Serviced Wayne 1/2 HP sump pump system @ Berkeley Lake property. Basin had accumulated significant silt/debris which I thoroughly cleaned out. Float mechanism was sticking occasionally - lubricated and tested repeatedly to ensure smooth operation. Discharge line clear with functional check valve. Battery backup system tested and operating as designed. Power connections secure with proper GFCI protection. System now cycling properly. Recommended quarterly checks given property's location in flood-prone area.

Replaced pvc trap with tubular and snaked grease out of line. Cleaned with wall to wall pipe cleaner and flushed cleaned. Replaced dishwasher drain as it was open to the air and would leak when it backed up. Installed new water tight system to prevent leaking from occurring again.
