Upon arrival, customer stated they’re experiencing low water pressure throughout home. After thorough evaluation, notice galvanized water service. Also notice PRV has recently been replaced. Provided customer estimate to replace galvanized water service with 1 inch pex. Water service includes trenching from meter to house, and install installing new whole home shut off with new PRV.
Call for hose spigot leaking, and high water pressure. Arrived and met with Ms. Nicole on site. The unit is a rental unit, and they have been getting it ready for a new move in. A warranty company indicated they could replace the hose Bibb, and that the pressure needed to be reduced. Inspection revealed the following: Water pressure reads at 90psi. Thermal expansion tank bladder ruptured at water heater. Expansion tank unsecured and supported by flimsy piece of plastic pipe. Hose spigot on unregulated side of waterline. However, it is a frost proof hose Bibb that was improperly installed, and shows signs of leaking from ruptured drain housing due to improper angle of installation. Water heater is 12 years old rheeem 50 gallon unit. Additional observations noted during course of work. Washing machine hoses of poor quality, recommend changing to stainless steel braided. Prior water damage under left side master vanity, likely from previously leaking fitting on mixing valve serving tub
Fixed a problem for the clogged bathroom sink drain , because is very old cast iron pipe , we rerouted line from wall to the floor down to unfinished basement connected to existing main 4” cast iron stack below the toilet. Tested with over 5 mins of water running in the sink no more back up issue.
