Call for water heater estimate.

Met with Ms. Marjorie. She had a waterline installed and has been concerned with the noise the water heater is making.

I inspected unit, and found it to be approximately 9-10 years old. The unit does not have a thermal expansion tank installed. The gas drip leg has a minor gas leak on the side branch of the tee. This leak was confirmed via gas leak detector and bubble solution, and video is attached. New waterline is 3/4 pex piping. The pipe is brought through the garage foundation without sleeping, using electrical tape asa sleeve. The grounding has been left disconnected under water heater. I was not able to determine if grounding was present elsewhere in the home.

When checking the pressure, i found that there is a sure Wilkins double union PRV under the water heater. This has been replaced at some point in the past, but is not functioning. Pressure at front spigot read 100 psi, water heater and back spigot reads approximately 30 psi. Water heater

Returned and replaced the broken yard hydrant by the front fence and rear yard hydrant by the back shed. Pressurized the line to allow proper testing of the connection points. No leaks were found. Ensured proper draining from both weep holes and put rocks around for a drain field. Backfilled the yard hydrants and ensure proper function again. Left the old rebar as well as the old yard hydrants by driveway per customer request. Cautioned customer to give the soft dirt time to dry.

For this customer, they have a water heater from 2016. It is a green water heater. The water heater has been off for a couple of months and or years unknown and it has started to grow bacteria inside of the unit however, the customer also complains of a smell indicating that it’s a possible issue with the anode rod inside of the water heater. However, the thermal expansion tank is not properly melted nor is the temperature and pressure relief line in order to properly do that would be in for more money rather than actually bringing the water heater up to code and go ahead with just a replacement. That is what I recommend at this time as we were replaced the unit. The customer advised us that he would like to pull a permit, so we can properly get the unit inspected. Customer is getting another estimate for this unit and he will get back to us on when he would like to get it installed. When we do this water heater, we will make sure that it passes inspection is up to code compliance.

Client called us out due to a leak around the toilet shutoff on main floor in powder room. Client taped around the pipe in an attempt to stop the leak, but it persisted. We cut off the shutoff valve and built in supply line and installed new angle stop and new toilet supply line on 1/2” pex pipe. Turned water back on and there was a leak, on the bottom side of the pipe itself just behind where my crimp ring was. Assuming this was the original leak. Turned water back off, and removed the stop. Cut pipe back a little further and crimped on a 1/2” pex male adapter with new angle stop. Connected toilet supply line then tested. No more leaks. The toilet was constantly running after turning water back on in that toilet, indicating the fill valve is faulty. Home water pressure was good at 60 psi.

No warranty on repair due to condition of the pex pipe.

Upon arrival, customer informed us that there has been a small leak near the foundation of the home. Gave customer prices to either replace or repair the service through the foundation. Customer opted for repair. Upon excavation determined the leak to be coming from the area of a Cpvc pipe that was bent through the foundation. Noted that a quest fitting was used to connect to well pipe (black pipe with blue lettering). This isn’t a recommended pipe for a city water connection due to the chemicals in non-well water supplies breaking the line down. Customer approved work to return Wednesday 12/31/25 and bore the whole service to do a pex water service to ensure the longevity of the line.

Description of sold work on 12/29/25:
Price is to excavate water service by foundation and bring copper line through the foundation. Will remove bushes to access water service. Price doesn’t include replanting or hauling rose bushes away.
Price is to directionally bore a new water service from the met

Service Call Summary – Vibrations from Water Pipes
Date: 10 December 2025
Customer: Rock & Mrs. Payne
Technician: Shawn

Customer Concern
Customer reported vibrations/noises coming from the water pipes throughout the home that have worsened over the past 1–2 years.

Findings

Pressure Regulating Valve (PRV)

Existing PRV manufactured in 2012 (13 years old)
Incoming static pressure drops to ~35 psi (low), but builds to excessive pressure overnight
Classic symptom of a failing/diaphragm-deteriorated PRV

Water Heater

Manufactured September 2011 (14 years old)
Significant sediment buildup causing audible percolation/boiling noises during heating cycle
No leaks observed at this time
No thermal expansion tank installed (required when a PRV is present)

Toilets

Upstairs hall bathroom: Toilet running due to soap dispenser physically blocking the flapper
Master bathroom: Fill valve failed and allowing tank to continuously run (common secondary symptom of fluctuating pressure from bad PRV)

I found Chen plumbing on thumbtack and the service has been top notch. Luz was great at communicating through the process and Braulio came to inspect the house the same day I called. I had a pretty bad leak from our service line outside with water pooling in my yard. Even though he already had jobs lined up, he offered to fix it the following day. Honoring his word, he came the next day and worked into the night. I have a lot of respect for him because we both knew it would be a tough job. Absolute A+ from my standpoint.

Client called us out to install their dishwasher and to check out a leak at a master bathroom lavatory faucet from the handle. Gave estimates for both issues and client decided to just install the dishwasher. Removed the old dishwasher, drilled new hole for the new water line to under the sink, reconnected the drain hose then installed the new unit. Tested for operation and leaks. Everything looks good. Emailed estimate for the master bathroom lavatory faucet.

Customer had no water in the home. Inspected the water meter and found that it had been locked. Recommended calling the city for next steps. Customer stated he had a sewer line clog and cleanout access in the back yard. Stated a camera inspection is necessary before running a snake and gave pricing. Customer declined work at this time.

Professional, reasonable price, and good service. Juan and his partner came to do a sewer scope to diagnose an odor issue and checked my air vents in the attic and street side manholes. We found a potential issue in my garage attic connected to the water boiler that could have been causing a major problem. Nice guys, helpful and clean/courteous.

Thank you, Shlok, for your kind words! We're glad Juan and his partner were able to help identify the issue and provide you with great service. Your feedback means a lot to us!

Juan was very helpful in diagnosing a sewage smell issue that had been happening for several months. He answered all my questions during the sewer scope and his partner checked the vents and manholes to see if there were any issues that we might have missed. They weren’t able to find anything but gave me the video and advice I needed to pursue the issue further with the city or test my water boiler’s exhaust. Professional, reasonable price, and good service.
