his hose Bibb dripping. Informed customer with the age of his water heater we could not repair the water heater but could replace it. Also informed customer we could the replace the PRV to lower the pressure and install a new ball valve with a new shutoff for it. Gave customer estimate, customer approved estimate. Installed new PRV and set the pressure to 65 psi. Installed new water heater with a new shutoff valve, pan, expansion tank, and re worked the t&p line. Also installed a new hose Bibb in the back yard with a new ball valve. Turned water back on to check for leaks and found no leaks. Fired up water heater and set it to the correct temperature. Water heater is fired up and no leaks upon departure
Call for toilets not working. Arrived and met with Ashley (house keeper). She showed me three toilets that had issues. Inspection revealed the following: Office toilet has been worked on, and universal parts were installed that are not compatible with Kohler one piece toilets. Flapper is failing, and handle is catching along tank wall. Guest bathroom toilet with ghost flush shows age on components. Fill valve and flapper are deteriorating. This is a Toto one piece toilet. Daughters bathroom has the wrong fill valve installed, and it’s pushing up on trip lever, causing a constant running toilet. There is also mildew or mold in the tank. When checking pressure I found that the pressure was inconsistent, and read at ~70 psi at around 1030 am on a weekday. When checking pressure pressure I discovered that the tankless water heaters had several significant concerns. The right side has been shut off and discontinued. The left side unit was flashing an error code and I can hear the unit

Client called us out today due to them purchasing a new kitchen faucet and wanting it installed. Existing was a kohler as they had some low pressure on both sides of faucet. Call for toilet handle broken. Arrived and found Kohler toilet with a rusted handle. I also found the flush canister cap broken, allowing the fill tube to spray water at the side of the tank. Call for leak inside wall in bathroom. Arrived and met with Cristy (Ms. Marjory’s daughter). She showed me the issue, which was a drippin pipe inside the wall in the bathroom near the front door. The pipe has a leak, and looks like when repairs were being conducted a board was moved, nd the board had a screw that has very slightly pierced, or caused a drip over time. The toilet shut off valve and copper were Lao severely corroded. When testing the pressure at the water heater I found water pressure extremely low. I believe the prv is behind a fridge in the kitchen. However, recent flood damage and construction have resulted in a lot of furniture and belongings piled in front of this cabinet nd fridge, so I did not have an opportunity to move it. Ms. Cristy does not know where the water comes in to the home, aside from the street mainline. I recommend replacing the leaking section of pipe, as well as the corroded section. Furthermore, I believe the prv may be in late stages of failure
Call to provide estimate for water heater replacement Measured and checked space availability, and have provided estimates. Also tightened a gas fitting that was leaking.
The first initial visit was forward to come out and take a look at a shower that would not turn on at all the lever for the single handle shower valve when you turn it on no water would come out so that was indicating that it was a cartridge issue so what I recommended at the time is to replace the Moen cartridge with a brand new one that is exactly what we did Took off the old plate remove the old caulking, from the trim plate and off the tile, remove the pen from the cartridge, cleaned the inside of the shower, body valve lubricated the shower, body valve, inserted the new cartridge put the pin back, put the trim back, and then put everything else back together once I was complete. There’s no leaks took a video of the shower about working with water coming out of it caulk the template so no water would get behind the wall at this time. There’s no further issues with the shower.
Customer had issues in disposal. Suggested to replace disposal due to again and solving problem thrioughout replacement. After replacement, checked for leaks and proper function.
Customer called us out to install toilet and replace stop valve, while looking at toilet, we found major cracking on backside of toilet informed customer of what we found. Also informed customer to not use toilet due to crack becoming worse, customer opted to pull toilet, however when we pulled toilet, we also found flange broken in multiple areas informed customer of what we found in next steps to fix it. Customer understands.
Upon arrival customer stated a faucet was only working on the hot side, a toilet was not getting water, and the kitchen faucet is leaking from the sprayer. I informed the customer we would have to replace the faucet due to where it is leaking. The water was turned off to the toilet. I turned it back on and made sure the toilet was working properly. Last I went to go find the stops for the faucet and I found that the gate valve for the cold side of the faucet was turned off. I turned it back on and made sure everything was working properly.
Client called us out due to master bathroom tub/shower drain not draining properly. Removed the overflow plate and put small chain snake down the drain. Took a few passes but was able to get the tub drain flowing more as it should. Checked water pressure on home and it was very high at 110 psi, safe range is 50-79 psi. Also, the 50 gal nat gas water heaters thermal expansion tank has failed due to the high water pressure and also has a couple large rust spots on it. Highly recommend these two issues be addressed asap, gave estimates for that work. No warranty on drain cleaning.
Client called us out due to the master bathroom toilet constantly running, and it would also run intermittently. House water pressure was perfect at 60 psi, with the safe range being 50-79psi. We rebuilt the master bathroom toilet with new fill valve, new flapper, and new toilet supply line. Tested the toilet and it is flushing as it should be, client approved. 1 yr warranty on that master bathroom toilet rebuild.
Tenant was having a leak come from supply line connections with bidet system. Leak was extremely small, but consistent and in difficult location. Pressure on system was volatile causing pressure changes when multiple fixtures were being used and thermal expansion tank was completely full and compromised. Replaced both items after authorization from property manager Martha. Connections for supply lines had thread tape on them when unnecessary. Detached all connections, removed thread tape, and tightened properly with compression gasket. No leaks detected once reworking connections.
Remove existing water heater and haul away. Furnish and install new 50 gallon lowboy electric water heater with new tank shut off and new thermal expansion. Also install new unit main water shut off valve. Chen membership is $19.95 month and may be canceled at anytime.
Client called us out today due to there being a leak into main floor living room from above. Client said we had been out in the past and investigated but could not find what was leaking. Client found over time by happen stance that the leak was coming from the upstairs sons bathroom shower, from a small gap between the tub spout and the wall. We caulked that gap to prevent future water intrusion, and also caulked around the trim plate for extra precaution. Advised customer to give it about 12 hours before use. Charged card on file per customer.

Matthew C. from Chen Plumbing came out today to access my broken bathroom sink (and was extremely kind when explaining that I broke it). He gave us options and recommendations for what to replace it with and what the repair process looks like.
