Came out to quote a water heater and a few other items. Customer had purchased a toilet already they wanted us to install. Upon measuring the toilet we found that it would require a 10” rough in toilet, but the customer had purchased a 12” rough. We took the toilet back to Cowan for the, and exchanged it for a 10” rough in. Returned and installed the toilet. We removed the 12 year old water heater and installed a new Rheem PROG50. Tested to ensure proper function and a leak free install. 1 year warranty on the toilet, 2 year warranty on the labor for the water heater. We increased the water pressure from 50 to 75. Main line clogged for two bathrooms and basement, we removed and reset hallway toilet , cleared blockage , did camera inspection, found old cast iron pipe with some type of wipe or paper towel stuck in it , located in crawl space area before the kitchen line , no warranty . We came back second today replaced approximately 10 feet , we also fixed a broken 4” pvc clean out in the yard , extended little above the ground discussed with customer.

During our thorough evaluation of the plumbing system that our customer’s house took a look at everything and CUSTOMER had one complaint one of a P-trap. In the master bathroom where they would get a weird smell like a sewer smell almost so what I recommended is we just go ahead and replace the trap and see if that changes anything so the smell doesn’t come back so that is exactly what we did replace the P-trap in addition to that During my evaluation I noticed that a hose bib wasn’t properly anchored nor closing all the way, so what I recommended is we install a brand new hose bib because of it leaking and whenever you turn off the shut off valve in the crawlspace the gate valve also leak so I recommended we install new bulb valve along with the hose bib so that is ex

Replaced PRV as water pressure was at 110 psi. New pressure set to 55. Room to increase the pressure once the tank has been replaced. Customer going to call in to replace the water heater once they are ready. Tank has slow leak currently leaking into the crawlspace through the floor.

Customer had a leaking hose bib in rear of home. Noted to customer that hose bib is susceptible to freeze breaks also due to exposed piping out of the wall. Also noted to customer that a frost proof hose bib is recommended to avoid unnecessary freeze breaks. Informed customer that we could install a new frost proof with a new shutoff to bring the hose bib up to code. Per customer request, installed the hose bib offset since it comes out low on the home to allow for easier hose bib access for hoses. Also, recommended a new prv and water heater due to the home lacking a prv and the heater being well past retirement. Customer declined additional work and understands the new work doesn’t carry a warranty due to the high pressure in the home. *Hose will have to be disconnected after every use to avoid freeze breaks.

We have problem with main house sewer back up ,have clean out next to walkway is overflowing after we opened , attempted clear it with chain snake , unfortunately we can’t clear due to problem with pipe , used camera located the problem about 15-20 feet from the street , then today we brought excavator dug down replaced about 10 feet bad pipe was damaged by roots and installed additional clean out .

Customer had leak from an originally unknown source between floors for the basement and the main floor. Found upstairs leak location to be around double vanity in kids bathroom. Determined the leak was occurring from hot copper supply going through the floor for left side lavatory faucet. Capped the lines below the floor so that anything that needs to be removed can be properly remediated. Tested caps to ensure proper function and no leaks. None were found.

Water heater Sewer work

Replaced copper water service with new 1 inch black poly line from the meter. Drilled a new stubout and added a new shutoff valve at the meter and in the basement. Capped off the old water service. Turned water back on to check for leaks and found no leaks. Water service has been replaced and has no leaks upon departure

For this customer, we went ahead and replaced their customer supply toilet with brand new one customer had us install a glacier Bay 12 inch rough in toilet the previous toilet the customer had complaints of it flushing poorly, and clogging a lot so we just went ahead and installed the one that he had supplied us in addition to that before I walked into the home, I smelled a little bit of gas coming from the water heater area, and the gas shut off valve Going to the water heater had a small leak that I could smell so I recommended that we replace it but before that I recommended, we also put some bubbles on it to make sure that it is actually leaking after we did that. It came out that the gas shut off valve needed to be replaced with a brand new one so that is exactly what we did. We cleaned up all the gas lines got rid of what wasn’t needed and put on the new gas valve with the pre-existing supply line and the customer was all set in addition to that the toilet that we installed the c

Install toilet flange. Cody was out for leak and installed new riser pipe for toilet flange. Returned and installed new toilet flange at proper level. Didn’t set back toilet at this time because customer stated that there still working on fixing the bathroom. Cleaned up work area.

Left quote for various repairs. Cast iron looks to be in okay condition based on a visual inspection of the outside of the pipe. No signs of anything starting to rust through or leak.

Reopened flood stop on water heater

Customer called about a toilet in basement not flushing properly. Found that there were no other fixtures backing up. Ran auger through toilet. Did not pull anything back. Flushed toilet several times to test.

Were you placed two bathroom groups originally in cast-iron with brand new for PVC, the kitchen and laundry line were updated to 3 inch PVC for future reliability. Additionally two toilets, two bath and shower combinations, as well as the main leading out to the house. We did not replace approximately 2 feet of cast-iron near the foundation wall as it is in poor condition and cutting induce leakage. The customer was informed and agreed to address this section when it fails in the future. We also replaced the original, failed PRV. Two PRV‘s were then installed want to reduce pressure from 160 psi to 90 psi, and the second one to bring it down from 90 psi to 60 psi. All systems are tested and confirmed to be leak free. We also noticed a slow drip from the tub, waste and overflow, in front of customer they acknowledge the situation. Water service leaking upon arrival. Customer stated he came out this morning and noticed water running down his driveway. After digging found pvc line cracked and leaking. Informed customer we could cut that section of pvc out and retie back to the copper. Gave customer estimate, customer approved estimate. Cut out broken section of PVC and replaced it. Turned water back on to check for leaks. No leaks were found. No leaks upon departure

Client called us out today due to their t&p valve on the 6 yr old water heater dripping onto floor. Checked water pressure and it was 85 psi, which is higher than the safe range of 50-79 psi. Due to the high pressure, the thermal expansion tank had failed also on the water heater. It was decided best to replace the water heater with new of same model, giving customer a new 6 yr tank warranty and 1 yr labor from us. New unit was installed up to code in a pan with properly supported thermal expansion tank, new ball valve shutoff, and new copper piping. We also replaced the failed pressure regulator with new of same model and added a new ball valve to shut water to home off if needed. Set pressure to 60 psi. Water heater is working as it should be with no issues as well as pressure is now at a safe range.

Came out for gas leak. Gave quote for air test and repair. Notified homeowner we can’t relight water heater as the vent is installed so incorrectly, it is a huge safety hazard to have it lit. Gave options to replace the water heater as there’s no way to make a gas water heater work in the crawlspace with a metal venting system. Homeowner declined service as I would not relight the water heater after we were done repairing the gas line.

We came out yesterday due to a sewer line backed up into the home. We opened the clean out on side of home and inserted camera. Got about 35’ out and couldn’t go anymore, of course under water. Located it directly below a large pine tree in the front yard. We had to get it cleared so we got the jetter and jetted the line out to get it flowing. After clear, i put camera back in line and got to the same point as last time and I could see a section of broken pipe and a large root ball in the pipe as well. Again, directly below the large pine tree. The rest of the sewer line had 0 issues to the tap. Returned today to dig up the sewer line we located yesterday. After A LOT of tree roots and about 5’ of digging we were right on top of the problem section. Had to cut a lot of roots around the pipe and then was able to cut and remove the section of pipe. This customer came out to her house to figure out an issue with the laundry drain line. It goes PVC into a cast-iron stack. However, the bathroom next to the washer and dryer was flushing and draining just fine so I believe it was just an issue with the standpipe going into the cast-iron stack after doing my further investigation I believe I was right. I recommended that we use a flex shaft to clean out the pipe to get all the debris out and I pulled back some cast-iron remnant however the cast-iron is not leaking. It is in between a shared wall between the crawlspace and slab so in order to replace that we’ll have to bust up the slab and go into the crawlspace to make that replacement With that in mind I was able to clear and clean the standpipe and the lateral line going into the stack with the flex shaft and then once I finish cleaning out that pipe, we ran a cycle on the washing machine to make sure that it was draining properly and it dumped down the drain line twice with no back

Customer complaint was for slow draining toilets after thorough investigation determined a full line blockage gave customer options for on stopping customer approved, ran machine and camera found mainline stoppage and cleared. Cast-iron is in really rough shape. We recommend replacing with PVC. Customer understands also found water psi to be extremely high. Customer also understands leaving water like this would likely cause damage to fixtures left estimates for re-pipe and for replacement of PRV

Customer had toilet in bathroom that was backing up. Ran the sink to determine if the bathroom group was backed up or just the toilet. Didn’t see any indication if the whole bathroom backing up. Pointed out toilet scarring to the customer and recommended replacing toilet rather than snaking since that won’t have any long or even medium term benefit for her. Customer declined work at this time.

Collected deposit for sewer main line spot repair. Return tomorrow to complete.
